On the Market SOME THINGS HAVEN’T CHANGED MUCH over the last year in Richmond’s real estate world. Federal regulators are still looking over banks’ shoulders, so home buyers need good credit, says Laura Lafayette, chief executive officer of the Richmond Association of Realtors. “But if buyers have stable employment and good credit, banks will tell you that they definitely have money to loan.” And yet, some things have changed. “The average listing price for single-family homes — both new and resale — through March 2012 is up .058 percent from 2011,” Lafayette says. “Condo list price is up slightly more than $10,000 over last year.” And activity has picked up in all price ranges. For example, while the market continues to absorb starter homes, other buyers are doing what Lafayette calls the “move-up math.” Existing homeowners have figured out that now is the chance to get a lot of house for less money than it would have cost them five or six years ago. Lafayette offers these tips for sellers: Make sure your house is in excellent showing condition, and price it right the first time. “If you price it with the assumption that you can reduce the price later, all you’ve done is limit the eyeballs looking at your house from the get-go,” she says. And purchasers need to keep in mind that the market is moving from a buyers’ market to one where neither buyers nor sellers necessarily have the upper hand. “The longer buyers wait in today’s market, the great risk they take is that interest rates will climb as will house prices,” Lafayette says. “The time of fence-sitting is most definitely over.” n/a = not available.
