Real Estate Overview

Facility Outline Building is a large retail structure, formerly a high-end furniture store. There is only one large structure, but there is a possibility of multi tenants under one roof. The square footage is approximately 13,500. It was designed for showrooms on multi-levels. The reinforced concrete floors are rated to support very heavy loads. The location itself is zoned “light industrial” so a manufacturing company with an onsite retail store would work extremely well. Property Size & Location

Total lot size is 27,373 square feet (0.63 acres). The lot has 131.00 feet of frontage on Bethlehem Pike (Route 309). The highway at that location has four lanes but is not divided. North of this location on Route 309, the highway becomes a limited access expressway. The property is located in Hatfield Township, Montgomery County, Pennsylvania. Hatfield is a suburb of Philadelphia. Route 309 is a heavily traveled road averaging over 45,000 cars per day at this location. The road is a major artery through Bucks and Montgomery Counties leading to Philadelphia. A recently opened WAWA convenience store and gas station is nearby and there are two car dealers across the street, (Car-Sense and a Toyota Dealer). The parking lot is presently setup for 19 cars, but there is an auxiliary lot adjoining the property that could hold 50 cars that could be available.
