· Ceramic wall tiling: is provided to all bathrooms
with full tiling within shower areas. Other tiled
areas are specific to sanitaryware positions.
· Bathrooms, en suites and WCs: fittings provided
by Duravit, Grohe, Bette and Villeroy and Boch
or similar with fitted vanity units. WCs will have
concealed cisterns and will mostly be wall mounted
with Grohe wall plate dual flush and white soft
close seats and covers. Low profile flush-to-floor
shower trays with semi-frameless glass enclosures,
all with polished chrome single or dual thermostatic
shower mixers by Vado, Grohe or similar. Ladder
style towel rails will also be provided except to the
WC areas linked independently to the hot water
system. All bathrooms and en suites have either
fully mirrored recesses or recessed wall cabinets.
Demister pads are to be fitted to mirrored areas in
the master en suite bathrooms. WC areas will have
feature mirrors fitted. Toilet roll and brush holders
will also be fitted to complete the high level of
fittings provided.
· Heating: all properties will have the advantage
of water under-floor heating system from a
conventional but energy efficient, unvented,
mains pressure gas boiler.
· Fireplaces: class 2 fireplaces are provided to all
plots (except 1 and 8) accompanied by a limestone
ornate feature surround with black coloured hearth
and internal surround, with an enclosed gas fire
and basket with black finish. Apartments 1 and 8
have a bespoke media cabinet instead of
a fireplace.
· Staircases (Penthouse Apartments only):
constructed from softwood with 25mm chamfered
balusters, cut strings and 90mm newel posts.
The stair has a painted finish but with stained
hardwood handrail.
· Burglar alarm: NACOSS alarm installation
including set / unset keypad and panic buttons
to hall and master bedroom. Provision of remote
monitoring services is not provided and is for the
purchaser to arrange if required.

· Electrical Installation: LED energy efficient
downlights to most rooms with some low voltage
downlights to other rooms, with additional
feature lighting to kitchens. Sockets and switches
in polished chrome with chrome rockers and
white inserts. BT and TV points in all bedrooms,
kitchen / breakfast and living rooms connected
to a designated media distribution area. Points
incorporate pre-wiring to enable purchaser
connection to a communal Sky distribution system
for Sky+ and Sky HD, subject to availability and
the purchaser being responsible for all final
connection and subscription charges. Data
distribution is also catered for in the apartment
wiring whilst actual broadband connection or
digital services will be organised by the purchaser.
All phone line connections are to be arranged
by the purchaser directly with BT or their chosen
supplier. Provision for wall mounted flat screen
television has been allowed for in living
room areas.
· Heat/smoke detectors: centrally linked, mains
supplied detectors are provided where required
within the apartments and communal areas.
· Wardrobes: the master bedroom will be fitted
with bespoke carcase units. Other bedrooms will
have proprietary wardrobes finished with opening
doors, with internally fitted shelf and chrome rail.

· Internal doors: 44mm, walnut veneer, two panel
manufactured by FSN with polished chrome lever
door furniture, with half glazed doors or sliding
glazed doors to certain rooms, kitchen to living
areas or hall to living areas.
· Pocket doors: where these are indicated on
floorplans, please note, these are optional extras
for additional purchase. Please ask sales advisors
for details.
· Skirting and architraves: bespoke, with paint
finish to match our interior designer’s scheme.
· Ceilings: smooth finished throughout with feature
coving to halls and living areas. Coving will also be
used in the communal areas.
· Security cages: provided within the basement
area and one will be allocated to each purchaser/
apartment (except apartments 1 and 8 which
receive storage cupboards). These cages are
for non-perishable storage only. There is also a
restriction on odorous or dangerous inflammable
storage within the lease.

tarmac, granite setts or patios in a sandstone slab.
· Facia / soffit boards: timber with a white
painted finish.
· Rainwater goods: black half round gutters and
round downpipes, and where required, hopper
heads fitted to match.
· Boundaries: generally 1.8m closeboard fencing
will be used to site boundaries unless existing
boundary treatments have been retained.
The boundary to the site frontage will be estate
style railings painted black with landscape
hedging behind.
· Front doors: purpose made front doors to each
apartment building with either a walnut or painted
finish to apartment communal areas. Polished
chrome fittings, plus an espagnolette bolt
security mechanism.
· Rear balconies: constructed from glass with
sandstone floors. Terraces will be enclosed with
a sandstone or similar raised floor. Patios where
provided to ground floor apartments will have a
sandstone or similar finish.
· External lighting: access road and parking area
will benefit from surface bollard lighting to aid
security and safety. In the landscaped podium area
there will be some feature lighting. All fittings will
be operated by PIR sensors or time switches with
overrides where necessary.
· Basement parking area: will have fluorescent
energy efficient light fittings, operated by PIR
sensors or time switches with overrides.

boilers to reduce gas consumption and a NOx
class 5 rating making it kinder to the environment.
· Double glazing with Argon gas to external
windows reducing heat loss. Timber windows
with an A energy efficiency rating with materials
obtained from sustainable sources.
· High levels of insulation installed to meet current
building regulations (at the time of the building
design), in floors, roofs and walls to reduce heat
loss during winter months.
The properties benefit from the NHBC (National
House Building Council) 10 year warranty and
insurance policy called Buildmark. Please refer to
your reservation and homeowner’s manual for further
details or ask your sales advisor or solicitor if you
require more information. The NHBC has carried out
build inspections at various stages of construction
and additionally has carried out inspections for
building regulation compliance. The NHBC will issue
a completion certificate (CML) once the apartment
has been completed. In addition the NHBC cover will
extend to all of the building’s communal areas.
Alfred Homes will appoint the managing agent for
Connaught Square Management Company Limited
and they will provide services to the purchasers in
respect of all communal areas. The management
charges will be calculated and presented to
purchasers for these services including the areas
covered and services provided. Generally, the
communal areas will be the access roads, drainage
systems/services where out of privately conveyed
areas, and the communal gardens.
· All lighting is either energy efficient LED or
low voltage fittings, reducing electrical
energy consumption.
· Significant attention was paid to the recycling
of waste materials during the construction of
Connaught Square to reduce the impact of the
development on the environment.
· The careful planning for the retention of existing
trees within the Connaught Square development
and the attention to planting further mature trees
assists the environmental credentials of
the development.
· The use of sustainable surface water drainage
by utilising attenuated soakaways and porous
paving where possible, helps prevent the
development putting further requirements on
existing infrastructure.
Purchasers will be provided with all of the information
required to comply with Alfred Homes’ obligations
under the industry’s Consumer Code for Home
Builders, operated in conjunction with the warranty
provider, NHBC. If any purchaser believes that they
have not received the correct level of information they
should immediately contact the sales advisor or their
solicitor to request details required.
Internally they will include the basement car park,
communal lobby areas including the lifts. It will also
cover the external structure of the building and
building insurances. Please refer to the sales advisor
for full details.
