complicated enough, if you already own

a home, you’ll need to add a sale to your

to-do list.

HAVE YOU MADE YOUR NEW YEAR’S RESOLUTIONS? If you’re planning to buy or sell a

home in 2015, here are a few key resolutions that will help with a smooth transaction.

To preempt the likelihood of unpleasant surprises, astute homebuyers should

begin the fi nancial education, preparation and assessment process the moment they

start contemplating a purchase.

Tips for buyers

1 | Have Equifax, TransUnion or another credit reporting agency pull your credit

report. If necessary, you can commit to improving a poor credit rating by paying o�

creditors and loans before applying for your mortgage.

2 | Crunch the numbers! Can you a� ord it? Is this the right decision for you? Canada

Mortgage and Housing Corp. (CMHC) o� ers tools at cmhc.ca to help you calculate

your net worth, current household budget, monthly debt payments, and how much

you can a� ord to spend on a home purchase.

Plan on a down payment of at least fi ve per cent. However, your a� ordability

assessment may indicate you need a larger down payment or need to reduce the

price range you were considering for your purchase.

3 | Get your mortgage and fi nancing documentation in order. At the very least,

lenders and mortgage brokers will require documentation that proves your personal

information, your net worth, income, employment, the amount/source of your down

payment, and your ability to pay the closing costs. Closing costs generally range

from 1.5 to four per cent of the purchase price and your lender may provide a loan to

cover those.

4 | Get pre-approved for a mortgage to determine the amount you can a� ord

based on the lender’s review of your fi nances. This will also provide written

confi rmation of the interest rate that will hold for around 90 days.

5 | Search ads for homes in your desired location and price range with your preferred

features. (You’ve already got a copy of New Condo Guide, so consider yourself a step

ahead!) Visit presentation centres, and explore new communities in person to get a

feel for what living there will be like.

1 | Review your mortgage agreement

fi rst year of a fi ve-year term, the payout

to wait until at least the mid-point, if not

the end of that term, to make your move.

2 | Assess the selling costs, which may

include repairs, home appraisals and

that you can budget and save

for them.

3 | Crunch the numbers and look

your next home purchase? Do you plan

to invest part of the proceeds?

4 | Purge and de-clutter six or more

months in advance, because when

staging your home for the sale, over-

stu� ed storage areas suggest a lack

of space rather than refl ecting on the

homeowners’ organizational skills and

hoarding tendencies. In addition, if

you’re moving from a larger house into

a smaller condo, you’ll likely need to

edit down your movables anyway, so

consider this resolution two-for-one.

The more you give away, sell and

donate to charity, the less you’ll have

to pack, ship and unpack. Recycle or

re-purpose anything that hasn’t been

used in the last 12 months. If necessary,

hire an organizational expert to keep you

focused and ruthless.

5 | Identify items that are worn,

outdated or don’t work, then repair

or replace them. Ask friends or family

to help you identify what needs to be

done, but be aware that they may be

uncomfortable with the level of honesty

required. In this case, a professional

home stager, organizer or even your real

estate agent would be better suited to

the task. Some common fi xes include

replacing stained switch plates, repairing

old caulking and dingy grout in the

bathrooms, and applying a fresh coat of

paint. If things such as leaky roofs and

basements aren’t repaired, buyers will

expect a reduction in price.

6 | Assess comparable homes in your

neighbourhood no more than three

months prior to putting your home on

the market because the conditions can

change relatively quickly.

7 | Source and interview selling

agents at any time, but ask them to

evaluate your home no more than six to

eight weeks before you plan to put it on

the market.

Making and sticking to these real estate

resolutions can reduce the stress

associated with buying and selling a

home, and expedite matters once you

o� cially launch the process.

doing city-building. Why am I interested in this concept of city-building and the

concept of the total work of art? The reason is I really think that my contribution is

making cities better.”

With more high-profi le developments in Canada and the States in the

works, including the David Mirvish-owned Honest Ed’s site in Toronto’s Annex

neighbourhood, Gillespie clearly wants to encourage other developers to look at

doing something similar for refugees, while making the most of the positive attention.

But he’s pretty confi dent about what he’s doing. When asked by Bula why Mirvish

chose him to redevelop Honest Ed’s, he replied, “This is going to sound extremely

arrogant, but I can’t imagine another developer in Canada being able to do that

project justice.”

Recently named the number one on the Vancouver magazine Power 50, it’s

obvious Gillespie is using at least some of his power for good, which could also

prove to be good for the bottom line and for the country. About the infl ux of new

Canadians he says, “We should embrace this for the opportunity that it is.”

WESTBANK’S IAN GILLESPIE has

committed 12 furnished and stocked

apartments in a West End building to

arriving refugees. Located in a building

slated for demolition to make way for a

new purpose-rental building in the West

End, these units will be available for at

least the next four months while the

necessary permits for the new project

are put through City Hall.

Gillespie doesn’t have time for the

notion that these immigrants are a drain

on Canadian resources; on the contrary.

“They are a resource,” he explains. “They

will help make Canada a better country,”

he told CBC in November.

He has also directed his employees to

look for employment opportunities within

the company that may be suitable for

Syrians starting their new lives in Canada.

Besides large condo developments,

Westbank’s holdings include various

rental and hotel properties, so jobs could

range from kitchen helpers to engineers

and architects.

Social causes and city building have

been a consistent theme throughout

Gillespie’s career. The result is a

signifi cant contribution to the public

art and landmark building practices

that have benefi tted Vancouver’s

communities as well as its skyline. But

it hasn’t always made him friends, with

many developers complaining that he’s

in bed with Vision Vancouver in an unfair

way, and some of his projects have faced

criticism from community groups.

But this sort of opposition doesn’t

faze him, in fact, it only stokes his drive

to do things di� erently, and better. In

an interesting interview with veteran

architecture and urban design writer

Frances Bula in Vancouver magazine in

March of 2014, he says, “We’ve stopped

ONTARIO AND BC HOUSING markets are expected

to lead the country next year, according to the

Canadian Real Estate Association (CREA). In

updating its forecast for Multiple Listing Service

home sales activity for 2015 and 2016, CREA

says housing markets in these provinces have

strengthened since its last forecast in September.

The association has therefore raised sales and

average price forecasts for these provinces.

While housing markets in other provinces have

performed as expected through the autumn,

prospects in 2016 for a rebound in oil prices — and

by extension, housing markets in oil producing

Fundamentally Speaking

provinces — have dimmed. Accordingly, forecast for sales activity in

Alberta has been revised lower, as have forecast average prices in Alberta,

Saskatchewan and Newfoundland and Labrador.

Additionally, interest rates are now expected to begin rising later than

previously anticipated. Now expected to remain on hold until late next

year, low interest rates will continue to support sales and prices in 2016.

Recently announced changes to mortgage regulations that take e� ect

Feb. 15, 2016 risk cooling housing markets beyond their intended targets

of Greater Vancouver and the GTA, CREA says. In particular, the changes

are expected to reduce sales activity in Calgary.

The forecast for national sales in 2015 has been revised higher, refl ecting

stronger than anticipated activity in BC and Ontario. National sales are now

projected to rise by fi ve per cent to 504,000 units for 2015, marking the

second strongest year on record for home sales in Canada.

British Columbia is projected to post the largest annual increase

in sales activity in 2015 (21.4 per cent), while Alberta (-21.4 per cent),

Saskatchewan (-10.8 per cent) and Nova Scotia (-5.1 per cent) will record

annual sales declines. Activity in Manitoba is forecast to rise by 2.3 per

cent this year.

Home sales in Ontario are projected to rise by 9.3 per cent in 2015. The

increase would in all likelihood be higher were it not for a shortage

of lowrise homes in the GTA.

Sales in Quebec and New Brunswick are forecast to rise by 4.8 per

cent and 5.4 per cent respectively compared to sluggish 2014 results.

Newfoundland and Labrador sales are forecast to increase 3.2 per cent in

2015 on the back of a rebound in the second half of the year. Activity in

Prince Edward Island, having benefi tted from the lower Canadian dollar, is

expected to be up 18.8 per cent from 2014 levels.

The annual forecast for national average home price growth has been

revised upward

to $442,600 this year, representing an increase of 8.4 per cent.

British Columbia will be the only province this year where average

home prices rise faster (11.5 per cent) than the national average. The rise in

Ontario’s average price (eight per cent) is forecast to be roughly in line with

the national increase.

Elsewhere, average prices in 2015 are forecast to rise by about two per

cent in Manitoba, Quebec and Nova Scotia, while falling 1.9 per cent in

Alberta, 2.7 per cent in Newfoundland and Labrador and by less than one

per cent in Saskatchewan, New Brunswick and Prince Edward Island.

MY NEW YEAR’S RESOLUTION IS TO GET RICH; get in shape; help

the less privileged; buy low and sell high; quit smoking; travel

more; win the lottery! How many times have we heard these

words uttered?

As you sit at the dining-room table with pen to paper, sipping

co  ee with the fi replace crackling in the background, pause for a

moment before making that New Year’s resolution list and glance

at the crumpled, faded list from last year. How many of your

resolutions were actually accomplished? If you are like lots of

other Canadians, then not many.

The new year is the time for us to put 2015 behind us and

reboot for another year. It’s a great starting point to forget the old

and embrace the new. It’s a time to pause and look at what has

been accomplished and what still needs to be done.

No one is successful without goals and objectives that can be

measured. Although, my accounting and tax background do not

give me the expertise to help you lose weight or quit smoking, the

approach to fi nancial resolutions may not be much di  erent. The

old adage, “Life is what you make of it,” applies to accounting,

sports, business and family goals alike.

» Set realistic resolutions. “I want to look like I

did as a teenager” is unlikely.

» Don’t just say, do. Resolutions can’t be

accomplished without action and following

through. Stop talking about joining a health

club, and do it. Regardless of what some so-

called experts say, you can’t lose weight by

sitting in front of your computer (although the

eyes and fi ngers may get a good workout).

» Having a plan and its execution is as important

as the resolution itself. Without a plan, there

will be no success. “This year, I would like to

save for a home.” This is a great resolution,

however how will you achieve this? How

much will you need? Where will the savings

come from? How and where will you obtain

fi nancing? Step one is to create a cash-fl ow

budget. Identify how you can increase income

and where you can cut expenses.

» Set long-term goals, but make them achievable

objectives that can be measured periodically.

For example:

a: If you would like to lose 20 lbs. this year, set a

weight-loss goal of three pounds per month.

b: If you would like to start an RRSP, contribute

$X by the end of the year. This will be achieved by

setting up an automatic payment plan with your

fi nancial institution. Pre-authorize monthly RRSP

contributions.

2015 WAS A BANNER YEAR for Metro Vancouver real estate; particularly when compared to

the data since 2008. Sales and benchmark prices were up across the board in almost all

cities and product types.

Greater Vancouver saw a 22 per cent increase in benchmark prices in the single family

market with Tsawwassen leading the way at over 31 per cent. The apartment and townhome

markets saw more modest but still strong increases at approximately 14 per cent and 11 per

cent respectively. Port Moody and East Vancouver did especially well in both markets.

Although known for greater instability, the Fraser Valley also saw strong activity this year

across all product types and cities. The single family market increased just over 14 per cent

with North Delta and North Surrey posting the highest increases at 21 per cent. North Delta

also showed the highest increase in the townhouse market with an overall increase at almost

7 per cent. Apartments increased over nine per cent with Mission surprisingly showing the

highest increase at just over 15 per cent.

IF THERE’S ANY MONTH when you’re most likely to wonder if all

the bills will get paid, it’s January. After the feverish rush of the

holidays and all the unexpected expenses that popped up, no

doubt budgets will be a little tight. Add the extra cost of heating

and the jump in “fresh” food prices, and you’ll be looking for

ways to trim back.

Welcome to “Make Do” Month. This is the month when you

stretch everything a little farther so you spend a lot less. If you

get invited to a party, don’t rush out and buy new clothes. You

get creative and shop from your closet. And if you need a little

something di­ erent, you shop from a friend’s closet. Or hold a

clothing exchange. What you don’t do, is spend money!

When the weather is warm, it’s easy to do lots of free things.

When it’s cold, entertainment gets more expensive. Sure,

there’s that great movie you’d love to take the family to for a

night out of the house. For a family of four, you’re probably

looking at $100 or more with popcorn and drinks. Recycle a

movie you already own or do a movie swap with friends, add

some home-made popcorn and a 12-pack of pop and you can

probably do it for $10. Now that’s making do!

concerns expressed in the media about

the overvaluation of real estate.

From the provincial perspective, the

views expressed included the forecasted

expansion of BC economy, moderate

population growth (including an

upswing in intra-provincial migration),

stable growth in multifamily starts,

introduction of additional purpose-

built rental stock and moderate or fl at

growth in sales volumes and prices.

Closer to home, the presentation was

sub divided into two parts; the fi rst part

focused on the emergence of the Fraser

Valley, including projections of growth

in Abbotsford and Chilliwack and the

second part focused on the more

urbanized core of Metro Vancouver.

At Fifth Avenue we hold a di� erent

perspective on what market areas

comprise the Fraser Valley. For instance,

we include markets North of the Fraser

River but east of Port Coquitlam such as

Pitt Meadows and Maple Ridge. In our

view, consumer behaviour and market

fundamentals here are more closely

related to the Langley and Surrey market

areas rather than Burnaby, Vancouver

East, North Shore, etc. This di� erence

aside, we generally were aligned in our

views about modest price escalation

that is forecasted in response to growing

demand; continued demand for single-

family detached and growing demand

for townhomes; higher household

growth; fi rst-timers and repeat buyers

driving demand; increased supply yet

modest sellers market; and selective

introduction of purpose-built rentals.

The presentation concluded with a

discussion on Vancouver proper/the

primary areas in Metro Vancouver. In

summary: fewer and fewer detached

homes are being built; lean supply of

re-sale and new townhome product; and

strong rental demand, though rents may

not increase substantially.

Keep rooms tidy in less than two minutes. Items that

don’t belong in a room are the main contributors to visual

clutter. Get into the habit of removing “move elsewhere

items” when you leave the room, and placing them on their

way to where they do belong.

Tidy doesn’t mean perfect. Organizing is not necessarily

about how it looks, it’s about how it works. If you are not

naturally neat, avoid storing everything behind closed

doors. Not only can it make you feel ill at ease, it may also

be virtually impossible for you to maintain that kind of

system. Choose furniture pieces that provide visible storage

instead, like a co� ee table with shelves underneath. Keep

the system low maintenance. If you never seem to get

around to hanging your clothes on hangers, place some

open bins in your closet.

Purging for “fraidy-cats.” If you keep every paper that

enters your home because you’re afraid you might need

it someday, here’s a way to ease the fear. Designate a

temporary holding tank, a box or bin for papers you don’t

need, which you’ll dump once a month. Knowing that

these papers won’t be tossed immediately and will be there

“just in case” lessens the anxiety of letting them go.

Accomplish more in your day by knowing your style.

Understand your high/low energy periods and schedule

your tasks accordingly – tough tasks during your high-

energy periods and less-demanding tasks during the low

ones.

Also consider your work style when planning your day.

You’ll be amazed at how much more you can accomplish

by keeping your style in mind when planning your activities

from day to day.

LIKE TO ACCOMPLISH, and a new year is

the perfect time for a fresh start. Getting

organized is a major resolution, and not

an easy one to keep. It’s even di� cult to

fi gure out where to start on the road to

becoming organized. Start by trying out

these organizational tactics:

Keep your New Year’s resolutions. If

you’ve resolved to get organized in 2015

but are already feeling discouraged,

detach from the results and focus on the

process. We often fail to reach our goals

simply because they were unrealistic in

the fi rst place. If it took 10 years for your

clutter to accumulate, you can’t expect

yourself to clear it all in a few days. The

key is to do only what you can, but do it

consistently. Just 15 minutes a day spent

organizing adds up to seven hours a

month and 84 hours a year!

Tackle quick tasks now. Adopt a “do it

now” policy for anything that can be done

in less than fi ve minutes. For example,

when a form needs to be fi lled out or a

cheque has to be mailed, resist putting

it o� until the due date – do it now. This

ensures that it won’t be forgotten or

misplaced and frees up the mental energy

that unfi nished business consumes.
