CHOOSING THE RIGHT PLACE TO CALL “HOME”Most newcomers to Canada tend to settle in larger cities such as Toronto, Vancouver and Montreal. Since housing costs vary greatly across the country, fi nding the right place to live and work means doing some homework.

Not everyone has the same housing needs, so list the important features that you want to have in your community. Perhaps it’s great schools, proximity to transit, or plentiful job opportunities.

There are always trade-o s in the real world. Smaller cities usually have lower living costs, but you may require multiple vehicles to get your family

from point A to B. Larger cities o er more transit and job opportunities, but you will have to deal with tra c, congestion and a possible increase in housing costs.

Choosing a place to live is one of the biggest fi nancial decisions you’ll ever have to make and your decision will ultimately a ect your way of life. Look for good value in the home you’re considering, and look for a place that o ers a reasonable cost of living based realistically on your fi nances, as well as a great quality of life. You can’t go wrong when you know the realities.

GET TO KNOW YOUR BUILDER WITH THE 2015 BUILDER’S ANNUALYour home covers some of your most basic needs: it is your shelter and your security, but we all know it’s so much more than that. A good home provides us a place to enjoy our friends and family, a comforting place to rest and recharge, and optimally, is a place that is close to where we work and play.

There’s a group of people we know very well at YP NextHome, and that is the developers and builders in Metro Vancouver that are deeply committed to creating homes that go above and beyond the average, and to building communities that support and encourage interaction, convenience and sustainability, for a healthier, happier lifestyle.

Buying a home is always a big decision, and having a builder that you

trust is key to making the experience a good one. In the 2015 Builders’ Annual, you can learn about many of Metro Vancouver’s best and brightest companies: their history, what kind of building they do best, and why they love what they do.

Though there are many di erent companies and styles of building in the Builder’s Annual, there’s one quality they share that is consistent throughout: the love of, and committment to, creating livable, inspiring, convenient and e cient homes for people at all stages of their lives. So once you’re fi nished reading about all the incredible new condos in this New Condo Guide, be sure to check out the stories behind them in the 2015 Builder’s Annual. Happy condo hunting!

and largest waterfront neighbourhood, with over a mile

of shoreline and 25 acres of open, public green space.

It’s completely incredible.

EVERYTHING YOU NEED, JUST STEPS FROM THEWATERFRONT.

THIS IS YOUR FIRST CHANCE TO OWN IN VANCOUVER’S LAST WATERFRONT NEIGHBOURHOOD!

ONE TOWN CENTRE

COVER STORY

Okay, I admit it. When I want to play hooky on a sunny afternoon, one of my favourite places is cycling along the waterfront trail that runs beside River District

in south Vancouver. This lively, ever evolving community captured my heart from day one, and with every visit it just keeps getting better.

So you can bet I’m delighted by the opportunity to visit the recently opened sales centre for River District’s Town Centre homes. Seems a whole lot of other folks feel the same way — today the sales centre is packed with visitors checking out the community model, the two fully furnished display homes, and the dazzling views of the Fraser River.

Potential homebuyers range from a young couple with their second child due next week, to a mom and dad helping their

The Heart of River District By Susan M Boyce

daughter move into her first home, to a well-travelled, start-again dad. All are unanimous in their enthusiasm.

Urban Living at Your DoorstepLocated in the heart of River District, One Town Centre will be built around a public plaza and high street that will introduce an eclectic mix of much-anticipated retail and services to this 130-acre master-planned neighbourhood. Among the many new amenities will be a grocery store, a restaurant, and a bank. “Town Centre is going to become a very cool, very trendy destination similar to Gastown or Granville Island,” says Ben Taylor, Wesgroup’s director of sales. “And for the people who live here, it will mean everything they need is right outside their front door.”

16 NEW CONDO GUIDE MAY 15 - MAY 29, 2015

River District sales centre and two display suites are open by appointment only North Arm Avenue

( just south of Southeast Marine off Kerr Street). Grand Opening on May 23. For more information,

visit riverdistrict.ca or call 604.879.8830.

Homeowners living in the Town Centre will also have exclusive access to Club Central — a spectacular, 14,000+-square-foot amenity building that includes an aquatic centre, state-of-the-art fitness facility, yoga/dance studio, entertainment lounge, and even squash courts, to name just a few features.

Inspired Homes“I could just stand here looking at the view all day. And did you see that the roller blinds are included? That’s amazing.” The man in One Town Centre’s tower display suite is clearly so smitten he doesn’t notice the way his wife is beaming as she checks out the kitchen — in very minute detail. “I’ve always wanted Jenn-Air appliances,” she confides to me. “And a gas cooktop with five burners. Now that’s my idea of cooking heaven.”

After trading a couple of tricks for creating the perfect poached halibut, I leave her checking out the on-demand, filtered hot water dispenser and under sink recycling centre and head to master bedroom. Walk-in closet, frameless glass shower, soaker tub, and heated floors — yup, this meets all the items on my ‘must have’ list. And even here, windows are massive, meaning I could just lie in bed and admire the comings and goings of the mighty Fraser River — which is my idea of lifestyle heaven.

Ben also fills me in on a couple of oh so important details I’d missed, because they’re invisible — air cooling and a Nest thermostat. In case you don’t know, Nest is the newest breed of computer controlled environmental controls — a system that ‘learns’ your habits so it can automatically turn the heat up before you get home or lower the roller blinds to protect against the heat of mid-day even if you aren’t home. Smart thinking that helps reduce your environmental footprint.

I’ve just pointed myself back toward the bike trail west along the river when I see someone waving from the outdoor patio at Romer’s Restaurant. It’s my new culinary friend and her husband. “You have to check out the blackened sockeye.” She winks. “It’s even better than my poached halibut.” Okay, so maybe I do still have time for lunch.

Town Centre is going to become a very cool, very trendy destination similar to Gastown or Granville Island.— Ben Taylor

BUYER PROFILE

Launie’s love affair with River District has been a long one. In fact, she still has the 2007 newspaper article

that started it all.The old Fraserview Lands were

about to be rezoned and the developer wanted input from locals about the type of housing and amenities the community would like to see there. Launie attended the charrettes and took part in the discussions. The more she learned, the more she liked the direction the proposed master-planned community was taking.

She put her name on the mailing list for updates and waited. She watched as several townhome and apartment residences were built. She often met friends at the Romer’s Burger Bar on the

waterfront. She took her two truffle-hunting dogs for hikes along the trails or exploring the local parks. And when she popped in for a visit at River District’s new Town Centre, Launie knew her wait was over. In no time, she’d signed a contract to purchase a two-bedroom and flex home.

Unbeatable SettingParticularly appealing was Town Centre’s location adjacent to the river. “Water is so therapeutic, especially in a world where people often work 10 or 12 hours a day,” she says. I use to fish the Fraser River when I was a kid. There’s something whimsical about watching the tugboats — like it’s a throwback in time. And the sunsets are going to be amazing.”

Launie checks out some of the local “fauna” at River District’s Crowley Park.

There’s something whimsical about watching the tugboats — like it’s a throwback in time.—Launie

Investing in the FutureThe bottom line too made sense. “I’d looked at older houses in much less desirable areas and they were $100,000 more,” she says. “Here I’m getting a brand new home with a 200-square-foot balcony, over 25 acres of green space and miles of walking trails right outside my door, and a prime waterfront location. That’s tough to beat.”

It’s an investment in her future Launie had wanted to make for a long time. “The reality is that Vancouver is an expensive city and there are no longer any cute starter houses, but people still dream about owning their own home — including me.” She smiles. “My dad always said a loaf of bread that’s a dollar today will be five dollars tomorrow, so I’m investing my dollars today.”

She admits that buying a presale was a bit scary but it’s exciting too. “Sometimes you get a gut feeling you’re doing the right thing. I usually go with those feelings and this definitely feels right.” Just the best love affairs should be.

CONDO PROFILE

Think you know the Cambie Corridor? Well think again, because Marcon is about to

shake up your concept of this dynamic neighbourhood.

Say hello to Park&Metro, a collection of 73 condominium homes tucked into a quiet residential pocket just steps from the burgeoning amenities found at Marine and Cambie. And don’t be surprised if the first time you see the location, you can’t believe your eyes… or your ears.

“Very few people are aware what a significant difference there is in ambiance when you’re only a block off arterials like Cambie Street or Marine Drive,” says Nic Paolella, Marcon’s Development Manager. “It’s quiet, streets are lined with flowering cherry trees, and because there’s very little

lowrise buildings will provide a wide range of floorplans including some large three-bedroom homes meaning it will be just as attractive to downsizers as first time buyers or young families.”

The design itself is something new and fresh. Both buildings will have brick on the façade to create visual connectivity with each other and with the surrounding neighbourhood, but one will feature a contemporary design and the other will have a more traditional look. The fourth floor will be stepped back creating some amazing outdoor spaces for the penthouses, and enhancing the sense that each building is only three storeys high when viewed from the street.

And here’s yet another, the existing boulevard will be transformed into a public park with play area as part of the enhancements the City of Vancouver is implementing as part of the new Marpole community plan.

Park&Metro will be located at West 63rd Avenue and Yukon Street in Vancouver.

Presentation centre opens soon at 688 Southwest Marine. Floorplans

range from one- to three-bedrooms and will be priced from the low $300,000s.

The media calls it a “real estate frenzy”. But others call it a robust real estate market. This comes

after the BC Real Estate Association just reported that BC home sales posted the strongest March in eight years. More homes traded hands in March 2015 than any March since 2007. Does this mean we’re in a sellers’ market? It does, but what exactly is a sellers’ market?

What creates a sellers’ market? What is it that leads to increased prices? How do we get to a stage where sellers receive multiple offers? Any number of variables can create this “frenzy”. Factors include a low unemployment

rate, low interest rates and high demand with a lack of supply. In late February however, all of these variables came together at once. And just when sellers thought it couldn’t get any stronger, the devalued Canadian dollar attracted more foreign buyers looking to make Vancouver home. All of these forces coming together at once created the perfect storm.

The factors above create consumer confidence within any given geographical area that people want to live. As a result, realtors are hard at work looking for homes for buyers in that market. This leads to a spike in overall

demand and a decrease in supply which leads to multiple offer scenarios and upward pressure on housing prices. As long as interest rates, unemployment and the Canadian dollar remain low, we can expect a strong sellers’ market in Greater Vancouver which could lead us well into the Fall.

THE AVENorth Vancouver’s new lifestyle

CONDO PROFILE

It’s official. The Ave is a hit with homebuyers looking for something fresh and different in

North Vancouver’s Marine Drive neighbourhood.

“We’re over 50 per cent sold in just a couple of months,” says Mahamed Karim, sales manager. “So many of our buyers have told us these are the best condominium residences they’ve seen anywhere in the area. They love the feel of the floorplans — the angled walls, the open concept design and the great outdoor spaces. The fact all homes are ready for immediate occupancy is a bonus.”

Eye-Catching Architecture Located at Pemberton Avenue and West 16th Street, The Ave boasts dramatically angled rooflines and playfully staggered façades in greys

with rich burgundy accents. “The design is iconic and already making this a landmark building,” Mahamed says. “Plus the slope of the roofline not only looks visually intriguing, but it means penthouse homes have ceilings that soar as high as 13 feet. And you should see the views and sunsets you get from many of the west-facing homes.”

Inside, The Ave is packed with features to satisfy: roller blinds on all windows, premium wide-plank laminate flooring throughout main living areas, European-inspired soaker tubs, and spacious balconies. Select homes also incorporate the convenience of a built-in workstation and full-height pantry.

Love to cook? No problem. Kitchens are ready to handle the most demanding culinary adventures. Quartz countertops, duo-tone cabinetry with soft close, brick joint mosaic tile backsplash and

stainless steel KitchenAid appliance package are just a few of the features that will delight any gourmet.

Engaging Community“The Ave’s location is fantastic too,” Mahamed says. “You’re only a block off Marine, but it feels so quiet and peaceful. You can bike or walk almost anywhere. Lonsdale Quay is only 10-minutes away, meaning great shopping and easy access to the SeaBus. And many cyclists have told me it’s less than 20 minutes to ride to downtown Vancouver.”

When you just don’t feel like fixing a meal, a diverse array of eateries are within easy walking distance — including a local favourite, the Pemberton Station Pub, just a couple of blocks down the road. Coming soon, The Ave’s ground level retail is also expected to include a neighbourhood coffee shop.

The Ave still has a broad selection of floorplans ranging from one- to two-bedroom with den and priced from $299,900. But hurry, because they’re gong fast.

Presentation centre and display home are open noon to 5 p.m. daily except

Fridays at Pemberton Avenue and West 16th Street in North Vancouver. For

more information visit theaveliving.com or call 778.985.4767.

More than 550,000 bungalows/ranchers were built in Canada in the 1960s and 1970s. The

average finished floor area was less than 1,200 sq. ft. – just slightly larger than some of the homes at Mill

House. Few of those 60s ranchers had master ensuite bathrooms and even fewer had walk-in closets.

None of them had secured underground parking or a personal gear garage™. Mill House has all that and

more. If you’re thinking about rightsizing, now would be the perfect time. Millhouse has some excellent

larger home plans where you can enjoy living in a brand new home. You won’t need to compromise on local

amenities either. They’re all within a car-free walk, earning Mill House a Walkscore of 93.

Nicely appointed 1+Den – 3 bedroom homes with parking & personal gear garage™.

LUXURY WITHIN REACH MOVEMENT IS LIFE

MAY 15 - MAY 29, 2015 NEW CONDO GUIDE 37

PITT MEADOWS/MAPLE RIDGE

The basis for every beautiful room is the overall ambiance that is created by how homeowners use the space. With a few simple techniques, condo owners can

transform their suites into extraordinary spaces.

FurnitureStart by measuring the rooms and do a rough sketch to see if your furniture will fit into your new condo space. If you are thinking of purchasing new furniture, contemporary styles work best. The clean lines make rooms appear larger and less cluttered than choosing more traditional pieces with lots of detailing and curvatures. Traditional pieces can still be mixed into the setting without making the room feel overpowered or cluttered. Adding light rugs and a glass coffee table will

CONDO SENSE

Tips for maximizing small condo spaces

make a room feel open and airy, which helps maximize the effects of natural light. And just because you have limited space doesn’t mean you have to opt for smaller furniture. Consider adding fewer pieces that are stylish but have multiple functions, like an ottoman that doubles as a coffee table but is also used to hide everyday clutter.

ColourChoosing the right paint colours can also make decorating a small space a breeze. It is a known fact that light

colours make a room look bigger and brighter. Typically, neutral colours and blue/grey tones are more reflective, making the space feel open and airy. Dark floors and dark cabinetry can work well too, if you balance the design by adding a splash of light with lighter coloured countertops, paint, furniture and bright accessories.

Focus!Without a focal point, rooms may feel cluttered and appear smaller than they are. By defining your focal point, the room will feel more inviting and balanced. Almost anything can be used as a focal point, such as windows, a special piece of artwork or mirror. It should grab your attention and immediately draw your eye to the feature you wish to accentuate.TIP: Mirrors not only act as a focal point, but can also bring brightness to dark areas and give small rooms depth by reflecting the light back into the room.

The right lightAdding the right lighting will go a long way to warm up a small space. Recessed lighting and wall scones can be used to highlight certain areas of a room. Pendant lighting above the island and under-cabinet lighting adds another layer of brightness.

Consider keeping window treatments light and airy so the natural light can shine through. The type of window treatment selected may depend on the condo’s rules and regulations. Some buildings require a consistent colour theme throughout. TIP: If you have large windows and spectacular views, bring outside colours to your interiors so rooms will flow nicely into each other, creating a more open and unified space.

There are so many things to consider when designing your new home. Design consultants at your builder’s décor centres can show you how to make the most of your new space, no matter its size.

By creating a focal point, the room will feel more inviting and balanced

CONDO PRO

By Barbara Lawlor

Above standard:features & upgrades

New condominium shoppers in the Metro Vancouver are among the luckiest in the world, as we

enjoy a unique standard of features and fi nishes that are included in our purchase price. By North American standards, the appointments that come with our condo suites are far and beyond what builders o er south of the border. In fact, today’s standard features are so luxurious that buyers often do not feel they have to upgrade to create surroundings that satisfy their taste and aesthetic sensibility.

You may well benefi t from upgrades that will make your suite even more beautiful, comfortable and potentially worth more if and when you decide to sell. And if you do opt to purchase some upgrades and have the budget to indulge, the choices are incredible. Kitchen gadgets, beautiful stones, sumptuous hardwood… the possibilities are exciting.

When it comes to upgrades, focus on the kitchen and bath(s) fi rst, because these typically net you the best return

ever before, but you may fi nd that your builder o ers extra upgrades that can be considered Green. Again, look at the advantages these elements add to lifestyle and value, and decide whether the upgrades lie within your budget and are important to you.

on investment in the long run.Your kitchen options alone are

amazing. I have seen gorgeous cabinetry with glass fronts for displaying collected dishware and glassware, extended islands, cornice mouldings, quiet self-closing drawers, wine fridges, pasta water taps and the like. And bathrooms – think luxurious spas with marble fl ooring, rainwater shower heads, soaker tubs and pampering, pampering, pampering.

Aside from kitchens and baths, look carefully at your fl ooring options. If hardwood is not included in your standard features, you may want to upgrade to include it. You and future buyers will appreciate the healthy aspects of wood over carpeting. Wood fl oors are easy to clean, and the range of colours and textures is phenomenal. In today’s open-concept layouts, wood fl oors can be topped with area rugs to delineate space and add visual interest.

By virtue of our stringent BC Building Code, new condominiums are built to a higher energy-e ciency standard than

HAZELCondo living just got easier this spring

CONDO PROFILE

As buds turn to blossoms and t-shirts replace sweaters, the idea of change — possibly even

a fresh start, is enticing. “Spring triggers the moving bug in

many people,” says Kiran Rai, marketing director at Hazel — a new four-storey condominium by Phoenix Homes on Roderick Ave. in Coquitlam. “It’s the ideal time to consider a new home. Families can make the purchase and move in before the summer.”

FAMILY FRIENDLY: Walk to Alderson ElementaryWith one, two and three-bedroom condos ranging from 554 to 858 square feet and priced from $220,900, Hazel offers a home to suit most budget and lifestyle needs, ranging from first-time buyers to young families. Easy access to the Millennium SkyTrain at Braid Station opens up the possibilities for students at

ceilings, wide-plank laminate flooring and open floor plans which extend living outdoors on huge ground floor patios or on the upper storey decks. When you visit the display home, you may just find yourself daydreaming of summer entertaining as you and your guests enjoy a sangria and barbecued burger in your own oasis.

Cooking is hardly a chore when you’re surrounded by an incredibly stylish kitchen complete with stainless steel appliances, quartz countertops and wood grain laminate cabinetry with under mount lighting.

Discover why spring is the right time to liveathazel.com. Sales centre and show home are open daily

(except Fridays) noon to 5 p.m at #104 - 827 Roderick Ave. in Coquitlam.

SFU or those commuting to Vancouver and Surrey.

“Condo living is the way of the future,” says Kiran, noting that as the price of single-family homes continues to climb she’s seeing more families consider a home at Hazel. “They can find all the space they need with a three-bedroom condo priced from $350,900, and kids are able to walk to Alderson Elementary or Ecole Banting Middle School.”

SPRING INCENTIVE: No strata fees for 2 yearsAs added incentive to buy this spring, Phoenix Homes will pay the strata fees for two years (for a limited time only).

“Buying a home is a big decision as it is, so this takes the load off and helps them get settled and make the most of their new home,” says Kiran.

Move-in ready, the collection of 34 homes at Hazel are designed with high

REBGV ReportSTRONG HOMEBUYER DEMAND COUPLED WITH BELOW AVERAGE

HOME LISTING ACTIVITY HAS CREATED SELLER’S MARKET CONDITIONS WITHIN THE METRO VANCOUVER HOUSING MARKET

The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in

Metro Vancouver reached 4,179 on the Multiple Listing Service® (MLS®) in April 2015. This represents a 37 per cent increase compared to the 3,050 sales recorded in April 2014, and a 2.9 per cent increase compared to the 4,060 sales in March 2015.Last month’s sales were 29.3 per cent above the 10-year sales average for the month.

“The supply of homes for sale today in the region is not meeting the demand we’re seeing from home buyers. This is putting upward pressure on prices, particularly in the detached home market,” Darcy McLeod, REBGV

president said.New listings for detached, attached

and apartment properties in Metro Vancouver totalled 5,897 in April. This represents a 0.9 per cent decrease compared to the 5,950 new listings reported in April 2014.

The total number of properties currently listed for sale on the region’s MLS® is 12,436, a 19.8 per cent decline compared to April 2014 and an increase of 0.5 per cent compared to March 2015.

“It’s a competitive and fast-moving market today that is tilted in favour of home sellers. To be competitive, it’s important to connect with a local REALTOR® who can help you develop a strategy to meet your home buying or selling needs,” McLeod said.

The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $673,000. This represents an 8.5 per cent increase compared to April 2014.

The sales-to-active-listings ratio in April was 33.6 per cent. This is the highest that this ratio has been in Metro Vancouver since June 2007.

Sales of detached properties in April 2015 reached 1,815, an increase of 35.9 per cent from the 1,336 detached sales recorded in April 2014, and a 70.6 per cent increase from the 1,064 units sold in April 2013. The benchmark price for a detached property in Metro Vancouver increased 12.5 per cent from April 2014 to $1,078,900.

Sales of apartment properties reached 1,579 in April 2015, an increase of 34.7 per cent compared to the 1,172 sales in April 2014, and an increase of 50.1 per cent compared to the 1,052 sales in April 2013. SURREY/LANGLEY

UNIVERSITY DISTRICTUn-Real Estate

CONDO PROFILE

It’s the talk of the town and a totally new spin on the concept of homes designed with the flexibility to let you

live life on your own terms. Say hello to University District in Surrey’s dynamic City Centre neighbourhood.

Introducing BosaSPACE™

Over a year in planning, when BosaSPACE was first unveiled at University District, most people shared a single reaction — “oh wow, this is amazing.” And if you’re thinking Murphy bed plus a sliding door, get set to have your mind blown because BosaSPACE redefines the concept of transformational living. Sales manager Tasha Tylka explains how four innovative components create this unique value added feature.

First there’s the ExtendTable concealed in the centre island. If you need to check emails or use your

laptop, just pull out the first section and you’ve got an instant workstation. When it’s time for entertaining, the table expands till it provides comfortable seating for eight.

In the living room, what appears to be a wall-mount television is actually Bosa’s SleepTheatre — a sliding panel that hides a drop down single bed. Perfect for an unanticipated, after the game sleep over, it also doubles as a loveseat when you want just a little more seating.

Ready for a party? Well get set to discover BosaSPACE’s two final, ultra-cool features. Tasha pushes lightly on the first of three glass panels separating the bedroom from the living room and suddenly they disappear — literally. All three panels are now tucked invisibly inside the wall creating a single open room.

For the grand finale, Tasha flips the bedroom’s queen-sized bed up into the

wall revealing a contemporary, built-in sofa that’s been cleverly hidden on the reverse side. No question this space is now ready for entertaining on a grand scale — like a couple of dozen friends and family.

“For first time buyers like us it’s a great cost saving —like getting half our furniture included,” says one delighted buyer. “Basically, we can just bring a couch, move in, and we’ll have everything we need. I can’t wait to see how many people we can have for a party when we move in. ”

Close to What CountsUniversity District’s proximity to everything is also a hit with the many young professionals who have been wowed by this collection of homes. Just a block from a new library and the SkyTrain to downtown Vancouver, it’s also right across the street from the new City Hall — meaning your next door neighbour is a meticulously maintained, well-light, safe, and dynamic plaza. How cool is that?

The University District presentation center and display homes are open

noon to 5 p.m. every day at 13409 – 104th Ave. in Surrey. One-bedrooms priced from

$221,900. For more information visit bosaproperties.com or call

RIVER GREEN One Community: One Developer: True Waterfront

CONDO PROFILE

Vibrant, dynamic and exquisite by design, the River Green Community continues impressing

buyers on the quest for a new level of elegance in the place they call home.

Brought to you by Aspac Developments Ltd., the company that created Vancouver’s world-renowned Coal Harbour neighbourhood, River Green’s location is, in a word, breathtaking — 27 acres adjacent to the mighty Fraser River and next door to Richmond’s Olympic Oval. The community boasts 1.1 kilometres of waterfront plus direct access to the City of Richmond’s recently improved riverside trails, a soon-to-be-built pier and floating dock, as well as unobstructed views of the North Shore Mountains, Vancouver skyline and the Gulf Islands. This is a neighbourhood

that offers some of the most dramatic sunsets to be found in Metro Vancouver and really connects people with life.

Now complete, the community’s initial phase, 1 River Green, also incorporates terraced water gardens with waterfalls, intertwining pathways, and gazebo-style pavilions that appear to float on the ponds within the landscape. The resulting oasis is filled with an almost magical sense of tranquility where nature and man-made beauty come together.

Resort LifestyleLike Coal Harbour, the River Green lifestyle is inspired by the world’s finest five-star resorts and hotels: 24-hour concierge services, soaring lobbies in marble and natural wood columns, and onsite property managers to ensure

immediate attention to the smallest detail or request.

Owners will also have access to a diverse array of five-star amenities such as music room with piano, state-of-the-art fitness centre, multi-media theatre, games room, as well as an infinity pool with adjacent whirlpool, sauna and steam room.

Continuing an Aspac tradition, public art is integrated into the fabric of daily life here. Metal sculptures and stone carvings inspired by First Nations’ stories dot the landscape. A sky bridge between the first two towers incorporates walls of stained glass depicting a heron in flight. And North Vancouver artist Brent Comber transformed wood from the site’s white oak into sculptures and art furniture.

It’s no wonder this community was awarded the 2014 Urban Development Institute Award of Excellence for Best Master-Planned Community in British Columbia.

When you’re ready to head to Vancouver or the airport, River Green’s private, resident’s only shuttle service — a Richmond first — provides transportation to the nearby Canada Line stations. Or perhaps grab your clubs and tee off at one of the three nearby golf courses — Quilchena, Mayfair Lakes, or Langara.

Experience Richmond’s New Coal HarbourThe River Green Community’s newly renovated, three-level presentation centre is located at 5111 Hollybridge Way in Richmond — 24,000 square feet showcasing the sheer scale and vision behind this iconic master planned community. Be sure to book an appointment for your private tour and priority register at rivergreen.com.

Buy from a builder you can trust

By Hugh Heron

Years ago, I used to say that people paid more attention to buying a pair of shoes than a

house. That’s not the case anymore, because new-home buyers realize their purchase is likely the biggest investment they will make in their lifetime. I’m happy to say that today’s shoppers are well educated about what’s available in the market, and they are comparing carefully to get the most for their money. The great news is that nowadays, it’s easier than ever to do the research required to make a wise decision. Among the top items to explore is the builder’s reputation. Buying a new home involves a lot of trust, and you need to feel confident that your home will be built well and serviced efficiently.

In 1967 when I started in the industry in Canada, people shopping for homes relied on word-of-mouth, which is the original form of social networking. Actually, this method is still effective today. Certainly, if you know people who have bought from the builders you are considering, ask about design, quality and service. Drive through completed neighbourhoods and look at how everything came together. Do you find the homes and streetscapes pleasing? Was there attention paid to exterior colours and designs? Has the neighbourhood aged well? You might also knock on doors and ask how the owners felt about their purchase experience. Trust me, whether they are happy or not so happy, they will be glad to let you know.

Of course, you can find out a lot without even leaving your home, now

Hugh Heron is Principal and Partner in the Heron Group of Companies and President of

Heathwood Homes, as well as a former Member of the Board of Directors of Canada Mortgage and Housing Corporation, and a Past President of the Toronto

Home Builders’ Association and the Ontario Home Builders’

Association.

INDUSTRY OUTLOOK

that the Internet is only a keystroke away. Check on builders’ histories and track records by visiting their websites. Tarion Warranty Corp. (tarion.com) is also extremely useful. Check as to whether the builder has been subject to conciliations, which are onsite inspections by qualified Warranty representatives conducted for the purpose of resolving disputes with homeowners.

Whether you research online, in person or both, keep an open mind and place the information in a realistic context. Remember that building homes and communities requires the organization of hundreds of suppliers and trades. We sometimes face labour and/or materials shortages. There might be delays in municipal approvals as well. In addition, realize that even the best builders make occasional mistakes. The important thing is that the builder informs buyers of any problems and does everything possible to fix the situation.

Another thing to be realistic about is word-of-mouth information that comes from social networking websites. Some of the feedback may be on the level; some may be exaggerated or simply not true. Take it all with a grain of salt and gather your information from a variety of sources.

If this is your first new home purchase, take the time to do your homework. It’s tempting to get swept away in a sales office where renderings, floorplans and model homes paint a beautiful picture. Remember that builders can promise anything, but it’s what they deliver that

counts. This is why reputations are so important.

New home builders understand that an educated buyer is more likely to be a happy one. Sales representatives should be willing to answer all of your questions or point you in the right direction if they don’t know. Corey SevierAT HOME IN THE CITY

CITY LIVING

Currently playing Seth Gunderson, the small town-fisherman on Hallmark’s hit series Cedar Cove,

local icon Corey Sevier is not new to the screen, having started acting at the age of seven. With credits in over 65 movies and TV series, Corey gave us a tour of the city he calls home.

Condo Guide: Are you a morning person? What’s your morning routine?Corey Sevier: I’ve never ‘naturally’ been an early riser, but I do enjoy the calmness of a quiet morning. I always start with a great breakfast; granola, eggs, fruit, or some combination of those. I usually take that time to read something interesting, catch up with friend or emails, and plot the rest of my day!

I also have a great view of the mountains from my apartment, so I enjoy them every morning as well.

CG: What would you do/where would you go between breakfast and lunch?CS: After breakfast, it’s important for me to get moving – or else I’ll start to get sleepy again! I love to do something physical, whether it be a good workout or just a nice walk or run. Living close to Vancouver, the proximity to the seawall, and all the great trails and hiking options are wonderful. We get spoiled out here. It’s such a health-positive place to live.CG: What’s for lunch?CS: Call me old fashioned, but it’s hard to pass up a good sandwich for lunch! There’s a plethora of great options, but one of my favourite spots is “Chasers” in Yaletown. The combo of fresh ingredients and healthy smoothies make it a frequent lunch destination for me!CG: What does your afternoon look like?CS: If the weather is nice, you’ll likely find me out rollerblading or getting in a game of tennis. They have some

amazing public tennis courts right down at Kits Beach. Hard to beat seeing the ocean and mountains while playing around on the court!

If it’s not outdoor weather, I’ll likely be working on a passion project, whether it be writing or editing something! It never feels like work if you truly love it…CG: How would you prep for the evening?CS: Depending on how busy my day has been, sometimes a quick nap is the best way to prep for the evening. For me, it’s often not so much a ‘nap’, but just a few moments to close your eyes, stretch out and settle the mind. I find it really refreshing when I remember or have the time to do it!CG: And what’s the plan for dinner?CS: Choosing dinner is never easy! Between the amazing sushi places, gourmet burger joints and incredible Italian food in Vancouver – I pretty much have a rotation plan! But I do admit, Nook, a little Italian place (in both the city and Kitsilano) always makes for a special night out.

Another Italian spot I love is Novo, on Burrard St. It’s right next to a great little movie theatre called Fifth Avenue Cinemas. They always have a great mix of blockerbuster/indie fare, and a nice meal and movie combo makes for a pretty perfect evening in my books!CG: Are you a night owl? CS: I’m definitely a night owl. But you’ll find me at home, not out and about (most nights). I find after a great day, good meal & movie, my brain comes alive! I often like to use that creative energy and inspiration to work on my own projects again.

Then I have to force myself to get to bed!

76 NEW CONDO GUIDE MAY 15 - MAY 29, 2015

BURNABY/NEW WESTMINSTER

When the seasons start to change, you may fi nd yourself craving a new look indoors

as well. Rather than undertaking a complete overhaul, you can refresh your family room or living area the easy way: with a suite of sofa accessories. Whether you’re the type to pick one design style and stick to it or change your mind all the time, you can fi nd a perfect pillow-and-throw combination for your personality from my guide here:

DESIGNER ADVICE

By Yanic Simard

Lighten up with perfect

PILLOWS & THROWS

Urban BarnWest Elm

1. The Chameleon If you love to change your look every season, take the opportunity to warm up your home environment early with a cable knit blanket, and printed pillows that make you think of the outdoors without having to go outside. Also grab a storage ottoman, and you’ll have ample space to keep these items stashed in the sunnier months (and store your summer look until warm weather returns).Get the Look: Tallulah Throw in Grey (Urban Barn)

2. The Indecisive If you can’t settle on just one or two colours (even per season), you don’t have to. Choose items that feature blocks of multiple colours in coordinating tones, and they will still feel related even if you choose every hue in the rainbow. For example, choose all pastels, or all mid-tones. Make sure to still break up the scheme with some neutrals to avoid total overload. Get the Look: Steven Alan Abstract Crewel Pillow Covers, Hand-Loomed Silk Throw (West Elm)

78 NEW CONDO GUIDE MAY 15 - MAY 29, 2015

3. The Glamorous Creating a look that says luxe is all about texture – adding a rich feel to the touch will add a rich look the eye. Try layering a sheepskin like a throw on a corner of the sofa, and contrast it with sequined pillows, mixing rugged and delicate fabrics with some sparkle for a Hollywood glam appeal.Get the Look: Luxe Sequin Pillow (Indigo)

4. The Classic The high contrast look of black and white is a striking classic. To keep it sophisticated, mix di erent patterns featuring both tones to soften the scheme (such as stripes, chevrons, and other geometrics), and have some favourite photos printed in grayscale and hung in simple frames for timeless elegance.Get the Look: Lappljung Ruta Cushion Cover, Stockholm Cushion Cover in Black/White (IKEA)

5. The Natural If you love nature but are scared away by the term “animal prints,” skip the cheetah spots and look to richly coloured butterfl ies, bugs, and peacock feathers for your inspiration. Magnifi ed prints will read as a more subtle nod to the environment while adding jewel toned decadence. Use a faux fur throw as a neutral backdrop with depth that you can really sink your claws into!Get the Look: Llama Faux Fur Throw (Urban Barn)

out Yanic’s accessory line, Yanic Simard Selected, by visiting

6. The Bold The primary-colour stripes of an iconic Hudson’s Bay blanket feel classic yet modern, and utterly sophisticated; spread it out unfolded for maximum e ect (over the full seat or even the entire sofa) and add an equally legendary Union Jack pillow for unapologetic personality.Get the Look: Multi-stripe Point Blanket and Union Jack Pillow (Hudson’s Bay Company)

7. The Demure For a subdued appeal, combine a throw in soft pink tones (IKEA) and textural faux shearing pillows for a look that reads as sweet without overloading your taste buds. The taupe shade of this shearing especially makes a perfect counterpoint for the pink, creating a more demure pairing than a stark white.Get the Look: Hermine Blanket (IKEA)

8. The Meditator Reduce your stress by choosing one soothing colour to stick with, like a pastel aqua shade, and mix di erent textures and subtle patterns for a feeling of restfulness. Choosing multiple pillows in the same size and shape also makes for easy mixing and matching – 18- to 20-in. squares are fairly common and can be combined over time from di erent stores.Get the Look: Chevron Crewel Pillow Cover, Embroidered Starburst Pillow Cover (West Elm)
