In 2014 North Hills experienced tremendous energy and momentum:• In February, construction was completed on the 434 apartments at the Allister at North Hills, which is already

80% leased.

• Captrust Tower reached 100% occupancy in the Spring.

• Popular national retailers, Anthropologie and Vineyard Vines opened their stores in the Spring.

• The long awaited opening of Midtown Park occurred in April with a weekend-long celebration attended by thousands enjoying multiple bands, fashion shows, and plenty of food and drinks.

• The Cardinal at North Hills (Continuing Care Retirement Community) held a groundbreaking event in April.

• The first apartments at Midtown Green opened in May with all 214 residential units being completed later in the fall. Kane Realty Corp sold these apartments in December.

• The North Hills retail area expanded along Midtown Park with the addition for 3 new retailers.

• In September, a groundbreaking for the 18-story Tower Two was held with construction under way for 300,000 square feet of office space.

• The Friday Night Tribute Series at Midtown Park had some very fun music themes in August thru October during its 8-week run starting a new popular tradition.

• The new website for North Hills (www.visitnorthhills.com) was launched in December and a North Hills App went live where users can make reservations, find their parked car, and check in on the next events or movies.

Looking forward in 2015, our outlook for North Hills remains very strong. More new openings, ground breakings, construction cranes, and simply just more things to do: • A groundbreaking will occur in March for 104 Dartmouth, the next residential project at North Hills adding

171 distinctive apartments.

• Marriot’s new exciting upscale brand, AC Hotel, will start construction in the summer adding 133 hotel rooms.

• North Hills first high-rise residential project, 100 Plaza, will be underway this summer. This project will add more retail along Midtown Park located under the residential tower.

• Popular cooking retailer, Sur La Table, will open later this year providing customers with an array of culinary tools as well as product demonstrations in kitchen classroom.

North Hills fills the void for Raleigh’s newest workers, residents, and guests who are looking for that 24-7 “place” to have access to an environment where walking is easy between shops and restaurants. Active streets with outdoor dining, late night activity, and a multitude of events all match what they expect to find in thriving new economy destinations.

We are working hard to make sure North Hills remains “THE place to go” for those of all ages to gather with their families, engage in commerce, and celebrate with their friends.

Announced on January 5, 2015, North Carolina’s first AC Hotel will open in North Hills, to be developed and operated by Kane Realty Corp. and Concord Hospitality Enterprises.

The upscale hotel will have 133 rooms in the Park District near the CAPTRUST Tower. AC Hotels feature sleek, European-inspired aesthetics for the sophisticated traveler. Founded in 1998, with nearly 100 hotels located primarily in Europe, the international hotel brand is bringing more than 30 locations to the U.S. and Latin America. Opening 2016.

Allister North Hills Apartments Construction of Allister North Hills’ studio, 1, 2, and 3 bedroom apartments was completed in early 2014. The community has quickly reached approximately 85% pre-leased occupancy – months ahead of the forecasted goal.

Allister celebrated its grand opening with a large block party at the start of summer which highlighted partnerships with community merchants and restaurants and featured a live bluegrass band, BBQ, and raffle prizes.

Allister hosts at least two resident events monthly, varying from craft beer tastings to painting classes.

Residential Residents of Allister North Hills enjoy an extensive list of community amenities, including a theater room, two saltwater pools, EV charging stations, and 24-hour gym and yoga studio. The following additional amenities were added over the past year, making Allister the most amenity-rich community in North Hills:

• Doggie day spa

• Mountain and road bike rental program

• Wall-sized bike and jogging greenway trail map

• Chemical free cleaning solutions from eWater Advantage

• Enclosed dog park

• Two fully stocked coffee bars

• AT&T GigaPower fiber network capability

The community also added the “Active Allister” fitness program this year. Residents are able to take advantage of free fitness classes through a partnership with Empower Fitness and other local

trainers. Active Allister residents participate in the popular North Hills fitness program, Wellness Wednesdays, by walking to the event as a group. Allister North Hills was also the headlining sponsor of Get Moving Midtown, a local event benefiting the Boys and Girls Club that focused on health and wellness. Additionally, Relay Foods, the healthy grocery delivery service, experienced major success at their free pick-up location at Allister.

Participating in numerous community events, from sponsoring the Friday Night Tributes concert series and the Midtown Raleigh Alliance membership meeting to organizing on-site donations for the Triangle Apartment Association’s holiday charity drive, Allister continues to maintain a focus on all things local. This helps to create the strong sense of community and involvement enjoyed by the residents and team at Allister North Hills.

Midtown Green North Hills Apartments Midtown Green, North Hills’ newest Class A rental apartment community was completed in September 2014. Occupancy of this property is near 40 %. Kane Realty sold the apartments at Midtown Green in December 2014 for $44 million or at $205,000 per unit, establishing a record pre-sale price at that time. The community is leasing the highest rents in the submarket at an average monthly market rent of $1.81 per square foot.

104 DartmouthAt the corner of Dartmouth Road and St. Albans Drive, 104 Dartmouth will be a new 171-unit residential project consisting of five (5) residentials levels on top of a two-level parking deck. Bookended by Tex-Mex restaurant, Chuy’s, Midtown Park is a 1.25 acre park designed by renowned architect Thomas Sayre. Construction on the large performance park and tree-lined streets was completed in April 2014.

The Midtown Park Grand Opening Celebration was held on April 26-27, 2014 with fun for everyone. With two beautiful days of live music from six bands, food, vendors, and two fashion shows, Midtown Park was well-received by the community of and beyond Midtown Raleigh.

Midtown Park is now home to the Wellness Wednesdays Fitness Series, Midtown Bluegrass Series, and the Friday Night Tribute Series.

North Hills GreenOur dynamic growth and urban-style developments requires the employment of sustainable principles. Cultivating a partnership with Advanced Energy assisted in bringing a DC Fast EV Charger to North Hills, a location recognized for its ideal location, high number of visitors, and other sustainable practices.

Transit

Our fleet of electric shuttles transport guests throughout North Hills for shopping, dining, and special events. Two city bus lines and a vanpool serve the community with stops in North Hills.

Recycling

Co-mingled recycling centers and clothing recycling stations are available onsite. Nearby restaurants also participate in grease collections, which can then be recycled into biodiesel fuel.

EV Chargers

Seven (7) charging stations are available in North Hills: two level-2 charging stations in the Park District’s Midtown Green Apartments; and four level-2 charging stations and one DC Fast Charger (charges in 30 minutes) in the Main District.

Energy Usage

Energy consumption is decreased with LED lighting and by creating smart and efficient practices across the property with new technologies, such as automation systems.

Solar

Partnering with Baker Renewable Energy, North Hills utilizes rooftop solar panels to generate power for a range of services.

LEED Certification

The commitment to sustainability is backed with formal accreditations with LEED Gold at CAPTRUST Tower and LEED certified at Park District at North Hills, which was converted from a brownfield.

Walkability

Walkability is emphasized with the WALK [Midtown] program, which aims to improve pedestrian mobility, safety, and health. The proximity to the Raleigh Greenway, also helps reduce the carbon footprint of the community.

VisitNorthHills.comThe end of 2014 brought a new digital look for North Hills with a redesigned website, VisitNorthHills.com. Developed with an emphasis on quickly navigating North Hills, the new design uses a search engine tool and great imagery to

captivate web visitors. In its first day, leading up to Christmas, users searched for everything from recliners to French food to shoes to Fink’s Jewelers. A new blog, North Hills Live, was also introduced on launch day.

North Hills Mobile AppNorth Hills’ very own mobile app was released for iOS and Android devices in June 2014. With both newspaper articles and a TV news report, that app has received over 2,000 downloads. Usage of the app amounts to 10-25 times daily.

The app is undergoing a redesign to mirror the look and functionality of the new VisitNorthHills.com and development additions for increased usability.

Midtown Events brought 325 events to North Hills in 2014, with community favorites and new, quality programs.

For Midtown Events, 2014 was a year of exciting growth. We successfully introduced Midtown Park to the community with a two-day celebration in April. The park space become home to three new series, specifically the Midtown Bluegrass Series, the Wellness Wednesdays Fitness Series, and North Hills Kids in Midtown Park.

With the addition of the Midtown Bluegrass Series and the expansion of the widely popular Friday Night Tribute Series, North Hills now boasts three signature music series. Our Midtown Beach Music

Series continues to be a time-honored Raleigh favorite drawing tremendous crowds of all ages for an extensive Spring and Summer season. The Midtown Farmers’ Market continues to thrive and with the addition of three seasons of Wellness Wednesday fitness classes, health and fitness are top of mind in Midtown.

North Hills Kids continues to welcome our youngest patrons and their caretakers with engaging and entertaining programs and activities. Over the course of the 2014 event season, we proudly offered the community more than 325 complimentary events that provided interesting activity and ambiance throughout our dynamic property.

A seasonal series of fun-filled events that provides an opportunity for children to come together for learning, exercising, and socializing in an outdoor environment. Young guests and their parents enjoy our Open Play area in the North Hills Commons and during other signature events.

Wellness Wednesdays Fitness SeriesApril 22 – October 14

Back for a second year, this new series consists of three 8-week sessions of FREE fitness classes, spanning Spring, Summer, and Fall. Wellness Wednesdays takes place on the grass lawn of the new Midtown Park on Wednesday evenings. The events encourage participants to “Get Your Fit On” by promoting whole-body wellness through a wide variety of fitness concepts followed by a weekly, after-class social outing.

The Midtown Bluegrass Series was a crowd favorite with over 3,500 guests, of all ages, on the third Sunday of each month! Featuring the best of bluegrass — string band music, gospel, country, blues, and that iconic “high lonesome sound” from the Appalachian region of the Tarheel State. Last year was fantastic for Midtown businesses and the Alliance. The signature project of the Alliance to date, has been the collaboration with the City of Raleigh on the Six Forks Road Corridor study. This study has now been completed and presented to City Council leaders. The Alliance was the private sector catalyst for this groundbreaking study and through it, has shown it’s community commitment.

In addition, the MRA hosted dozens of sponsors and hundreds of fitness enthusiasts for it’s Get Moving Midtown Health and Wellness event at the new Midtown Park at North Hills. This event was a fundraiser for MRA member and charity, the Boys and Girls Clubs of Wake County.

The Alliance also celebrated our successful year with our Annual Membership Celebration featuring Secretary of Transportation Tony Tata, and honoring Midtown Heros Frank Holding and Hope Holding Bryant of First Citizens Bank. We invite individuals, small and large businesses and non-profits to join us as we embrace the bright future of Midtown Raleigh.

Six Forks Road Study

The first public meeting to discuss the Six Forks Road Corridor was held May 13th to begin drafting plans late Summer. The City of Raleigh completed the study on the Corridor from the I-440 to Lynn Road.

The vision of the residents is to enhance the Six Forks Road corridor in a way that creates a sense of place that is “Uniquely Midtown” with:

• Enhanced fluidity of movement

• Environmental sensitivity

• Connectivity for residents, workers, students, and visitors

• Transportation modes of all types

• Neighborhood gateways

• An irresistible gathering place

Lead consultants, Design Workshop and Stantec Engineering, will share a draft plan and recommendation for the Six Forks Road Corridor on January 29, 2015.
