2014 north hills mid-year update
DESCRIPTION
Often referred to as “Raleigh’s Second CBD” (Central Business District), North Hills is a place that is welcoming to all demographics to work, live, dine and shop for value purchases as well as the occasional splurge. North Hills fills the void for Raleigh’s newest workers, residents, and guests who are looking for that 24-7 “place” with access to an environment where walking is easy between shops and restaurants.TRANSCRIPT
North Hills Mid-Year Update2014
There has been tremendous energy at North Hills in the first six months of 2014:
• In February, construction was completed on the 434 apartments at the Allister at North Hills and already is 70% leased.
• Captrust Tower reached 100% occupancy in the spring.
• The incredibly popular retailer, Anthropologie, opened their 10,000 square foot store in April.
• Thousands came out for the long awaited Midtown Park opening in April for a weekend-long celebration that included multiple bands, fashion shows, and plenty of food and drinks.
• The Cardinal at North Hills (Continuing Care Retirement Community) had a ground breaking event in April.
• The first apartments at Midtown Green opened in May with all 214 residential units expected to be completed in September.
• Vineyard Vines selected North Hills as their location for the Triangle market and opened in June.
• North Hills has its own App! As of June both Android and iPhone users can download the North Hills App to make reservations, find their parked car, and check in on the next events or movies.
Looking toward the second half of 2014, our outlook for North Hills remains very strong. More new openings, ground breakings, construction cranes, and just more things to do:
• In August, a groundbreaking for the 18-story Tower Two will add 300,000 square feet of office space to the market in spring of 2016.
• Construction will end at Midtown Green in September as we see residents fully moving in all of these apartments.
• Openings of three new retailers along the Midtown Park will occur in August and September
• The kickoff of the 8-week Friday Night Tribute Series at the Midtown Park will add some very exciting music themes beginning August thru October.
• A groundbreaking later in the fall of the next residential project at North Hills which will add 187 distinctive apartments.
Often referred to as “Raleigh’s Second CBD” (Central Business District), North Hills is a place that is welcoming to all demographics to work, live, dine and shop for value purchases as well as the occasional splurge. North Hills fills the void for Raleigh’s newest workers, residents, and guests who are looking for that 24-7 “place” with access to an environment where walking is easy between shops and restaurants. Active streets with outdoor dining, late night activity, and a multitude of events all match what they expect to find in thriving new economy destinations.
We are working hard to make sure North Hills remains “THE place to go” for those of all ages to gather with their families, engage in commerce, and celebrate with their friends.

RALEIGHThe North Hills de-

d-
dition on Saturday: A1-acre park
and amphitheater with room for
more than 10,000 people for sum-
mer concerts,its developer
said.
Developer JohnKane–who
’s spent
the past decade turning an old mall
into amassivemixed-use community
on Six Forks Road – will open Mid-
town Park this week-
end with two days of
live music. Privately
owned parks are an
unusual model, but
Kane said the new
amenity iswhatNorth
Hills needs as it con-
tinues to add office
workers, residents and reta
il destina-
tions.“The urban density is great, but
you’ve got to have gathering pla-
ces,” Kane said. “We’ll have lots
of
options to donew things.”
The $10.5 million park is locate
d
in the newest section of North
Hills, on the east sideof Six Forks
close to the Interstate 440
Beltline.
It’s between Chuy’s Mexican res-
taurant andthe new Midtown
Green apartment complex,which is
slated to open in August.
The park andapartment complex
comes amid a post-recession build-
ing boom at North Hills. Kisco
Senior Living will break ground
Tuesday on The Card ina l , a
225-unit retirement community ad-
jacent to the Park & Market apart-
ments. And construction w
ill begin
this summer on a new 18-story of-
fice tower. In addition to the opening
week-
end festivities, Midtown Park will
host a monthly series of Sunday
bluegrass concerts this summer.
North Hills eventsmanager Dawn
Baker describes it as “a laid-back
concert option that appeal
s to both
young and old alike.”
The popular Thursday night
beachmusic series will remain near
the Regal Cinemas on the opposite
side of Six Forks. “It works well
there,” Kanesaid.
The park andamphitheater w
ere
designed by Thomas Sayre and
Fred Belledin of the firm Clear-
scapes. Sayre is the sculptor who
designed the Cree Shimmer Wall
on the side of the Raleigh Conven-
tion Center.The pair said
they wantedto de-
sign an amphitheater that stands
out even when the
stage is empty.
“It’s just as impor-
tant as a green park
space, as a space for
people to hang out
in,” Sayre said. “We
knew that if we can
make th i s a coo l
place for kids, it would alm

Kids can climb on walls and
stones around the amphitheater or
play aroundthe water fou
ntain.
The amphitheater isdesigned to
be a distinctive piece of architec-
ture in its own right – whether it’s
seen from the audiencelawn or an

space,” Sayresaid. “That le

very sculptural,swirling design
where everything is an acc
elerating
curve, kind of like a natural shell.”
The stage islarge enough
to host
a symphony yet intimate enough
for a small folk music show, Sayre
said. And thecanopy can f

“People wil l remember this
space,” he said. “It’s not your typ-
ical developer green space.”

Green Our dynamic growth requires the employment of sustainable principles as we continue to provide urban-style developments.
TransitOur fleet of electric shuttles transports guests throughout North Hills for shopping, dining, and special events. Two bus lines and a vanpool serve the community with stops in North Hills.
RecyclingCo-mingled recycling centers and clothing recycling stations are available onsite. Nearby restaurants also participate in grease collections, which can then be recycled into biodiesel fuel.
EV ChargersFour (4) level-2 charging stations are available in the Main District. In April 2014, a DC Quick Charger, which charges a vehicle in 30 minutes, was installed near Exxon. At the completion of Midtown Green Apartments, three (3) additional level-2 chargers will be available.
Energy UsageEnergy consumption is decreased with LED lighting and by creating smart and efficient practices across the property with new technologies, such as automation systems.
SolarPartnering with Baker Renewable Energy, North Hills utilizes rooftop solar panels to generate power for a range of services.
LEED CertificationThe commitment to sustainability is backed with formal accreditations with LEED Gold at CAPTRUST Tower and LEED certified at Park District at North Hills, which was converted from brownfield.
WalkabilityWalkability is emphasized with the WALK [Midtown] program, which aims to improve pedestrian mobility, safety, and health. The proximity to the Raleigh Greenway, also helps reduce the carbon footprint of the community.

Over the last year, the Midtown Raleigh Alliance has grown significantly in number and impact, garnering support and attention from the Mayor of Raleigh and Governor of North Carolina at the 2013 Holiday Member Celebration. The Alliance members have had significant networking opportunities during the organization’s many social events highlighting member businesses and facilities.
In February, MRA hosted an Economic Forecasting with a global, regional and Midtown centric update on economic activities and trends.
March’s political Meet & Greet allowed members to connect with their local Midtown officials and learn about issues affecting the area. Strategic plan items focusing on greater autonomy, website improvement and marketing enhancements were achieved and new partnership were made and strengthened with both school and church community members.
The initiative of the MRA in 2011 to work with the city on a Corridor Study for Six Forks Road has taken off and is being funded to have a plan drafted by Design Workshop by early fall.
The first public meeting to discuss the Six Forks Road Corridor was held May 13th to begin drafting plans late summer. The City of Raleigh is conducting a study on the Corridor from the I-440 to Sandy Forks Road. The vision is to enhance the Six Forks Road corridor in a way that defines a unique sense of place with enhanced fluidity of movement, environmental sensitivity, and connectivity for residents, workers, students, and visitors using transportation modes of all types, including cars, bikes, pedestrian, and public transit.
The lead consultants for this project are Design Workshop and Stantec Engineering. Comments on the study are still being accepted via the following website:
