CHOOSING THE RIGHT PLACE TO CALL “HOME”Most newcomers to Canada tend to settle in larger cities such as Toronto, Vancouver and Montreal. Since housing costs vary greatly across the country, fi nding the right place to live and work means doing some homework.

Okay, I admit it. When I want to play hooky on a sunny afternoon, one of my favourite places is cycling along the waterfront trail that runs beside River District
in south Vancouver. This lively, ever evolving community captured my heart from day one, and with every visit it just keeps getting better.
So you can bet I’m delighted by the opportunity to visit the recently opened sales centre for River District’s Town Centre homes. Seems a whole lot of other folks feel the same way — today the sales centre is packed with visitors checking out the community model, the two fully furnished display homes, and the dazzling views of the Fraser River.

After trading a couple of tricks for creating the perfect poached halibut, I leave her checking out the on-demand, filtered hot water dispenser and under sink recycling centre and head to master bedroom. Walk-in closet, frameless glass shower, soaker tub, and heated floors — yup, this meets all the items on my ‘must have’ list. And even here, windows are massive, meaning I could just lie in bed and admire the comings and goings of the mighty Fraser River — which is my idea of lifestyle heaven.
Ben also fills me in on a couple of oh so important details I’d missed, because they’re invisible — air cooling and a Nest thermostat. In case you don’t know, Nest is the newest breed of computer controlled environmental controls — a system that ‘learns’ your habits so it can automatically turn the heat up before you get home or lower the roller blinds to protect against the heat of mid-day even if you aren’t home. Smart thinking that helps reduce your environmental footprint.
I’ve just pointed myself back toward the bike trail west along the river when I see someone waving from the outdoor patio at Romer’s Restaurant. It’s my new culinary friend and her husband. “You have to check out the blackened sockeye.” She winks. “It’s even better than my poached halibut.” Okay, so maybe I do still have time for lunch.

Launie’s love affair with River District has been a long one. In fact, she still has the 2007 newspaper article
that started it all.The old Fraserview Lands were
about to be rezoned and the developer wanted input from locals about the type of housing and amenities the community would like to see there. Launie attended the charrettes and took part in the discussions. The more she learned, the more she liked the direction the proposed master-planned community was taking.

waterfront. She took her two truffle-hunting dogs for hikes along the trails or exploring the local parks. And when she popped in for a visit at River District’s new Town Centre, Launie knew her wait was over. In no time, she’d signed a contract to purchase a two-bedroom and flex home.
Unbeatable SettingParticularly appealing was Town Centre’s location adjacent to the river. “Water is so therapeutic, especially in a world where people often work 10 or 12 hours a day,” she says. I use to fish the Fraser River when I was a kid. There’s something whimsical about watching the tugboats — like it’s a throwback in time. And the sunsets are going to be amazing.”

Investing in the FutureThe bottom line too made sense. “I’d looked at older houses in much less desirable areas and they were $100,000 more,” she says. “Here I’m getting a brand new home with a 200-square-foot balcony, over 25 acres of green space and miles of walking trails right outside my door, and a prime waterfront location. That’s tough to beat.”
It’s an investment in her future Launie had wanted to make for a long time. “The reality is that Vancouver is an expensive city and there are no longer any cute starter houses, but people still dream about owning their own home — including me.” She smiles. “My dad always said a loaf of bread that’s a dollar today will be five dollars tomorrow, so I’m investing my dollars today.”
She admits that buying a presale was a bit scary but it’s exciting too. “Sometimes you get a gut feeling you’re doing the right thing. I usually go with those feelings and this definitely feels right.” Just the best love affairs should be.

rate, low interest rates and high demand with a lack of supply. In late February however, all of these variables came together at once. And just when sellers thought it couldn’t get any stronger, the devalued Canadian dollar attracted more foreign buyers looking to make Vancouver home. All of these forces coming together at once created the perfect storm.
The factors above create consumer confidence within any given geographical area that people want to live. As a result, realtors are hard at work looking for homes for buyers in that market. This leads to a spike in overall
demand and a decrease in supply which leads to multiple offer scenarios and upward pressure on housing prices.As long as interest rates, unemployment and the Canadian dollar remain low, we can expect a strong sellers’ market in Greater Vancouver which could lead us well into the Fall.

Dark floors and dark cabinetry can work well too, if you balance the design by adding a splash of light with lighter coloured countertops, paint, furniture and bright accessories.
Focus!Without a focal point, rooms may feel cluttered and appear smaller than they are. By defining your focal point, the room will feel more inviting and balanced. Almost anything can be used as a focal point, such as windows, a special piece of artwork or mirror. It should grab your attention and immediately draw your eye to the feature you wish to accentuate.TIP: Mirrors not only act as a focal point, but can also bring brightness to dark areas and give small rooms depth by reflecting the light back into the room.
The right lightAdding the right lighting will go a long way to warm up a small space. Recessed lighting and wall scones can be used to highlight certain areas of a room. Pendant lighting above the island and under-cabinet lighting adds another layer of brightness.
Consider keeping window treatments light and airy so the natural light can shine through. The type of window treatment selected may depend on the condo’s rules and regulations. Some buildings require a consistent colour theme throughout. TIP: If you have large windows and spectacular views, bring outside colours to your interiors so rooms will flow nicely into each other, creating a more open and unified space.

HOME LISTING ACTIVITY HAS CREATED SELLER’S MARKET CONDITIONS WITHIN THE METRO VANCOUVER HOUSING MARKET
The Real Estate Board of Greater Vancouver (REBGV) reports that residential property sales in
Metro Vancouver reached 4,179 on the Multiple Listing Service® (MLS®) in April 2015. This represents a 37 per cent increase compared to the 3,050 sales recorded in April 2014, and a 2.9 per cent increase compared to the 4,060 sales in March 2015.Last month’s sales were 29.3 per cent above the 10-year sales average for the month.
“The supply of homes for sale today in the region is not meeting the demand we’re seeing from home buyers. This is putting upward pressure on prices, particularly in the detached home market,” Darcy McLeod, REBGV
president said.New listings for detached, attached
and apartment properties in Metro Vancouver totalled 5,897 in April. This represents a 0.9 per cent decrease compared to the 5,950 new listings reported in April 2014.
The total number of properties currently listed for sale on the region’s MLS® is 12,436, a 19.8 per cent decline compared to April 2014 and an increase of 0.5 per cent compared to March 2015.
“It’s a competitive and fast-moving market today that is tilted in favour of home sellers. To be competitive, it’s important to connect with a local REALTOR® who can help you develop a strategy to meet your home buying or selling needs,” McLeod said.
The MLS® Home Price Index composite benchmark price for all residential properties in Metro Vancouver is currently $673,000. This represents an 8.5 per cent increase compared to April 2014.
The sales-to-active-listings ratio in April was 33.6 per cent. This is the highest that this ratio has been in Metro Vancouver since June 2007.
Sales of detached properties in April 2015 reached 1,815, an increase of 35.9 per cent from the 1,336 detached sales recorded in April 2014, and a 70.6 per cent increase from the 1,064 units sold in April 2013. The benchmark price for a detached property in Metro Vancouver increased 12.5 per cent from April 2014 to $1,078,900.
Sales of apartment properties reached 1,579 in April 2015, an increase of 34.7 per cent compared to the 1,172 sales in April 2014, and an increase of 50.1 per cent compared to the 1,052 sales in April 2013. The benchmark price of an apartment property increased 4.4 per cent from April 2014 to $394,200.
Attached property sales in April 2015 totalled 785, an increase of 44.8 per cent compared to the 542 sales in April 2014, and a 53.6 per cent increase from the 511 attached properties sold in April 2013. The benchmark price of an attached unit increased 5.7 per cent between April 2014 and 2015 to $493,300.

Buy from a builder you can trust

Years ago, I used to say that people paid more attention to buying a pair of shoes than a
house. That’s not the case anymore, because new-home buyers realize their purchase is likely the biggest investment they will make in their lifetime. I’m happy to say that today’s shoppers are well educated about what’s available in the market, and they are comparing carefully to get the most for their money. The great news is that nowadays, it’s easier than ever to do the research required to make a wise decision. Among the top items to explore is the builder’s reputation. Buying a new home involves a lot of trust, and you need to feel confident that your home will be built well and serviced efficiently.
In 1967 when I started in the industry in Canada, people shopping for homes relied on word-of-mouth, which is the original form of social networking. Actually, this method is still effective today. Certainly, if you know people who have bought from the builders you are considering, ask about design, quality and service. Drive through completed neighbourhoods and look at how everything came together. Do you find the homes and streetscapes pleasing? Was there attention paid to exterior colours and designs? Has the neighbourhood aged well? You might also knock on doors and ask how the owners felt about their purchase experience. Trust me, whether they are happy or not so happy, they will be glad to let you know.

that the Internet is only a keystroke away. Check on builders’ histories and track records by visiting their websites. Tarion Warranty Corp. (tarion.com) is also extremely useful. Check as to whether the builder has been subject to conciliations, which are onsite inspections by qualified Warranty representatives conducted for the purpose of resolving disputes with homeowners.
Whether you research online, in person or both, keep an open mind and place the information in a realistic context. Remember that building homes and communities requires the organization of hundreds of suppliers and trades. We sometimes face labour and/or materials shortages. There might be delays in municipal approvals as well. In addition, realize that even the best builders make occasional mistakes. The important thing is that the builder informs buyers of any problems and does everything possible to fix the situation.
Another thing to be realistic about is word-of-mouth information that comes from social networking websites. Some of the feedback may be on the level; some may be exaggerated or simply not true. Take it all with a grain of salt and gather your information from a variety of sources.
If this is your first new home purchase, take the time to do your homework. It’s tempting to get swept away in a sales office where renderings, floorplans and model homes paint a beautiful picture. Remember that builders can promise anything, but it’s what they deliver that
counts. This is why reputations are so important.
New home builders understand that an educated buyer is more likely to be a happy one. Sales representatives should be willing to answer all of your questions or point you in the right direction if they don’t know. If you have any doubts at all about reading floorplans, what your purchase price includes, what the closing costs will be… ask, ask, ask – and expect a straight answer.
If you are looking to jump onto the new home train, you’re already on a positive track. Now, make sure the engineer is qualified to get you to your destination.

Currently playing Seth Gunderson, the small town-fisherman on Hallmark’s hit series Cedar Cove,
local icon Corey Sevier is not new to the screen, having started acting at the age of seven. With credits in over 65 movies and TV series, Corey gave us a tour of the city he calls home.
Condo Guide: Are you a morning person? What’s your morning routine?Corey Sevier: I’ve never ‘naturally’ been an early riser, but I do enjoy the calmness of a quiet morning. I always start with a great breakfast; granola, eggs, fruit, or some combination of those. I usually take that time to read something interesting, catch up with friend or emails, and plot the rest of my day!
I also have a great view of the mountains from my apartment, so I enjoy them every morning as well.
CG: What would you do/where would you go between breakfast and lunch?CS: After breakfast, it’s important for me to get moving – or else I’ll start to get sleepy again! I love to do something physical, whether it be a good workout or just a nice walk or run. Living close to Vancouver, the proximity to the seawall, and all the great trails and hiking options are wonderful. We get spoiled out here. It’s such a health-positive place to live.CG: What’s for lunch?CS: Call me old fashioned, but it’s hard to pass up a good sandwich for lunch! There’s a plethora of great options, but one of my favourite spots is “Chasers” in Yaletown. The combo of fresh ingredients and healthy smoothies make it a frequent lunch destination for me!CG: What does your afternoon look like?CS: If the weather is nice, you’ll likely find me out rollerblading or getting in a game of tennis. They have some
amazing public tennis courts right down at Kits Beach. Hard to beat seeing the ocean and mountains while playing around on the court!
If it’s not outdoor weather, I’ll likely be working on a passion project, whether it be writing or editing something! It never feels like work if you truly love it…CG: How would you prep for the evening?CS: Depending on how busy my day has been, sometimes a quick nap is the best way to prep for the evening. For me, it’s often not so much a ‘nap’, but just a few moments to close your eyes, stretch out and settle the mind. I find it really refreshing when I remember or have the time to do it!CG: And what’s the plan for dinner?CS: Choosing dinner is never easy! Between the amazing sushi places, gourmet burger joints and incredible Italian food in Vancouver – I pretty much have a rotation plan! But I do admit, Nook, a little Italian place (in both the city and Kitsilano) always makes for a special night out.
Another Italian spot I love is Novo, on Burrard St. It’s right next to a great little movie theatre called Fifth Avenue Cinemas. They always have a great mix of blockerbuster/indie fare, and a nice meal and movie combo makes for a pretty perfect evening in my books!CG: Are you a night owl? CS: I’m definitely a night owl. But you’ll find me at home, not out and about (most nights). I find after a great day, good meal & movie, my brain comes alive! I often like to use that creative energy and inspiration to work on my own projects again.
