    UNDERSTAND THE AGREEMENTBuying a brand-new home or condo o ers an opportunity to get exactly what you really want. It can be a dream come true and an investment for the future, but dont forget, its also a legal transaction.

    The term get it in writing has never been more important in the case of the new-home or condo purchase since it outlines everything your new home will have in it and around it. Otherwise known as the Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, its impossible to prove what was agreed upon.

    Since building a home is much more complicated than a resale transaction where the home already exists, there is no set Agreement of Purchase and Sale or standard contract for buying a new home. In some provinces, builders may have standard contracts prepared by the local home builders association or their new-home warranty program. Builders often prepare their own agreements so new-home contracts can vary from one builder to another and from provinceto province.

    Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand whats in it. Your next step is to then take it to a real estate lawyer and have it reviewed. Once it is signed, it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

    READY, SET, SHOP!A home is probably the biggest purchase youll make in your lifetime, and its also arguably the one that will bring you the most joy. In the long run, real estate is generally a sound investment that yields security and a good return, should you ever decide to sell. But if youre looking for immediate gratifi cation, nothing beats the feeling of stepping through the door and knowing youve arrived home.

    There are about as many di erent types of condos out there as there are buyers. Whether youre leaning toward a small-but-sweet studio in the city, with every imaginable amenity steps from your front door, or you have your eye on a spacious suite in the suburbs, rest assured that the perfect home is out there, waiting to be discovered. However, with so many choices, where do you start?

    Keep an open mind, but dont compromise on your must-haves. Be clear on the lifestyle you expect to lead. This includes satisfying your professional self, the social butterfl y and of course, your inner accountant.

    Heres where it helps to make a list and clearly identify your needs and wants, to be clear on what youre willing to compromise on when push comes to shove. Is that second bedroom truly essential, or would you make better use of one bedroom with a large ensuite and walk-in closet? You decide. You may be surprised at your own choice in the end.

    Buying a home is a major milestone, so at the end of it all, dont forget to have fun and enjoy the ride. Happy condo hunting!

    Understanding your homes structure

    You sleep there, you eat there and you entertain there. Its your home and you want it to be safe and comfortable. One of the most important aspects contributing to the comfort of your home is the building envelope and just like a car, the building envelope requires regular maintenance to keep it in tip top shape.

    You may be wondering, what is the building envelope? Its a technical term for three barriers weather, air and thermal that stand between whats inside your home and whats outside. When all three work properly, your home is more energy efficient, safe and comfortable.

    In any building, the top three most important parts of the building envelope are the foundation, the exterior walls (including doors and windows) and the roof. There are key systems that work within that envelope think heating, cooling, plumbing, electrical and they perform best when maintained.

    So how can you tell if theres a problem? The most common symptoms of a problem with the building envelope are water stains on the interior walls or ceilings, windows that are wet on the inside, mould and increased air flow due to missing sealants such as caulking.

    The most important thing to do is dont ignore it.

    You can do some research and learn if the problem is too big to solve yourself. If it is, we have a database of professional renovators and trade contractors on the RenoMark website, renomark.ca. RenoMark renovators and trade contractors can provide some expertise. They are BILD members and abide by a Code of Conduct, which includes providing a detailed, written contract, carrying a minimum of $2 million in liability insurance and offering a two-year warranty on all work.

    If you live in a multi-family dwelling, like a condominium building, you can take comfort in the fact that our industry follows strict building codes, provincial standards and municipal policies, plans and guidelines when building homes, as well as employment centres. Ask your condominium board about the inspection program in place and a schedule for building envelope maintenance. Some upkeep can be done in the individual suites, but most are likely building-wide and big jobs.

    More women choosing the condo lifestyle

    The condominium landscape across the GTA gets more beautiful and exciting every day. And condos continue to be the popular choice for new homebuyers from all walks of life, including more and more single women.

    This started a few years ago, when the condominium lifestyle began receiving attention from more than just the empty-nester segment of the market. The feeling of community, nurtured by gorgeous amenity areas, combined with the privacy of having ones own suite, offers the best of both worlds.     And lets not forget price as a motivating factor in condominium selection. Across the GTA, condo suites are less expensive than lowrise homes, which accounts for their popularity with first-time buyers females and males alike.

    Ontario housing starts to rise in 2015, dip in 2016

    Ontarios housing market will continue its steady rise in 2015 before taking a dip in 2016, according to the First Quarter 2015 CMHC Housing Market Outlook released today by Canada Mortgage and Housing Corp. (CMHC).

    Ontario annual home starts will grow to 63,200 in 2015 before easing to 60,500 units in 2016. Ontario home starts will range between 54,800 and 68,100 units this year.

    An improving economy will be more supportive of the Ontario housing market in 2015 than it has been in the recent past. However, as home prices continue to grow, particularly for single-family homes, demand will increasingly shift to more affordable housing by 2016, says Ted Tsiakopoulos, CMHCs Ontario regional

    economist. Neighbouring resale markets surrounding the GTA, higher density dwellings and rental over ownership tenure will benefit most from the shift in buying patterns, Tsiakopoulos adds.

    Ontario existing home sales will gradually lead the market higher with Multiple Listing Service (MLS) sales growing to 209,700 units in 2015 before slowing to 202,700 units in 2016. MLS sales will range between 188,800 to 220,500 units in 2015. Ontario home prices will grow at a slower rate over the forecast horizon.

    The provincial outlook echoes the national outlook, which calls for gradual moderation in the pace of new home construction over the next couple of years as employment, disposable income and high net migration continue to support the market, says Bob Dugan, chief economist for CMHC.

    However, downside risks have increased since the previous forecast due mainly to recent declines in oil prices. Lower oil prices will negatively affect oil-producing economies like Alberta, Saskatchewan, and Newfoundland and Labrador, which will only be partly offset by the positive effects of lower exchange rates and interest rates across all provinces. We have widened the forecast ranges for housing starts, Multiple Listing Service (MLS) sales and average MLS prices to reflect these risks.

    What the rate drop means for homebuyers and owners

    On Jan. 21, Governor Stephen Poloz announced that the Bank of Canada (BoC) was dropping its overnight rate by 0.25 per cent, from one per cent to 0.75 per cent. It was the first time the rate had been changed in nearly 4.5 years.

    First, if you read the news or happen to follow even a few personal finance experts on Twitter, you probably got the sense that it came as a surprise and it did. Until a few months ago, everyone expected Canadas economy to finally pick up in 2015, and for interest rates to go up along with it.

    Unfortunately, as youve probably noticed by the cheap gas prices you see around your city now, falling oil prices have already hurt our economy. Profits are down, people are losing jobs and the BoCs decision to cut its rate was meant to do one thing: encourage banks to drop their Prime rates, so Canadians who were feeling the negative impacts of whats been happening in the oil industry could keep up with their existing debt commitments.

    Conversely, at first, the banks chose to ignore the BoCs rate cut and refused to lower their Prime rates, stating concerns that dropping interest rates further would actually cause Canadians to take on more debt they couldnt afford to repay, versus help those who were feeling the pinch. Finally, one week after the overnight rate was dropped, the big banks all lowered their Prime rates but only by 0.15 per cent, not the full 0.25 per cent. Theres no telling how long this will last, or if the banks will drop their Prime rates further, but heres what it means for you.

    If youre a homeowner with a variable-rate mortgage rate, your banks decision to drop its Prime rate will result in a smaller monthly mortgage payment. A 0.15-per-cent decrease wont save you much maybe $40 per month on a $400,000 mortgage but its still something. And if you are carrying extra debt or want to make a lump-sum payment on your mortgage later this year, use this savings to help you do so.

    If youre thinking about buying a home this year, dont let these lower interest rates make you think you can afford an extra-large mortgage. Theres a lot of uncertainty surrounding this rate cut, and we dont know how long it will last. Its really important to buy a home that is below your maximum price limit and to stress test your mortgage. That means tacking on two per cent to the current interest rate and seeing if you could still afford the payment, if interest rates went up.

    The banks are right to be concerned about Canadians taking on more debt; thats what happens in low interest rate environments. Take this rate cut for what its really worth: a chance to pay down your current debt sooner.

    Cost of love in Canada: $50,339.21

    Are you planning to buy a home this year? Or maybe 2015 will be the year you fi nd true love! Well, it may be a case of either/or, when you consider that the cost of loving is up there with the cost of a down payment on a home.

    According to the third annual Cost of Love study by RateSupermarket.ca, love will set you back $50,339.21, from fi rst date to cutting the wedding cake, with a one-year dating period, one-year engagement and the average Canadian wedding. The price of romance is up 11.4 per cent from last year.

    If that doesnt break your heart, compare the price of love to the cost of living, and you may shed a tear. According to the fourth-quarter 2014 Housing Market Outlook by Canada Mortgage and Housing Corp., the average price of a resale home in

    Canada as of Dec. 2014 was $414,300, with an average down payment of $66,288. In Toronto, that number more than doubles to $839,500 with a down payment of $134,320. And as per Urbanation,s 2014 Condo Market Results, the average condo price was $389,000 with a down payment of $62,240. On average, the prices associated with dating, engagement and nuptials have increased. And, as costs for food and travel grow amid todays low currency environment, our fi ndings underscore the importance of being fi nancially prepared for lifes milestones, says Penelope Graham, editor at RateSupermarket.ca. Clearly, Toronto homebuyers are in an especially challenging position when trying to simultaneously save for home ownership and relationship costs.

    If loving and living are both in your future, communication and coordinated planning are key. Individuals should be aware how increased spending whether on entertainment, travel, or a certain piece of jewelry can derailthe best-laid of fi nancial plans, Graham says. She o ers these fi nancial tipsfor couples: Many modern-day couples live together before tying the knot, are trading in the traditional wedding gifts (how many toasters does one couple need?) for a home down-payment fund. Take advantage of the fi rst-time Home Buyers Plan, which lets you and your partner each withdraw $25,000 from your RRSP, providing you qualify. Youll have to repay the amount withdrawn in 15 years to avoid paying tax. Contribute to a Tax Free Saving Account.

    Montreal the only other Canadian city to make the list scoredsecond place, ranking#16 for livability, #14 for safety, #4 for business, #8 for democracy, #8 for food security, and #86 for worldwide cost of living. Rounding out the top fi ve cities are Stockholm in third place, Amsterdam in fourth, and San Francisco in fi fth.

    Safe cities are those that can support a vibrant cultural life and a dynamic entrepreneurial environment in which everyone can thrive, the report says. The best examples of these will be at the forefront of economic and commercial growth for years to come.

    Toronto in Canada is a consistent performer across the fi ve other indexes, putting it top overall, according to the report. Deciding where to live is a personal choice for many city residents. For some, safety will be paramount. Others will prioritize culture and creativity. Two neighbours may hold opposite views on democracy and the cost of living. But often choice will be based on a mixture of reasons.

    So, what drives your decision when it comes to location? If youre on the home hunt, then youre likely in the thick of that dilemma, carefully weighing factors like cost, convenience and of course, commute times we are talking the GTA, after all.

    Do you have kids, or are you planning to? Are you a workaholic? Shopaholic? Outdoor afi cionado? Where you choose to buy a home will impact your lifestyle while you live there, and it could a ect the resale value when you sell the place one day. Location is also the one thing you cant change about your home, so choose carefully.

    Of course, cost is a key determining factor in the location debate. Live-work-play locations, which are often downtown or in major suburban hubs, are often thought to be out of fi nancial reach for many homebuyers, who fi nd more bang for their buck in the burbs. Interestingly, a recent study by

    Pembina Institute and RBC showed that 81 per cent of GTA residents prefer to live in a walkable, transit-friendly neighbourhood over a car-dependent location. Pembina Institute and RBC also found that residents spend an average of $10,000 a year on car ownership. In a location-e cient, walkable, car-optional neighbourhood, they would save a minimum of $200,000 over 25 years. That extra money could cover the cost of living in a more expensive, more central community.

    Do your research and consider your options and fi nances carefully. A downtown home in the worlds most livable city could be well within reach.

    Its always interesting to watch new home and condo buyers as they choose their upgrades. Naturally, theyre excited about this chance to customize their homes. Some throw caution to the wind, exceeding their budgets by thousands, while others are determined to not go a penny over. Whatever your personality type, the ability to prioritize is key.

    The types of upgrades available to you will depend largely on your builder. Among the most popular options are hardwood floors, finished basements and gas fireplaces. (In more exclusive communities, these may be considered standard features.) Upgrades can be as modest as a soft-close toilet seat or as dramatic as a coffered ceiling. You may have the opportunity to select crown moulding and taller baseboards, or high-end appliances, custom cabinetry and top-of-the-line hardware. Mosaic tile backsplashes, granite countertops, elegant lighting fixtures, closet organizers, rain shower heads the list goes on and on. As you can imagine, its enough to set your head spinning.

    So, which features should make the final cut? Consider the following: Which upgrades will have the most impact on your quality of life? Write down every option that appeals to you, and then rank them in order of importance. You may be surprised to find that sometimes its not the most expensive items that matter most to you.

    Which make the most sense from an investment point of view? While its hard to imagine selling a home that isnt even built yet, there will come a day when youll want your home to appeal to buyers. Money spent on solid gold bathroom faucets will not be recouped, I promise you. Hardwood floors, on the other hand, tend to be a crowd-pleaser.

    Which can be easily postponed for a couple of years? If youre still having trouble allocating your budget, opt for the upgrades that are most technically difficult to install. Gas fireplaces, for instance, are a good feature to install right off the bat, while cabinet hardware can easily be replaced at a later date. While I dont generally advise my clients to splurge on every bell and

    whistle, the right touches will make your home feel as special as you are. Like so much in life, its about striking the right balance.

    In early February, Urbanation released its 2014 condominium market data for the Greater Toronto Area, and what a year it was! New condo sales jumped 51 per cent over 2013, and unsold supply dropped 10 per cent. The sales-to-listings ratio in the resale market in the fourth quarter was the highest since Q4-2011, despite of a record number of projects completing and occupying last year. New and resale condo prices were up about four per cent year-over-year, outpacing inflation, but far from too hot.

    What a tremendous result. Well, you might not think so if you read the newspaper. Let me give you the background. There tends to be a pretty even relationship (one to one) between the number of new units launched in the GTA and the number of sales in any given year you cant buy what doesnt exist, right? Well, Urbanation expects fewer new units to launch this year, and given the fact that 2014 was the third-highest sales year on record, Urbanation expects a modest slowdown in activity in 2015. So instead of celebrating the tremendous resurgence in the new condo market in 2014 as I highlighted above, the headline in the newspaper read, Toronto condo market likely headed for moderate slowdown. I find this very depressing. I dont blame the newspaper or the headline writer, they are doing exactly what they need to do to get readership, because fear sells.

    On my Twitter feed a couple of years ago, I linked to articles going back as far as 2002 that warned of condo oversupply, bubble pricing, ignorant and overleveraged condo investors, delinquent foreign owners, or mismanaged condominium projects with maintenance fees about to skyrocket. People love to read and share these articles. Fear is a powerful emotion. To many people, the pain of losing money on a real estate purchase would be so much greater than the positives associated with their home appreciating in value. They let that anxiety and distress cloud their decision making.

    Dont be afraid of the big, bad Toronto condominium none of the scary scenarios have come true. The best thing you can do is conduct your own research, ask friends who have bought a condo if they would do it again, and find out what they wish they knew the first time around. Contact your bank, a mortgage broker, a real estate lawyer, and a real estate agent to ask them

    for advice, tips, pitfalls and perks of buying a condominium.

    Perhaps youre not ready yet. Consider buying a pre-construction condominium with an occupancy date of 2017 or 2018. In a few years, you will likely be more financially prepared for the costs of owning. Some people dont want to believe it, but the Toronto condo market has been pretty darn good for more than a decade and a half. Buy what you can afford, but dont be afraid to buy now.
