The Village School

The Village School is a new state-of-the-art school supporting some of the most vulnerable children and young people living with disabilities, providing them with a positive approach to schooling and respite care.

Bouygues UK delivered the new two-storey centre of excellence under a design and build contract, with the new facilities providing a specialist short break centre to offer respite care, a large performing arts centre, a specially adapted hydrotherapy swimming pool and an independent living suite.

To make the most of the site and provide sufficient external play, the new building was designed with a 1,000m² roof play deck positioned on the rear of the building.

The technical requirements of such a school could not be underestimated. The need for hygiene rooms, sensory rooms, soft play rooms, NHS inclusion and specialist play equipment meant that the team had to up-skill in various aspects to successfully deliver the work.

The building has achieved a BREEAM Excellent rating with sustainable features including rainwater harvesting, a storm water attenuation system, presence-controlled lighting and underfloor heating.

Social Benefits:

l It was important for the School to create an inclusive community environment and so the new facilities also include a multi-use games area, sports hall, swimming pool and a cafe available for use by local people.

l Consultation was planned in such a way that it allowed the voice of even the most profoundly disabled to be heard. Pupils were shown a specifically prepared DVD – ‘The Journey to Our New School’ – with opinions expressed through speech, signing and eye-pointing, and for those unable to benefit from watching the DVD the team observed pupils during the school day so they could produce evidence of what they enjoyed and what was restricting further enjoyment.

l We hosted a series of engagement and learning events with the School, developed to be fully-inclusive, these included; talks from the site team that saw them acting out their roles through mime, sharing a 3D model of the building and sessions held on site for pupils from the 6th Form Centre to learn and improve their bricklaying skills.

l A combination of the vision for the new School and the social value added during the project’s construction saw it win the APM Project Management Awards ‘Social Project of the Year’ 2013.

CCG is committed to helping address skills shortages in the sector, recently securing Investors in Young People Gold accreditation with apprentices representing 10% of our 600 strong work force.

Each new contract secured enables us to bolster our training investment and sustain engagement with the local community.

Commonwealth Games Athletes Village

The £150 million Commonwealth Games Athletes Village is the catalyst for reinvention of Glasgow’s East End.

It was the most significant housing led regeneration initiative underway in the UK and was delivered by a private sector consortium - City Legacy. As founding members of the consortium, CCG delivered approximately one third of the total build.

The 88 acre Village was successfully handed over on time and on budget to the Games Organising Committee in January 2014 and provided accommodation for 6,500 athletes and officials during the Glasgow Games.

Beyond, it is a lasting regeneration legacy - an urban exemplar of well planned, integrated and sustainable mixed tenure housing set adjacent to amenities and planned within high quality public open spaces.

The Village adopts a holistic approach to sustainability. It was intended to be low carbon by design and function and construction standards are complimented by a decentralised energy strategy. The site was built using predominantly timber frame solutions and showcased use and application of Off-Site Modern Methods of Construction pioneered by CCG.

At its peak the project sustained 650 jobs creating 89 new apprenticeships and 141 work placements for children and young adults.

Social Benefits:

l The scheme provided Tenure Blind Housing Solutions.

l It’s sustainable design reduced CO2 emissions and helped to address fuel poverty in the area.

l The end result left a legacy of job creation and an overall feeling of a great place to live.

Moat Lane Regeneration, Towcester

Towcester Regeneration Limited (TRL) is a partnership for the regeneration of the historic Moat Lane area of Towcester town centre and the delivery of a new Civic building, plus ancillary facilities, for South Northamptonshire Council.

The project has six phases of development, with phase one the design and build of the new civic offices. In consideration for the civic works the Council is transferring interest in five sites, owned by them to MSIL. These sites will then be developed for a number of purposes including residential. The project in

Towcester has a large number of stakeholders from those procuring the project to statutory consultees, plus external community groups and other parties directly affected by the development. TRL formed a project board of stakeholder representatives and put in place a detailed stakeholder management plan.

Throughout the different project phases we have been active to ensure appropriate engagement takes place with all interested stakeholders, utilising public exhibitions, meetings, newsletters and targeted local communications. During consultation we were able to develop the shared vision which would both deliver a scheme that met the various stakeholder aspirations, and was affordable to the Council.

Social Benefits:

l A reinvigorated Towcester town centre with delivery of a civic building of 3,300 m2, and associated retail / commercial facilities of 2,000 m2

l A total of 180 new and redeveloped homes across five separate development sites

l Detailed archaeology investigations, recording and preservation of an Ancient Scheduled Monument as an integral part of the development

l The new civic building for South Northamptonshire Council delivers cost savings through more efficient and effective working, and the use of state-of-the-art technology

l The Strategic Development Agreement signed between MSIL and the Council incorporated agreed local employment and training deliverables.

Luton BSF

General description of the project Wates were selected as the private sector partner in the Luton Learning and Community Partnership (LLCP), which delivered over £260m of projects including schools, leisure facilities and social housing, and managed FM and ICT services.

The LLCP partnership between Wates and Luton Borough Council (LBC) was funded by land donation by LBS and a range of sources including cross subsidy from housing sale receipts. LLCP successfully delivered a range of social infrastructure projects including:l Six schools through a Building Schools for

the Future (BSF) programme valued at £136m

l Eight projects including Library, Theatre, Youth Facility and Children’s Centre totalling £38m

l A new Leisure and Aquatics Centre (£20m) and the new Riverbank Free School (£7.1m)

l Energy efficiency retrofits to over 200 homes and 450 new affordable homes.

The Housing provision LLCP also developed new Homes for Luton (NH4L), a large scale sustainable regeneration programme across approximately 20 different sites within Luton, delivering at least 450 new affordable homes on mixed tenure developments through a Joint Venture partnership.

Developers typically required 80% of new build housing for private sale, with circa 20% allocated as affordable social housing. The benefits of the NH4L approach means that circa 60% of the newly built homes are for affordable social housing.

NH4L delivered over 450 homes over nine years including the following phases:

l Phase 1 – 152 mixed tenure units over three sites including private sale, affordable rent, shared ownership and supported living

l Phase 2 – 209 new homes across three sites with 65 rented, 44 shared ownership and the remaining for private sale.

Social Benefits:

l We delivered a Community Chest of £250,000 for a number of local projects

l Our staff spent over 3,000 hours improving local facilities by re-painting local community halls, planting-days at nursing homes and building eco gardens at schools

l We provided 55 NEETs with construction training, resulting in 38 being employed by our local supply chain

l 445 new full time jobs were created, including 119 apprentices, 30 business trainees and 12 local graduates.

Willmott Dixon was established in 1852 and is a national contractor that delivers multimillion pound public and commercial projects, including building projects in education, leisure and culture, hotels, offices, custodial, health, retail and national frameworks for Government and local authorities. Through our development arm Prime Place Willmott Dixon is delivering private sale residential homes and it’s private rental sector be: here is delivering city centre apartments across the UK designed specifically for renting.

As a specialist residential builder, Willmott Dixon create nearly 2,000 homes each year for all types of tenure: affordable, care residential, retirement villages, housing for sale and private rent, plus student accommodation. Our homes come in all shapes, sizes and scale, from a standalone 90 unit care home to multi- phase ten year estate regenerations that create a new ‘destination’ for community.

Willmott Dixon were also the first carbon neutral construction and support services organisation in the UK.

Prime Place specialises in the delivery of new, high quality homes, across the South East either independently or in joint ventures with private sector developers, Registered Providers and Local Authorities. Our projects

typically involve delivering popular urban sites to provide high quality homes for sale, close to good transport links.

Working with a broad mix of partners our Prime Place team take projects from concept stage through planning into construction and then occupancy, with our in-house team responsible for all residential sales to underpin such projects. The added advantage is that Prime Place will use other parts of the Willmott Dixon Group to deliver these projects, namely Willmott Dixon Housing as contractor. Benefitting from our sister company Willmott Dixon we have the resources internally. The combination of Prime Place and our private rental sector company be:here significantly accelerates the delivery of new homes and ensures large projects actually happen. Delivering up to 1,000 homes in a single phase, this funds the early delivery of infrastructure and public realm, providing a balanced and vibrant community. Turning a concept into a place where people want to live.

Approach to social value

In 2013 Willmott Dixon launched a new sustainable development strategy which confirms our ambitions to 2020. The value of our community investment in 2014 was £2.27m, where we focus on youth employment, social exclusion and inspiring young people and their communitites.

We trained 5,917 people through the Willmott Dixon 4Life Academy, and employed 60 apprentices directly or with other organisations.

We organised over 500 fundraising events, mentored over 1,850 young people and provided work experience opportunities to 325 young people.

Willmott Dixon are accredited to the Carbon Trust Standard and saw a 6.1% reduction in carbon intensity relative to turnover since 2012.

Brentford FC and Griffin Park

Brentford FC and Griffin Park

This development is a key example of Prime Place and Willmott Dixon delivering community infrastructure and a new stadium with no ‘direct cost’ to Brentford FC.

After seeing off fierce competition Prime Place was chosen by Brentford Football Club as development partner. Prime Place has been signed up for the 6 year project to provide 910 homes on the Lionel Road site together with a new stadium.

The new residential development of 1,2 and 3 bedroom apartments will fund the new 20,000 seater multi-use stadium for Brentford FC, renowned for its close community engagement and family atmosphere. This development will underpin the club’s ambition for

promotion to the Premier League and secure its long term future.

Once Brentford FC relocates to their newly built stadium, Prime Place will develop their previous ground at Griffin Park. This site will offer 3 and 4 bedroom family homes that will benefit from state-of–the-art living facilities within a new urban development, just 30 minutes from Central London.
