In Germany, the way for Building Information Modelling was paved at the latest with the establishment of the Planen-bau-en (planning-building) 4.0 initiative. The RIB iTWO software perfectly realises the goal “Modern building means: first build virtually and then physically”.

As an integrated 5D platform for project management and cost control, iTWO offers more than conventional BIM approaches. By seamlessly integrating virtual planning and

physical construction, it allows for the technical-commercial management of building projects and companies on one uniform database. For the first time, you can tangibly capture the added value for the project and company with an iTWO 5D LAB.

Infrastructure for a process-orientated method of working in planning and communication As the largest integrated planning agency in Austria, ATP architects engineers can show-off a comprehensive reper-toire of successfully executed building projects both within and outside of Europe. ATP specialises in complex structural engineering projects for clients in trade and industry as well as in the real estate, health and tourism sectors. Whether new or existing buildings: the experienced team emphasises integrated planning, a vital prerequisite for life-cycle orienta-ted buildings.

ATP staff members receive intensive training in the metho-dology of integrated planning right from the start. In addition, the company creates the infrastructure required for a pro-cess-orientated method of working in planning and commu-nication. This includes RIB’s iTWO 5D software programme, which ensures a solid foundation for completely integrated planning by directly integrating geometric data, time-rela-ted information and cost information. Under the leadership of board member Gerald Hulka and Martin Bachlechner, a member of staff in the tender department in Innsbruck and iTWO “super-user”, a completely integrated planning process across all work stages is being established throug-hout the entire company. The comprehensive design agency aims to increase the value creation potential across the

entire business with an integrated, model-based approach containing three-dimensional geometric models.

Continuous information transferiTWO super-user Martin Bachlechner explains why this is so important for a comprehensive design company such as ATP: “Many of our projects are processed from different locations. Sometimes the architectural model is created in Zurich, with staff members in Innsbruck basing the TGA model for building equipment on it, or preparing the ten-ders. “By using a completely integrated model, we are all always up-to-date with the latest developments, resulting in execution planning requiring considerably less time, says the expert.

A building project that ATP Innsbruck handed over in May 2013 demonstrates several benefits of completely conti-nuous, integrated planning with iTWO: the construction of a new food production facility for the Austrian supermarket chain MPREIS in Völs near Innsbruck took only 13 months. The complex containing processing facilities for bread and fish, as well as an administrative section, has a gross floor area of 28,525 square metres.

As the comprehensive designing agency, ATP was respon-sible for architecture, structural design, technical building

equipment and local construction supervision. Roughly 40 different companies were hired for structural and finishing work.

Information exchange made easyThe Austrian offices of the internationally active comprehen-sive design company particularly appreciate the fact that the RIB iTWO software can handle both the A-2063 and B-2063 Austrian Standard norms. Information can be captured and distributed to partners in all kinds of formats, as required by the respective task. When working together with partners in Germany, information is furnished according to the GAEB Standard (German Joint Committee for Electronics in Cons-truction).

The company stores all tender documents created with iTWO in an ATP tender database. This can be downloaded by the project partners. At the click of a button they have access to service directories, plans (for example related to measurements), as well as all additional information rele-vant to the building project. Martin Bachlechner remembers that these documents were compiled on paper, packed into boxes and sent via post in the past.

Coming soon: Integrated planning with 5D technologyThe building project shows that the complete digitalisation of

project-related processes with the implementation of iTWO has already saved considerable amounts of time in many instances. Once the company-wide migration to model-ba-sed planning has been completed, the business will have made huge strides forward, particularly with regard to time management.

Currently, the business is running various improvement projects which aim to prepare ATP for the comprehensive change-over to 5D technology (3D company standard). For this purpose, 3D data for architecture, structural design and the planning of building equipment for additional service phases is generated using the CAD systems.

ATP experts are also entrusted with developing optimal models for daily project work in 3D. Once this goal has been achieved, the company is able to work without interruptions and across different locations without any media disruptions. In this way integrated planning meets 5D technology.

Bilfinger makes use of the benefits of virtual integrated modellingBilfinger offers integrated real estate solutions, from de-velopment and planning to construction or rehabilitation and on to operation. Stationary industry virtual modelling plays a vital role in this regard, because projects can be completely optimised before being executed. “Dealing with property professionally requires a comprehensive approach to the processes in the life cycle. This is our approach. We have decided on BIM 5D with RIB iTWO, in order to further optimise the processes and reduce risks,” says Dr Glock, member of management at Bilfinger. Bilfinger makes use of the iTWO 5D RIB solution for model-based building across the board. The company succeeded at introducing integ-rated building processes with internally created content for CAT modelling and further, completely integrated content for calculations and cost management.

“We are now able to portray all procedures and links of our processes digitally before they are executed, and to optimi-se them”, explains Hannes Schwarzwälder, project manager at Bilfinger. The company initially focused on the model-ba-sed creation of residential and administrative buildings. Par-ticularly with these kinds of building the integrated method can save a lot of time during project processing. Because of this the decision was quickly made to realise the second

Bilfinger: digitally optimising building realisation with Building Information Modelling (BIM)

construction phase of the new office building for pharma-ceutical company Boehringer Ingelheim – a current const-ruction project of Bilfinger – using the model-based method. Since the first construction phase was processed with purely alphanumeric quantity surveying, using the 5D technology afforded a good opportunity for a direct comparison.

Making quotation processing and procurement easy The method once again proved to be successful: the second construction phase of the seven-story building, encom-passing a gross floor area of 40,000 square metres, and destined to accommodate roughly 1200 employees, could be almost entirely modelled for nearly all subsections. Using the model, all staff members could process quotes directly via the model and place orders for the individual tasks to be carried out.

New: BIM project engineers at BilfingerIn order to implement the changeover to an integrated, mo-del-based method of working within the company, Bilfinger first adapted internal processes to the new challenges and established new workflows. “In this way we can thoroughly integrate the model and cost-management with each other”, reports Schwarzwälder. “We can now generate project-spe-cific service directories based on the quantities contained

At Bilfinger we aim to offer our clients tailor-made building solutions. We use a comprehensive appro-ach considering everything from development and planning, to construction and rehabilitation and on to operation and renovation. Stationary industry virtual modelling plays a vital role in this regard, because building projects can be completely optimised before being executed. We have decided on BIM 5D with RIB iTWO, in order to optimise our processes and reduce our risks.

in the model for almost all subsections in the areas of structural work, roofs and facades, as well as in the area of finishing work.” If any changes are made to the project, for example regarding components or quality, these can be integrated directly into the pricing process. Manual revision is no longer required.

Calculating confidently, reducing risksIn addition to improving processes, this method of working provides a vital safety factor for the business when compi-ling quotes, as project manager Schwarzwälder emphasi-ses. As of now, errors resulting through quantity surveys and service directories from changing partners, which are then transferred into the internal calculation system, are a thing of the past. The processes are standardised and manual trans-fer processes fall away. An additional advantage: experts responsible for the various subsections all have access to the model data in RIB iTWO 5D. Schwarzwälder summa-rises: “Thanks to model-based project processing, it was possible to optimise communication and knowledge ma-nagement across the entire project team. “We are also able to provide 3D PDF documents of the structural model to all staff members that do not work with the system themselves - as well as to our clients and partners. All in all a safe and comfortable solution for executing building projects, from development to renovations. All processes and involved

parties create and use one mutual value creation chain, with the aim of rendering a digital picture of the building.”

When it comes to communicating with clients, the model-ba-sed BIM approach provides a further instrumental advanta-ge: the effects of making changes to plans can be evaluated quickly and comprehensively. This ensures flexibility and strong foundations for making decisions, and offers protecti-on against unforeseen costs. Influences on, and interdepen-dencies with other plan components can be identified and calculated.

New Office Building - Boehringer Ingelheim Phase IIWhile the creation of the quote for the first construction phase was processed conventionally with classical quantity surveying, it was decided to use BIM with RIB iTWO for the second construction phase, due to the short processing time. The seven-story building with almost 40,000 m² of gross floor area and a sophisticated glass-steel atrium could be almost entirely modelled for nearly all subsections, enabling a substantiated offer to be submitted, followed by subsequent accep-tance. Executing phase II of the office building using the BIM method confirmed the method’s suitability, as the conventionally executed first phase provided the ideal opportunity for a direct comparison.

Julius Berger Nigeria Plc (JBN), located in Abuja, Nigeria, is said to be the largest and also most successful building contractor in the country. The company’s roughly 16,000 staff members specialise in infrastructure and industrial pro-jects, as well as above and below-ground construction, and are very familiar with the complex requirements posed by building projects in Nigeria. JBN owns 90 percent of Julius Berger International GmbH (JBI). The core expertise of the company in Wiesbaden is in the engineering field. It renders its services for JBN. Added to this are the complete orga-nisation of resource management, recruitment of experts, and guaranteeing of supply chains and contract services, in order to ensure consistently successful building projects.

Model-based: stadium project in NigeriaAn integrated IT infrastructure, using which current building projects can be processed in 5D, forms the foundation for consistently successful projects at JBI. 5D means a mo-del-orientated method of working with market-leading 3D CAD systems for architecture, structural design and building equipment. Time and cost management form the fourth and fifth dimension, which are directly rendered on the 3D model. For these purposes the company uses a software programme for scheduling, as well as the RIB iTWO 5D calculation software. The new Akwa Ibom Stadium, built in the city of Uyo in Nigeria’s southeast, is one of the first

projects that was planned at JBI and executed by JBN using the new 5D technology. The multifunctional stadium with a gross floor area of 31,200 square metres can accommoda-te 30,000 spectators and encompasses infrastructure with 2500 parking spaces for cars plus parking spaces for bus-ses. The public building project kicked-off early in 2012 and was completed in September 2014, after only 31 months. Comprehensive planning had already started in 2009. The experts at JBI initially created a model of the supporting structure, which was used as the foundation for further pro-cessing with the 5D method.

Coordination between the JBI planning office and the JBN construction siteDuring planning, 3D models for the structural design – form-work and structural drawings – as well as architectural plans are created. The task of transferring the information across borders from Germany to the construction site in Nigeria is carried out by a JBI project manager. He coordinated the cooperation between JBI in Wiesbaden and the constructi-on site in Uyo. Planning is carried out by staff members of the internal technical services – in the case of the stadium construction in Uyo, the responsible person was Sebastian Brück, who was available as a contact person to project and construction management. As the person responsible for controlling and accounting during the building work, he

made all relevant project data resulting from the calculation with iTWO available to the project participants.

New tasks foster teamwork and exchange“The change to the completely new model-orientated method initially posed many new challenges to our team, which had to be overcome”, says the project manager. “The first step involved the task of creating our own content in iTWO for structural and finishing work. This we created with the help of variable assistants.” A further change in project processing is represented by the shifting of tasks of the indi-vidual staff members and teams. Sebastian Brück: “For this we had to think outside of our own departmental spheres. Thus the activities of the structural engineers now include a task that reaches all the way to the service directory and includes quantity surveying and quantity generation.”

Optimised quantities with iTWO 5DThe benefits of this model-based method were, however, already apparent with this above-ground construction project, only the second one that the company executed using this technology. Because of the 3D data resulting from the structural design, quantity surveying was considerably easier and faster to execute. This benefit was particularly noticeable when making project changes, which could be integrated into the project effortlessly. And with the help of

the visual rendering, communication between the planning office and construction site team was considerably easier, as the staff members could access the plan in 3D as well as the quantities determined in the 3D model at all times.

Forecast: managing controlling and purchasing in a model-orientated manner In future the construction site controlling is also to be pro-cessed with the model using iTWO 5D. The first attempts at model-orientated performance assessment with iTWO 5D have already been carried out during the Akwa Ibom Stadium project. In future, services in the field of building equipment are also to be integrated comprehensively into the model-orientated project process. Procurement could also benefit from this, as the integration would simplify the tasks of the purchasing department, by these also being controlled centrally using the model and iTWO 5D.

Essen shopping centre: Construction of the shopping centre at Lim-becker Platz in Essen began in 2006, and it was opened in October of 2009. It is one of the biggest shopping centres in Europe and is one of the company’s show-piece projects.

iTWO is a central element in all building-related activities and also played a vital role in the shopping centre project at Limbecker Platz.

Experience and expertise across all building phasesRanging from high-rise structures – as bare brickwork or ready to use – to sophisticated structural engineering work all the way to planning and building offices, shopping centres, schools, senior citizen centres, warehouses, resi-dential buildings and power stations. The family run Harfid construction company, founded in 2008, combines experi-ence and skills in many building activities across all project phases. Whether planning, projecting, costing or complete execution of a building project: the company, which has its own integrated planning office, offers a comprehensive ran-ge of services under one roof. In 2013 the company had an annual turnover of eight million euros. Today, the company has in excess of 100 employees.

Professional project management systemThe fact that quality is vitally important to Harfid is also demonstrated by the implementation of a professional project management system for all activities across every phase of construction: the decision to use an RIB solution was made just two years after the company was founded. Five staff members – in management, calculation, building management and purchasing – work with the integrated solution. Plans are in the pipeline to use the software to connect five additional members of staff to the IT system

following professional training. And Harfid Hadrovic and his brother are also focusing on the model-orientated method of doing things. The company-wide changeover to working with the three dimensional structural models with iTWO 5D is planned for 2014/2015. The company founder had already come across RIB software products prior to launching the business. “All of us were familiar with the IT systems and their functionality and were also familiar with the benefits of an integrated solution across all phases of construction. It was clear to us right from the start that we also wanted to use iTWO in our own business”, explains Managing Director Harfid Hadrovic.

Activities integrated across the boardiTWO is a central element in all building-related activities: Ranging from the first quote to execution and the calculati-on of actual costs, all data from every department involved in the project consistently flows into the software system. Harfid Hadrovic: “With the software we are able to work on the project across all departments. Whether calculating bare brickwork or different tasks for a ready-to-use buil-ding, choosing and ordering materials or monitoring and managing work estimate calculations: all of these tasks are carried out using the RIB software and are thus completely integrated with each other. Additionally we benefit from previous projects, which we can purposefully use for new

iTWO makes a valuable contribution to us enjoying such a high degree of trust from our clients. construction jobs. Not least importantly, we as management always have an overall picture of the construction project we are currently working on. In this way we can act even before risks manifest themselves.”

Learning to use the RIB iTWO Software Technology – easy and simple to understandBesides the software, Harfid Hadrovic appreciates the professional training and support offered by RIB. A further reason that he decided to partner with RIB. Whenever new staff members need to be trained on the software system, this is done through a so-called RIB individual training process. This makes it possible to train staff members with various responsibilities specifically on the functionalities relevant to them. “iTWO is a system that provides many possibilities for all kinds of construction-related processes and tasks”, explains the managing director. “Through these training sessions our staff members are specifically familiarised with those software features and elements which they need in their daily work. The RIB trainers, consultants as well as the support staff all hail from the construction industry, and know the challenges the sector poses for a construction company such as ours very well. They are able to teach us soft-ware-aided project management in an easy-to-understand manner.”

Managing Director Hadrovic sums up: “iTWO makes a valuable contribution to us enjoying such a high degree of trust from our clients. We carry out our tasks very quickly, so that we have more time to provide individual guidance to our clients. And we are successful in consistently offering them the best quality at a very good cost-to-performance ratio.”

Model-orientated method creates completely new transparencyArchitecture as a personal service that always aims to provide optimal solutions for all requirements. That is the philosophy of Kaspar Kraemer Architects BDA in Cologne. The architectural agency uses three dimensional structural models and simulations when constructing new buildings as well as when working on existing ones.

Cost planning and scheduling based on the 3D modelThe agency works with well-known clients, such as HIP Le Quartier Central 8 (acht) GmbH & Co. KG, a joint venture of HOCHTIEF Projektentwicklung and INTERBODEN Innova-tive Lebenswelten, with whom it is currently realising parts of the “le flair” residential building project in Düsseldorf. Four buildings with approximately 3833 square metres of living space across four storeys are being constructed next to each other on a gross floor area (GFA A) of roughly 4560 square metres. The buildings are planned to be ready for occupation in 2017.

Agency expects quick ROIKaspar Kraemer carries out modelling using a 3D CAD system. For the subsequent 5D planning, during which the three graphic dimensions are supplemented with the dimen-sions of time and costs (5D planning), the agency uses RIB

The significant time saving made possible by the model-based 5D method was a reason to decide on the 5D project ma-nagement system. “With iTWO 5D we expect a very quick return on our investment”, explains IT Manager Molnar.

Visualisation: clients and architects on the same pageThe Reason: using the structural model, clients immediately see what costs they are facing in order to implement their wishes. And, taking the market prices into consideration, those are costs that ultimately also determine the exact building expenses. “A completely new kind of transparency”, summarises IT Manager Molnar. The model informs the clients whether individual quantities refer to a wall, facade, ceiling or door. The verification is done visually, which means that there are almost no unans-wered questions about prices or quantities. Thus the agency is able to carry out the entire process faster.

From CAD to AVA and on to TGA The company places great value on highly detailed designs. Because only if all elements are included in the model can they also be transparently processed further in iTWO

5D with the relevant cost information, and thus become integrated into the overall expenses. For this purpose the agency works with self-created, company-specific content. All components are recorded in the system and create the foundation. Thus only fine-tuning is required in the AVA. Any changes team members make to the project can immedia-tely be seen and understood by all involved in the project.

Interference testing ensures efficiency Together with the specialist planner for technical building equipment the company places its trust in IFC (Industry Foundation Classes), an international data exchange format for BIM models. This direct integration of CAD, AVA and data from the TGA planners benefits Kaspar Kraemer. An important aspect that simplifies the building process on site is the possibility of carrying out an interference test with the structural model. This makes it possible to rule out problems during breakthrough planning right from the start.

Transparent project costs – right from the startTransferring a method of working into practice requires extremely high accuracy when compiling the 3D model. Additionally the agency needs a comprehensive repertoi-re of content, which, following training and induction, the staff members create themselves with the help of key user Monar. In spite of the large effort, the IT manager is convin-

ced: “All in all the advantages outweigh it”. These already become apparent at a very early stage: in the new possibili-ties we have when presenting to the client. And if the client is aware of what costs to expect right from the start, and if these are adhered to in the end, our competitive advantages are obvious.

nesseler grünzig group establishes its own model-based 5D processThe nesseler grünzig group located in Aachen is a me-dium-sized construction company which is pioneering completely new possibilities through change management and new processes. The company wants to establish itself as an innovative medium-sized business with model-based planning and building processes.

Model-based method creates opportunitiesThe company is sure of creating significant added value through model-based planning and building with regards to accelerated and transparent quoting, as well as professio-nal project management with the best quality for the client. Jochen Ungermann and Daniel Simons, who lead research and development at nesseler grünzig, count on iTWO 5D for the development and optimisation of these processes. In this way the company wants to become the market leader.

“Being fit for the future requires the continual improvement of company processes. In our industry, integrated building processes play a vital role in this regard. For this the mo-del-based method is a real focal point in the development of our business”, emphasises Jochen Ungermann, R&D / IT / Org. Manager at the nesseler grünzig group.

We are only fit for the future and better positioned than our competitors in the long term with this continual change process in our business. Modern construction jobs are very multi-faceted and complex all-round, and require the know-how of an innovative company. With iTWO 5D technology and continual analyses and changes to our internal processes, we can realise these for our clients in accordance with our high quality standards while simultaneously providing an attractive price-performance ratio. For this reason we count on iTWO 5D and change.

Jochen Ungermann, R&D / IT / Org. Manager at nesseler grünzig (on the right in the picture)

nesseler grünzig group: we count on iTWO and change

The integrated building project in 5DIn the summer of 2012 the company started to implement a software solution for model-based planning and building with RIB iTWO across the board. iTWO 5D depicts all processes – from preliminary planning to ready-to-use handover – in a completely integrated manner, and does not limit these only to planning activities. The model-based method of planning and building ensures increased transparency throughout the entire building process. Furthermore, with 5D building management, construction contractors are able to plan the required resources completely automatically using the 3D model and integrated time management.

Today, all nesseler grünzig bare brickwork projects are consistently planned in a model-based manner using iTWO 5D. The number of modellers has been increased from an initial one to currently four. The content for the finishing work is under development - currently five trades are covered / used in practice.

Estimators, purchasers, construction managers and control-lers work uniformly and cross-departmentally with systems that are coordinated with one another, the RIB IT system being at their core. The benefits: the company has accele-rated and optimised the estimation process. Changes that affect the planning process are recorded in the system noti-

ceably faster and communicated across the entire company, which enables the work processes all the way to controlling to be significantly optimised overall. These processes are clearly transparent and understandable. In addition to this the company is planning to thoroughly integrate the accoun-ting department into the 5D process. “We want to depict the entire process in 5D – from project development to facility management” summarises Ungermann.

Pioneers of medium-sized businessesOwing to currently non-existent structures for using 5D technology in Germany, the company had to establish its own model-based 5D process. This is not an IT project, but a company project, which is why the company is investing in the comprehensive change process. As a first step a project team was created in the young research and development department, lead by Mr Ungermann and Mr Simons. In ad-dition to their daily tasks, such as implementing IT systems like RIB iTWO, the two established experts are responsible for the change process in the fields of construction ma-nagement, planning and marketing, which affects the entire company. Currently around 50 people are working with the iTWO software system. However, it is already apparent that a significantly larger number of people can benefit from the model data in the medium term. Mastering the change process together. “Still a long way away, that will probably

never be completed entirely”, says Daniel Simons. Simons continues: “We are continually learning more, and so far are making good progress with the iTWO 5D implementation.” Through very good collaboration across the entire company the nesseler grünzig Group has created its own content for model-based quantity surveying with RIB iTWO.

The two project managers have recognised that the content currently available on the market cannot simply be adapted to internal structures without further ado. Therefore, the company is currently spending a lot of energy on develo-ping its own content for the iTWO software. Additionally, the company is also investing in intensive consulting services offered by the RIB distributor, so that the planned aims are achieved as soon as possible.

Continuous improvement and model-based method of workingObermeyer Planen + Beraten GmbH, founded in Munich in 1958, has a comprehensive offering of services. The com-pany offers planning by qualified specialists and integrated overall planning with interdisciplinary know-how. It offers planning and consulting services in almost all constructi-on-related disciplines in the fields of buildings and transport as well as energy and the environment. Guided by the aim of consistently giving their numerous clients the best quality, the planning agency counts on a model-based working me-thod and the principle of continuous improvement.

The existing processes for all building activities are analy-sed and optimised. Only in this way can a suitable strategy for a model-orientated working method be developed and implemented. The overall planner and founding member of the Industry Alliance for Interoperability (IAI), these days known as buildingSMART e.V., recognised early on that much more is involved in model-based construction planning than just the implementation of new software programmes. Particularly if you, like Obermeyer, in addition to above and below-ground projects, also have clients in the automotive sector and other industries. Because each industry uses a different software programme to create three dimensional structural models. Thus the planning agency’s architects

and engineers work with roughly 500 software products. As a result, open applications, interfaces and problem-free data exchange are fundamentally important. If collaborati-on occurs without or with only slight media disruptions, the experts from the various disciplines can make overarching decisions, and the clients can ultimately benefit from higher quality.

Exact quantity surveying for improved qualityThe overall planner from Munich has implemented the RIB iTWO 5D project management system for purposes of mo-del-orientated quantity surveying. The model-based project and cost management solution has already been used for several construction projects and, according to the compa-ny, is to make an important contribution with regard to the change processes Obermeyer Planen + Beraten follows.

iTWO 5D helps the planners with standardisation in par-ticular. Thanks to the model-based method of quantity surveying, repeatedly occurring tasks can be systemised. In this way mistakes are avoided and project processes acce-lerated. The value creation potentials are just as important to the planning agency’s clients, because the exact amounts lead to improved quality of information and thus to reduced resource usage on the construction site. In this regard it is also advantageous that RIB iTWO 5D is amongst the soft-

Whether client, contractor or producer – BIM will shape the construction industry and our way of exe-cuting projects like no other technological change preceding it. Thorough and sustainable adaption within a business is therefore of great importance.

ware programmes certified by buildingSmart e.V. for 3D data importation in accordance with the current IFC standard.

The model-based working method includes all departments in the company. Roughly 50 - 60 people simultaneously work with the RIB iTWO 5D software at Obermeyer Planen + Beraten. In total around 300 staff members make use of iTWO. These employees can be found at all levels and in all disciplines – from design to management. Because many departments at Obermeyer are involved in model-based work, comprehensive process management is non-negoti-able. In addition, the scope of this issue should not be un-derestimated in large companies that are involved in overall planning activities, such as Obermeyer Planen + Beraten.

Strategy is the defining factorA suitable strategy is required for optimally implementing BIM in a business. “At the business level the task of formu-lating primary goals and making them transparent is added”, says Christopher Grimble. At the operational level actions are taken according to the guidelines set by the business level. Methods and strategies for implementing the stipula-tions received from the business level are developed and executed. On the project level the next stages and goals are realised based on the knowledge gained in pilot projects. Experiences are shared and evaluated and then introduced

to other projects in the form of optimisation measures.

Staff members must be taught the concept of model-based working and its dependencies, and be trained in the tasks they will be required to carry out. That can affect everything from the application of modelling systems to subject training for management. The elements of the Obermeyer Planen + Beraten orientation are just as numerous as the tasks. And each component should make its own contribution to benefiting from integrated information management in all construction planning sectors throughout the company in future and, in this way, sustainably strengthen the compa-ny’s market position.

From the project idea to the turnkey handoverPORR is recognised as an experienced full service provider in the construction field and offers a comprehensive range of services along the entire construction value creation chain. Founded in 1869 as a general Austrian construction com-pany, the business today realises projects of all sizes within and outside of Europe. Whether above or below-ground construction, building infrastructure, project development, or supply and disposal, the experts always focus on a professi-onal and cost-efficient implementation corresponding to the individual client’s wishes.

Core team for model-based planning and constructionA thoroughly model-orientated method of working is an elemental component of the company’s business strategy, reaching all the way from architectural to structural design and technical building equipment tasks and on to sustainab-le building.

Under the leadership of Clemens Neubauer, Director of Strategic BIM (Building Information Modelling) Management and Harald Christalson, Technical Director for IT Applica-tions in Construction, the company has established a core team of roughly ten people (and growing) especially for these new challenges.

PORR AG: Immense time savings thanks to integrated model-based project processing

Fundamental project information for all departmentsThe required tasks start off with an intensive staff commu-nication drive, which has the aim of creating an awareness of the model-orientated strategy throughout the company. The individual software components used by PORR, with their multi-faceted functionality, are consolidated into one uniform system by IT management. The aim is that ever-yone involved in the construction projects is able to receive the information relevant to the tasks at hand and to process it. For this purpose the IT infrastructure is supplied with the newest data from the office and construction site at all times.

The living BIM modelIT specialist Harald Christalon explain how this works: “We work with living BIM models. Initially these are created during object planning. Structural design staff count on the models and calculate the numbers based on previously modelled components. In the same way the estimation department also compiles a quantity survey for the indivi-dual service positions based on the model. Outside on our construction sites a special measuring application enables automatic transfer of points to a laser device for excavation purposes. In addition our foremen work with an intelligent 3D viewer, with which they can easily submit changes on the construction sites back to the office. As the BIM core team

First of all we use the method of structural modelling as a marketing tool. We can show the client what their dream building looks like and, if they want us to, use the iTWO functionality to calculate what it will cost.

we manage all of this data within an IT database.”

iTWO 5D: BIM model enhanced with time and costThe BIM software systems for architecture and structural design are at the centre of the database. The company has implemented the RIB iTWO 5D project management for purposes of managing project costs. This is designed to thoroughly integrate 3D BIM models with time data (4D) and cost data (5D). At PORR it also serves as a means of executing checks and quality tests on cost information. Thus it came naturally, also in current projects, to count on iTWO 5D. Harald Christalon continues: “It is our task to take this unbelievably large amount of information and to break it down and fundamentally simplify it in a manner adapted to the individual activity fields.” The reason for the time saving is found in the integrated mutual database, which the office and construction site access together and exchange their information on. This could be the exchange of plans between the object plan-ning team and the structural design team beforehand, or a manual information exchange concerning changes between the construction site and the office. Thanks to the model-ba-sed approach based on a mutual database, many laborious steps in the workflow now belong in the past.

Collaboration with construction IT companiesSo that the software systems will also meet the daily chal-lenges in the office and on the construction site in future, the company supports the RIB software manufacturer as well as other producers as a technology and development partner. In this regard, Clemens Neubauer says: “Being a constructi-on company, we naturally understand industry-specific con-cerns the best. Thus we can directly integrate our practical experiences into the further development of the software by the manufacturers.”

tated project processing approach consistently and across disciplines. Screenshot: Model-based description of services using RIB iTWO 5D. 172 apartments are to be ready for occupation by the summer of 2015.

Changing thinking in the industryA glance abroad reveals that construction is now carried out according to entirely new rules. In many European countries the use of three dimensional structural models, so-called BIM (Building Information Modelling) models, is legisla-ted for public construction projects. Considerations along these lines are also encountered in Germany. Construction companies must fundamentally change the way they think in order to not loose touch.

Strategy for model-based workingThat this applies to medium-sized businesses just as much as to large international enterprises is demonstrated by the strategy for model-based working of the Wolff & Müller family business in Stuttgart. The implementation of this new way of working is a fundamental strategic pillar with regards to ensuring future sustainability.

Integrated, process-orientated IT infrastructure The changeover to these new construction methods has already been in progress for several years at Wolff & Müller. The company has implemented modern IT systems for processing construction projects which are continually being better integrated with one another. The IT infrastructure starts with software to compile three-dimensional structural models and ends with the company’s ERP system. At the

centre of it all are programmes for process planning, the RIB iTWO 5D cost and project management system - which has the aim of enabling integrated project processing in all construction phases using the structural model - as well as various intelligent data exchange tools, viewers to record the current state of affairs on the construction site, and tools that simplify 3D modelling. These are allocated to various departments and teams based on construction process phases in a process programme matrix.

Maja Bauer, Group Head of Construction Process Manage-ment at Wolff & Müller explains why a workshop for new staff members is so important: “Most staff members only un-derstand the model-based method to be the use of modern software. However, in order to completely be in tune with our processes, they have to understand the overall strategy behind applying such a method and work consistently in this new environment.”

Expert team consisting of IT and construction specialists IT expert Maja Bauer heads up the internal BIM team that is part of the construction process management and which is entrusted with implementing the Building Information Model-ling strategy at Wolff & Müller. In addition to IT specialists, the team of experts consists of staff members with extensive

Model-related schedules are easier to read and understand. A simulation shows us whether we are actually progressing as planned, and if not, where we need to take action. Thus the new method of working also serves to improve quality.

construction know-how. One of the most important tasks is the active use of the new technologies on the construction sites.

Pilot measures on the construction sitesThe company has already intensively used the RIB iTWO BIM 5D model-orientated quantity surveying in preceding years. Roughly 100 bare brickwork projects and approxima-tely 15 finishing projects have already been processed suc-cessfully using this new method. The two pilot projects are currently investigating new challenges, such as comparing how things on the construction sites are to how they should be, carrying out service reporting in practice, and working with a procedural model. For these tasks the three dimensi-onal structural model is part of a foreman’s or construction manager’s daily life. An expert from the team for model-ba-sed working is involved in each of the pilot measures. This staff member consistently supports the construction site team and shows them the ropes for new tasks.

A current task faced by Maja Bauer’s team consists of tho-roughly integrating cost and time management with the RIB iTWO and ASTA Powerproject software programmes. “Mo-del-related schedules are easier to read and understand”, explains IT specialist Bauer. “A simulation shows us whether we are actually progressing as planned, and if not, where

we need to take action. Thus the new method of working also serves to improve quality.”

New processes and tasksThe collaboration with experts on building sites is changing the world of construction. Project management tasks, such as regular quick meetings of construction site staff members to improve work processes, will henceforth form part and parcel of daily activities. In addition to this the model also develops into the foundation for many other activities. Many further innovative ideas, such as completely digital cons-truction site storage, are already in the pipeline. Capable software programmes are a fundamental basis for these model-orientated innovations.

Deutsche Bahn is a worldwide leading infrastructure com-pany in the area of mobility and logistics with gross inves-tments (capex / capital expenditure) of over €8 billion and more than 10,000 small, medium-sized and large infrastruc-ture and construction investment projects per year.

The enterprise is known as one of the best employers with 300,000 employees and as one of the best customers for around 1,000 important building suppliers and service provi-ders. DB is thus one of the largest companies and investors in the EU. Within the context of the European tendering process, RIB has prevailed against its fellow national and in-ternational bidders with its iTWO 5D enterprise solution and its concept for new working methods and ways of thinking.

By 2016, RIB iTWO will completely replace the software that has been used by DB AG up to now. The replacement means that all current projects will be migrated to the iTWO platform and will then be processed further using the RIB solution. Currently, Deutsche Bahn is at the project imple-mentation and project introduction stage. From summer 2015 onwards, around 7,500 workstations will gradually be equipped with iTWO 5D technology.

Why iTWO“We are delighted that the integration of the innovative iTWO technology and working method and the related cultural transformation fully supports DB’s 2020 targets of profitable growth, the conservation of resources, higher quality and customer and employee satisfaction.” – Thomas Wolf, CEO of RIB Software AG.
