A Preliminary Review of Plans and Specifications1 Quickly review all Drawings in the Construction Document set, including Architectural,

Structural, Civil, Landscaping, Mechanical, Plumbing, Fire Protection, Electrical, FoodService, and any other discipline. Spend not more than one minute per sheet, average.

2 Make a list of any apparent discrepancies or questions while reviewing the set, and add‘flags’ to sheets where there are significant questions.

3 Quickly review the Specif ications by reading through the Table of Contents forMechanical and Plumbing work. Check the Table of Contents against the actualSpecification sections to verify all sections have been included. Make a list of questionsthat may come up during the cursory review.

4 Review Architectural T itle Sheet, or first sheet in the set, and make a list of the ProjectSquare Footage, Building Occupancy Type, Building Construction Type, GoverningCodes, Index of Drawings, and any other information that relates to Mechanical orPlumbing work.

5 Check for consistent appearance of Title Blocks, Drawing Scales, North Arrows,Professional Stamps, Company Logos, Sheet Numbers, Sheet Tit les, Issue Dates, andIssue Revisions on all sheets.

B Demolition Plans1 Verify that Demolition Symbols (cross-hatching, etc.) are clear and complete, and are

A Mechanical Piping Plans Return to Table of Contents1 Sum all Chilled Water Supply and Return quantities (GPM’s) from coils back to service

connection or pumps. Pencil in quantities adjacent to pipes. Verify flow rates are listedfor all coils or equipment, and that Schedules for each device are complete. Check flowdirection Arrows for completeness and correct direction.

2 Sum all Heating Water Supply and Return quantities (GPM’s) same as Chilled Water.Pencil in quantities. Verify Schedule information is complete. Check flow directionArrows.

3 Check for provisions for Water Balancing on plans or on details of coil connections.4 Check for Isolation Valves to allow servicing without shutting down and draining entire

systems.5 Verify whether Direct-return or Reverse-return piping. Suggest Reverse-return for better

water balancing, if appropriate.6 Check provisions for Condensate Drains. Coordinate with Plumbing drawings for piping

and Approved Disposal methods.7 Check on provisions for Air Venting and Drainage – on Coil Piping Details and plans.8 Check Thermostat locations (if thermostats are shown on Piping Plans) and verify all

heating and cooling elements have a corresponding Thermostat or Sensor Control.9 Spot-check pipe sizes against totalized water quantities. Use maximum of 4 ft. per 100 ft.

pipe friction, up to 5” pipe size, and maximum of 8 ft. per second Velocity for pipe 6” andlarger.

10 Check for provisions for Pipe Expansion – Pipe Loops, adequate turns (less than 50 feetof straight pipe), or expansion devices.

11 Check for restrictions to pipe movement – against columns, against solid walls, drops orrises to adjacent floors.

12 Verify that pipes are not run through Stairwells, Elevator Shafts, Columns, or ElectricalRooms.

13 Compare Totalized water quantities with associated Pumps, and analyze diversity if totalsare not equal.

14 Verify that all pipes are sized.15 Coordinate Pipe plans with Ductwork plans and identify any potential conflicts.
