continue to evolve and change, so may our needs and expectations fromour Builders Association.
As a membership organization, we strive to serve all members byproviding valuable services and benefits…through our advocacy,educational programs and professional networking and businessdevelopment initiatives. We are a stronger voice in our community andwithin the building industry as a collective group of 550+ members.
Subscribing to a professional Code of Ethics is paramount in all we do.Consumers as well as industry colleagues hold each of us to higher ethicalstandards and practices. That is why getting involved in your Associationis so important…both for professional growth and to help our organizationbecome stronger through diverse experience and involvement.
In the coming months, the Board of Directors will be spending timereviewing our Mission Statement, Code of Ethics and looking to developcore values and guiding principles that will continue to shape and drivewho we are as an Association. We would value your input and insightthroughout this process. As you are asked to participate, I encourage youto take time to share your thoughts and recommendations.
With our upcoming Tour of Remodeled Homes and Fall Parade of Homes,we have the opportunity to showcase to area consumers the enhancedvalue of using professional remodelers and contractors in the constructionand renovation of their homes. In addition, we will continue to promotethe importance of using Associate Members that belong to our Associationand subscribe to our Code of Ethics and professional standards throughour recent ad campaign “Use the Professionals Our Builders Trust.”
As our industry continues to struggle with a very slow economic recoveryforecast, coupled with continued challenges with appraisals and financiallending…it is important that we give strong consideration to candidatesthis fall that support the building and real estate industry. We need toactively support and encourage solutions to problems that continue toplaque our industry…making our voice heard in November.
Through our most recent advocacy efforts, we were able to assure thecontinued coverage of title insurance in NC with new legislation that goesinto effect April 2013; and legislation that approved a two year delay of theimplementation deadline for the Jordan Lake New DevelopmentStormwater Rules. This extension granted through August 2014 isestimated to save $ 8-10 million in Guilford and Alamance counties alone.This is our membership dollars at work through TREBIC’s efforts, workingclosely with the City of Greensboro and Burlington, our elected officialsand industry members.
So back to my original question…think about what’s most important toyou…and commit to get involved…even if that means attending one eventor meeting per quarter. We are a much stronger and effectiveorganization through everyone’s involvement and participation.

mericans spent $116 billion on improvements toowner-occupied units in 2010, down from a peak of
$146 billion in 2006. NAHB’s remodeling forecastexpects these expenditures to increase steadily as thebroader housing market recovers through 2012, reaching$131 billion. Beyond general recovery in the housingmarket, key factors driving increases in remodelingexpenditures include the aging housing inventory,needed aging-in-place remodeling work, and increasinginterest in improving home efficiency and greenremodeling.
A recent survey released by NAHB shows commonremodeling projects have increased, compared to asimilar survey from 2010. Remodelers report thatkitchen and bathroom projects remain the most popularremodeling jobs with homeowners increasinglyupgrading both rooms and making major repairs as theyhave decided to stay in their current homes longer.Nearly 50 percent of remodelers surveyed report seeingan increase in the number of homeowners whoundertake remodels to avoid moving.
Both kitchen and bathroom remodeling projects wereup 17 percent from two years ago, with bathroomremodels cited as a common job by 78 percent ofremodelers and kitchen remodels at 69 percent. Since2009, bathrooms and kitchens have switched places inpopularity, with bathroom remodels moving into the topspot as the most common type of remodeling project.
Homeowners are frequently asking for ahigh-end spa feel to their new bathrooms,with features and materials such as televisionscreens built into mirrors, exotic woodfinishes, recycled glass tiles and sophisticatedlighting systems.
More than 60 percent of remodelers reportedincreased demand for repairs andreplacements of old components in the pasttwo years, while more than half ofremodelers said that the desire for upgradedamenities increased. In contrast, more than20 percent of remodelers said there was adecrease in customers remodeling to increasehome values as an investment.
In addition to kitchens and baths, otherpopular remodeling categories includedwindow/door replacements (44 percent),whole house remodels (35 percent), roomadditions (33 percent) and handymanservices (31 percent).
It was noted in the survey that homeownersare repurposing spaces and making moreefficient use of their home’s square
footage…whether it be young families or couples agingin their homes…people want to let their house adaptwith their needs as they change over time.
As we look at our local market, we see many of thesame trends cited in this recent NAHB survey. Energyefficiency upgrades are driving many remodelingprojects as consumers are looking to lower than energybills and improve the comfort of their homes.
We are also seeing growth in aging-in-place remodelingprojects. AARP notes that 89% of people 50+ wish toremain in their own homes indefinitely. Remodelersreport the most requested aging-in-place featuresinclude grab bars, higher toilets, curbless showers, widerdoorways, ramps or lower thresholds, and task lighting.The aging population is projected to be the number twoissue to affect the remodeling industry over the next fiveyears, only behind the availability of skilled labor.
As the priorities of homeowners shift, remodelers areadjusting to the needs of their clients. And while themotivation behind a homeowner’s decision to remodelmay have changed, their desire for quality, professionalresults have not. Professional remodelers remaincommitted to the highest industry standards.

Title Insurance Update
One of NCHBA’s primary legislative accomplishmentsduring the 2012 short session of the NC General Assemblywas assuring the continued availability of title insurancein NC. NCHBA worked with the land title association andthe title insurers to find a compromise in the proposedlegislation which becomes effective April 1, 2013.
The availability of title insurance in the state wasthreatened by a May 10 letter from the Fidelity companiesto significantly curtail their policy writing as of June 15.The Fidelity companies control roughly 40 percent of thetitle insurance market in the state. Another significantcarrier, First American Title, issued a similar threat. Anycurtailment in the issuance of new policies by thesecompanies would have posed significant risks to thecontinued availability of title insurance generally andthereby further threatening the very modest recovery thatseems to be taking hold in some of the state’s housingmarkets. There was reason to suspect that the other majorwriters of title insurance would not have stepped forwardto fill the gap had these companies followed through ontheir threat.
While the legislation will impose new burdens oncontractors and owners, the final bill is a more practicaland less burdensome approach than the one initiallyproposed by the land title industry. Both the titlecompanies and legislative leadership credited NCHBAwith playing a key role in defusing an impending crisis.While it is far from a perfect bill, NCHBA tried to helpcraft legislation that maximizes practicality and minimizesthe burden for our members.
The GBA Builders Council will schedule a meeting toreview these changes prior to the April 2013 effectivedate. For additional information on this and other NCHBAlegislative priorities, visit the NCHBA website atwww.nchba.org

After successful events in 2009 and 2010 that raised more than$50,000 for local non-profits, the volunteer organizational teamof Michele, Sherry, Dick Sarine along with Jason and Betty Smithlooked for a long-term partner to help with logistics, expand theevent and create stronger connections with GBA. They found awilling partner in Habitat for Humanity’s Greensboro affiliate,which collaborates with GBA on the Raising Roofs building blitzheld every two years.
“We’re thrilled to engage even more talented members of thebuilding and home design community in the Raising Roofseffort,” said Winston McGregor, President & Executive Directorof Habitat Greensboro. “Our goal is to raise more than $50,000to buy materials for the 2013 Raising Roofs build, whichprovides affordable housing to working families.”

discarded tableware, and 2,000+ cubic feet of salvaged furniture and house wares?Throw in unlimited creativity, inspiring teamwork, incredible attention to detail andone big idea, and the answer is clear - Chic Chateau, the Triad’s first designer showhouse to feature up-cycled furniture and furnishings.
Greensboro Builders Association members R&K Custom Homes and D. StoneBuilders are building two custom homes that will host Chic Chateau during the lasttwo weeks of September. Located in the Gates at Brassfield, the homes will bedecorated and furnished by teams of top designers mixing new and repurposedfurniture and accessories with high style and imagination. All items in the housewill be sold during the event.
“Chic Chateau proves that great design can be both frugal and fabulous,” offeredMichele Van Gobes of Clear Channel Radio who founded the event. “After visitinga similar event elsewhere, Sherry Sarine of The SSI Design Group and I thought ‘wecould do that’ and started talking with other companies and designers.” Armed withClear Channel’s endorsement, the duo recruited a small army of volunteers to turntheir vision into reality.
