Many of us will be making financially focused New Year’s resolutions, whether the goal is to pay off a debt, save for retirement, or get into the housing market.
Predicting the financial future is tricky, and if you’re planning to buy a new condo, it’s not a good time for guessing games. When it comes to money matters, your best bet is to be prepared for whatever lies ahead with a little advance planning.
While the Bank of Canada says interest rates are staying put for the time being, ensure you’re not caught off guard if (and when) they do rise. Here are some things to keep in mind when shopping for your condo:» Have a realistic view of how much home you can afford by determining your
down payment, household income, debt payments, monthly bills, and the lifestyle you expect to lead.
» Don’t spend the maximum that you’re approved for. Just because you get approved for $700,000 doesn’t necessarily mean you should spend that much. As they say, life happens – a new baby, a change in jobs, or any number of other unexpected circumstances. It’s wise to have some savings set aside, just in case.
» Choose a mortgage with the shortest amortization period possible. Yes, this will increase your monthly payments, but you’ll also save a bundle on interest over the life of your mortgage.
Careful planning, often with the help of a financial adviser, can help ensure you’re well-equipped to deal with any surprises with confidence.

The new year is upon us, and it’s shaping up to be a busy one in the real estate market. Before you head out to shop, there’s some initial groundwork you’ll want to do.
Take the time before you begin your search to get pre-approved for a mortgage. Shopping with a pre-approved mortgage not only helps define what you can afford, but it also locks you into today’s low rates for up to 90 days or more. Every little bit helps.
Since the price of a home affects location and so many other factors, the more educated you are on what you can afford, the more peace of mind you will have. Once you have an idea of what your budget will be, compare what you’ll get in different locations. Consider up and coming communities. This is a great way to get your foot in the door, and in a few years when the property appreciates in value – especially if you buy a pre-construction condo – you can then make your move to your dream location.
Once you’ve found the perfect home, ensure that a real estate lawyer reviews the Agreement of Purchase and Sale within the allotted time frame. It can be a costly step to skip otherwise!

The Planning Act lays out ground rules for land-use planning in Ontario by
outlining planning processes with the objective of being fair, open, accessible, timely and efficient to all involved.
Section 37 of the Act refers to a specific process which allows municipalities to receive community benefits, such as public art, library expansions or road improvements, in exchange for increases in the height or density of what is otherwise permitted by the zoning bylaw.
The community benefits depend on what is deemed by the municipality to be a local community need, the nature of the development application, any implementation guidelines or plans adopted by council, and the strategic objectives and policies of the municipality’s Official Plan. Every development is different.

But zoning bylaws are rarely kept up to date. Neighbourhoods that would be suitable to have a highrise condo are often zoned for lowrise housing, and that leads to higher Section 37 fees for new-home buyers.
According to an Altus Group report in August, the average Section 37 agreement cash contribution for the City of Toronto over the 2012-13 period was found to be $3,485 per unit. That cost comes out of the mortgage of each homebuyer.
Section 37 is being discussed in the 80-day public consultation being held by the province until Jan. 10 as the Ontario government looks to improve the Land Use Planning and Appeals system. I continue to write in this space as part of BILD’s contribution to the discussion, and encourage the public to get involved as well.
What I would like to highlight with Section 37 is that the zoning framework is outdated in most municipalities, which puts its fairness into question.
Across the GTA, there are currently 260 cranes working on highrise projects – the most in North America. Most of that work is happening in Toronto, where the bylaws don’t conform with the provincial growth plan called Places to Grow, causing multiple zoning conflicts. The plan stresses intensification of development, more density, more height, to help the province accommodate the more than 100,000 people that move to the GTA every year.
Questions have been raised over whether Section 37 payments are being used for intended purposes and whether the accountability and reporting measures are in place.
Section 37 is a tool not easily understood, and we feel it is becoming the “go-to” solution for a community’s capital woes without understanding when it should actually be applied. It has been used in an inconsistent way.
In the report on Section 37 in Toronto, the range of cost per unit was as low as $66 and as high as $11,806.
More transparency and accountability need to be established in the process of determining Section 37 contributions. Bylaws need to reflect the planning realities of 2013.
Early consultation would help to eliminate surprise additional costs where possible.
There is definitely room for improvement, and we want to be at the forefront of any changes.

Holiday preparations such as tree trimming, present wrapping and hanging lights
can help get us in the holiday spirit and are lots of fun. But thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year can keep the fun in what is, for some, a stressful time. In other words, it pays to plan, even 12 months ahead.
Careful packing and organization prevents damage and breakage, and ensures you can find everything next year.
Here are some tips to keep in mind while packing away holiday decorations: Delicate items> Wrap breakables in tissue or
packing paper, or use bubble wrap. Do not use newspaper
– the print may wear off on ornaments. And instead of throwing away used paper or

(CMHC) offers tools at cmhc.ca to help you calculate your net worth, current household budget, monthly debt payments, and how much you can afford to spend on a home purchase.
Plan on a down payment of at least five per cent. However, your affordability assessment may indicate you need a larger down payment or need to reduce the price range you were considering for your purchase.
3 | Get your mortgage and financing documentation in order. At the very least, lenders and mortgage brokers will require documentation that proves your personal information, your net worth, income, employment, the amount/source of your down payment, and your ability to pay the closing costs. Closing costs generally range from 1.5 to four per cent of the purchase price and your lender may provide a loan to cover those.
4 | Get pre-approved for a mortgage to determine the amount you can afford based on the lender’s review of your finances. This will also provide written confirmation of the interest rate that will hold for around 90 days.
5 | Search ads for homes in your desired location and price range with your preferred features. (You’ve already got a copy of New Condo Guide, so consider yourself a step ahead!) Visit presentation centres, and explore new communities in person to get a feel for what living there will be like.
6 | Find a reputable home builder. Ask friends and family for referrals, visit presentation centres, do some research online, and check with your local home builders’ association for a list of builders and reviews.

1 | Review your mortgage agreement with your financial institution and/or a mortgage professional. If you’re in the first year of a five-year term, the payout penalty might be so high that you decide to wait until at least the mid-point, if not the end of that term, to make your move.
2 | Assess the selling costs, which may include repairs, home appraisals and inspections, legal and Realtors’ fees so that you can budget and save for them.
3 | Crunch the numbers and look ahead. Will your home’s proceeds cover your next home purchase? Do you plan to invest part of the proceeds?
4 | Purge and de-clutter six or more months in advance, because when staging your home for the sale, over-stuffed storage areas suggest a lack of space rather than reflecting on the homeowners’ organizational skills and hoarding tendencies. In addition, if you’re moving from a larger house into a smaller condo, you’ll likely need to edit down your movables anyway, so consider this resolution two-for-one.
The more you give away, sell and donate to charity, the less you’ll have to pack, ship and unpack. Recycle or re-purpose anything that hasn’t been used in the last 12 months. If necessary, hire an organizational expert to keep you focused and ruthless.
5 | Identify items that are worn, outdated or don’t work, then repair or replace them. Ask friends or family to help you identify what needs to be done, but be aware that they may be uncomfortable with the level of honesty required. In this case, a professional home stager, organizer or even your real estate agent would be better suited to the task. Some common fixes include replacing stained switch plates, repairing old caulking and dingy grout in the bathrooms, and applying a fresh coat of paint. If things such as leaky roofs and basements aren’t repaired, buyers will expect a reduction in price.
6 | Assess comparable homes in your neighbourhood no more than three months prior to putting your home on the market because the conditions can change relatively quickly.
7 | Source and interview selling agents at any time, but ask them to evaluate your home no more than six to eight weeks before you plan to put it on the market.
Making and sticking to these real estate resolutions can reduce the stress associated with buying and selling a home, and expedite matters once you officially launch the process.

The Journey – A Living History of the Regent Park Revitalization, is an 80-minute musical that recently played for two sold-out nights at Daniels Spectrum, the community’s new 60,000-sq.-ft. cultural hub.
Using a powerful combination of spoken word narrative, song, film, still images and dance, The Journey documents Regent Park’s nearly 70-year history and it’s amazing revitalization – from challenged urban neighbourhood to thriving mixed-use community, infused with a newfound sense of hope.
The show is not only inspired by the real-life stories of its residents, it is mounted by their collective talents, on stage and off. These include award-winning Regent Park spoken word artists Trevlyn Kay and Britta B. (2013 Toronto International Poetry Slam Champion); Regent Park R&B singer-songwriter Steve Harmony; Regent Park School of Music graduate Charlotte Siegel and Dixon Hall alumnus and pianist Thompson Egbo-Egbo.

For most people, buying a new home or condo is the largest financial investment they will
ever make. If you are looking to buy in 2014, examine your decision carefully – especially where the deposit is concerned. If you buy early in the pre-construction phase, you have the advantage of better pricing and more time to save toward your deposit and closing costs. In fact, you may have months, or even years. This can make a big difference, especially for first-time buyers. Be realistic about what you can afford. Ask if your builder is offering any deposit programs that make it easier to buy.
Next, ask all the questions you can about what the home or condo will actually cost you. The sales representative you deal with will have the information you need to prepare adequately. Consider your purchase in the big picture and explore all avenues.
For example, first-time buyers can withdraw up to $25,000 from their RRSP to buy or build a qualifying home. This is a huge help and a wise use of your money, as real estate continues to be a good investment where the future is concerned.
Remember, too, that there are closing costs. In addition to asking your builder representative about these, be sure to have your Agreement of Purchase and Sale examined by a real estate lawyer. According to Canada Mortgage and Housing Corp. (CMHC), your closing costs can range from 1.5 up to four per cent of the purchase price, so you must be prepared to pay these. The costs include items such as the fee for Tarion Warranty Corp. enrolment, realty taxes and legal fees.
Again, make the most of the period between buying your new home and your closing date. Take this time to save money and get your finances sorted out for your new life. Focus on a specific goal for move-in and work toward that dollar amount. Some first-time buyers even set aside the condo maintenance fee every month to work it into their budget, and then use that amount toward the rest of their down payment.
Shop for a home with the motto, “Be prepared.” Use every resource at your disposal, including CMHC’s guide, “Homebuying Step by Step” at cmhc-schl.gc.ca. The Canadian Home Builders’ Association also offers a website section on “Buying a New Home.” Visit chba.ca and you will find helpful links to “How Much Can You Afford” and “The Full Cost of Your Purchase.”
Once you factor in all your costs, you may discover that the home you like is beyond what you can afford. Better to find out up front rather than later on. Keep an open mind and check out the other designs available. Today’s compact layouts “live” much larger than they did decades ago. It may be that a smaller space can still fulfill your needs beautifully. If you are a first-time buyer, your main goal should be to get into the market and start building equity.
Traditionally, real estate increases in value every year – especially in the Greater Toronto Area. The entire world is looking at the GTA as a fabulous place to live and invest in. Often, owners who purchased early have already seen their investment rise in value by the time they move in. If you are buying a new home or condo, pat yourself on the back for making a great decision that will launch you into the future in an exciting way. Just be sure to find out exactly what it will cost you, and plan accordingly.

Too often, Canadians receive their renewal notice and sign on the dotted line without weighing their options. Don’t be swayed by the convenience of this route. By doing your homework, you can bring yourself one step closer to mortgage freedom.

Chances are your circumstances have changed from when you obtained your first mortgage. Whether it’s a change in job or family situation, mortgage renewal time is a great opportunity to re-evaluate your needs and the mortgage that works best for you. In most cases, when you renew your mortgage, you are simply starting the mortgage from scratch. The existing mortgage is closed and a new mortgage with new terms and rates is set up.
Typically, the process starts when your lender sends you a mortgage renewal statement about 30 to 45 days before your current mortgage matures. At that point, you will have to make an important decision about your future mortgage. Will it be based on signing the renewal notice and returning it to your financial institution, no questions asked, or will you take the time to meet with your lender face-to-face? If you make the wrong choice it could be a costly mistake. Since most lenders want to keep your business, meeting with them could help you secure a reduced interest rate and better term. The renewal letter from your lender may not give you the best rates available. In fact, these are often higher than the lender’s lowest rate. Negotiating a rate and other privileges can strengthen your financial position. If your lender is not willing to do this, you are not obliged to renew your mortgage with them.
8 tips to review before you renew01 Pay down as much as you can afford on the existing mortgage before signing the new deal. This can save you a lot of interest over the life of the mortgage.02 Banks are often willing to negotiate rates and terms, but are restricted by the products they have. On the other hand, mortgage brokers deal directly with the mortgage underwriting department from most financial institutions and can look for the lowest interest rate on your behalf.

You can make this type of project affordable by adding a line of credit to your mortgage, using existing equity or keeping your mortgage payments low.
08 Refinancing your mortgage is something you may want to consider during mortgage renewal time. Refinancing frees up cash you may need for the unexpected. If you choose to refinance, you must pay out the mortgage in full and arrange a new mortgage with the same or a new lender. However, you will be expected to pay extra fees such as appraisal, legal and other costs, as it is considered a brand-new mortgage.
Becoming mortgage-free requires some planning. Taking a fresh look at your future and staying on top of your renewals will not only help you get the best deal, it will also help you enjoy the benefits of home ownership sooner.

My New Year’s resolution is to get rich; get in shape; help the less privileged; buy low and sell high; quit smoking; travel more; win the lottery! How many times have we heard these words uttered?
As you sit at the dining-room table with pen to paper, sipping coffee with the fireplace crackling in the background, pause for a moment before making that New Year’s resolution list and glance at the crumpled, faded list from last year. How many of your resolutions were actually accomplished? If you are like lots of other Canadians, then not many.
The new year is the time for us to put 2013 behind us and reboot for another year. It’s a great starting point to forget the old and embrace the new. It’s a time to pause and look at what has been accomplished and what still needs to be done.
No one is successful without goals and objectives that can be measured. Although, my accounting and tax background do not give me the expertise to help you lose weight or quit smoking, the approach to financial resolutions may not be much different. The old adage, “Life is what you make of it,” applies to accounting, sports, business and family goals alike.» Set realistic resolutions. “I want to look like I did as a teenager”
is unlikely. » Don’t just say, do. Resolutions can’t be accomplished without
action and following through. Stop talking about joining a health club, and do it. Regardless of what some so-called experts say, you can’t lose weight by sitting in front of your computer (although the eyes and fingers may get a good workout).
» Having a plan and its execution is as important as the resolution itself. Without a plan, there will be no success. “This year, I would like to save for a home.” This is a great resolution, however how will you achieve this? How much will you need? Where will the savings come from? How and where will you obtain financing? Step one is to create a cash-flow budget. Identify how you can increase income and where you can cut expenses.
» Set long-term goals, but make them achievable objectives that can be measured periodically. For example: a: If you would like to lose 20 lbs. this year, set a weight-loss goal of three pounds per month. b: If you would like to start an RRSP, contribute $X by the end of the year. This will be achieved by setting up an automatic payment plan with your financial institution. Pre-authorize monthly RRSP contributions.

The most contested issue in the mortgage market is the choice between a fixed and variable
rate. Here is some wisdom that will work in any market conditions, and will help you determine the best choice for your own personal risk tolerance and financial situation.
Anyone who suggests you should go with either a fixed- or variable-rate mortgage without taking the time to understand your goals, your cash flow and your own individual risk tolerance is a financial professional you should be wary of. Anyone who pretends to know what is going to happen with long-term interest rates is either delusional or has a grossly exaggerated opinion of themselves.
At any given time, Canada’s capital markets represent about three per cent or less of global capital markets and our economy is heavily reliant on exports to our key trading partners. What this means for Canadian mortgage consumers is that no matter how closely we watch our own economy, we will always be subject to changes in our capital markets as a result of shocks to the global system and particularly shocks to our key trading partner – the U.S.
What this means to the fixed versus variable decision is this: At any given time there is a set spread between the difference in the discounted five-year fixed rate and the discounted variable-rate product. Depending on what is happening, this spread increases and decreases in response to movements in the overnight lending rate set by the Bank of Canada and the Government of Canada bond market. This difference in rate represents the premium that mortgage consumers have to pay for the peace of mind that a longer-term fixed mortgage offers. Conversely, the difference in savings for going variable represents the reward for taking on the extra risk of not locking in your rate and protecting you against future potentially unfavourable risk movements.
In reality, the only thing a longer-term fixed mortgage gives you is a guarantee against your rate and subsequently your payment moving for a longer period. It is essentially an insurance premium that protects you against interest rate risk, and like all insurance premiums, they change and are more or less valuable to different market participants.
The difference between this longer-term fixed rate and the variable rates, rises and falls in different market conditions. Traditionally the difference between short- and long-term rates is highest when inflation is high – at some points in time, the difference was more than two per cent. When inflation is extraordinarily low, the difference in these two rates has been as low as less than 0.5 per cent. Regardless of the difference in the rates, the thing we know for certain is the relative cost-benefit analysis really comes down to your own tolerance for risk and the math of how much you ultimately pay for that piece of mind, or stand to gain from taking the extra risk.
one final caveat: There is no amount of financial gain that ever warrants putting yourself under financial duress. The wise mortgage consumer does not take on more risk than they can financially handle. If you can’t afford an upswing in rates then going variable is not a sound decision in any economy.

Once you’ve purchased your new home or condominium, it is good client-care practice to reach out to you to: first, to thank you for your purchase; and second, to learn if you have any additional questions. The next client-care benchmark occurs during your design appointment, which is when you select the finishes and can also choose from available upgrades. keep your new year’s resolutions. If you’ve resolved to get organized in 2014 but are already feeling discouraged, detach from the results and focus on the process. We often fail to reach our goals simply because they were unrealistic in the first place. If it took 10 years for your clutter to accumulate, you can’t expect yourself to clear it all in a few days. The key is to do only what you can, but do it consistently. Just 15 minutes a day spent organizing adds up to seven hours a month and 84 hours a year!
tackle quick tasks now. Adopt a “do it now” policy for anything that can be done in less than five minutes. For example, when a form needs to be filled out or a cheque has to be mailed, resist putting it off until the due date – do it now. This ensures that it won’t be forgotten or misplaced and frees up the mental energy that unfinished business consumes.
keep rooms tidy in less than two minutes. Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing “move elsewhere items” when you leave the room, and placing them on their way to where they do belong.

Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet.

Welcome to “Make Do” Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, don’t rush out and buy new clothes. You get creative and shop from your closet. And if you need a little something different, you shop from a friend’s closet. Or hold a clothing exchange. What you don’t do, is spend money!

Sure, there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do!
January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt too.
But what if you have family or friends whose birthday falls in January? You’ll have to buy something, right? No you don’t. You can give something of yourself
instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra-busy workdays, or create a coupon for three nights of free baby-sitting service. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money.
After the buzz of the holidays, you’ll be happy to stay home for the first couple of weeks. Then you may start feeling itchy. You can feel the walls closing in. Time to hit that new restaurant that just opened, or head out to the clubs. Wait a minute – this is Make Do Month!
Call up a couple of friends and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once-a-month games or poker nights and rotate from one friend’s home to another. No one says you can’t have fun during Make Do Month. You just can’t spend gobs of money.

It’s a new year, and a new home or condo purchase tops your to-do list. Whether you are a young
couple or an individual purchasing a new home for the first time, a resale buyer moving in the market or an empty nester purchasing a retirement residence, the very action of this significant investment in real estate represents a major life change.
There are a number of issues that you should consider at this time in order to ensure that your “house is in order.”
1. how will i hold the “title?”
When your lawyer goes to the Registry Office to hand over all of your money to the builder in order to buy your home, he receives, in
return, a document called a deed or transfer, which he registers by filing with the government. The document has your name is on it to show you own the home. This action gives you title to the property. If more than one person is buying the property it is necessary to decide how they will hold title together.
There are two ways people can hold title together. The first is generally the way we hold title with our spouses or children, which is called “joint tenancy.” To hold title as joint tenants really means that upon the death of one of the parties, the remaining party automatically becomes the owner of the whole property without having to inherit it or have it pass through an estate. The reason is simply that all owners on title own the whole property rather than a part each.
The other way title can be held is as “tenants in common.” This means that each party only owns the percentage allocated to them, although the physical part owned is not described. Upon the death of a tenant in common, his or her percentage of ownership goes to their heirs in accordance with their will or law. Therefore, remember to discuss this issue when you go to see your lawyer.
2. what about a will? a power of attorney?
Do you have a will? If you do, is it up to date and does it represent your current situation or state of affairs? It is important, especially if you have young children, to have your wills completed; not so much for the money, but for a clear resolution of the issue of custody if something happens to both parents. A will stops sibling disputes, takes care of who will look after children, keeps the government out of your affairs, allows for an orderly disposition of everything from your favourite cuff links or earrings to your realty, stocks and bonds, and will allow you to determine how you are to be cremated, buried or quick frozen. A power of attorney is used when you are physically or mentally incapacitated – there are two kinds. The first is for your body, such as what care will you or will you not receive? Your representative will determine that. The other is for the management of your financial affairs.
Now is the time to create a will. Speak to your lawyer and ensure that this important matter is dealt with.
3. what about insurance?
You will need insurance for the house. This a great time to look at life and disability insurance. It is also a good time to determine if you should be insuring your mortgage in case something happens to the major wage earner; and to ensure that the future is taken care of.
So there you have it, this is the time to take care of all of these kinds of things to get your house in order.

phenomenal. Daniels has partnered with Ontario urban agriculture specialists to teach, develop and implement plans to assist residents in using their gardening plots efficiently. at the well-attended sessions, residents receive the tools to start and maintain successful gardens that will thrive.
Daniels and Toronto Community Housing, partners in the 69-acre Regent Park revitalization, have come together to
create a Food Partnership within Regent Park with community organizations and Foodshare Toronto. The Regent Park Food
Partnership will increase residents’ access to local, fresh food in addition to hands-on educational programs through a greenhouse, community oven and gardens in the new six-acre park.
In the summer of 2013, Daniels also launched two highly successful Farmers’ markets: The Regent Park Farmers’ Market, which brought together small plot growers and artisan food purveyors with local farmers to offer residents and visitors the best summer produce, baked goods, spices, cheeses, flowers and more. The Regent Park Farmers’ market also helped nurture the community by providing new business opportunities for local residents. It was also the site of musical performances and artistic activities.

it’s AlreADy time to look AheAD to 2014, and take fresh inspiration from the new trends it brings. Although it never pays to cling to trends too closely, they can be a great source of ideas that will add a little life when you find your space suffering from the wintertime blahs. Here’s my suggestion of five furniture trends to watch, that you can count on sticking around longer than a year.
Miniature vs. oversizedSmall space aficionados know that “condo-sized” furniture is no new invention. I’ve often said “go big or go home!” or maybe “go big and go home!” But lately people are also going the opposite route, and choosing a size extra small. Rather than compromising on versions of favourite furnishings shrunk slightly to fit into a compact floor plan, choose statement pieces – big or small – that will bring full satisfaction. how to Do it
› For the ultimate seating plan, fit in the largest sofa you can (for when one or two people are lounging comfortably) and add European-sized compact seats as side chairs to fit in the maximum number of guests during get-togethers.› Miniature chairs in particular are a trend – even beyond the usual 18-inch seat. Petite accent chairs (child sized or even smaller) are charming conversation pieces nestled up to a coffee table, and can be used as occasional side tables when you need to rest a book or beverage.
RugsOver the past few seasons we’ve really seen the return of the area rug, and now the magic carpet has officially landed. In a condo space
with hard floors, area rugs of all shapes and sizes are an excellent way to bring warmth, colour, and a feeling of home, even in the most modernist schemes. They look excellent paired with traditional furnishings or contrasted against sleek minimal forms. The timeless Persian rug especially brings a heritage appeal, although contemporary rugs come in endless patterns and prints to suit any taste. how to Do it
› For a living area, choose a rug large enough to tuck under all the furniture legs. Add a runner (a skinny rectangle) in a kitchen or hallway, or a large rug to any room for the feeling of carpeting (leaving approximately a 12-inch border around the room).› The inky tones in classic traditional rugs are neutral enough to blend into most schemes. For an already neutral space, consider this an opportunity to add some colour. You can roll the rug away or move it to a new room between seasons for a little change-up.
TuftingButton-tufting is a style invented for practical reasons: the buttons which hold a fabric to its backing (on a chair, headboard or anything upholstered) help keep stuffing in place by creating square or diamond-shaped pockets. The traditional look has lasted through centuries, and for 2014 it will be popular for modern settings as well. The geometric forms created by tufting can enrich the look of even the most streamlined sofa, and can be achieved without buttons for a more subtle quilted effect. how to Do it

› Table bases are an easily overlooked detail that can benefit from a more fun form. I recently found this chunky golden nugget of a side table to make a simple statement in a client’s home. (Order yours from boutiques like L’Atelier.)› Origami also makes for great art, brought to a large scale and in new materials, like the simple but intriguing Fold sculpture I recently spied at Avenue Road.
PlasticFor the most future-forward look, it’s hard to beat the appeal of plastic. With people once again celebrating colour, the vivid tones of translucent materials like acrylic and polycarbonate will be the ultimate source of a hue infusion. Semi-transparent materials work best grouped together (so their colours
overlap and intermingle) or near a light source that will shine through and spread the colour love around. how to Do it
› For a quick addition, a few floating shelves (such as the Shellfish series by Kartell, available through Elte) can brighten up a wall. You might not even want to bother finding anything to put on them.› To really make a synthetic statement, try a transparent coffee table or night stand. A piece like this visually floats to keep an airy look while adding a shock of colour that defines a furniture grouping.

NeTANel beN-orCommuNiTy buildiNg iS A pASSioN for Netanel Ben-Or, vice-president of Development and Marketing for ELAD CANADA INC. He shares the ELAD CANADA team’s vision for Canada, to locate and purchase land that accommodates the creation of master-planned communities. “Our corporate philosophy for residential projects is to build true communities rather than a condominium here and there,” he says. “Master-planning offers the most value for our purchasers. We select locations that are near existing services and amenities, and we provide our own conveniences within each community. Right now, we are focusing on Toronto and Montreal, where there is a demand for more of these well-thought-out neighbourhoods.”
In North York, Emerald City is a brilliant example of this approach. Situated at Sheppard Avenue at Don Mills Road, Emerald City offers one of the most desirable locations in the Greater Toronto Area – a fact that drew ELAD CANADA’s attention. “We were very excited about this piece of property when we bought it in 2004,” Ben-Or says. “Being on the subway line with proximity to major highways including the 404, DVP and 401 is incredible. Residents have Fairview Mall across the street, as well as an assortment of parks, schools and services in the area. As we complete Block A, I can tell you that the results are even better than we expected.”
So far, the community is home to three condominium towers, plus a boutique condo, Biyu at Emerald City, and a selection of townhomes recently released for sale. “My responsibilities include the conceptual design of our communities and the marketing and positioning of our residences,” Ben-Or says.
“Emerald City is one of my favourite developments, and I have put my heart and soul into this community. Originally, we saw great potential here and looked at this community with optimism, which is what developers do. Occupancies in the towers started before the end of [2013], so the dream is coming true for suite owners and for us.”
He is careful to point out that Emerald City is still very much a work in progress, with five more towers to come. “When developing master-planned communities, we listen to feedback, take it seriously and consider it when we design the future buildings. We adjust to the market’s and the clients’ needs. It has been a pleasure to work with the City of Toronto’s Planning

The entire neighbourhood is changing in a positive direction.”
Diversity describes the response ELAD CANADA has had to Emerald City thus far. “We offer something for the spectrum of purchasers,” Ben-Or explains, “from 500-sq.-ft. one-bedroom suites to 1,200- and 1,300-sq.-ft. penthouses with two and three bedrooms. First-time buyers, young families, professional couples and empty-nesters are all seeing an ideal lifestyle in this community. Our buyers reflect Toronto’s multicultural mix as well. It’s all very exciting.”
The newest building coming soon is Biyu, a 13-storey midrise condominium that will encompass just 245 suites.

Q As a designer, what is your modern technology must-have?A The one piece of technology I cannot live without is my iPad. I love its intuitive nature, both in design and user functionality. The simplicity and clarity of the screen is fantastic. Thankfully, it is compact enough to go anywhere I do.
Q Aside from aesthetics, how has technology inspired Minto30Roe?A Lighting – There is a multi-faceted canopy over the front desk lit with LED lights to highlight
each of the angled surfaces. This has become a beautiful feature to welcome guests as they enter the space.
WiFi – The entire building is wired for WiFi, similar to what you would find at a hotel. It is part of a bigger movement we are seeing in condominium development where buyers are seeking hotel-style amenities within the building.
Q How do you keep it cool, without being “cold”? (Translation: A home should feel warm and livable, how do you achieve that in this ultra-modern setting?)A It is important to select colours and textures that warm up your space. Fabrics with great patterns and textures will help make a space feel more inviting. The same for choosing to feature a colour. Both of these elements can have a big impact on the space when trying to warm it up.
Q The look is very forward-thinking and futuristic. How do you ensure this style has staying power?A The look is definitely meant to be forward-thinking. We have focused on making the interiors of Minto30Roe a statement without being trendy. As a client, Minto has been really great to work with because they truly encouraged innovative thinking on this project, and were not afraid to make bold choices with their interiors.
Q What are the three words that come to mind when you think of this interior design?A Innovative. Creative. Approachable.

Minto30Roe is gearing up to be one of midtown’s most desirable new addresses. 04 Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
05 Multiply this figure by the amount you need to borrow. Divide by 1,000.
06 Add to this your estimated monthly heating costs and monthly property taxes.
