EXECUTIVE SUMMARY
PHASE 1 DESK STUDY AND
PRELIMINARY GROUND INVESTIGATION
LAND AT BARTON MARINA BARTON-UNDER-NEEDWOOD
Georisk Management Ltd has been commissioned to carry out a preliminary ground investigation of the above site, which is being considered for housing redevelopment.
Phase I Comments The Site The development site is situated within land at Barton Marina at the eastern edge of Barton-
under-Needwood, Staffordshire and can be located approximately by National Grid Reference 419620 318010. It covers an area of approximately 1.06 ha and comprises an irregular shaped area, occupied by grassed open space. The site area is generally flat lying at a level of approximately 50.6 to 51.0 mOD, with levels falling at the western edge to 49.5 mOD adjacent to a large pond. The site is bounded by an access road and retail units adjacent to the Marina to the east, fields to the south, a large pond to the west and further open space and ponds to the north. No evidence of potential contamination was noted during a walkover of the site.
Site History Historical records indicate that the site has comprised open fields since the late 1800’s until the early 2000’s. More recently the locality has been redeveloped to create the Barton Marina and amenity area and the site comprises open space within this.
Geology The geological sequence is anticipated to comprise Superficial Deposits (dense to medium dense sandy gravels) over Mercia Mudstone strata (typically red brown weathered mudstones, anticipated around 8 m bgl).
Coal Mining The site is not considered to be at risk from shallow coal workings. Hydrology There are several surface water features either directly adjacent or within close proximity to
the site including the amenity ponds, Marina, canal and overflow drainage ditch. Barton Brook also lies further to the north. The EA has no records of any significant pollution incidents to surface waters within 250 m of the site.
Flood Risk Based on current information held by the EA, the site lies directly adjacent to an area affected by flooding from rivers. A flood risk assessment was beyond the scope of the present report.
Hydrogeology The Superficial Deposits are classified as a Secondary A aquifer. There are no groundwater abstractions within 1000 m of the site and the site does not lie within a groundwater Source Protection Zone.
Landfills There are no historic landfill sites or Local Authority recorded landfills within 250 m of the site.
Radon Information provided by the BGS and included in the Envirocheck Report (supplied by Landmark Information Group) indicates that radon protection measures would not be required in the construction of new dwellings.
Preliminary Investigation
Comments
Ground Conditions Surface Topsoil is present across the site (beneath a grass cover) to between 0.3 and 0.4 m in thickness. Firm brown sandy clayey subsoil was located beneath Topsoil in BH4 between 0.3 and 0.6 m depth. Made Ground was identified in BH3 only to between 0.4 and 1.5 m bgl, and comprises medium dense dark grey sandy gravel of concrete and tarmacadam pieces. Superficial Deposits were identified at all locations beneath surface Topsoil and Made Ground if present, to depths of at least 3 m bgl. The Superficial Deposits comprise dense to medium dense orange brown to brown slightly silty sand and gravel of mixed lithologies. An upper layer of firm to stiff yellow brown sandy slightly gravelly clay was found in BH4. The Mercia Mudstone Group strata were not encountered at the investigated depth. Penetration of the window sampling equipment was restricted due to groundwater inflows. No visual/olfactory evidence of potential contamination was recorded in the exploratory holes put down during the investigation works. No evidence of buried obstructions was encountered in the exploratory holes.
Soil-Gas The programme of soil-gas monitoring to date has revealed no methane and low steady state levels of carbon dioxide of between 1.2 and 2.5 % v/v. Gas flow rates have been zero during the monitoring programme and no positive relative pressures have been recorded.
Groundwater Groundwater was typically encountered between 1.4 and 2 m bgl during drilling within the Superficial Deposits. These water inflows caused collapsing of the borehole sides and prevented deeper drilling. Groundwater monitoring has indicated water levels at 1.5 m bgl in the locality of BH1.
Environmental Assessment
Comments
Soil Contamination All of the test results for the targeted contaminants of concern are below the relevant SGV/GAC/SSV. Concentrations of copper and zinc in Made Ground do not exceed levels were phytotoxity could potentially be exhibited i.e. concentrations of 200 and 300 mg/kg respectively. No evidence of hydrocarbon impact was noted during the investigation and therefore further analysis was not required. No evidence of asbestos containing materials was identified in the exploratory holes.
Risk Evaluation: Human Health
On the basis of the investigations carried out, no significant risks exist to future site users and no specific remedial action will be required. It is recommended that clean topsoil is placed in all garden and landscaped areas to provide a clean growing medium. Any site won topsoil should be carefully stripped off and stockpiled for this purpose.
Development Issues Comments Foundations The preliminary investigation has identified Topsoil/Subsoil and only localised Made Ground
to a maximum combined depth of between 0.3 and 1.5 m begl typically overlying Superficial Deposits comprising dense to medium dense slightly silty sand and gravels with occasional upper layers of firm to stiff sandy slightly gravelly clay. Geotechnical testing of the near-surface cohesive soils indicates them to be of low volume change potential and; therefore, a minimum founding depth of 0.75 m should be adopted in accordance with NHBC Standards. Following site clearance and stripping and stockpiling of topsoil for reuse, natural soils will be present near surface and therefore conventional shallow foundations would typically be considered suitable. However, boreholes confirmed groundwater inflows at shallow depth typically between 1.4 and 2.0 m bgl. On this basis, foundations should be kept as shallow as possible, and a “dig and pour” foundation strategy should be employed. If for any reason shallow foundations cannot be utilised, then an alternative foundation solution such as piling should be considered, and may prove to be more economic. Given the above comments, it is recommended that further investigation including trial pits and possibly deeper boreholes is undertaken prior to finalising foundation design proposals.
Soil Gas A programme of gas monitoring has been carried out as part of the present investigation. No elevated gas of concern has been detected. The ground conditions encountered at the site are not associated with hazardous levels of soil-gas generation and in view of this and the gas levels recorded, it is not considered necessary to incorporate specific gas protection measures into the proposed development.
Buried Concrete Design Sulphate Class of DS-1 and an ACEC class of AC-1 apply at the site. Pavement Design Final road and pavement levels to be adopted are not known at this stage, however, it is
anticipated that following preparatory works, natural sandy or locally clayey soils will be present at formation level. For preliminary design purposes, the near surface granular and cohesive soils are considered to have long term CBR values of 10 % and 5 % respectively (based on average construction conditions). The formation soils should be considered as potentially frost susceptible. In situ CBR testing should be carried out to allow detailed design of road formations once road alignments and levels have been finalised.
Soakaways The available investigation data indicates that the ground may be suitable for the discharge of surface water to the ground via shallow soakaways, subject to detailed drainage design and the approval of the Environment Agency. However, the presence of a shallow groundwater table would need to be carefully considered and therefore infiltration testing will be needed to confirm design.
Further Work Comments Detailed Investigation Undertake further intrusive investigation to confirm foundation and drainage design
requirements. The above summary is intended for reference purposes only and specific details should be obtained by reading the entire report.

1. INTRODUCTION 1.1 Georisk Management Limited (Georisk) has been commissioned by Cameron Homes
Limited (Camerons) to carry out a Phase 1 desk study and preliminary ground investigation at land at Barton Marina, Barton-under-Needwood. The scope of work is set out in our proposal to Camerons of 1 May 2014, reference 14088/LO.001/AIB.
1.2 The site is being considered for residential redevelopment and a Phase 1 Desk Study and
Preliminary Investigation report has been prepared as part of a planning submission to the Local Authority. The principal aims of this assessment are as follows:
· to carry out Phase 1 hazard identification and assessment (desk study) including
determination of an initial conceptual model based on ‘source-pathway-target’ principles; · to provide a preliminary indication of the prevalent ground and groundwater conditions at the
site; · to provide an assessment of the concentrations of a range of potential contaminants of
concern within the near surface soils, including Phase 2 evaluation of risk to human health and/or environmental receptors;
· to identify any potential geoenvironmental constraints or opportunities associated with the redevelopment of the site for a residential end use;
· to provide general geotechnical design recommendations for the proposed development scheme, and to identify any further intrusive work needed.
1.3 This report presents the findings of Phase 1 (desk study) and factual data obtained from
the programme of fieldwork, monitoring and laboratory testing implemented by Georisk, together with a Phase 2 assessment of the contamination status of the near surface soils and general engineering considerations for the proposed new development.

5. SITE HISTORY 5.1 The history of the site and the surrounding area has been assessed by reviewing available
historical County Series and Ordnance Survey maps. The 1: 2500 scale maps studied, with the approximate site boundary shown, are included in Appendix B of this report and a summary is presented in the table below:

5.2 The historical maps show no cartographic evidence of ponds, mining or quarrying on site.
Google Earth historical imagery confirms that the marina and ponds were in place by 2003; no satellite data earlier than this was available.

6. GEOENVIRONMENTAL SETTING 6.1 Geology and Mining
Published Geology 6.1.1 The geology of the site has been appraised from 1:50000 scale BGS Digital Mapping
information and is shown to be as follows: Geological Unit Description Made Ground No Made Ground is specifically mapped beneath the site by the BGS;
however, the presence of nominal Made Ground may be present. Superficial Deposits Holme Pierrepont Sand and Gravel Member (sands and gravels). Mercia Mudstone Group Reddish brown mudstone and siltstone; Triassic age.
Previous Investigation
6.1.2 The BGS has records of ground investigations carried out for the improvements to the sewage works to the north east. The borehole data indicates dense to medium dense brown grey to red brown slightly silty sandy gravel (Holme Pierrepont Sand and Gravel Member) to between 7.9 and 8.5 m bgl overlying firm red brown clays (weathered Mercia Mudstone strata).
Mining 6.1.3 The Coal Authority interactive map viewer indicates that the site lies outside a coal mining
reporting area.
6.1.4 On the basis of the above information, the development site is not considered at risk associated with underground coal mining and further specific investigation or remedial action in this regard is not considered necessary.
6.2 Hydrology 6.2.1 There are several surface water features either directly adjacent or within close proximity to
the site including the amenity ponds, Marina, canal and overflow drainage ditch. Barton Brook also lies further to the north.
6.2.2 The EA has no records of any significant pollution incidents to surface waters within 250 m
of the site. 6.2.3 Based on current information held by the EA, the site lies directly adjacent to an area
affected by flooding from rivers. A flood risk assessment was beyond the scope of the present report.
6.3 Hydrogeology 6.3.1 The Superficial Deposits are classified as a Secondary A aquifer with the underlying
Mercia Mudstone strata classified as a Secondary B aquifer. 6.3.2 The site does not lie within a groundwater Source Protection Zone and there are no
recorded groundwater abstractions within 1000 m of the site.

6.4 Waste Management 6.4.1 There are no historic landfill sites or Local Authority recorded landfills within 250 m of the
site. 6.5 Radon 6.5.1 Information provided by the BGS and included in the Envirocheck Report (supplied by
Landmark Information Group) indicates that radon protection measures would not be required in the construction of new dwellings.
6.6 Supporting Data 6.6.1 The Envirocheck datasheet supporting information (supplied by Landmark Information
Group) is included in Appendix G. 7. INITIAL CONCEPTUAL MODEL AND INVESTIGATION STRATEGY 7.1 Environmental Setting 7.1.1 On the basis of the findings of the Phase 1 Desk Study presented in Sections 4 to 6 of this
report, the environmental setting of the site can be summarised as follows:
· historical records indicate that the site has comprised open fields since the late 1800’s until the early 2000’s. More recently the locality has been redeveloped to create the Barton Marina and amenity area and the site comprises open space within this;
· there are no wells, quarries or ponds shown on historic records for the site itself, although ponds have been created in an adjacent locality probably in the last 10 years;
· the geological sequence is anticipated to comprise Superficial Deposits (dense to medium dense sandy gravels) over Mercia Mudstone strata (typically red brown weathered mudstones, anticipated around 8 m bgl);
· the Superficial Deposits are classified as a Secondary A aquifer. There are no groundwater abstractions within 1000 m of the site and the site does not lie within a groundwater Source Protection Zone;
· the EA indicate that the site lies adjacent to an area affected by river flooding; · the site is not considered to be at risk from shallow coal workings; · radon protection measures will not be required for the proposed development.
7.2 Initial Conceptual Model and Preliminary Risk Assessment General 7.2.1 The initial conceptual model and preliminary risk assessment are based on information
derived from the desk study to provide a qualitative assessment of risk posed to human health and environmental receptors from potential on and off-site sources of contamination as defined within Part IIA of the Environmental Protection Act (1990). For a significant risk to exist, it must be established that contamination has the potential to cause harm to susceptible targets. This is known as “pollutant linkage” and requires three criteria to be identified at a significant level:
· the presence of substances that may cause harm (SOURCE); · the presence of a receptor which may be harmed (TARGET); · the existence of a plausible pollutant linkage between the source and the target (PATHWAY).

7.2.2 EA R&D66 (2008) includes a risk classification system based on classification of
consequence and probability. The table overleaf shows a risk matrix, in which the likelihood or probability of each pollutant linkage being realised is ranked against the severity of the consequences. The result is the risk classification, based upon which risk management actions can be implemented. The individual sources, pathways and receptors identified are assessed against this risk matrix; potential pollutant linkages and associated risks are recorded.

7.2.3 Definitions of risk terminology are as follows. 7.2.4 Very high risk: there is a probability that severe harm could arise to a designated receptor
from an identified source, or there is evidence that severe harm to a designated receptor is currently occurring.
7.2.5 High risk: harm is likely to arise to a designated receptor from an identified source. 7.2.6 Moderate risk: it is possible that harm could arise to a designated receptor from an
identified source. However, it is relatively unlikely that any such harm would be severe, or if any harm were to occur it is more likely that the harm would be relatively mild.
7.2.7 Low risk: it is possible that harm could arise to a designated receptor from an identified
source, but it is likely that this harm, if realised, would at worst normally be mild. 7.2.8 Very low risk: there is a low possibility that harm could arise to the receptor. In the event
of such harm being realised it is not likely to be severe. 7.2.9 Professional judgement and experience has been used to estimate the combination of
probability and consequence of the harm posed by the pollutant linkages identified. This allows the risk to be evaluated on a qualitative basis. The risk category is used to prioritise /target the site investigation. Using this matrix and the available screening limits it has been possible to carry out a semi-quantitative risk assessment for the sources, pathways and receptors which have been identified at the site.
7.2.10 The initial conceptual model also illustrates the contaminants of concern identified from the
contamination assessment, and demonstrates the potential pathways and receptors which are considered likely to exist at the site. Contamination management options are also included, which indicate the most appropriate methods by which the identified risks can be mitigated.
7.2.11 Risk is based on a consideration of both:
· the likelihood of an event (probability); and · the severity of the potential consequences.

7.2.12 A pollutant linkage must be established before tests for probability and consequence are
applied. If there is no pollutant linkage then there is no potential risk and there is no need to apply tests for probability and consequence. The risk assessment needs to include a logical and transparent system to define categories of severity of consequence and probability of occurrence. The initial conceptual model and preliminary risk assessment are discussed below and also presented as Table I. Proposed Development
7.2.13 The proposed development is anticipated to comprise housing with private gardens and hardstanding for access and parking.
Potential On-Site Sources of Contamination
7.2.14 Based upon information derived from the Phase 1 Desk Study, the site has had no history of potential contaminative usage, although nominal Made Ground may be present associated with the construction of the Marina and amenity area. Potential Off-Site Sources of Contamination
7.2.15 Based on information derived from the Phase 1 Desk Study, no potential significant off-site
sources of contamination have been identified that could affect the proposed development of the site. A sewage works was historically present just to the north east of the site and buried organic soils may be present; the risk of gas generation associated with this is likely to be low but should be considered.
Targets/Receptors
7.2.16 The following site-specific targets are considered to be potentially feasible: · site workers – construction personnel involved in redevelopment works; · long term site users – house occupants; · plant life – landscape or garden areas; · building fabric and foundations.
7.2.17 Given the anticipated absence of significant sources of contamination and the landscaped
nature of the site, the risks to controlled waters are considered low and warrant no further action. This should be reviewed if required following completion of intrusive investigation. Pathways
7.2.18 The potential pathways that are considered relevant to this site are as follows:
· direct contact with and/or incidental ingestion of any contaminated soils or dusts derived from contaminated soil;
· consumption of home-grown produce; · inhalation of dust derived from any contaminated soil; · migration of hazardous soil-gases via permeable strata or via ducts/drains into confined
spaces.

Contaminants of Concern
7.2.20 Based on the past site usage and EA R&D66 (2008), no significant contamination risk has
been identified. However, as it is proposed to redevelop the site for housing, routine soil testing supplemented by risk assessment will be required to confirm risk levels posed to future site users. The following typical potential contaminants of concern are considered appropriate for the assessment of the site:
· metals, semi-metals and non-metals – in particular arsenic, cadmium, chromium, copper,
lead, mercury, nickel and zinc all require analysis as potential indicators of metal contamination;
· inorganic compounds – sulphates, cyanide; · organic contaminants - speciated polyaromatic hydrocarbons (PAH), phenol, and possibly
speciated Total Petroleum Hydrocarbons (TPH) on targeted samples, if any areas of concern are identified;
· acids and alkalis – pH. 7.3 Investigation Strategy 7.3.1 On the basis of the information presented above, the proposed preliminary ground
investigation strategy is as follows:
Exploratory Holes Purpose Light percussive boreholes; selected to minimise ground disturbance.
To determine prevalent ground and groundwater conditions across site, including:
· nature and extent of any Made Ground; · nature and extent of any soil contamination; · suitability of the ground for foundations and pavement design.
Selected boreholes Undertake in situ Standard Penetration Tests (SPT) to determine a geotechnical strength profile.
Selected boreholes Construction of monitoring installations to facilitate assessment of risk posed by any hazardous soil-gases and to determine standing groundwater levels.

7.3.2 Due to access restrictions on site, it has only been possible to undertake preliminary investigations at this stage. It is acknowledged that further investigations will be needed when clear access is available; trial pits will be needed to confirm ground conditions, and trench stability/ease of excavation. Percolation tests will be carried out in selected trial pits to assess the potential for discharging surface water to the ground.
8. PRELIMINARY INVESTIGATION Investigation 8.1 To further develop the Conceptual Model and to provide preliminary ground information in
the proposed residential development area, a preliminary intrusive survey was undertaken in May 2014.
8.2 The fieldwork comprised the following elements:
· 4 No. light percussive boreholes, designated BH1 to BH4, put down to a maximum depth of 3 m begl;
· Continuous dynamic probing at 2 No. locations. 8.3 The fieldwork was supervised on a full-time basis by a suitably qualified and experienced
Georisk engineer. All soil description and sample logging was carried out in general accordance with BS 5930 (1999) and the exploratory hole records are presented in Appendix C.
8.4 The positions of the exploratory holes were set out by Georisk and the approximate
locations are shown on the Exploratory Hole Location Plan included as Drawing No. 14088/1 in Appendix A.
8.5 Small disturbed samples were recovered from the exploratory holes as necessary to facilitate sample description and for subsequent laboratory testing. Observations of groundwater encountered during the fieldwork are included on the relevant exploratory hole records included in Appendix C.
8.6 Soil-gas and groundwater monitoring installations were constructed in BH1 and BH3
inclusive as shown on the borehole records included in Appendix C. Monitoring has been carried out on two occasions to date and the following measurements were taken in sequence:
· atmospheric pressure (mb); · differential/relative pressure (Pa/mb); · flow monitoring (l/hr); · measurement of CO2 , CH4 and O2 gas concentrations (by volume; % v/v); · groundwater level (metres below existing ground level; m begl).
8.7 The results of the soil-gas and groundwater monitoring are presented in Appendix D.
Ground Conditions 8.8 Surface Topsoil is present across the site (beneath a grass cover) to between 0.3 and 0.4
m in thickness. Firm brown sandy clayey subsoil was located beneath Topsoil in BH4 between 0.3 and 0.6 m depth. Made Ground was identified in BH3 only to between 0.4 and 1.5 m bgl, and comprises medium dense dark grey sandy gravel of concrete and tarmacadam pieces. Superficial Deposits were identified at all locations beneath surface

Topsoil and Made Ground if present, to depths of at least 3 m bgl. The Superficial Deposits comprise dense to medium dense orange brown to brown slightly silty sand and gravel of mixed lithologies. An upper layer of firm to stiff yellow brown sandy slightly gravelly clay was found in BH4.
8.9 The Mercia Mudstone Group strata were not encountered at the investigated depth.
Penetration of the window sampling equipment was restricted due to groundwater inflows. 8.10 No visual/olfactory evidence of potential contamination was recorded in the exploratory
holes put down during the investigation works. No evidence of buried obstructions was encountered in the exploratory holes.
8.11 Groundwater was typically encountered between 1.4 and 2 m bgl during drilling within the
Superficial Deposits. These water inflows caused collapsing of the borehole sides and prevented deeper drilling. Groundwater monitoring has indicated water levels at 1.5 m bgl in the locality of BH1.
Chemical Testing
8.12 A programme of chemical testing was scheduled by Georisk on selected soil samples
retrieved from the exploratory holes. The testing was carried out at an independent UKAS accredited laboratory for the typical potential contaminants of concern as indicated in Section 7.2. The chemical test results are presented in Appendix E.
pH and Sulphate Conditions 8.13 pH levels in 7 No. soil samples analysed were between 6.5 and 8.0, i.e. variably very
slightly acidic to very slightly alkaline with water soluble sulphate concentrations (expressed as SO4 in a 2:1 water:soil extract) on the corresponding samples of 0.0070 to 0.032 g/l.
Geotechnical Testing 8.14 Routine geotechnical testing comprising moisture content and Atterberg Limits was carried
out on selected soil samples. The testing was carried out in accordance with BS1377 (1990) at an independent UKAS accredited laboratory and the results are presented in Appendix F.
8.15 A sample of cohesive material from the Superficial Deposits was scheduled for Atterberg
Limit determinations and natural moisture content tests. These test results are indicative of a clay material of low plasticity and low volume change potential. The results are shown on a Plasticity Chart presented as Drawing No. 14088/2 in Appendix A.
Soil-Gas
8.16 The programme of soil-gas monitoring to date has revealed no methane and low steady
state levels of carbon dioxide of between 1.2 and 2.5 % v/v. Gas flow rates have been zero during the monitoring programme and no positive relative pressures have been recorded.

9. HUMAN HEALTH CONTAMINATION RISK ASSESSMENT 9.1 General 9.1.1 The UK approach to the assessment of contaminated land is based upon the principles of
risk assessment, which is founded on the use of “source-pathway-target” principles in order to establish the potential presence of “pollutant linkage”.
9.1.2 Georisk adopts a tiered approach to risk assessment in accordance with current UK
guidance and good practice. The initial step of this process, known as Tier 1, is the comparison of site-derived data with relevant guideline levels.
9.1.3 Should the adopted criteria be exceeded then two courses of action are available. The first
is to break the pollutant linkage by undertaking remedial works such as removing or treating the contaminated soil. Alternatively a more detailed risk assessment can be carried out to determine whether a contamination risk actually exists.
9.1.4 The UK approach to the assessment of human health risk from contaminated land is set
out in the CLEA (Contaminated Land Exposure Assessment) framework, which was first published in 2002 by the Department for Environment, Food and Rural Affairs (DEFRA) and the EA. The original guidance was withdrawn and revised guidance issued in 2009, which is set out in the following documents published by the EA:
* “Human health toxicological assessment of contaminants in soil”. Science Report
SC050021/SR2; * “Updated technical background to the CLEA Model”. Science Report SC050021/SR3.
9.1.5 The CLEA model uses generic assumptions about the fate and transport of chemicals in
the environment and a generic conceptual model for site conditions together with human behaviour to estimate long term human exposure to soil contaminants. Soil Guideline Values (SGV) are derived using the CLEA Model by comparing estimated exposure with ‘Health Criteria Values’ (HCV) that represent a tolerable risk to health from chronic exposure. SGVs are scientifically based ‘generic assessment criteria’ that can be used to simplify the assessment of risk to human health from chronic exposure to contaminants in soil. SGVs are a screening tool for the ‘generic quantitative risk assessment’ of land contamination.
9.1.6 SGVs are ‘trigger values’, which if exceeded in soil concentrations may pose a possibility of
significant harm to human health.

9.2 Human Health Risk Assessment Design
Proposed Development 9.2.1 The proposed development is anticipated to comprise residential plots with private back
gardens and hardstanding for vehicular access and parking as shown on the Contract Plan provided by Camerons.
Assessment Criteria
9.2.2 As indicated above, the EA has published revised SGVs for several contaminants and
where they are available these SGVs have been used in this report. Where no SGV exists or has existed, relevant guidance issued by the CIEH (in association with LQM) in 2009 or by Atkins on the ATRisksoil website has been adopted. The assessment criteria used for the screening of contaminants is summarised below:

9.2.3 The investigation has identified similar ground conditions across the site and; therefore, it is
appropriate to consider the entire site as a single averaging area.
End Use 9.2.4 In view of the proposed development which is for housing purposes, a “residential” end use
conceptual model is considered appropriate for the site. 9.2.5 It is considered that the top 1 m of soil will need to be considered within the risk
assessment, as the critical receptor (i.e. occupiers of the residential area) is most likely to be exposed to these materials.
Statistical Analysis
9.2.6 Given the unbiased random nature of the sampling carried out during the investigation, the
chemical test results have been compared directly to the SGV/GAC/SSV in the first instance.

Contaminants of Concern 9.2.7 The potential contaminants of concern are detailed in Section 7 and these contaminants
have subsequently been targeted for chemical analysis. 9.3 Generic Quantitative Human Health Risk Assessment 9.3.1 The results of the chemical testing of near surface soils compared to the chosen
assessment criteria are summarised as follows:

9.3.2 All of the test results for the targeted contaminants of concern are below the relevant
SGV/GAC/SSV. 9.3.3 Concentrations of copper and zinc in Made Ground do not exceed levels were phytotoxity
could potentially be exhibited i.e. concentrations of 200 and 300 mg/kg respectively. No evidence of hydrocarbon impact was noted during the investigation and therefore further analysis was not required. No evidence of asbestos containing materials was identified in the exploratory holes.
9.4 Risk Evaluation and Remediation Proposals 9.4.1 On the basis of the investigations carried out, no significant risks exist to future site users
and no specific remedial action will be required. 9.4.2 It is recommended that clean topsoil is placed in all garden and landscaped areas to
provide a clean growing medium. Any site won topsoil should be carefully stripped off and stockpiled for this purpose.
9.4.3 Prior to any development works starting at the site, it is recommended that these proposals
are agreed with the Local Authority and NHBC as appropriate. 9.4.4 Any Made Ground that requires removal off site should be taken to a suitably licensed tip
under duty of care documentation. Waste Acceptance Criteria testing may be required by certain landfills to satisfy site licensing requirements; such testing was beyond the scope of the present investigation.

9.4.5 It is recommended that a copy of this report is supplied to utility companies and that their recommendations relating to appropriate supply pipes are adhered to.
9.4.6 Should any areas of previously unidentified potentially contaminated soil be encountered
following demolition or during site construction works, we would recommend consultation with Georisk to ensure that our recommendations continue to apply. Any potentially contaminated soils should be left in situ pending further assessment.
10. DEVELOPMENT ISSUES 10.1 On the basis of the findings of the desk study presented in Sections 4 to 6 of this report,
and the resultant Initial Conceptual Model that has been designed (Section 7), augmented by preliminary intrusive investigations (Section 8), the following ground related issues that require consideration in terms of the redevelopment of the site have been identified.
Foundations
10.2 The preliminary investigation has identified Topsoil/Subsoil and only localised Made
Ground to a maximum combined depth of between 0.3 and 1.5 m begl typically overlying Superficial Deposits comprising dense to medium dense slightly silty sand and gravels with occasional upper layers of firm to stiff sandy slightly gravelly clay. Geotechnical testing of the near-surface cohesive soils indicates them to be of low volume change potential and; therefore, a minimum founding depth of 0.75 m should be adopted in accordance with NHBC Standards.
10.3 Following site clearance and stripping and stockpiling of topsoil for reuse, natural soils will
be present near surface and therefore conventional shallow foundations would typically be considered suitable. However, boreholes confirmed groundwater inflows at shallow depth typically between 1.4 and 2.0 m bgl. On this basis, foundations should be kept as shallow as possible, and a “dig and pour” foundation strategy should be employed. If for any reason shallow foundations cannot be utilised, then an alternative foundation solution such as piling should be considered, and may prove to be more economic.
10.4 Given the above comments, it is recommended that further investigation including
trial pits and possibly deeper boreholes is undertaken prior to finalising foundation design proposals.
10.5 Based on the test results to date, a classification DS-1 and AC-1 would apply to the design
of buried concrete.
Soil-Gas 10.6 A programme of gas monitoring has been carried out as part of the present investigation.
No elevated gas of concern has been detected. 10.7 The ground conditions encountered at the site are not associated with hazardous levels of
soil-gas generation and in view of this and the gas levels recorded, it is not considered necessary to incorporate specific gas protection measures into the proposed development.
10.8 Radon protection would not be required for a residential development at this site.

Soakaways
10.9 The available investigation data indicates that the ground may be suitable for the discharge
of surface water to the ground via shallow soakaways, subject to detailed drainage design and the approval of the Environment Agency. However, the presence of a shallow groundwater table would need to be carefully considered and therefore infiltration testing will be needed to confirm design.
Road/Pavement Design
10.10 Final road and pavement levels to be adopted are not known at this stage, however, it is
anticipated that following preparatory works, natural sandy or locally clayey soils will be present at formation level. For preliminary design purposes, the near surface granular and cohesive soils are considered to have long term CBR values of 10 % and 5 % respectively (based on average construction conditions). The formation soils should be considered as potentially frost susceptible.
10.11 In situ CBR testing should be carried out to allow detailed design of road formations once
road alignments and levels have been finalised.
Sewers 10.12 Difficulty should be anticipated with sewer installation, depending upon the required invert
levels. Below around 1.4 to 2.0 m bgl, robust dewatering measures may be required to allow construction to take place. Trench support should also be allowed for.

The Environment Act 1995 has made site sensitivity a key issue, as the legislation pays as much attention to the pathways by which contamination could spread, and to the vulnerable targets of contamination, as it does the potential sources of contamination. For this reason, Landmark's Site Sensitivity maps and Datasheet(s) place great emphasis on statutory data provided by the Environment Agency and the Scottish Environment Protection Agency; it also incorporates data from Natural England (and the Scottish and Welsh equivalents) and Local Authorities; and highlights hydrogeological features required by environmental and geotechnical consultants. It does not include any information concerning past uses of land. The datasheet is produced by querying the Landmark database to a distance defined by the client from a site boundary provided by the client.
In the attached datasheet the National Grid References (NGRs) are rounded to the nearest 10m in accordance with Landmark's agreements with a number of Data Suppliers.
