MAR 18 - APR 1, 2016 | NEW HOME & CONDO GUIDE 15
Smaller households, smaller homes
Springtime renewal
Canadian households are shrinking,
according to Stats Canada.
Seven decades ago, the average
household consisted of 4.3 people, by
2011, the average size had dropped to
2.5 people per household, albeit, there’s
plenty more of us to house.
While the majority of Canadian
homes built over the last century were
created to support larger households,
traditionally comprised of two parents
with children, nowadays one or
two people make up the majority of
households, which is why apartment and
condo living, in urban areas in particular,
has become increasingly popular.
The impact of smaller families on
the Canadian housing market has
been signifi cant, spurring a dramatic
change. The introduction of more rental
properties and housing options of all
shapes and sizes is e ectively servicing
smaller households who need a ordable
options. While larger dwellings are
still a need, the next time you see
another crane in the air keep this new
demographic dynamic in mind. While
Canada continues to grow, new housing
needs will continue to reshape the cities
and homes we live in.
Let us know what you think. We’d love to
hear from you!
The one thing we can count on,
seasons change and spring eventually
comes, bringing the promise of warm
weather and bright skies. Here at
New Home & Condo Guide, you can
discover all things real estate in print,
online and with our convenient app for
any device. Now, you can be keeping
up with your new home search no
matter where you are.
Mortgage rates are also at an all-time
low, so this may just be the perfect time
to renew your mortgage, or to get your
fi rst mortage to get out of your rental
and into your own home.
So it’s time to come out of your
hibernation and make your new
dream home a reality. If you start
now you just may be planning your
housewarming patio party by the time
the sun starts shining in earnest.
Happy home hunting!

SOME CONDOMINIUMS JUST SEEM TO
HAVE IT ALL: great location, sizzling
interiors, and eye-catching architecture.
One such place is Pixel, a collection of
101 homes coming soon to Burnaby’s
Royal Oak neighbourhood.
Designed with an intriguing combination of glass,
metallic accents and a rippled HardiPlank siding,
there’s a whimsical playfulness to the façades.
And here’s a cool feature: from a distance, the
entire building begins to appear pixilated — fun,
innovative, definitely something fresh and different.
Inside, Pixel will showcase the smart design that’s
long been a Thind Properties signature.
Want a hint? Okay, let’s start with the European-
style kitchens featuring plenty of storage including a
flip-up appliance garage to keep your gadgets and
gizmos tucked out of sight, retro-chic penny round

glass backsplash, deluxe stainless steel
appliance combination from Blomberg and
Fulgor, and even the convenience of a built-
in recycling centre. Add in stone bathroom
counters, roller blinds throughout, USB
plug-ins for your tech gear, wide-plank oak
laminate flooring and inviting balconies, and
it all adds up to a great blend of style and
luxury. After all, you deserve it.
Enviable Setting Located at Kingsway and Gilley, Pixel will be
tucked into a quiet, residential area that’s
just a short stroll to SkyTrain and almost
equidistant from both Metrotown and
HighGate Village. Restaurants ranging from
“get me on the road quick” to “romantic
lingering by candlelight” are found in every
direction and sure to satisfy your every
craving — meaning you’ve got the best of
all worlds when it comes to convenience.
When you’re ready to get active, check
out the nearby Bonsor Recreation Centre
where amenities include yoga, racquet
sports and a drop-in gym, or hop on your
two-wheeler and explore Highland Trail, an
urban pedestrian and cycling trail that takes
you all the way to downtown Vancouver
or points east. When you’re craving some
natural greenery, six major parks are within a
three-kilometre radius — including the ever
popular Deer Lake Park and Central Park.
Exceptional Opportunity“The Kingsway Corridor is emerging as a
dynamic, forward-looking area, so this is a
great opportunity to be part of its evolution,”
says Thind’s Bonnie Leung. “That’s one of
the reasons we’re committed to building
smart, affordable, family-friendly homes
here — homes that offer flexible floorplans
and feel comfortable.”
Clearly, Pixel fits the bill on all counts.
Every one of these one- and two-bedroom
homes is priced under $399,900 — meaning
home ownership just got a whole lot easier.
Pixel’s presentation centre will open
soon, but to be sure you’re one the list for
priority view, register online today. Visit
pixelburnaby.com, then say hello to your
exciting new life.
MAR 18 - APR 1, 2016 | NEW HOME & CONDO GUIDE 21
Neighbourhood Profile | WINDSOR
BOUND BY BERESFORD ST. TO THE
SOUTH, Oakland St. to the north, Gilley
Ave. to the east and Royal Oak Ave. to
the west, this area in Burnaby is like
two neighbourhoods in one: a bustling,
sprawling commercial area centred
around the Kingsway thoroughfare and a
quiet, almost serene residential area.
Lifestyle
Residents in Windsor have it all, you could
say: from Wendy’s and Denny’s to peace
and quiet, it’s all there in a walk. Kingsway
is a slash through the neighbourhood,
bringing a plethora of chain outlets to an
otherwise very mellow area. There are
condos and modest one-floor houses
here, and the side streets are calm and
clean, but step onto Kingsway and it’s a
whole different ballgame.
The Vibe
As far as the residential areas to the
north go, this is a relaxed, scenic place.
The houses are modest, the gardens are
pretty and the traffic is sparse. Royal Oak
Ave is a thoroughfare, but it shares the
classy vibe and has some great condos.
It’s the commercial district in the middle
that’s the big contrast: loud, crowded
and clogged with automotive businesses.
Meet the Neighbours
Like nearly every Lower Mainland
neighbourhood, this is a real melting pot,
with ethnicities ranging from East Asian
to Caucasian and more. Most immigrants
in the area are from China or Taiwan.
Families predominate, with the average
size being three members, and most of
them dwell in small, often quaint, homes.
In the Area
Windsor Elementary School rests on
a quiet street off Imperial St., near the
neighbourhood’s eastern boundary. Also
within the property is Pui Ying Windsor
Chinese School, which offers instruction
in Mandarin and Cantonese. Kisbey
Park sits on the south side of Oakland
St., while on the north side lies the
magnificent Deer Lake Park.
Dollars & Sense
In 2015, Craigslist and Trovit show
pretty decent rents around the Royal
Oak area: prices hover around $1800
for two bedrooms. For food and drinks,
the area is on the less-expensive end
of the spectrum, but bear in mind that
there’s not a lot of variance in the Lower
Mainland.

Hot Spots
1. Blue Hair Designhttp://www.bluehairdesign.com/
Ladies, look no further. The hottest hair salon in Burnaby offers a wide range of prices for all the services you need: human hair extensions, Lanza Intensive treatments, and everything in between.
2. Café 106http://www.cafe106.ca/cafe106.ca/HOME.html
“Give yourself a break!” That’s their motto, and they’ll give you that and more: great coffee, Artisan bread and, best of all, a truly eclectic selection of sandwiches. House-made soups served daily.
3. Indian Wokhttp://www.indianwok.ca/
That’s right, it’s Indian and Chinese food together at last! This is one literal hot spot, with spices and herbs used to the fullest effect. It’s a taste-bud trip like few others.
4. Hanwoori Korean Restauranthttps://www.facebook.com/pages/Hanwoori-Korean-Restaurant/123882307652154
One of the finer Korean restaurants in the Lower Mainland, this eatery serves kimchi lovers in and outside of Windsor. They’re also coming for the warm atmosphere and great service.
5. Kamamarui Ramenhttps://www.facebook.com/pages/Kamamarui/345050318954030
Customers swear by this place for the quality of noodles and the rich broth, and also for the fast and friendly service. These folks know how to treat a guest.
6. Ki Tea House Caféhttps://www.facebook.com/ki.teahousecafe
Located right by the Skytrain, this is perfect for a quick pick-up or a leisurely social time. Asian-oriented, modern and very cool, it’s known as a great study spot for students. Good bubble tea, too!
It’s the usual market for the suburban Lower Mainland here, with prices in the high range but cheaper than in Vancouver. The Royal Lepage listings in 2015 show single-family detached homes hovering just above the one million
dollar price point, with condos ranging widely, from around two to six hundred thousand. Apartments for rent on Craigslist and Trovit are in the range of $800 and up per bedroom in 2015.
Real Estate Market
» Average Home Price: $$$» Types of Properties: Detached, single
family, apartments, condos, commercial space
» Distance from City Hall: 2.2 km
Fast Facts
It’s a quick walk to the Skytrain, a quick ride into Vancouver, a quick ride back. I like to stop at Café 106 and grab something, usually a coffee in the morning and a coffee after work! –Leonard, drywall taper
I like it because it’s quite beautiful. It’s near the lake, and it has another gorgeous park besides. I have my gardening, I take walks, I meet with my friends. I have a good life here. –Patsy (female), retired
We have a fairly large social circle here, my wife and I. Our son is at Windsor Elementary, and I think he’s quite happy. Overall our experience here has been great. –Ernest, attorney
Street Corner
Planes, Trains & Automobiles
Royal Oak Skytrain Station lies at
the area’s southwest corner, and
Metrotown Station not much further
away—for getting in and out of the
area, public transit is great. Within
Windsor, it’s not so hot, but not
so necessary: the neighbourhood
is small, and most parts of it are
amenable to walking and biking. Not
so Kingsway, which is unsafe for bikes
and noisy for pedestrians.
The Good, the Bad & the Rest
Go north, and Windsor is a beautiful
little place: the streets are quiet, the
houses are modest and well-kept, the
streets are clean, the vibe is relaxed.
But step up to Kingsway and you’re
hit with a blast of ugliness and noise:
speeding trucks, corporate outlets and
disarray. The contrast is jarring, and in
itself a bit depressing.

5 reasons 2016 is a good yearto buy a home in Canada
WHY IS 2016 A GOOD YEAR to buy a
home in Canada? Let us count the ways.
1. Low interest rates
In its latest rate announcement on Jan.
20, the Bank of Canada held its target for
the overnight rate at 0.50 per cent, citing
a setback brought on by a decline in oil
and commodities prices. BoC expects
the economy to grow by about 1.5 per
cent in 2016 and 2.5 per cent in 2017.
Some experts, such as Benjamin Tal,
deputy chief economist at CIBC World
Markets, even anticipated the Bank
would reduce the rate. Though it didn’t
happen then, he still expects interest
rates to remain low through 2016, if
not fall.
At least one lender, in Ontario, even
recently introduced what it says is the
lowest posted fi xed mortgage rate on
the market – at 1.69 per cent for a one-
year term.
The BoC’s next rate announcement
is March 9.
2. The upside of down prices
When the The Canadian Real Estate
Association (CREA) released its latest
statistics on Feb. 16, one number jumped
off the page and into the headlines: 17
per cent – the rate by which the national
average sale price rose on a year-over-
year basis in January.
“Holy,” prospective homebuyers
might have thought, “how will I ever
be able to buy a home if this keeps
happening?”
The key thing to look for when you
see such news, however, is what’s
happening in your market. Real estate
is local, not national. You don’t buy the
Canadian market, or even a provincial or
regional one. You buy one home in one
location.
Excluding British Columbia and Ontario
from CREA’s January stats, the national
average sale price actually declined
slightly, by 0.3 per cent.

SOURCE: CANADIAN REAL ESTATE ASSOCIATION
Economies and housing sectors in
markets such as Calgary, Edmonton and
Saskatoon are feeling the pinch of the
extended slowdown in oil and gas. For
existing homeowners, of course, this isn’t
great news, as average home prices in
Calgary dropped 3.05 per cent year-
over-year in January; in Saskatoon, they
fell 2.11 per cent.
For prospective buyers, however, this
means opportunity.
Naturally, buyers might not too
jazzed about getting in when prices are
dropping, fearing their home’s value will
go down after they purchase. But look at
the longer term. In Calgary, prices have
increased 14.29 per cent over the last
three years; in Saskatoon, 2.07 per cent.
3. The hot gets hotter
The Toronto and Vancouver housing
markets continue to roll along, recording
record sales and prices. If you live there
and you’re fortunate enough to be
able to buy, particularly in the lowrise
category, the forecasts for 2016 are for
more growth.
Again looking at the CREA’s stats for
January, B.C.’s Lower Mainland and the
GTA contributed most to the national
increase. Greater Vancouver (20.56 per
cent) and the Fraser Valley (16.94 per
cent) posted the largest gains, followed
by Greater Toronto (10.69 per cent).
Longer-term performance for these
markets is off the charts. Greater
Vancouver average home prices rose
20.56 per cent in the last year, 31.58 per
cent over the last three years. For the
GTA, the figures are 10.69 and 27.44 per
cent, respectively.
Housing starts – an important
indicator of economic health – continue
to hum along in Ontario, up slightly in
January, according to Canada Mortgage
and Housing Corp.
Vancouver’s are a little more challenged,
holding steady overall, but increasing
in single-detached starts and declining
slightly in multi-family units in January.
4. History is on your side
Have you ever heard the adage, “Don’t
wait to buy real estate, buy real estate
and wait,” but aren’t sure what it means,
exactly?
While there are no guarantees, in
short, real estate in Canada is a proven
performer over time.
Sure, Vancouver and Toronto have
shown the most spectacular historical
growth, but even unsung markets in
eastern Canada have performed well
over time, thank you very much.
5. Spring is around the corner
Spring in real estate is typically “busy
season.” While it’s largely been a mild
winter in much of Canada, the warmer
weather and longer days generally
encourage more activity in the market.
Those who were thinking of selling but
delayed through the winter months
might now throw up that “For Sale” sign.
Those looking to buy are similarly
more enthused about getting out and
looking around when the weather is
nicer, and when, coincidentally, listings
usually increase.
Even on the new-home front,
builders often use the spring season to
launch new developments, and to add
incentives for any remaining inventory in
existing communities.

The key fact is, cities further east such
as Coquitlam, The Tri – Cities, Surrey,
White Rock, Langley and Abbotsford are
much more a ordable than Vancouver.
When we group these cities together
with Vancouver, a ordability is blown
out of proportion and misleading
information is created.
To put this in perspective:
1. A condo in Fraser Valley has a
benchmark price of $204,300 which is
55% less than the Greater Vancouver
average.
2. A townhome in Fraser Valley has a
benchmark price of $334,400 which is
40% less than the Greater Vancouver
average.
3. A single family home in Fraser Valley
has a benchmark price of $691,100
which is 46% less than the Greater
Vancouver average.
Did you know that a recent article
mentioned that a growing majority
THE MEDIA CONSTANTLY portrays
the message that Metro Vancouver is
una ordable, these conversations and
articles are often misleading. Let’s take a
step back and really consider the facts.
All cities considered, the benchmark
price for a “typical home” (inclusive of
single family, townhome, and condo
options) in Greater Vancouver is
currently $790,200.
What media outlets are overlooking
is that this number is drastically
skewed by certain areas such as the
extremely sought-after West Vancouver
($2,289,400) and Vancouver ($1,080,000).
A big oversight, in our opinion.
Advice | FRASER VALLEY
of Metro Vancouverites no longer
commute to Vancouver for work? That
makes living in the suburbs more and
more convenient. Of course, if you
must commute to downtown it’s good
to know the government is constantly
investing its resources into creating
more bus routes and rapid transit
options, as well as improving highways
and bridges.
It is also nice to know downtown-
like experiences are being recreated
in many city/town centres across the
Fraser Valley. So, if you’re a fi rst time
buyer thinking you need to move into
a small town in the middle of nowhere
to a ord a home, wait! Spend some
time looking at the amazing homes
and communities that the Fraser Valley
has to o er. Check out the “Find your

DEMAND FOR REAL ESTATE HAS PLACED A
spotlight on Vancouver’s neighbourhoods.
With the world looking on, it is no wonder
Vancouver’s builders and renovators are
producing some of the best homes found
worldwide. It’s an exciting time for the
residential construction community, and
the seventh annual GVHBA Ovation Awards
showcases the best of the best of our
region’s builders, renovators and designers.
Featuring renovations, custom homes
and multi-family developments, the Ovation
Awards celebrate craftsmanship and design,
highlighting outstanding developments
based on creative and functionality of
floorplans, environmental considerations,
architectural character and curb appeal,
amenities, innovative design, and housing
choices, to name a few criteria. You can be
sure, when checking out an Ovation Award
Finalist, you are looking at some of the best
developments offered in Metro Vancouver.
Multi-family developments and
condominiums are in high demand with
both those downsizing, as well as first-time
homebuyers. Consequently, builders are
responding to the changing marketplace.
In-house amenities are becoming more
sophisticated with spa-like bathrooms,
built-in coffee machines and wine bars, plus
integrated whole home systems including
security and entertainment.
This year, several developments are up
for a 2016 Ovation Award. Projects featured
include private roof top decks, free-standing
soaker tubs, over height ceilings, family
rooms and state-of-the-art appliances, to
name a few world-class touches. Demand
for condo and townhome living has never
been hotter and Vancouver builders are
responding!

Property Profile | ASHER
FRESH AND FABULOUS, Asher has arrived in Surrey’s Clayton
neighbourhood. Sporting Georgian-inspired architecture with
stone accents, covered front entryways, plus the charm of
picket fences and heritage colours, this collection of just 30
townhomes is now move-in ready — meaning all you have to
do is pack your stuff and book the moving truck.
Say Yes to Home Ownership“There is a definite lack of townhome supply in this
neighbourhood, so people are thrilled that they don’t have
to wait for their home to be built,” says Amber Pogue, sales
manager. “And when they see the quality and size they’re
getting, it’s an easy decision to buy.”
Rapidly she lists off just a few of the finishings and details
that are wowing buyers from first time homeowners to savvy
downsizers: spacious gourmet kitchens, wide-plank laminate
flooring in the main living areas, walk-in closets, front and
back balconies, and side-by-side garages.
Best of all, these homes are affordable — three- and four-
bedroom floorplans of up to 2,000 square feet priced from
the mid $400,000s.
All About LocationWhen it comes to location, Asher’s
got what it takes to satisfy too.
There’s easy access to shopping,
restaurants, transit and major
transportation routes. Schools from
K-12 are walking distance, and the
property is adjacent to a greenway
with a meticulously maintained
walking trail that takes you all the
way to the Willowbrook Mall or
through the nearby farmlands.
“And because we’re tucked into a
neighbourhood that’s predominantly
single-family homes, it feels like a
very established neighbourhood,”
Amber adds. “It’s quiet, there’s not a
lot of traffic, but you can still be in
heart of Langley or Surrey’s urban
centres in no time.”
Asher is located at 7374 – 194A Street
in Surrey. Proudly built by Sunmark
Developments. For more information

Advice | CONDO SENSE
Conquering the small kitchen conundrum Kitchens shouldn’t have to su er when sacrifi cing space for location
By Cameron McNeill
MORE ADVICE ONLINEypnexthome.ca/news/advice
THE CONVERSATION AROUND housing
a ordability in Vancouver is a heated
one. Every day, we see similar headlines
that read “Vancouver Housing Setting
New Records for Una ordability”
and “Single Family Detached Homes
in Vancouver Out of Reach”. Some
residents of Greater Vancouver are
considering relocating further east
to seek more a ordable alternatives,
but others are digging deeper into
the reasons why they want to stay in
Vancouver - location, an abundance of
amenities, and the irresistible lifestyle
that Vancouver o ers.
What’s missing in the conversation
is how we defi ne a “home”. If you do
decide that the location of a condo
in Vancouver is more important than
a house with a yard, there are things
you must look for when thinking about
functionality in more compact dwellings.
For example, here are some innovations
that developers are incorporating into
kitchens that you should take note of:
Advanced Kitchen Storage
» There any many advanced options
now available beyond regular shelving
and cabinetry. Clever ways to optimize
unused spaces are now widely studied,
like pull-out pantry units, drawer
systems that add multi-tiered levels to
a traditional single drawer, and designs
to recoup the lost space in corner
cabinetry.
» Multi-functioning kitchen islands that
act as a workstation and gathering
place, as well as incorporating storage,
expandable seating and integrated
appliances.
» Hidden charging stations to store
devices like phones and tablets so
they’re easily accessible, and always
charged up and ready to go.
Compact Kitchen Appliances
» As kitchens have shrunk, so have
appliances, but without the sacrifi ce of
performance.
» There are now many 24” – 30”
refrigerators on the market that are
beautifully designed, have lots of
interior space, with depths that are
fl ush with countertops.
» Dishwashers are now widely available
in sizes as narrow as 18”. We’ve
found that many people run their
dishwashers half full, so having a
smaller dishwasher actually reduces
cost while increasing e ciency
» Appliance walls that incorporate
fridges, wine racks, microwaves, and
ovens, so that storage and counter
space can be fully maximized
» Built-in, wall-plumbed co ee
machines instead of counter-top
appliances to save space (and they
look cool too!)
The kitchen is the heart of a home,
whether small or large. It is where meals
are created, where guests congregate.
An area full of energy, texture and aroma.
When functionality is increased in the
home, the square footage of the home
can no longer the deciding factor, and
the focus can shift to enjoying life, closer
to the city.

Property Profi le | MANAROLA
HEAR THAT SOUND? It’s the buzz of excitement
as happy homeowners move into their new
apartment residences at Manarola in Fleetwood.
And with seven sales in the fi rst two weeks of
February alone, you can bet the remaining homes
won’t last long.
“People tell us they love the fi nishings, the
colours, and the Italian-inspired architecture,” says
Gerry Metheral, president of The Pioneer Group.
“And because the building is now complete and
fully landscaped, you can actually walk through all
the remaining homes and visualize exactly where
your couch or your favorite painting will look best.”
Welcome HomeInside, Manarola homes have an easy-going, casual
fl air that’s sophisticated, airy and oh-so-inviting.
There’s space here — lots of space for the things
that matter. “And because we o er such a wide
range of fl oorplans, there’s something to satisfy
everyone; from fi rst time buyers just starting out
on the homeownership ladder, all the way to
downsizers who want larger homes plus lock’n’go
convenience,” Gerry notes. “It makes a very
diverse, lively community.”
Fantastic LocationReady to talk convenience? Manarola’s
ready to oblige with a diverse array of
nearby city-savvy amenities including
Esquires Co ee, the famous Two EEs
Market, the Surrey Sports & Leisure Centre,
parks, schools, four golf courses, transit
and cycling routes. Plus there’s the Fresh
Street Market just up the road — a gourmet
urban grocer that many locals say is where
you’ll fi nd one of the best bakeries in the
Fleetwood neighbourhood.
Last ChanceWith a 35-year legacy of building
exceptional homes as well as commercial
and institutional properties, Gerry says he’s
looking forward to retiring when the fi nal
homeowners move in at Manarola. “The
Pioneer Group has built over 2,000 homes
throughout Surrey, Delta, New West and
Vancouver,” he says. “That’s something I’ll
always be proud of — especially when I
drive past and my grandchildren say: ‘look,
that’s one of granddad’s houses’.”
The Manarola presentation centre is open
noon to 5 p.m. daily except Fridays at
8733 – 160th Street in Surrey. Prices start at

THAT LAST GREAT PLACE TO CALL HOME
Now that Lougheed, Burnaby and Port Moody have been extensively developed and housing
prices seem beyond reach to many, there is still one great place to live: Burquitlam. Located just
on the border of Burnaby and Coquitlam, Burquitlam is the last community to be developed with
its own SkyTrain station. And at the heart of it all, less than a three-minute walk from the new
Burquitlam SkyTrain Station, is The Burquitlam Capital: that last great place to call home,
where everything you’ve been searching for is finally within reach.

RESIDENTIAL PROPERTY SALES in the
region totalled 4,172 in February 2016,
an increase of 36.3 per cent from
the 3,061 sales recorded in February
2015 and an increase of 65.6 per cent
compared to January 2016 when 2,519
homes sold.
Last month’s sales were 56.3 per cent
above the 10-year sales average for the
month and rank as the highest February
sales total on record.
“We’re in a competitive, fast-moving
market cycle that favours home sellers,”
Darcy McLeod, REBGV president said.
“Sustained home buyer competition
is keeping upward pressure on home
prices across the region.”
New listings for detached, attached
and apartment properties in Metro
Vancouver totalled 5,812 in February
2016. This represents an increase of 7.1
per cent compared to the 5,425 units
listed in February 2015 and a 30.8 per
cent increase compared to January
2016 when 4,442 properties were listed.
“We’re beginning to see home listings
increase as we head toward the spring
market, however, additional supply is
still needed to meet today’s demand,”
McLeod said.
The total number of properties
currently listed for sale on the MLS®
system in Metro Vancouver is 7,299,
a 38.7 per cent decline compared to
February 2015 (11,898) and a 10 per
cent increase compared to January
2016 (6,635).
The sales-to-active listings ratio for
February 2016 is 57.2 per cent. This is
indicative of a seller’s market.
Generally, analysts say that downward
pressure on home prices occurs
when the ratio dips below the 12 per
cent mark, while home prices often
experience upward pressure when it
reaches the 20 to 22 per cent range in
a particular community for a sustained
period of time.
The MLS® Home Price Index
composite benchmark price for
all residential properties in Metro
Vancouver is currently $795,500. This
represents a 22.2 per cent increase
compared to February 2015.
Sales of detached properties in
February 2016 reached 1,778, an
increase of 37.2 per cent from the
1,296 detached sales recorded in
February 2015. The benchmark price for
detached properties increased 27 per
cent from February 2015 to $1,305,600.
Sales of apartment properties reached
1,790 in February 2016, an increase of
43.9 per cent compared to the 1,244
sales in February 2015.The benchmark
price of an apartment property
increased 17.7 per cent from February
2015 to $454,600.
Attached property sales in February
2016 totalled 604, an increase of 15.9
per cent compared to the 521 sales in
February 2015. The benchmark price of
an attached unit increased 17 per cent
from February 2015 to $569,600.

Leap year 2016Canada’s historical home price growth
By Wayne Karl
SINCE 2016 IS A LEAP YEAR, we thought it would be interesting
to examine Canadian home price growth using four-year
intervals.
We’ve gone all the way back to 1984, and the home price
growth is, well… You won’t believe it.
If you’ve ever heard the axiom, “Don’t wait to buy real estate,
buy real estate and wait,” this story defines its meaning. It also
underlines the value of real estate over the long term.
We show you where — market by major Canadian market —
and by how much.
WHAT DRIVES REAL ESTATE?Strong historical home price growth might be expected, given
that real estate is a proven performer over the long term. But
looking at the growth in these four-year windows shows some
pretty staggering appreciation.
It’s important, however, to take inflation and other factors
into account.
Housing market activity can fluctuate greatly over short
time frames, Bob Dugan, chief economist, Canada Mortgage
and Housing Corp. (CMHC), told New Home Guide. Over
the course of a given four-year period, for example, housing
market activity will reflect temporary factors such as swings in
supply and demand that accompany normal economic ups-
and-downs, as well as other macroeconomic factors.

“While it is true that nominal house price growth was very
strong in the four-year window of 1984 to 1988, this coincided
with a period of strong overall inflation. Similarly, if we calculate
house price growth over the entire period of 1984 to the
present using nominal measures, it would be surprising not to
see spectacular results for growth, since we are not accounting
for the impact of overall inflation over that span of time.”
It’s also important to note that mortgage rates have declined
significantly since 1984, which, combined with income growth,
has increased the borrowing capacity of homebuyers. “As a
result, homebuyers could increasingly afford more expensive
homes, which in turn contributed to the rise in average prices.”

Sticking with the unadjusted numbers, looking at Greater
Vancouver, there was huge growth – 53 per cent – from 1988
to 1992. What happened in this market over that period to
contribute to such growth?
Hello, Expo 86, the world exposition that showcased the city
and the province.
“Demand to live in the region picked up in the late 1980s and
early 1990s,” thanks to this international event, says Richard K.
Sam, principal market analyst for Vancouver at CMHC.
“An expanding economy and employment opportunities
attracted people to Vancouver and fueled population-based
demand for housing. Migration to the area was high, especially
interprovincial migration.”
BC recorded a net gain of 125,880 people from other
provinces between 1986 and 1991, Sam says. Along with job
growth, wages and salaries grew at a faster pace, particular
from 1988 to 1990.
“With these fundamental drivers in place, the demand for
housing increased. Vacancy rates in the rental market were
below one per cent from 1988 to 1990, and existing home
sales reached relatively high levels. Home prices increased as
demand exceeded supply.”
So how to explain the 59-per-cent growth in Greater
Vancouver from 2004 to 2008, well after Expo 86?
“After a period of flat home sales and prices between 1996
and 2000, demand for housing started to pick up during the
latter half of 2001,” Sam says. “This coincided with improving
economic fundamentals (growth in employment, population
and incomes), but also with relatively low interest rates.”
Along with low mortgage rates, international and
interprovincial migration into the region increased, with the city
recording a net population gain of 144,348 from 2004 to 2008.
One of the main drivers of economic and job growth was
the infrastructure needed to support the 2010 Olympic Games,
which led to labour shortages in the construction field. “Resales
reached their highest level at 42,222 in 2005, while rental
vacancy rates, which had climbed to two per cent in 2003,
moved back down below one per cent from 2006 to 2008.”

WESTERN CANADA
Vancouver wasn’t the only market in western Canada that was
booming from 2004 to 2008. Average home prices in Calgary

Winnipeg saw 62-per-cent growth.

Strong economic growth in Alberta and Manitoba generated
employment opportunities and attracted many migrants
to these provinces, according to Lai Sing Louie, regional
economist, Prairies and Territories, for CMHC.

“Alberta’s economy generated many jobs in this period, with
a peak annual growth rate of five per cent in 2006. In Calgary
and Edmonton, the unemployment rates were below four per
cent for large periods and temporary foreign workers began to
help fill the labour shortage.”
As result of strong economic and demographic growth,
housing demand increased, lifting housing prices.
GREATER TORONTO
While Vancouver achieved huge gains from 1988 to 1992, and
the rest of Canada saw decent growth, the GTA was the only
market in Canada to decline, by four per cent, (and again by
three per cent from 1992 to 1996). What happened?

“All indicators pointed to a bubble in the Toronto housing
market during the late 1980s and early 1990s,” says Dana
Senagama, principal market analyst for GTA. “The market
overheated, which led to an acceleration in house price
growth. House prices then became overvalued, and
overbuilding was observed before a significant decline in
house prices was noted.”

Toronto’s housing market faced significant macro-economic
headwinds, from a recession in 1990-91. Mortgage rates were
increasing at the same time.
“These headwinds resulted in significant job losses, and the
subsequent years saw very slow job growth,” says Senagama.
“Leading up to the recession, Toronto’s real estate market had
gone through a fairly exuberant period that resulted in rapid
price growth and home construction. Between 1986 and 1989,
home prices were growing at 20 to 30 per cent per year, on
average. This encouraged builders to increase supply based
on speculation that the previously strong demand would still
be there.”
But by 1990, Toronto’s new-home market had a large
overhang of unsold inventory. The weak recovery in Toronto’s
job market and higher mortgage rates led to a lack of buyers,
and the market was unable to absorb inventory fast enough
to maintain price levels.
EASTERN CANADA
Looking across the country, markets in eastern Canada have
quietly hummed along nicely over the years. Newfoundland
and Labrador, and Halifax-Dartmouth, saw pretty steady
though unspectacular growth. What does that say about
these markets?

Atlantic, coinciding with a period of residential growth in the
resale and new-home markets.

“Between 2008 and today, price growth stabilized,” he says.
“(Last year) was the third consecutive year where sales volume
and new home starts were 20 per cent less than the 10-year
historical average. Construction activity, however, has not
subsided. Apartment construction, typically offered in rental
tenure, has grown exponentially since 2008. Most of the units
cater to households wishing to downsize.”

Advice | CONDO PRO
Condos: fi nding the best fi tA good fi rst choice for a fi rst home
By Barbara Lawlor
MORE ADVICE ONLINEypnexthome.ca/news/advice
TIME AND AGAIN, owning real estate
has proven to be a wise investment.
If you have not yet entered the
homeownership marketplace, now
would be a good time. Mortgage interest
rates continue at low levels, and this
single-digit rate phenomenon will come
to an end some day.
When you shop for a condo, think
ahead and do some research so you fi nd
the best fi t for your budget and lifestyle.
Spend some time online checking out
builders and communities in the area
where you would like to live. Location
is important in so many ways, from
how convenient it is to get to shopping,
schools and other amenities, to your
work commute. Explore each building’s
proximity to public transportation and
highways. Will the condo feature a
car-share program and facilities to store
bicycles? Even better, can you walk to
local shops and services? If you do not
have to own a vehicle, that leaves a lot
more potential for how much condo you
can a ord.
Consider the architecture as well. You
need to feel comfortable coming home
to your building. Pay careful attention to
the amenities included in the building.
Remember that amenities are one of the
major reasons why condominium living
is so much fun. You can access fi tness
facilities, party rooms, theatres, pools
and/or a raft of other common areas
that are uncommonly beautiful. These
amenities expand on your living space
and eliminate the need to leave home to
entertain, exercise and socialize.
When you are deciding what you
can a ord in a condo, be careful to
count square footage as only one of the
parameters. The layout of your suite will
actually be more critical to how livable
it is for you. If the builder has provided a
model suite or two, all the better! Walk
through models in person whenever
you can to get a true idea of the suite’s
practicality and potential.
When it comes to the bottom line,
ask questions. Is the builder o ering any
special incentives, capped mortgage
rates or bonus o ers? Take advantage of
every fi nancial opportunity that comes
your way.
Whatever you decide, my advice is
to buy new and buy now. Your options
depend on your budget, and remember
that you may be able to create your
perfect surroundings with standard
options. Remember that when you sell
someday, all things being equal between
two suites, buyers will choose the one
with better fi nishes.

Blue sky is the limit when decorating with 2016’s top colourIT MAY BE CALLED BLUE, but when it
comes to decorating, this year’s hottest
colour is upbeat. Think airy skies and
misty oceans, cheerful shades of
blue that emit a sense of serenity and
calmness, according to paint brand
DULUX Paints.
“While blue is known to be the
most popular colour in the world,
when it comes to home decor, many
Canadians shy away from infusing it
into their homes, opting for neutral
colour schemes instead,” said Martin
Tustin-Fuchs, brand manager for Dulux
Paints.“Yet blue is a wonderful, versatile
complement to any decor.”
Unsurprisingly, Dulux Paints has chosen
blue — an ethereal blue called Bear Run
(10BG 46/112) — as its colour of the year
for 2016. Other popular blues by Dulux
Paints are Blazer Blue (43BB 09/340),
Teton Sky (10BB 49/137) and Blue Blood
(47BB 14/349).
“Blue may not be the fi rst paint colour
you’d choose for your home, but next to
neutrals, there’s no easier hue to work with
than blue,” Tustin-Fuchs said. “Anyone who
has the opportunity to give blue a try on
even one wall appreciates the peaceful,
calming e ect the colour emits.”
Want to make a splash in your home
with this year’s hottest colour? Dulux
Paints o ers these suggestions to
incorporate blue into your decor:
» Warm things up. Combining blue
walls with warm, paler colours — such
as sandy brown, creamy gray or this
year’s popular golden yellow — creates
a cozy feel in a room. For a calming,
monochromatic look, pair di erent
shades of blue in a space — altering
the tone on walls, trim, doors and even
ceilings. Warm up blue walls even more
and create an inviting beach house feel
with wood fl ooring underfoot.
» Pair with white. If traditional is your
style, complement blue walls with white
trim for a timeless decor. For a more
modern look, paint walls white and make
them pop with open bookcases revealing
a painted backdrop of vibrant blue.
Prefer a coastal feel? Complement a blue
and white palette with striped fabrics
and natural textures, such as grasscloth
and jute. No matter what your style,
add touches of blue accents around the
room to bring it all together.
» Make it work. Known to stimulate the
mind, encourage focus and help increase
productivity, blue is a good choice for a
home o¤ ce. Adding one or two other
hues to the workspace will complete
the look and create a sense of balance.
Colours that complement Dulux Paints’
popular Bear Run (10BG 46/112) blue
are Newborn (35YY 78/269) yellow and
Coral Flower (21YR 57/250) orange. To
keep the space light and bright, opt for
white or pale o¤ ce furniture.
» Soak it in. Soothing blue is a natural fi t
for a bathroom, regardless of the shade.
Combined with pastel accents of o -
white, light grey or tan — such as Dulux
Paints’ Song Porcelain (00NN 83/000)
white, Silver Trophy (30BB 53/012) grey
or Brown Bag (10YY 35/196) tan — a blue
bathroom can take on a relaxing, spa-
like feel. For an ultimate spa e ect, paint
the ceiling an airy shade of light blue to
mimic the sky and create the appearance
of added height.
For more information about Dulux
Paints’ 2016 colour of the year and to
experiment with the brand’s 2016 colour
palette using a range of virtual painting
tools, visit www.dulux.ca.

Advice | MIND OVER MORTGAGE
Tax tips to get aheadA smart way to put your tax refund to work
THIS IS THE TIME OF YEAR that we
start preparing our annual tax return,
and many people have already started
planning on how they will be using their
tax refund this year. In general, it can be
a real challenge to spend our money
wisely, especially tax refunds, which
may seem like free money. With the
average Canadian getting a tax refund
of approximately $1,600 it is tempting
to spend it on something fun. However,
every astute fi nancial planner, adviser,
broker or fi nancial journalist will tell
you that you should not aim at getting
a large refund.
By defi nition, a tax return means you
are giving the government an interest-
free loan. If you want to get less in a
refund, you should reduce the amount
of money the government withholds
from your pay cheque. To do so, you
can increase the number of exemptions
you claim. It’s usually smarter to save
the extra money all year long and earn
interest for yourself.
While it is very tempting to use your
tax refund on things such as a vacation,
put a down payment on a new car or a
big screen TV, there are many other ways
to generate future value and accelerate
your progress to fi nancial freedom.
» Contribute to your RRSP’s. Not only
will you make that money tax free,
you can use up to $25,000 of your RRSP’s towards a down payment as a fi rst time
homebuyer. As long as you put back 1/15 of the funds that you withdraw back
every year you will not pay taxes on that money.
» Start saving for a down payment for an investment property. By choosing the
right property, the rental revenue will cover your mortgage payments and your
equity will increase month after month.
» Make a lump sum payment on your mortgage. This is a great opportunity to pay
down your mortgage fast by making a lump sum payment. By doing so you will
reduce the amount you pay in interest as your payment will go directly towards
the outstanding principal. While you mortgage payments will remain the same,
you will be closer in paying off your mortgage faster.

Alisa Aragon is a Mortgage Expert who develops short & long term strategies that are customized for each client. Her strategies include the best mortgage with the most favourable terms and rates to suit your needs. DLC Mountain View. www.YMSG.ca or [email protected]
» Invest in your personal or professional development. Take a course or attend
a conference that will help advance your career or yourself. YOU will always be
your best investment.
» Do a home renovation. Investing in strategic home improvements it can
significantly boost the value of your home, build your net worth and transform
your living space into the dream home you have always wanted.
» Make a charitable contribution. Not only will you be helping a worthy cause,
you will lower you tax bill next year.
» Pay down debt. Pay down some of credit cards or loans in order to relieve some
of that financial stress. While putting money in savings is important, high-interest
debt can counteract those efforts.
By using your refund to lower your
debt you can start putting more
money in savings.
» Start a contingency fund. If you don’t
have one, start a contingency fund
or add more money to the one you
already have. Realistically, you should
have at least 3 months of your pay
cheque saved. It can take a while
to save but your refund can help you
get there. You will be glad to have
that money available when the
unexpected happens.
» Start your own business. Have you
been thinking of starting your own
business? Your refund can help you
jumpstart your plans. A little extra cash
is a great way to get your new venture
moving in the right direction. As you
generate more income you
can claim some small business
tax deductions on your next year’s
tax return.
» Don’t forget to treat yourself.
Remember to treat yourself when
you make smart financial decisions.
It will help you develop a positive
relationship with money. If you
spend all your refunds on debt or
savings you will leave yourself feeling
hopeless. Use a reasonable amount to
treat yourself after you have already
allocated the rest of the funds wisely.
Whatever you decide to do with your
refund, keep in mind how hard you
worked for that money, and make sure
it’s working just as hard for you!

Advice | MORTGAGE ADVICE
First-time homebuyers 3 steps required to get into the market
PURCHASING A HOME will be one of the
biggest investments you’ll ever make. If
you’re just starting to look, there are a
few steps you’ll need to take before you
can buy a home.
Determine how much you can a ord
First, you have to determine what you
can a ord. Your a ordability is based on
your household income, your current
monthly debt payments and the costs
associated with owning a home (such
as property taxes, heating costs, and
condo fees).
A lender will also look at two ratios
to fi gure out how large your mortgage
can be. The fi rst is called the gross debt
service ratio. Your monthly housing costs
for (principal and interest, taxes, and
heating costs) shouldn’t be more than
32 per cent of your gross income. The
second is called the total debt service
ratio, which includes your housing costs
as well as any loan expenses (such as
credit card and line of credit payments,
and car loans or leases). This ratio
shouldn’t be higher than 40 per cent
of your gross income.
You also have to come up with
enough money to make a down
payment. You’ll need to have a minimum
of fi ve per cent. If you’re able to come
up with a down payment of 20 per cent
or more, you won’t need mortgage
loan insurance.
And you should also have money
saved for closing costs, which could be
between 1.5 and four per cent of the
purchase price of your property.
Dip into savings
Once you’ve determined how much
you’ll need, you’ll have to fi nd a source
for your down payment and closing
costs, one of which can be your RRSP.
Under the Home Buyers’ Plan, you can
withdraw up to $25,000 from your RRSP
on a tax-free basis as long as the funds
have been in the plan for more than
90 days. If you’re purchasing a property
with a partner who’s also a fi rst-time
buyer, you’ll each be able with withdraw
$25,000.
Keep in mind that the money has to
be paid back starting the second year
after you make the withdrawal and you
have up to 15 years to repay the amount.
If you don’t make an annual payment,
you’ll have to declare it as taxable
income on your tax return for that year.
If your RRSPs or other savings aren’t
enough, your family may be able to help
you. In fact, an April 2015 BMO survey
found 42 per cent of fi rst-time buyers
expect their parents or relatives to help
pay for their fi rst home.
Shop for a mortgage
It can pay to shop around. If you and
your partner go with the fi rst mortgage
rate you fi nd, you could end up paying a
lot more. Let’s assume the following: you
plan on buying a $500,000 home with a
$400,000 mortgage, your amortization
period will be 25 years, and you have a
fi ve-year fi xed rate of 3.5 per cent. That
means your total mortgage payment will
be $1,997 a month.
But if you do a little research, you
could save some money. If you’re able
to get a mortgage with a fi ve-year
fi xed rate of 2.5 per cent, your payments
will be $1,792, a di erence of $205 a
month or $2,460 a year. That’s why you
should look for the best mortgage rates.
You need to be ready fi nancially before
you’re able to purchase a property.
Knowing what steps are involved to
become a fi rst-time homebuyer will
allow you to start your search for buying
a home.

MOUNT PLEASANT: it’s a hip, fun-loving neighbourhood
that’s proud of its distinctive character, eclectic outlook
on life and irresistible edginess. So you can bet that
people’s heads are turning when they hear about
Ellsworth, a collection of just 89 homes coming to
Main and 7th Avenue.
Standout DesignRight from the street, Ellsworth’s architecture is
dramatic — 10 storeys of playfully articulated glass
façades with aluminum accents and wood-look panels.
Above, a 3,500-square-foot, common rooftop terrace
with barbeques and outdoor kitchen, covered dining
area, conversation area with fi re pit, garden plots and
children’s play area is destined to become a social hub
where residents can savour spectacular views across
downtown and False Creek.
Inside, Ellsworth will boast all the attention to
luxury you’d expect from Chard Development —
kitchens with pantries, fully integrated Blomberg
and Fisher & Paykel appliances, and an innovative
water-based heating and air conditioning system for
personalized comfort all year long.
Be sure to check out the Chard Smart™ features too
— thoughtful, above-and-beyond amenities to help you
live smarter. Here are just a few hints: a dog wash station
with hot and cold water, a maintenance bench in the bike
room so you can keep your two-wheelers
tuned to perfection, USB charging outlets
in kitchens and bedrooms, plus dimmer
switches in kitchens and dining rooms for
instant ambiance.
And here’s something really cool:
as part of their ongoing commitment
to supporting local talent, Chard will
include curated displays of original
artwork throughout the lobby and
common hallways.
Enviable LocationNaturally, no conversation about the
Mount Pleasant neighbourhood is
complete without talking about the
shops, craft brew pubs (yes, you’re
just steps to The Main Street Brewing
Company) and independent co ee
bistros. Yoga on 7th is just across the
street for when you need to stretch
your body, Science World is an easy
10-minute walk when you want to
stretch your mind, and the selection of
eateries will keep your taste buds tingling
for months.
Ellsworth’s presentation centre opens
soon at 2106 Main Street (at 5th Avenue).
Priced from $339,900 with fl oorplans
ranging from studio to three-bedroom.

Advice | QUICK TIPS
Solving the “stu ” problem
By Hellen Buttigieg
MORE ADVICE ONLINEypnexthome.ca/news/advice
THE CLOSETS ARE FULL. The junk drawer
is overfl owing. The piles have piles, and
the storage space is full too. You need
it all, you just don’t have enough space
to put it. Or do you need it all? Take a
closer look and separate ‘need’ from
‘obligation’, ‘sentimentality’ and ‘just in
case.’ You may fi nd you have the space
to store what you need. You’ll just have
to dig deep to fi nd the strength to free
yourself of the rest. After all, do you own
all that stu — or does it own you?
Let go of ‘obligation clutter’
» This refers to the stu we hold on to
because we feel a sense of duty. It can
be gifts, heirlooms we’ve inherited, or
things we’re saving for our kids. If you
are holding on to any of these, you
have permission to let them go, and
here’s why:
» ou have no duty to keep gifts forever.
The last thing the gift-giver would
want is for their gift to become a
burden.
» It can be emotionally taxing to part
with inherited items, but there are
more meaningful ways to honour a
person’s memory than keeping all
their stu . Releasing a loved one’s
belongings doesn’t betray the memory
of the person. It’s a bit easier with
time, so
wtake the time you need.
» If you’re keeping things for your
children, consider asking them if they
are even remotely interested in having
them. Remember, they will have their
own tastes.
O -load o -site storage.
If you are paying a hefty monthly bill to
store your belongings o -site in a rented
storage container, it’s time to reconsider
its value. Out of sight is usually out of
mind. If you are not using the items, it
may be benefi cial to sell them or give
them away. The money spent storing
the stu over a long period of time often
exceeds the value of those items.
Liberate your linen closet.
Let go of the sheets and towels that are
torn, stained, or stored just in case. You
really only need one extra set of sheets
for each bed. Fold pillowcases and fi tted
sheets into their matching fl at sheets so
that the set stays neatly together.
Don’t let excuses keep you stuck.
When editing your closet, you’ll make all
kinds of excuses to keep things. Here’s
are the most popular excuses I’ve heard,
and my response to them:
1. “It will come back in style.” Yes, it will.
But the fabric and cut will be di erent
and everyone will know you’ve been
holding on to it since 1978!
2. “It will fi t once I lose weight.” You may
lose weight in di erent places and
it may still not fi t. It may go out of
style by the time you lose the weight.
Reward yourself for your weight loss
by buying new clothes.
3. “I paid a lot of money for it.” You feel
guilty every time you look into your
closet and see it hanging there, so let
go of the shame.
4. “I wore it on my fi rst date.” Don’t
let sentimental items take up closet
space. That’s like allowing the past to
crowd out the present. Take a picture
and let it go.
5. “Someone bought it for me.” They’ll
never know that you got rid of it,
and even if they fi nd out, they’ll
understand.
6. “It needs repairs.” Set a deadline and
let it go if you miss it.
7. “I need it just in case.” This is probably
the top excuse I hear, and it is based
on fear. Be brave — unless you can
fi nd a specifi c reason to hold on
to something, fi nd the courage to
let it go.

Advice | CONDO SENSE
Elevator Etiquette:The 10 Commandments
By Jane Herman
MORE ADVICE ONLINEypnexthome.ca/news/advice
THERE’S A CERTAIN amount of common
sense when it comes to elevator
etiquette. If you live in a highrise, the
elevator is the main way in and out of
your home; a confi ned space in which
you briefl y encounter your neighbours
several times daily. The natural instinct
is to be absorbed in your own
headspace, preoccupied with where
you’re headed, and keeping strangers
at a distance. And yet, the other elevator
occupants, unfamiliar as they may
be, deserve a modicum of courtesy.
Unfortunately, most people have
forgotten their elevator etiquette.
10 Rules of Elevator Etiquette:
1. Out fi rst, then in. It only makes sense.
Allow passengers to exit before
attempting to board the elevator.
2. Take the stairs if you are only going
one or two fl oors, except if the
elevator is empty or you have a cart,
stroller, large packages or are disabled.
3. Hold the door for others who are
running to catch the elevator —
especially your neighbours coming
from down the hall. A plague on
anyone who watches the door slide
shut in someone’s face!
4. If you’re sick, wait for an empty
elevator. If that is impossible, don’t
cough and sneeze for the duration
of the ride. And if that is impossible,
never put your germ-infested hands
on the fl oor buttons.
5. If you are fi rst on the elevator or
closest to the control panel, ask other
riders what fl oor they would like. On
the other hand, it’s somewhat rude
to call out your fl oor to the person
standing nearest the buttons as if
that person is the elevator operator.
6. When other passengers board, move
a little to give everyone some
personal space.
7. Avoid carrying out interpersonal
conversations, be they face-to-face
or — particularly — talking on your
cellphone. The elevator is not a
phone booth.
8. Likewise, if you’re listening to your
iPod, turn down the volume so you
don’t disturb other riders.
9. If you’re carrying a backpack, make
sure it doesn’t land in someone’s
face when you turn around.
10. Never drop litter or deface the walls
of the elevator. Vandalism hurts
everyone.
Riding in an elevator can bring out the
best — or worst — in people. Think of the
elevator as an extension of the building’s
lobby, and of other riders as your guests.
Remember, a little elevator etiquette
goes a long way. Now, enjoy the ride!
