First Quarter 2009
I have been getting a lot of questions recently about what I think will happen in the real estate market during the 2nd half of 2009. EcoTrends, an economic forecasting think tank, reports that on a national basis the U.S. real estate market hit the bottom of this down cycle during the first quarter of 2009 and has started a recovery cycle. In our local market, I believe we are seeing the beginning signs of recovery and will experience a slow recovery over the next six months.
The real estate market has been in a downward cycle since the middle of 2006. Both the numbers of homes sold and home prices have been declining. This long down cycle has been exacerbated by the turmoil in the lending market.
The current unsold home inventory of 7.7 months is down from the peak of 10.9 months. I estimate by the end of the 2nd quarter of 2009 we will have about 6.9 months of unsold inventory. In a normal market you should have between 2 and 3 months of unsold inventory. Until the inventory reaches this 2-3 month level, we will see downward pressure on prices.
What does this mean to you?
Today I am telling active sellers to get their home sold within 90 days, it must be listed at 3% below the current fair market value. The real question is… is this the time for you to buy or sell?
If you are looking to purchase a bargain at 10% or more below market value, you are probably too late! The steals that we saw in the last year are disappearing fast. Lenders are getting better at managing short sale prices.
If you are looking to buy a long-term investment home that you plan to hold for 5 years or more, now is the time to buy. You have lots of choices, can get good locations, solid values, and in five years it will have done very, very well as an investment. If you don’t buy now, you will kick yourself for not buying everything you possibly could in the current market. If you are thinking of selling and renting, I don’t recommend it. Rental prices are going up at a fairly fast clip, and you will end up being worse off if you try to get back into the market in a year or two.

The good news is, the economy is his number one focus. And, even though the experts are split on their predictions on the impact of his stimulus package, most agree that is will have a positive impact on real estate. One of my favorite Economic Professors, Richard MacKenzie, says it is impossible to predict exactly how much impact it will have or how long it will take to stimulate the economy. But, if consumer confidence goes up, it will make a difference. What’s in Store for Real Estate in 2009?With all the headlines talking about the deepening recession and mounting job losses, many people might think that real estate in 2009 will not do any better than 2008. Professor Greg Herder, a real estate marketing expert and trend watcher that I respect, says he sees lots of positive signs that the real estate cycle in 2009 will start trending upward. The government has intervened aggressively in the market to push interest rates down. Mortgage rates today are close to 50-year lows. You can get 5% or even 4.75% for 30-year mortgages.
Add in the expected massive economic stimulus package that the Obama administration has put in place, and there's a good chance we're going to see a gradual transformation of the downward cycle into a slow rebound over the coming several quarters.
The latest monthly Federal Housing Finance Agency index found home prices UP by six-tenths of a percent in the Mountain states and UP by two-tenths of a percent in New England. Herder points out that these small positive signs are strong signs that the down cycle has tailed off.
I believe the low-cost money, low prices and our stabilizing local markets will make the first half of 2009 a great time to buy or move up in real estate.
