WelcomeOn behalf of the 950+ members of the Home Builders Association of Greater Columbia, we welcome you to the 2011 Parade of Homes! We appreciate your investment of time in coming to this event and hope that you are pleased with what you are about to see.

We are extremely happy to have the 25th Annual Parade of Homes at Lake Carolina, an active, vibrant community where enhancing daily life comes first. Residents enjoy a wide range of resort-style amenities and activities ranging from private parks and exclusive lake access to special events designed to cater to the desires of the Lake Carolina community members. Overall, there are over 36 distinctive, private neighborhoods--including The Peninsula, site of this year’s Parade of Homes, an exclusive, gated community with private amenities.

Four outstanding Builder Members of our Association have been working diligently to bring you their finest work for this event. There are many innovative ideas and fabulous amenities they have employed in each house. You’ll also see many fine architectural and technological features in each home that are cutting-edge in the industry.

While you are looking at these homes and after you leave the Parade, we encourage you to use this Plan Book as a resource. Detailed information on each house, builder and interior designer is included in these pages. As you tour these homes, keep in mind that a new home is still the best investment you can make. When you do make the decision to buy or build a new home, we think you’ll find it to your advantage to do business with members of the Home Builders Association of Greater Columbia.

The 2011 Parade of Homes will be open to the public May 7-22 from 11:00 a.m. to 8:00 p.m. daily. Gates will open one hour early on May 9, 11, and 18 for Mothers Morning Out. Each Tuesday will be Two-for-One admission day for tickets bought at the gate only. Discount tickets may be purchased at your local Bi-Lo.

People’s Choice AwardsEach year, visitors to the PARADE OF HOMES have the opportunity to recognize the house that they feel stands out from the rest. Inside the cover of this Plan Book is a ballot where you cast your vote for the “Best Home” and “Best Interior”.

So, as you tour the PARADE OF HOMES at Lake Carolina, take special notice of the features and amenities of each home. Consider the floor plans and which ones are most livable. Be sure to observe the décor and think about which ones you like best. Mark your ballot and drop it in a special box as you exit.

You will notice as you make your way through the homes that some have already received “Critic’s Choice” Awards. A panel of judges toured the PARADE OF HOMES just before it opened and made their decisions. 4Choose a LotBychoosingyourbuilderfirst,youget thebenefitofhisorherassistance as you make decisions about the lot, the architectand the financing. Have the builder evaluate the lot you’reconsidering and comment on its appropriateness for the homeyouhaveinmind.Workingwithyourbuildertoselecttherightlotcanhelpensureyoudon’tdiscoveranyunexpectedproblemsorcostlymodificationsthatneedtobemadetoitbeforeyoustartbuilding. 4desiGn PLansMost architects are happy to include builders in the planningprocess.Thedesign/buildteamofowner,builderandarchitectallowall three tocommentduring thedesignphaseandmakeinnovativesuggestions.Yourbuildercanbeextremelyhelpfultoyouastheplansarebeingdrawn,commentingonconstructiondetails and costs to help keep the home within your budgetparameters.

4researCh FinanCinG oPtionsNowyou haveabuilder, a lot andarchitectural plans. Mosthomebuyersnowneedaconstruction/permanent loan inordertofinancetheirdreamhome.Thebankswillreservetherighttoapprove thebuilder you choose. Manybanks offer extremelyattractiveloansthatinitiallyfinancethelotandconstruction,andtheconvertautomaticallytoamortgageloan.Theseconstruction/permanent loans have made it very easy to finance a customhome.Somecustombuildersmaybewillingtopurchasethelotforyou.Whenthehomeiscompleted,youcanrolltheamountofthehomeandlotintoyourmortgage.

For the first time in Columbia, students from the Midland’s Technical CollegeInteriorDecoratingCertificateProgramhaveworkedtogethertodesignanentirehome.AftercompletingtheInteriorDecoratingCertificateProgram15outstandingstudentswereselectedfortheInternshipandPracticalApplicationscourse.Theywere then divided into small groups, and assigned individual rooms wheretheyworkedonroomarranging,colorconceptsandafinalpresentationtothebuilders.ManyofthesestudentshavefoundtheirnicheintheDecoratingfieldandareactivelyworkingwithclientsalloverthestate.

Lisa FieLds-Afterbuildingcustomhomesforher family, LisaFieldsbeganherprofessionaldesign career in 2005. It began withpersistentencouragementfromherfamilyandfriendstopursueallthingsinteriordesign.Afteryears of pushing, she finally took that leapof faith tomakeamajorcareerchangeandshehasn’tlookedbacksince.Shewentbackto college, opened up her own design firmandquickly landedher veryfirstprofessionalclient;NFLplayerandformerGamecockTroyWilliamson!LisahadstudiedMarketingandInterior Design as an undergraduate student,and in 2006 became a Certified InteriorDesigner from Midlands Technical Collegewhereshewasrecognizedasanoutstandinggraduate. She is an active member of thenationalInteriorDesignSocietyandthisishersecondparade.SomeofherworkhasbeenfeaturedinLakeMurrayMagazine,UniquehomesMagazine,MuralsYourWay.com, Get Decorating.com and several other media outlets. Her personal home inBallentine has been featured in The StateNewspaper and the LakeMurray Tour ofHomes.
