Three simple steps to success
Priorities: space versus time
Shopping for a home online is a great way
to narrow your search, but there’s nothing
like visiting the sites, models and sales
o� ces to get down to the nitty-gritty.
Before you venture out, here are some
pointers:
First, be clear about what you want and
expect in a new home and in your builder.
Remember, the range of prices in the
new-home market generally refl ects
di� erences in location, features and home
styles. There’s no magic involved. If a
builder’s pricing seems out of whack with
others in the area, ask for an explanation.
Second, understand exactly what is
included with the home you are buying
and what is optional. Ask the sales
representative to show you samples, and
request a “spec” sheet that clearly lists
what is included, as well as any upgrade
options.
Third, evaluate any promises that have
been made during your visit. Is the builder
prepared to put them in writing? Sit
down with your sales representative, ask
questions and discuss your Agreement of
Purchase and Sale in detail – then take it
to a lawyer before it’s fi nalized.
Making compromises is one of the
realities of life that you learn in
kindergarten, and knowing how to
prioritize is a skill that makes fi nding an
ideal compromise much easier.
In a region as desirable as ours, simple
supply and demand principles are going
to drive up real estate prices. One way
to mitigate the a� ordability situation
here is obviously to increase the supply,
and to do this we’re going to have to
densify.
Though people lament the passing of
the “Old Vancouver” into the present,
what this really means is that more
people can a� ord to live here; with one
compromise: space.
Those unwilling to make this
compromise, who want more space
to live, have two options: to pay much
more or to move farther away from
the city core where geography and
city limits do not have such a profound
infl uence on land scarcity. For those
working in the city, this means that more
time will be spent commuting.
So, would you rather have space, or
free time?

Duncan is the brains behind ADDRESS:
part pop-up shop, part showroom and
part gallery, ADDRESS is Vancouver’s
largest local furniture and home
accessories showcase.
Now in its third year, this event gathers
an astounding assembly of local talents
to collaborate with Kate and her brand
at the iconic Arthur Erickson Waterfall
Building in the heart of the Armoury
District on May 5- 8, 2016.
As a local furniture designer and
maker, Kate decided to create an
opportunity where the abundant local
talent she was surrounded by could
be seen and promoted. This group of
diverse talents are brought together
by design methods that are deeply
rooted in refi ned aesthetics, hands-on
craftsmanship and use of exceptional
materials; resulting in a variety of
contemporary pieces.
Participating brands are hand-selected
by Kate herself. As the event grows
each year, it becomes more and more
important to stay true to the essence
of ADDRESS: focus on the local makers
and help provide a leg up within the
industry. This year, Kate has invited local
interior designer, Amber Kingsnorth of
MāK Interiors to curate the event. This
curated approach creates warm, inviting

This year’s ADDRESS line-up will feature
the launch of Kate’s sexy new furniture line. There are another fi ve brands launching new
product at ADDRESS this year, including wonderful textile work by Ana Isabel Textiles,
Antipod Workshop, Clothstudio (formerly Ravi Designs), as well as Fabulous Furnishings
and Upholstery. Design industry heavyweights Nicholas Purcell Furniture, Ox + Monkey,
Pot Inc., Propellor, Russell Hackney, Shipway Living Design, Stefanie Dueck, Steven
Pollack, Trevor Mills Woodturning, WoodReform and Zoë Luyendijk in collaboration with

LIKE THE UNION OF a celebrity
couple, the names “Burnaby” and
“Coquitlam” have been united in the
name “Burquitlam,” to describe an area
where these cities meet. Though some
might say consider the boundaries of
this neighbourhood a little fuzzy, the
Planning Department of the City of
Coquitlam describes them as being north
of the golf course, east of North Road
and south of Port Moody.
LIFESTYLE
At the meeting point of two distinct
cities, it’s hard to qualify the lifestyle
of this neighbourhood at the moment.
One thing’s for certain, though: it’s all
about to change. A new Skytrain station
is opening here in 2016, and developers
have been busy building around that.
Expect all the gentrification that comes
with densification…soon.
Vibe
This is an area in flux, and the vibe is one
of excitement about what the future
holds. People investing in this area are
investing in its future and relying on
the fact that when Burquitlam Skytrain
station opens, it will be that much easier
to get to and from this neighbourhood.
Meet the Neighbours
In 2005, the average family income sat
just above the B.C. average at $66,362,
while unemployment was below-average
at 7.7 per cent. At that same time, visibile
minorities in this neighbourhood made up
38 per cent of the population, and the total
immigrant population was 41 per cent.
In the Area
Not only is a new rapid transit station
proposed for Burquitlam, but factors such
as its proximity to Simon Fraser University,
its alignment along Clarke Road, rapid bus
service to the Lougheed SkyTrain Station
and Coquitlam’s Regional Town Centre
are all part its potential. When you add
wonderful parks, such as Burnaby Lake

You’ll definitely get more bang for your buck in Burquitlam. There is already a mix of housing here, but the Evergreen line will bring increased densification, which is usually good news for renters. Expect to pay around $800 for a one-bedroom apartment or condo (plus or minus from here, depending on the frills you need).

BC AND ONTARIO aren’t just superstars
in residential property, they rock in the
commercial real estate world as well –
home to the 10 top malls in Canada.
It’s well documented that these two
provinces are home to Canada’s most
expensive and most active housing
markets. Now, a new study from
commercial real estate services fi rm
Avison Young shows they are also the
top performers in retail sales.
What’s the correlation? We’ll get to
that in a minute.
The study shows that BC and
Vancouver were the leading province
and city for retail sales growth in
2015, at 6.6 per cent and 9.9 per cent,
respectively, followed by Ontario at 4.5
per cent and Toronto at 5.4 per cent.
Toronto’s Yorkdale Shopping Centre
was Canada’s most productive mall, with
retail sales of $1,610 per square foot,
displacing Vancouver’s Pacifi c Centre,
10 top malls in Canada – and 1 reason to buy near them
which topped the list in 2014.
Five of the 10 top-performing malls
are in Ontario, and four of those are
located in the Greater Toronto Area.

and signifi cant investor interest as well.”
So, what does all this mean for
residential real estate?
Not to oversimplify Economics 101,
but solid population and wage growth
are among the key contributors to both

healthy retail and real estate sectors. And
with BC and Ontario economies and
housing markets leading in this regard,
it’s no surprise that residents in these
areas are brimming in the consumer
confi dence department.
So, those markets that are seeing the
largest retail sales growth, are also those
that are experiencing strong average
home price growth.
On the fl ip side, not surprisingly, oil-
dependent provinces such as Alberta and
Saskatchewan, which Argeropoulos says
have the weakest outlook for retail sales,
are also among the areas where home
price growth is weakest.
When the likes of Saks Fifth Avenue
and Nordstrom set up shop, or when
a retailer such as Yorkdale Shopping
Centre undergoes a major expansion,
it’s usually a sign of good times, and that
an area is on the upswing. Like proximity
to mass transit, schools and other
amenities, being close to shopping is a
major attraction for homebuyers. These
features are among the keys to enjoying
your home while you live there, as well
as for potential resale value in the future.
Large retailers and commercial
ventures don’t just pop up in the
middle of nowhere or in declining
neighbourhoods. These companies make
careful, long-range and well planned-out
decisions in lockstep with municipalities
and developers, based on hard data,
research and demographic information.
This is why major retail expansion is
good news: it’s an indicator the economy
continues to strengthen; and, for those
looking to buy a home, it’s a sign to look
out for new or expanding neighbourhoods
and solid buying opportunities.

IMAGINE A HOUSE of cards – or a game
of Jenga – where one wrong move
could cause everything to come crashing
down. This is the fear some have when it
comes to foreign investors in Canadian
real estate.
The concern is that foreign buyers–
those who live elsewhere but buy
properties in Canada and rent them out
– are driving up home prices, particularly
in hot markets such as Vancouver
and Toronto. This o� shore demand is
leading to, some believe, an artifi cial and
unsustainable market which could cause
a crash if for any reason these owners
pulled out or sold their homes en masse.
“People are concerned that foreign
buyers are coming in and buying too
many properties and driving the prices
up,” Ben Myers, senior vice-president,
market research and analytics at Fortress
Real Developments, told New Home
Guide. “That is the big concern.”
Canada Mortgage and Housing Corp.
is taking steps to address this “data gap,”
by scheduling meetings with industry
stakeholders and other measures. In
Budget 2016, Prime Minister Justin
Trudeau promised to get a better handle
on the issue.
Some of these foreign buyers are
paying cash – given that Canadian
properties are a relative bargain
compared to prices back home for
Chinese buyers, for example. This means
they’re not borrowing from Canadian
banks or requiring insurance from
CMHC, further contributing to the dearth
of data. Without such transparency,
it could fall on real estate agents and
lawyers to report such transactions.
The problem with this scenario,
points out Don R. Campbell, well known
real estate investor and author, is that
“data without action or policy is just
knowledge.” There is nothing currently
in place preventing foreigners from
purchasing Canadian real estate.
“I’m a stats guy,” adds Myers. “I’d
love to see the information, but I
think we have a pretty good idea that
residential real estate sales activity to
non-domestic buyers is pretty isolated
to Toronto and Vancouver. Should
Canadian taxpayers in every other
metro
area be on the hook for the cost
of collecting this info?
“If we fi nd out foreign buyers own
1.2 per cent of Canadian residential
dwellings – 3.5 per cent in Toronto units
and 6.1 per cent in Vancouver – then
what? How much will it cost to take the
next steps?
“Even if you had the proper data and
the world’s best econometricians, you
could never know what a home would
have sold for if a foreign purchaser didn’t
buy it,” says Myers.
Campbell says any such data would be
“incredibly inaccurate, given the many
ways in which the ultimate purchaser
can hide who is buying.”
He also points out that The Personal
Information Protection and Electronic
Documents Act (PIPEDA) could limit any
disclosure. PIPEDA sets out ground rules
for how private sector organizations
may collect, use or disclose personal
information in the course of commercial
activities.

they create for you is, of course, custom.
But the elements in that room — are they
a carefully curated collection that will
work in your space or are they custom
made, just for you?
New Condo Guide caught up with
celebrity designer Yanic Simard,
principal of the award-winning
boutique fi rm Toronto Interior Design
Group (tidg.ca), to ask him about
custom pieces, and he’s given us some
amazing insight into creating the best
custom essentials for your home.
New Condo Guide: Why custom?
Yanic Simard: My idea of comfort
is living in a space that feels right — a
personal retreat where you end up at the
end of the day, and it just feels good. Going custom is the best way
to achieve that.
NCG: Custom can be costly. Are there cost-eff ective ways
to get custom looks?
YS: Upholstery. Custom upholstering an entire piece of furniture, such as
an armchair or a sofa, can quickly add up. But focusing on something simple,
like the seats of dining chairs, can be a small investment with a big payoff .
This approach also gives you the opportunity to create a lot of looks that
you are unlikely to fi nd in a store, such as matching your drapery to a chair
back for a statement that says “custom,” loud and clear. This also provides
an opportunity to use a small amount of high-end fabric for accents and
apply a plainer and more durable material to high-impact areas, such as the
seat, for the best of both worlds (and a balanced budget).
NCG: Are there areas where you more strongly recommend
going the custom route?
YS: Drapery. As with upholstery, custom draperies can require investing
in materials and labour. However, a custom drapery treatment is by far

the best way to achieve an elegant look,
especially for windows of an unusual
size or walls that do not perfectly suit
a pre-made panel. This is why custom
drapery is generally considered worth
the investment.
In many cases it is possible to extend
a ready-made panel instead of starting
from scratch. In much less time than it
takes to make a panel from scratch, a
seamstress (or skilled DIYer) can cut the
bottom of a packaged curtain and attach
a panel of a second fabric, creating a
perfect length, colour-block statement
without the full price tag.
NCG: Do you recommend
customizing pieces of furniture?
YS: Creating a custom piece of furniture
for a client is many designers’ dream,
but it can sound more like a nightmare
for homeowners. The cost, time,
imagination and decisions required can
make choosing a custom piece seem
overwhelming compared to simply
dropping by a store and walking away
with a new find.
NCG: Are there any design issues
that are more easily overcome with
custom options, where you tend to
prefer custom?
YS: Mirrors for the bathroom. Custom
inset mirrors solve a lot of issues in
bathroom design. They expand a space
visually, and they also replace a large
area of tile, allowing a seamless, fully
tiled look without requiring as much
material to be purchased. When you use
a mirror wall to wall or floor to ceiling
— and skip the frame cost — you’ll save
even more while getting a perfectly
polished look.
It’s a good idea especially in a
compact bathroom, letting you splurge
on a smaller amount of must-have stone
and doubling the look of it.
NCG: What are some of the current
trends in customization?
YS: There’s a big trend to upcycle, so
if what you have is in good condition,
customizing the finish is becoming a popular option. Beautiful, colourful
cabinetry can be rare, especially in the exact hue of your choice. In fact,
you’re more likely to find a dated or drab shade if you’re living in an older
home. If the existing units are in good condition, having the fronts sprayed
with a new finish can be very reasonable in price compared to a full
replacement.
The same can be said for salvaged vanities. Whether your look is
eclectic, traditional, modern or rustic, a salvaged furniture piece used as
a vanity can make for an excellent twist in any bathroom. A simple coat
of paint (or just a sealant to keep worn-in character as is), a few cuts and
a basic block vessel sink can transform nearly any furniture piece into a
bathroom vanity. You can also try adding a solid slab to create a more
traditional countertop, or take an inexpensive cabinet frame and replace
just the doors to achieve a unique look while still providing plenty of
closed storage.
NCG: Are there any customizations that are particularly
influenced by the client?
YS: Art — this is definitely one element that needs to speak to the client
on another level. In a Miami condo space I recently designed, I wanted
to bring a sense of South Beach artistic flair without letting it swallow the
budget. I found high-resolution images created by a local artist online
and had them printed directly onto acrylic. If you want to customize art
for yourself, ask a local printer what materials they can print on, and try
something fun, like canvas, cloth, parchment, plastic or even wood. The
result will be unique art pieces with a true artistic story, but without the
art auction price.
And of course, there are also many good reasons to buy a one-of-a-
kind original piece of art from your local gallery.
Sometimes just a little change goes a beautifully long way.

bogged down with a bad credit rating for
the wrong reason – illness, losing a job
or simply not understanding consumer
credit. Sometimes bad fi nancial situations
happen to good people and bankruptcy
is the only way out. But it’s not all doom
and gloom, there are a number of
strategies for putting one’s credit back
on track and getting approved for a
mortgage, even after bankruptcy.
Going from one fi nancial institution
to the next, only to be declined again
and again can be very frustrating. This is
where an experienced Mortgage Expert

The following are some key points to
take into account:
» Reasons for bankruptcy: If a
bankruptcy was due to factors
beyond your control, this is more
acceptable to the lender than if the
bankruptcy was the result of poor
money management and excessive
debt, which can a� ect the terms of an

» Length of time since bankruptcy
discharge: Di� erent lenders have
di� erent criteria regarding the length
of time since a bankruptcy after which
they will grant a mortgage – typically

» Locating the right lender: Some
lenders will not approve a mortgage
if a bankruptcy shows up on a credit
report, however some lenders on the
B-side (alternative lenders) will consider
doing so, provided the borrower can
demonstrate that he or she has the
income to support the payments and is
now a lower credit risk.
» The type of property: Lenders look
at properties in good condition
located in urban centres and desirable
neighbourhoods that are highly
marketable.
» Size of down payment: With a
past bankruptcy, most lenders will
consider at least a minimum 20%
down payment consisting of 10%
of the down payment coming from
borrower’s own funds.
» Credit report: A detailed history of how
consistently one’s fi nancial obligations
are met, a credit report provides a
picture of fi nancial health based on
past behaviour. You can obtain a copy
of your credit report for free from
Equifax at equifax.ca and Trans Union at
transunion.ca.
» Credit score: A credit score is an
objective summary that translates
personal information from a credit
report and other sources into a three-
digit number representing overall
credit-worthiness. A borrower’s credit
score may determine the rate of the
mortgage; the higher one’s credit
score, the better the rate.
» Rate considerations: Most lenders
charge a higher interest rate and
even some extra fees to those with
a bankruptcy. A lender may grant a
better rate if certain lending criteria
have been met, such as: two years
since bankruptcy discharge, good re-
established credit, minimum beacon
scores, saved down payment, good
debt servicing ratios, and a long term
history of job stability.
» Re-established credit: Re-established
credit shows the lender that a
prospective borrower has new
credit and has managed it well since
bankruptcy. Typically, re-established
credit should involve a recent record
of on-time payments on credit cards.

Savings options for buying a home
IF YOU WANT TO SAVE for a home in the
next fi ve years, you should avoid stocks
because you could lose money. Instead,
you should use no-risk options like a
high-interest savings account or GICs.
But what type of savings vehicle should
you use?
There are three di� erent types of
accounts to choose from and each has
its own advantages and disadvantages.
Here are your options:
RRSP
An RRSP allows the money you save to
grow tax-free. If you qualify as a fi rst-
time homebuyer, you’ll also be able to
take advantage of the Home Buyers’
Plan (HBP).
Using the HBP, you can withdraw up
to $25,000 from your RRSP as long as
the money was deposited more than 90
days ago. If you’re buying with a spouse
or partner who’s also a fi rst-time buyer,
you can each take out $25,000 for a total
of $50,000. The money you withdraw
has to be taken out no later than 30 days
after the closing date.
You must repay what you borrowed
the second year after the year you
withdrew the funds. You have up to
15 years to repay that amount.
For example, if you borrow $24,000
from your RRSP, you’ll need to pay
$1,600 a year ($24,000 divided by 15,
equals $1,600).
You can pay more than the $1,600
towards your HBP in any given year and
your annual payments will decrease. If
you decide to pay $9,400 in the second
year, then you’ll only need to pay $1,000
a year thereafter.
The great thing about the money you
withdraw from your RRSP for the HBP is
it’s tax-free. However, if you can’t a� ord
to make the annual payment, you’ll have
to declare it as RRSP income on your
tax return.
TFSA
Like an RRSP, a TFSA also allows your
money to grow tax-free. But there aren’t
as many restrictions as there are with
an RRSP.
If you’re buying a home for the
second or third time, you can still make
a tax-free withdrawal from your TFSA.
There aren’t any fi rst-time homebuyer
restrictions.
You’re not restricted from borrowing
just $25,000 because you can withdraw
as much as you want from a TFSA. You
also don’t have to pay the money back
over a specifi c timeframe. In fact, you
don’t have to repay the amount you took
out and there aren’t any tax penalties.
The other good thing about using
your TFSA is you keep your RRSP intact
and allow your money to compound
over time so you can save more for
retirement.
However, you won’t get a tax refund if
you save using a TFSA instead of an RRSP.
If you were to get a refund, you could use
that extra cash for your down payment
and be able to save even more money.
Non-registered account
You could use a non-registered account
to save for a house but this isn’t the best
option because you’ll be taxed on any
interest earned.
The only reason you might use this
type of account is if you don’t have any
RRSP or TFSA contribution room, which
is highly unlikely.
However, you can withdraw as much
money as you want from a non-
registered account and you never have
to pay it back.
Which one to choose?
RRSPs and TFSAs allow your money to
grow tax-free while a non-registered
account does not. A TFSA has fewer
restrictions while a saving in an RRSP will
provide you with tax refunds, which can
increase your savings.
The best option might be to use a
combination of both.

a sustainability perspective, we can see that it is the right,
perhaps only, way to move forward.
“There’s virtually no single-family housing in New York City
or London,” said Bob Rennie at the 2015 Urban development
Institute luncheon. He went on to say that unless Vancouver
wanted to become a “resort city” for the rich, people are going
to have to accept that their dreams of a single family home
need to be adjusted. John Stevell of Reliance properties
pointed out that before WW2, single room occupancy hotels
and rooming houses were considered perfectly fi ne places for
unmarried working people to live. With the economic boom
of the 1950s, all of a sudden everyone needed a white picket
fence, and for a while, Vancouver could sustain this growth.
Then we ran out of space.
Simple supply-side economics defi nitely is behind the rise of
home prices and reduced aff ordability, but aff ordability isn’t the
only reason that we should be embracing density. There’s our
other Vancouver buzzword to consider: sustainability.
Dense communities can also make diverse green systems,
such as district energy, cheaper to build and higher density
buildings themselves enable sharing of resources such
as energy and water. Moving from single-family homes
to condominiums can result to a 40% reduction in the
ecological footprint of the household related to housing and
transportation.

The City of Vancouver’s The EcoDensity program, officially
launched in 2007, was an unprecedented planning effort to use
density, design, and land use as catalysts for an environmentally
sustainable, affordable and livable Vancouver. Acknowledging
the controversial nature of the discussion, the program states,
“density holds many keys to directly addressing climate change
and our city’s environmental impact – reducing greenhouse
gas emissions through dramatically reduced auto reliance,
more efficient use of urban land and existing infrastructure,
improved viability of energy efficient buildings and green
energy systems, and more resilient and adaptable communities
through a greater diversity of building types and land uses”.
So, how far have we come with Vancouver’s EcoDensity
initiatives?
Vancouver started by increasing density in new
developments, particularly on former industrial land such as
Southeast False Creek and the Olympic Village where there
were no existing residents who were likely to object. The City
created a powerful discretionary zoning system and flexible
density bonuses to persuade developers to pay for parks,
child care, cultural facilities, community centers, and social
housing, which the EcoDensity plan deemed ingredients
necessary to build complete and vibrant neighborhoods.
Though it took quite a while to really come to life, The Olympic
Village neighbourhood, the true test of this approach, was
recently named by Vancouver magazine the “Best Vancouver
Neighbourhood”. Still, it’s not exactly what you would call
“affordable.” The average two-bedroom condo there costs
around $800,000.
In formerly single-family areas, particularly in East Vancouver,
the re-zoning of single-family lots into multi-family has
actually raised prices, as deep-pocketed developers compete
with families to buy this desirable land. This is not great news
if you’re looking for a detached house with a yard. On the flip
side, this is creating more housing stock for those families who
feel living in the city is worth walking a couple of blocks to the
swing set in the park.
Does all this make our city more “livable”? That’s a subjective
measure, and though Vancouver is consistently rated
internationally as one of the most livable cities on the planet,
many actual residents of this city might beg to differ, as they are
forced to move to less “livable” cities like Nanaimo and Prince
George in order to afford to live. In order for our city to be truly
“livable” there has to be a place where our teachers, police
officers, bartenders, electricians, nurses and other workers who
sustain the day to day life of this beautiful place can live.
Density brings us closer to sustainability, that much is clear.
But if we keep densifying without addressing affordability, then
we’re in danger of losing what makes this city truly “livable” –
the great people who live and work here.

PEOPLE TELL ME they don’t know
how to make a budget. Once I started
doing the show Til Debt Do Us Part
and introduced the magic jars, people
headed out to buy their own. But they
still couldn’t figure out how much
money to put in the bloody things.
So I’ve created a step-by-step plan.
Using this plan and Gail’s Interactive
Budget Worksheet (gailvazoxlade.
com/resources/interactive_budget_
worksheet.html), you can build a
budget that will tell you how you’re
doing and how much to stick in the jars
if you’ve decided to live on cash.
Okay, here we go.1. On the budget worksheet, fill in
all the amounts under income. You’ll
need your “gross” income and your
“net” income. If you make $60,000 a
year gross, you would enter 60,000/12
(which is $60,000 divided by 12.) Ditto
for your monthly net income.
If you’re paid on any other schedule,
you have to use your lowest monthly
income as your base, and use any
extra money you receive to boost
your planned spending (for things like
furniture acquisitions, vacations, and
the like).
2. Enter any other sources of
income you may have. You must
use “monthly” amounts. So if you
average $6,000 in annual child
support received, you would enter
$500 for your monthly amount. If
you receive income that is irregular
— like an annual bonus — do not
enter it under income. Why? Well,
if you bank on getting it and you
don’t you’ll be SOL. Better to use that
money for things like gifts, vacations,
and other extras — things you don’t
have to pay for if the bonus doesn’t
materialize.

3. Now it’s time for the fi xed expenses.
Get out your last bank statement(s).
Based on what you spent last month,
fi ll in the fi xed expenses. Don’t worry if
the numbers seem high at fi rst, just put
in what you spent last month, based on
what went out of your bank account.
4. We’re going to skip down to “saving”
now. Yep, you have to save. Don’t bother
arguing, you have to save. I want you to
divide your monthly income by 100 and
multiply your answer by fi ve. There, that’s
fi ve per cent and is the minimum you
should be saving. Ultimately, you need
to save 10 per cent, but let’s start with
fi ve per cent and work from there. Under
“emergency” enter $100.
5. Next we’ll do debt repayment. Add up
your monthly debt repayment amounts.
Include what you’re spending to repay
everything except your mortgage and
your car loan/lease. Put it under “debt
repayment.”
6. Now look at the bottom line on the
budget — the line that says Income
– Expenses. What do you have left?
Whatever it is, that’s what you have to
work with to budget for your variable
expenses. Yup. That’s it. Go ahead
and divvy up the money in the various
categories under Variable Expenses. If
you fi nd you’re left with $20 a month for
groceries and you know that just won’t
do, then you have two choices:
You can go back and cut expenses.
Yup, even in fi xed expenses you
can fi nd places to cut like cell phone
or cable.
You can make more money. Work
harder, work smarter. Get a second job,
a third job, a better job.
That’s your budget.
Two more things:7. You’ll see that the budget
automatically calculated how much must
go into each of your jars each week/
month if you plan to live on cash.
8. You’ll also see your percentages
automatically calculated. The fi nancial
rule of thumb says you shouldn’t
spend more than 35 per cent of
your net income on housing. (That
includes mortgage/rent, condo fees/
maintenance, property tax and utilities.)
If you’re spending more than 35 per
cent, either you can look for ways to cut
back on your housing costs, you can
make more money, or you can trim in
other areas (like transportation) so you
end up balancing at the bottom line.
It’s your money. You can do anything
you want with it except spend more than
you make.

4 disgusting things you’re doing at home unknowingly
AN EXPERT ON THE chemistry of clean,
Kim Dunn holds a degree in industrial
microbiology and owns a Molly Maid
franchise. She spoke with us about the
disgusting things we’re doing at home –
and it has us changing our ways.
The fi rst thing you need to be aware
of, explains Dunn, is fomites. “Fomites
are any contaminated inanimate object.
We are surrounded by fomites – germ-
holding things,” she says.
So what are the worst culprits? You’ll be
surprised – and more than a little grossed
out by the things you’ve been doing.
Disgusting thing you’re doing #1: Sponges
The gross factor: A sponge has 10
million bacteria per square inch.
“It’s as dirty as it smells!” she says
emphatically. “It’s loaded with bacteria –
Salmonella, E. coli, Pseudomonus – and
has a surface area 1,000 times that of a
cloth. Just think of all of those nooks and
crannies. The toilet seat is cleaner than
a cutting board wiped down with a dirty
sponge – the sponge is 200,000 times
dirtier,” says Dunn.
The fi x: It’s always moist and damp
– and a rinse isn’t a cleansing,” she
explains. Use a micro fi bre cloths,
which does the job and is much more
sanitary. If you insist on using a sponge
for more than a day or two (Dunn’s sta�
are instructed to toss sponges after two
days) then you need to disinfect them
with one of these three methods:
1. Run them through the dishwasher
2. Soak them in a concentration of one
part bleach to nine parts water for at
least fi ve minutes
3. Boil them in a pot of water at 60° C
for fi ve minutes (in the microwave or
on the stove).
Disgusting thing you’re doing #2: The loofah
Exfoliating is over-rated, but if you must
do it, ditch the loofah and go with a body
wash that includes an exfoliant.
The gross factor: A person sheds 1.5
million skin fl akes an hour.
“Guess what’s stuck on that loofah?
Staph aureus is a common bacteria on
the skin, but Staph A on the inside isn’t a
good thing.”
The fi x: You can’t bleach it, the best
you can do is soak it in a 50/50 mixture
of vinegar and water for at least an hour.
It’s always in a humid area; if you have
to use one, hang it up to help it stay dry
between uses.
Disgusting thing you’re doing #3: Wall-to-wall carpeting
The gross factor: It’s a botanical zoo.
Skin cells multiplied by the number of
people, pet hair, fungus, dust mites,
allergens, food and dirt from the outside.
“Carpeting is 4,000 times dirtier than
the toilet seat. Just think about pets
coming in from a walk or out of a
litter box.”
The fi x: Use a good vacuum,
preferably with a HEPA fi lter or a central
vac. Steam clean carpeting once or
twice a year, but not more. Too much
moisture can encourage mould growth
under the carpet.
Disgusting thing you’re doing #4: The TV remote
The gross factor: They’re dropped on
the fl oor, get sat on by people and pets,
stu� ed into dirty crevices of the couch
and constantly touched by everyone in
the family – and more often than not
have grease stains (we don’t wash our
hands when eating popcorn and change
the channels).
If we want to continue with the toilet
seat comparison, the TV remote is about
4,000 times dirtier than the toilet seat.
And if you haven’t wiped it down since
the day you brought the TV home – then
much, much dirtier.
The fi x: Once a week take a cloth
slightly moistened with alcohol or a
disinfectant cloth like a Lysol or Clorox
wipe and wipe down the remote. In
fact, the grunge factor goes for all the
remotes in your home, plus things like
the computer keyboard, the light switch
and any other surface you constantly
touch – however briefl y.

I say it’s because they’re inherently
ine� cient. But Energy Star states that all
models use similar amounts of energy,

AS DEVELOPMENT IN Metro Vancouver
continues to grow with no signs
of stopping, the densifi cation plan
goes beyond replacing old buildings
with new. With limited supply in
Metro Vancouver’s most popular and
established neighbourhoods driving ever
increasing prices, developers are having
to envision future communities where
land is available in areas that are not yet
established, but just as convenient and
accessible. This often means creating
new neighbourhoods from areas
traditionally zoned for light industrial. As
we might recall, some of Vancouver’s
most expensive neighbourhoods, such
as Yaletown and Olympic Village, were
developed this way.
When given a blank canvas to develop
in a new area one might ask, where to
even begin? Large-scale developments
are striving to build livable family
communities that include various types
of housing options, plentiful amenities,
green space, social spaces, retail,
commercial, community centres, schools
and access to transit. Traditionally,
‘neighbourhood’ referred to single-
family homes where everyone knows
their neighbours, kids play at the park
around the corner from the house, and
everyone shops at the local grocery store.
As condominium-living slowly becomes
more common, the goal is to create a
truly integrated community where one
feels the same sense of belonging in a
more dense, urban setting.
A great example is Aragon’s master-
planned community at Port Royal.
Most people have never heard of Port
Royal but it’s been in the making for
decades. Located on New Westminster’s
riverfront, this neighbourhood is
surrounded by parks, playgrounds,
walkways, and a community garden.
Port Royal is comprised of a diverse
selection of condominiums, lofts,
townhomes, triplexes, row houses and
single family homes – truly something
for everyone. Located nearby are shops
at Queensborough Landing, schools,
sport fi elds, a community centre and
a host of shops, services, and activities
to come when the future pedestrian
bridge links Port Royal to the New
Westminster Quay. Other great examples
include Wesgroup’s River District and
Brewery District, as well as the major
transformation happening in Burnaby’s
Brentwood.
Charles Montgomery’s book Happy
City states that people have been
shown to be happier when they live
a connected life, establishing casual
but regular relationships with people
they meet through simple residential
proximity. A community that is designed
to incorporate people from various age
groups and backgrounds creates a basis
for an emerging neighbourhood. The key
is being able to imagine the community
to come.
Purchasing in presale condominiums
provides an opportunity to be an
early adopter, help shape a future
neighbourhood, and receive extra value
by getting in early.
