    10-day period gives you the time to

    Giving back GTA builders & Habitat for Humanity

    WHEN THE OPPORTUNITY came

    along to help build a home for

    Habitat for Humanity GTA recently,

    I couldnt resist.

    Every year, BILD members

    volunteer to spend a day on a Habitat

    construction site building homes for

    partner families. Its a very rewarding

    experience, and I felt privileged to join

    this years group of 20 volunteers at

    Habitats Brimley Road in Torontos

    east end, where 15 townhomes are

    under construction.

    I was thrilled that most of

    the volunteers belong to our

    associations yBILD segment

    industry professionals under the age

    of 40, who dedicated a full day away

    from their busy schedules to give

    back to the community.

    Many of us had limited construction

    experience and some of the group had

    never used power tools before. Luckily

    Habitats team of crew leaders was

    quick to assign us tasks that best fi t

    our skillsets. We were broken up into

    groups and tasked with painting, trim

    work, concrete mixing and pouring,

    rebar cutting and fi re stop installations

    in the underground garage.

    It was a lot fun, but it was also

    hard work. The experience really

    made us appreciate the amount of

    e ort it takes to build a home. This is

    something all Habitat partner families

    learn on their way to homeownership.

    Each family is asked to contribute

    a minimum of 500 hours of

    volunteer sweat equity towards the

    construction of their home, or on a

    variety of other Habitat projects.

    Partner families also attend

    educational workshops to learn about

    the responsibilities that come with

    homeownership. One of those is

    making timely mortgage payments.

    Habitat does not give homes away

    for free. In addition to sweat equity,

    families must pay a fair market-

    value mortgage. Whats di erent about

    these mortgages is that they are owned

    by Habitat GTA, have no interest and

    require no down payment.

    BILD is proud of its partnership

    with Habitat for Humanity GTA, and

    our members have been building

    homes for partner families since

    2003. We do this because we are

    strong believers in the value of

    homeownership and the benefi ts it

    brings to families and communities.

    A recent study conducted by

    Habitat for Humanity Canada showed

    that owning a home contributes to a

    Habitat familys improved economic

    stability, childrens education and

    overall health. Research has shown

    TIME AND AGAIN, owning real estate

    has proven to be a wise investment.

    If you have not yet entered the

    homeownership marketplace, now

    would be a good time. Mortgage

    interest rates continue at low

    levels, and this single-digit rate

    phenomenon will come to an end

    some day.

    When you shop for a condo,

    think ahead and do some research

    so you fi nd the best fi t for your

    budget and lifestyle. Spend some

    time online checking out builders

    and communities in the area where

    you would like to live. Location is

    important in so many ways, from how

    convenient it is to get to shopping,

    schools and other amenities, to

    your work commute. Explore

    each buildings proximity to public

    transportation and highways. Will the

    condo feature a car-share program

    and facilities to store bicycles? Even

    better, can you walk to local shops and

    services? If you do not have to own a

    vehicle, that leaves a lot more potential

    for how much condo you can a ord.

    Consider the architecture as

    well. You need to feel comfortable

    coming home to your building. Pay

    careful attention to the amenities

    included in the building. Remember

    that amenities are one of the major

    reasons why condominium living is

    so much fun. You can access fi tness

    facilities, party rooms, theatres, pools

    and/or a raft of other common areas

    that are uncommonly beautiful. These

    amenities expand on your living space

    and eliminate the need to leave home

    to entertain, exercise and socialize.

    When you are deciding what you

    can a ord in a condo, be careful to

    count square footage as only one of

    the parameters. The layout of your

    suite will actually be more critical to

    how livable it is for you. If the builder

    has provided a model suite or two,

    all the better! Walk through models

    in person whenever you can to get

    a true idea of the suites practicality

    and potential.

    When it comes to the bottom line,

    ask questions. Is the builder o ering

    any special incentives, capped

    mortgage rates or bonus o ers?

    Take advantage of every fi nancial

    opportunity that comes your way.

    Whatever you decide, my advice

    is to buy new and buy now. Your

    options depend on your budget, and

    remember that you may be able to

    create your perfect surroundings with

    standard options. Remember that

    when you sell someday, all things

    being equal between two suites,

    buyers will choose the one with

    better fi nishes.

    WITH THE BANK OF CANADA, in its Sept. 9 rate announcement, holding its

    benchmark interest rate at 0.5 per cent, higher lending rates and growing debt

    may be top of mind for some Canadians. But perhaps it should be.

    According to BMOs Annual Debt Report, almost two-thirds of Canadians

    carrying debt (64 per cent) would be stressed if interest rates rose two

    percentage points. One-quarter (25 per cent) would be very stressed.

    Despite the distress, Canadians remain optimistic about the pace at which

    they can pay o their debt, and almost half plan to increase their debt in the

    coming year.

    The sizeable number of indebted households that would feel very strained

    by a relatively moderate increase in interest rates is concerning, notes Sal

    Guatieri, senior economist, BMO Capital Markets. This is a worrisome side

    e ect of a prolonged period of low interest rates and needs to be closely

    monitored, especially if rates continue to fall.

    Interest rates have been hovering around historic lows over the past few

    years, so many Canadians may have become more comfortable over time

    with managing their debt, says Christine Canning, head of Everyday Banking,

    BMO Bank of Montreal. That said, rates will inevitably rise to normal levels,

    so its becoming increasingly important that Canadians stress-test their ability

    to a ord the debt they currently have so they can e ectively manage their

    fi nances in a higher rate environment.

    Canning adds that managing debt is a simple concept, but can be much

    more challenging in practice. Working with a fi nancial planner to help assess

    your spending patterns and determine priorities, such as paying down debt and

    saving for other goals, can make the process easier.

    4 TIPS to pay down debt faster

    Choose a shorter amortization. The shorter the borrowing period, the less

    youll pay.

    Do your homework. Research to fi nd the best rates on products

    such as mortgages and secured lines of credit

    to ensure you keep costs as low as possible.

    Build a realistic budget. Developing a detailed budget that

    incorporates everyday expenses and debt

    repayment helps provide a clear picture of

    your fi nancial standing. Building in funds for

    contingency spending can help you stick to

    a plan and avoid getting discouraged.

    Manage credit card debt. Pay down credit cards, beginning with those

    that carry the highest interest rate, and

    consider using a low rate card for purchases.

    For those with multiple cards, try to limit

    yourself to one credit card that you pay o in

    full each month.

    WHETHER YOURE purchasing a

    home for the fi rst time, are a

    seasoned buyer moving in the

    market or purchasing a retirement

    condominium, the very action of this

    signifi cant investment in real estate

    represents a major life change.

    There are a number of issues that

    you should consider in order to

    ensure that your house is in order.

    1. How will I hold the title?

    If more than one person is buying

    the property, it is necessary to decide

    how they will share the title.

    There are two ways people

    can hold title together. The fi rst is

    generally the way we hold title with

    our spouses or children, which is

    called joint tenancy. This means that

    upon the death of one of the parties,

    the remaining party automatically

    becomes the owner of the whole

    property without having to inherit it

    or have it pass through an estate. The

    reason is simply that all owners on

    title own the whole property rather

    than a part each.

    The other way title can be held is as

    tenants in common. Here each party

    only owns the percentage allocated

    to them, although the physical part

    owned is not described. Upon the

    death of a tenant in common, his or

    her percentage of the ownership goes

    to their heirs in accordance with their

    will or law. Therefore, remember to

    discuss this issue when you go to see

    your lawyer.

    2. What about a will?

    If you have a will, is it up to date

    and does it represent your current

    situation or state of a airs? It is

    important, especially if you have

    young children, to have your wills

    completed; not so much for the

    money, but for a clear resolution of

    the issue of custody if something

    happens to both parents.

    A will stops sibling disputes, takes

    care of who will look after children,

    keeps the government out of

    your a airs, allows for an orderly

    disposition of your assets, and will

    allow you to determine how you are

    to be buried.

    A power of attorney is used

    when you are physically or mentally

    incapacitated there are two kinds.

    The fi rst is for your body (what care

    will you or will you not receive?). Your

    representative will determine that.

    The other is for the management of

    your fi nancial a airs.

    Now is the time to create a will.

    Speak to your lawyer and ensure that

    this important matter is dealt with.

    3. What about insurance?

    You will need insurance for the house.

    This is a great time to look at life and

    disability insurance, and determine if

    you should be insuring your mortgage

    in case something happens to the

    major wage-earner.

    your condo for a holiday or business

    trip may seem as simple as that, but

    if you skipped a few key steps, your

    return could be fi nancially crippling.

    In a real-life nightmare, a Toronto

    condo owner returned after a vacation

    to discover she was on the hook for

    tens of thousands of dollars because

    her washing machine had fl ooded the

    fi ve units below her and she hadnt

    complied with her insurance providers

    stipulations.

    Intact Financial Corporation, Toronto,

    notes each building has a standard unit

    bylaw that specifi es what is covered

    by the condominium and owners

    respective insurance policies in addition

    to detailing what the builder included as

    standard in terms of fl ooring, cabinetry,

    fi xtures, etc.

    Always check your particular

    buildings standard unit bylaw before

    obtaining insurance, which might

    include coverage for betterments

    and improvements to the unit (e.g.

    marble countertops, appliances) as

    well as additional unit protection

    if the condominium corporation is

    inadequately insured. Unit owners may

    also consider loss assessment coverage

    in case the buildings coverage is

    inadequate and will always require

    contents coverage.

    Intact notes that an extended

    absence due to vacations does not

    a ect coverage on losses due to

    burglary, theft and fi re, however, there

    could be limitations regarding water-

    related damage. A regular review of the

    policy wording, including limitations,

    exclusions and responsibilities, and

    checking with the insurance broker/

    agent is strongly recommended.

    Water-related damage for

    example, leaks, burst pipes, overfl ows

    and drain back-ups tends to be more

    common than issues related to fi re,

    wind, smoke, hail or explosions. During

    the usual heating season, many insurers

    who follow the IBCs recommended

    practices require homeowners who will

    be away from their units for more than

    four consecutive days take one of the

    following precautions to ensure their

    coverage remains in force:

    arrange for someone to enter the unit daily while the owner is away

    to check that the heating is working

    and that there are no leaking, frozen

    or burst pipes, or

    shut o the water supply and drain all the pipes and domestic water

    containers, or

    arrange for the plumbing and heating system to be connected

    to a monitored alarm station that

    provides 24-hour service

    To-do before departure1. Be informed: Find out from your

    property manager and insurance broker

    how soon after your departure the

    insurer requires the checks to start and

    what they need as proof the checks

    took place. Get it in writing.

    2. Pre-trip shut-o s: Turn o the main

    water supply to the unit and drain all

    pipes and water tanks.

    3. Unit checks: If your building doesnt

    o er unit checks, ask a neighbour or

    friend to do it. Tell them what they need

    to check and how to record it..
