Insurance is a requirement of most mortgages. Without adequate protection, one simple incident, such as fi re or burglary, can have a devastating eff ect on you and your contents.

Every customer receives a 10% discount for taking buildings and contents insurance together.

Insurance can’t stop the incident taking place, but it can help to put things back the way they were – quickly and with the minimum of fuss.

Buildings cover

A requirement of most mortgages, our buildings cover protects against loss due to storm, fi re, fl ood, escape of water etc. Accidental damage to your building is included as standard within this cover. We also provide unlimited buildings sum insured meaning we will pay up to the full cost of repairs or rebuild following loss or damage to the buildings.

Buildings – Unlimited sum insured

We will settle claims for loss or damage to the Buildings without deduction, as long as the buildings have been maintained in a good state of repair.

Contents cover

Our contents insurance is on a new for old basis, meaning your contents may be replaced as new if destroyed against loss incurred due to storm, fi re, fl ood etc.

Optional covers

Additional optional benefi ts are availableas follows:● Accidental damage cover is also available

as an option to provide peace of mind in the event of unforeseen accidents in the home e.g. paint spillage on carpets.

● Personal possessions cover. Protects your possessions outside the home.

● Legal expenses. Valuable assistance with legal costs in the event of unforeseen legal proceedings.

● Home emergency. Help with emergency repair arrangements and costs.

● Pedal cycles. Cover for all your pedal cycles in and outside the home.

Type of insurance and cover

Home insurance for private residencesThis insurance provides cover for buildings and/or contents – Your policy schedule will show your selected cover.

The maximum amount we will pay is the amount shown within your policy wording, or on the policy schedule.

Cover is automatically added for fatal accident if contents cover is selected. Accidental damage to contents may be included by taking this option. Other optional covers available on this policy are personal possessions, legal expenses, home emergency and pedal cycles. Your policy schedule will show if you selected these options.

General conditionsWhen taking out, renewing or making changes to your policy, you must take reasonable care to provide accurate and complete answers to all questions, otherwise your policy may not protect you in the event of a claim.

Buildings cover● Loss or damage caused by storm, flood,

escape of water (e.g. from burst pipes or tanks) or oil, subsidence, theft, collision by vehicles or animals, falling trees, collapse of aerials or satellite dishes, fire, smoke, explosion, lightning, earthquake, malicious persons and riot.

● Accidental damage to buildings.● Accidental breakage of fixed glass.

explosion, lightning, earthquake, storm, flood, theft, escape of water (e.g. from burst pipes or tanks) or oil, malicious persons, riot, subsidence, collision by vehicles or animals, falling trees, collapse of aerials or satellite dishes.

● Accidental breakage of, or damage to, fixed glass in furniture, mirrors, hobs and home entertainment equipment (including satellite dishes up to sum insured).

● Accidental loss of metered water and oil up to £1,000.

● Alternative accommodation up to £15,000● Loss or damage to frozen food due to a

change in temperature or contamination by refrigerant fumes.

● Liability for domestic employees up to £10,000,000.

● Tenants liability up to £15,000.● Occupiers and public liability insurance up to

£2,000,000, including damage arising from your occupation of the insured property (but not its ownership).

Contents – with full accidental damageAs standard cover but includes cover against accidental loss or damage to contents whilst in the home and in the garden.

Optional Covers

Personal Possessions● Loss or damage to personal possessions

elsewhere in Europe and anywhere in the world. Please refer to policy wording for full details of cover available.

Legal ExpensesCover under this section is underwritten by Inter Partner Assistance.● Legal costs and expenses up to £50,000.

Home Emergency Cover under this section is administered by AXA Assistance UK Ltd and underwritten by Inter Partner Assistance SA.● Provides free advice and access to a network

of approved tradesmen.● Enables repairs in the event of an emergency

that would render the private residence unsafe, insecure or would lead to further damage to the private residence.

● Cover under this section is limited to £1,000 per emergency incident.

Pedal Cycles ● Loss or damage to pedal cycles and their

accessories anywhere in the world belonging to you.

● Up to £4,000 for one claim and £2,000 for any one pedal cycle.

Significant or unusual exclusions or limitations

● The standard excess amount is £100. This can be increased by opting for an additional voluntary excess, which will reduce your premium. Details of the excesses applicable are shown in your policy schedule.

● Loss or damage caused by escape of water or oil, theft and malicious damage or accidental damage to the building, whilst the home is unoccupied or unfurnished for 30 consecutive days or more.

● Property (other than business equipment) primarily used for and liability arising from business, trade, profession or employment.

● Storm damage to gates, hedges and fences.

General exclusions● Riot or civil commotion outside of the

United Kingdom, the Isle of Man or the Channel Islands, confiscation or sonic bangs, radioactive contamination, war risks, terrorism, reduction in market value, computer viruses, gradual deterioration/maintenance, deliberate loss or damage, pollution and contamination.

● Loss or damage caused by wear and tear, depreciation, the effects of lights or the atmosphere, mould, dry or wet rot or fungus and costs that arise from the normal use, maintenance and upkeep of your buildings and contents.

the open at the insured property.

Exclusions under, Contents – standard cover Contents – plus accidental damage

● Loss or damage occurring after the insured property has been unoccupied or unfurnished (see full definitions within the policy wording) by malicious persons, escape of water or oil, theft, mirrors, fixed glass and sanitary ware, accidental loss of oil and metered water and accidental damage.

● Loss or damage caused by chewing, scratching, tearing or fouling by domestic animals.

Exclusions under optional covers

Personal Possessions● Theft from an unattended motor vehicle

unless the personal possessions are concealed from view in a boot or glove compartment and the vehicle is locked.

● Theft from an unlocked hotel room.

Legal Expenses● Claims directly or indirectly arising from

planning law or alteration of the building.● Claims arising from a dispute between

persons insured under this policy or between you and someone you live with or have lived with.

● Claims for legal costs that insurers have not agreed to in advance.

● Unless a conflict of interest arises prior to the start of the legal proceedings, legal costs incurred by any legal representatives, other than our specialist panel or their agents.

Home Emergency● Costs arising from or in connection with

circumstances known of prior to the start of cover or costs for repairs where we have not been notified by you or a person calling on your behalf through the 24 hour helpline.

● Boilers over 15 years old or failure of the boiler.

● Failure of boilers or heating systems that have not been inspected or serviced by a qualified person within the 12 months prior to your claim. You will be asked to produce the evidence at the time of the claim.

Pedal Cycles● Theft when the pedal cycle is left unattended,

unless in a locked building or secured by a suitable locking device to a permanent structure or motor vehicle.

● Tyres or accessories, unless the pedal cycle is damaged at the same time.

● Cleaning, maintenance, repair, dismantling, altering or dying.

Duration

This is an annually renewable policy.

Cancellation period

You are entitled to cancel this policy at any time.

Making yourself heard

If your complaint relates to a claim on your policy, you can contact the department dealing with your claim.

If your complaint relates to your policy you need to write to Countrywide Insurance Services or telephone 01908 961399.

If your complaint relates to Legal Expenses cover, you should write to the Managing Director of Arc Legal Assistance or telephone 01206 615000.

If your complaint relates to Home Emergency, you should write to The Quality Manager, Inter Partner Assistance SA, The Quadrangle, 106–118 Station Road, Redhill, Surrey, RH1 1PR or telephone 01737 851913.

If the complaint is still not resolved, you can approach The Financial Ombudsman Service. Referral to the Financial Ombudsman will not affect your right to take legal action.

Financial Services Compensation Scheme (FSCS)

AXA Insurance is covered by the Financial Services Compensation Scheme (FSCS). You may be entitled to compensation from the scheme in the unlikely event AXA cannot meet their obligations to you. This depends on the type of insurance and circumstances of the claim.

Law

The law which applies to this policyYou and we can choose the law which applies to this policy. We propose that the Law of England and Wales apply. Unless we and you agree otherwise the Law of England and Wales will apply to this policy.

Register of claims

In the event of an insurance claim, any information which you provide to AXA Insurance, will be put on a Register of Claims through which insurers share such information to prevent fraudulent claims. A list of participants and the name and address of the operator are available from AXA Insurance.

Telephone calls

Your telephone calls may be monitored or recorded.

Cancellation fee

Please note that there will be a £25.00 cancellation fee if the policy is cancelled.
