Welcome to my latest report on house sales in Hamilton, Ascot and Clayfield and

for apartment sales in Spring Hill, Brisbane City, West End and Newstead. Thanks to a lengthy

tenure in real estate experience it comes as no surprise to me that the market is on the move

again. With a continually shifting base of buyer and seller sentiment, the influence of external

factors like interest rate and lending practice changes, navigating the sale or purchase of your

As we launch into 2016 there is a lot of talk about how the property market place is going to

change, how it is going to perform during the course of the next twelve months. While many will

look at the past results as an indication of the future one of the truest and best indicators of how

the property market is actually shaping up will be overlooked.

That indicator, that barometer for change, is buyer activity. A measure of how many buyers are

enquiring on and inspecting property. How many buyers are making offers, bidding at auction

and very tellingly how many buyers are going to contract.

Right now, activity is stronger than expected and some agents coming back from their holidays

have been caught off-guard. The fact that inspection numbers, bidder numbers and the number

of offers being made are up imbues a sense of confidence in the market and in general there is

a sentiment of optimism. All of which, should this positive outlook remain, suggests that 2016

could be a big year for our local property market.
