Property Profile | BOFFO DEVELOPMENTS
TIME’S RUNNING OUT if you want to be part of the
Adagio community in South Surrey. Why? Because most
homeowners have already moved into Adagio’s first
building and the second building is now 50 per cent sold.
“Response has been absolutely amazing — even over
the summer when sales traditionally slow down, we were
incredibly busy,” says sales manager Sandra Miller. “People
are wowed by the aesthetics of the building itself —
especially when it’s lit up at night. Over and over, people
tell me they were walking or driving past in the evening
and our buildings looked so stunning that they just had to
come back to find out more. Then, when they walk into
the show suite, their jaws drop.”

Uncompromised Quality
“Because Boffo is both the developer and the builder, you
know they’re going to build every home as if they’re building it
for themselves,” Sandra says adding that she’s still surprised by
how closely people have being watching as these homes go
up. “We have several buyers who’ve worked in the construction
industry themselves, and they’ve all commented on Boffo’s
superior building techniques and materials — they can see no
corners have been cut on quality.”
Of course, there’s also the myriad, above-and-beyond
details it’s often easy to overlook until you’re actually living in
your new home: things like a built-in wine fridge — yes, it’s a
standard feature — nine-foot ceilings throughout, large portrait
windows and not only a five-burner gas range, but an outdoor
gas hookup on every balcony.
Adagio kitchens are larger than many single-family homes
and thoughtfully designed to bring out your Iron Chef
aspirations with state-of-the-art everything — expansive
counters and centre islands, 36-inch counter-depth fridge
with icemaker, even a side cupboard sized specifically for
cookie trays. Sweet. “Plus we’ve purposely designed the lower
cabinetry with plenty of extra-deep pot drawers rather than
traditional cupboards,” Sandra says. “It means you can access
every square inch without having to get down on your hands
and knees.”
Adagio is also one of the very few condominium
communities to include a personal favourite: built-in magic
OCTOBER 2 - 16, 2015 | NEW CONDO GUIDE 17
corners. Just last week, I watched as a friend’s eyes practically
popped out of her head when she saw how this feature makes
it easy to access the very back of that notoriously wasteful
corner — you know, the one that’s usually right beside the
stove. “It’s just one of the many ways we provide creative
storage space,” Sandra says.
Spectacular Outdoor Spaces
Since Boffo understands that nature is an inherent part of life
here on the West Coast, Adagio’s outdoor spaces are nothing
short of spectacular.
First, there’s the community’s show-stopping central
courtyard. “We’ve retained many of the mature trees and added
new landscaping with terraces, pathways, even some ‘secret
garden’ areas,” Sandra says. “When you open up the door from
the lounge/amenity area, it’s like you’ve just expanded the
entire space into a private park.”
Still, it’s the private terraces found in Adagio’s second
building that intrigue me most. “Many of these patios make you
feel like you’re living in a forest,” Sandra says pointing to the
surrounding evergreens. “And on a clear day, you can see all
the way to Mount Baker.”
Community Evolution
Amenities are yet another part of Adagio’s appeal, and Sandra
is quick to note that these features have rapidly become an
integral part of the lifestyle. “I see people swapping stories in
the gym or shooting pool almost every day,” she says. “There’s
a full catering kitchen — something that’s especially popular
with our downsizers who still want to host a large-scale family
18 YPNEXTHOME.CA
dinner. There’s also a book exchange club, a hiking group and
every couple of months many of the homeowners get together
for a casual social in the spacious residents’ fireside lounge. It
makes for a wonderful sense of neighbourhood.”
It’s a community feeling homeowners want to share. She
recounts the story of one couple who downsized from the
single-family home where they’d raised their children, and
within a couple of months had referred two friends who have
both since purchased homes at Adagio. “Once buyers move in
and experience the lifestyle, it’s like they become ambassadors
both for Adagio and for Boffo Developments.”
Close to What Counts
While there’s plenty to keep you entertained and relaxed right at
home, when you’re ready for shopping or a night on the town,
Adagio’s got you covered too. “This is an incredibly central
location,” Sandra says. “It’s walking distance to Semiahmoo and
only a five-minute drive to Granview Corners or Morgan Crossing,
but you still feel like you’re in an exclusive, very private, enclave.
You can be at the beach or the White Rock Promenade in minutes,
and access to Vancouver, YVR and the US border is excellent.”
Adagio’s final homes offer an excellent selection of floorplans
ranging from 784-square-foot one-bedroom and den to
spacious three-bedroom suites with over 1,279 square feet of
exceptional living space. Better hurry though, because once
these homes are gone, they’re gone for good. Presentation
centre and display homes are open noon to 5 p.m. daily
except Fridays at 15360 – 20th Avenue in South Surrey. For
more information, visit AdagioByBoffo.ca or call 604.531.6659.
OCTOBER 2 - 16, 2015 | NEW CONDO GUIDE 19
Property Profile | GENEX
BETTER HURRY if you want to own a brand
new home at Gemini in South Surrey. Less
than 10 homes remain, but sales manager
Susan Vollmer is quick to reassure me that
these condominiums represent a diverse
selection of floor plans and styles. “We
still have a great selection of one- and
two-bedroom plans — some with wrap-
around corner balconies. So there really is
something to suit every lifestyle.”
Quality to Count On
“People frequently tell me they’ve
shopped around and Gemini is simply
the best quality they’ve found in this
area,” Susan says.
Ready for a few hints? Okay. Let’s
start with stainless steel appliances
from Bosch and Fisher&Paykel —
now how can you go wrong with a
combination like that? There’s storage
too — lots of it because Genex
understands there’s no such thing as
too much space for your stuff.
Bathrooms with the same granite or
quartz countertops as the kitchen plus
some very cool, very different lighting
fixtures that reminds me of Art Deco
tulips. Each suite has not only a full-
sized washer/dryer but that all important
linen storage as well. There’s even a
convenient tech nook beside the kitchen
— perfect for laptops and iPads.
Gemini’s central courtyard and guest
suite are also big time hits. “Having the
extra space for when family visits is
something you don’t necessarily think
of until you have family visit,” Susan
says with a smile that suggests she’s
experienced the challenge before.
Location Counts
It may be an old adage, but it’s true that
location counts — and clearly Gemini is a
winner here too.
“I’m a five-minute walk to everything
— grocery store, Semiahmoo Mall, the
library, banks and transit,” says one happy
purchaser. “When I lived in Steveston, I
had to drive everywhere. Here you don’t
really need a car — lots of people in the
building don’t own one.”
Gemini II’s presentation centre and
display suites are open noon to 5 p.m.
daily except Fridays at 15310 – 17A
Avenue in South Surrey. One-bedroom
homes priced from $299,950: two-
bedrooms from $387,250. All homes
are move in ready. For more

Recently, we spoke to Jillian Harris and Todd Talbot of Love it or List it Vancouver, to get a “He says, She says” take on what makes each of them tick in regards to living spaces. By Diane Duflot
HE SAYS, SHE SAYS
LOVE IT OR LIST IT
Trending | HOME + DESIGN SHOW
24 YPNEXTHOME.CA
DD: How does budget factor into your design plans?
Todd: Budget often becomes a dirty
word for almost all of us, but it is the
single biggest factor when it comes to
renovations and design. I believe you
need to prioritize the core elements of
the home that add value to a space. Get
this right, and you can have fun with
pillows and rugs down the road, get it
wrong, and it’s lipstick on a pig.
Jillian: Staying on budget is a huge deal
for a designer, but I tend to focus more
on the intimate details of the space and
try to save money by finding forgotten
gems in the back of a antique shop
rather than evaluating ROI. Yawn!
DD: What elements are integral to your design style?
Todd: I’m not a knick-knack kinda guy,
and in our busy house—with young kids
running around—it’s never a good idea.
I love practical design elements that are
cool and fun, but also durable and low
maintenance. I love a minimal space; I
hate things on counters for the most part.
My kryptonite is sexy built-in storage.
Jillian: Clutter is a no-no in my space,
but I love incorporating accessories that
add personality to a home. A bare-bones
house just seems depressing to me.

DD: How would you describe your design aesthetic?
Todd: I’m inspired by a contemporary
West Coast aesthetic and gravitate
towards unique spaces that reflect
the environment around me. Exposed
wood, stone and natural light add a
certain timelessness and warmth to
a space. I designed our home with
playful elements so every room has an
interesting architectural flare that makes
for cool unique experiences. Including a
climbing wall in the front entry.
Jillian: I’m with Todd in that a house
should complement the surrounding
environment (I swoon over overgrown
flower arrangements and tons of natural
light), but my style leans more towards
clean, romantic and a little bit country.
DD: You’ve both mentioned that it’s important to take account of a home’s surroundings in its interior. Is it also important to bring the aesthetic of the home’s interior into the outdoor living space? If so, how do you accomplish this?
Todd: West coast living is all about the
outdoors and managing to create a
great space that you can enjoy outside is
absolutely critical for me. We built a huge
deck that ties all the rooms together. It
allows each of the bedrooms to have
sliding doors, creating an environment
that draws us out to enjoy the view and
fresh air. This deck serves our family for
BBQ’s, dance parties, kids bike riding, sand
box, planter boxes, hammock time, and
after it’s all done...a soak in the hot tub!
Jillian: I absolutely love a home that
flows effortlessly from indoors to out. I
“ Texture, inconsistency and little signs of love.”—Jillian Harris
like to keep it fresh, airy, girly and a little
bit country while focusing on creating
a comfy space to entertain family and
friends. My Vancouver house doesn’t
offer a ton of outdoor living space, so
I’ve made a point of incorporating that
vibe into my Kelowna home with a big
outdoor kitchen complete with a full
dining set and twinkly string lights.
DD: Do either of you have a space in your homes that you identify as a personal sanctuary?
Todd: I like practical storage and I think every house needs a garage and workshop. I’m not a huge fan of the dedicated movie room or the cliché “man cave.”
Jillian: My workshop is my closet! This
is probably the messiest room the house
and takes a ton of turnover.
DD: Do you see the bedroom as an important place to use space, perhaps because you view it as a sanctuary
JILLIAN
26 YPNEXTHOME.CA
of sorts? If not, what spaces in your home do you like the feel of a little more luxury?
Todd: An inspirational office, a large
shower, a king size bed with hotel
bedding and a view. I don’t need to
waste valuable square footage where I
sleep, although I wouldn’t mind a little
“sanctuary time” with my wife, if Jill is
willing to babysit. If you can find a little
spot in your home that is just for you,
especially when you live with others, it
becomes a little sanctuary.
Jillian: A small bedroom would just
not work for me—my bedroom is my
sanctuary, not just my sleeping space,
so I need to have enough room for
some treasures.
DD: What is your favourite room in your current house, and why is this space special to you?
Todd: My favourite space is my office
because it is full of elements that reflect
my past (show posters, a hockey stick
signed by Wayne Gretzky, my first pair
of ski’s). It captures the essence of why
we choose to live on the West Coast and
also gives me a space to hide away like
a kid in his bedroom. It’s a luxury, but I
also love to sit at the desk I built out of
reclaimed hand milled cedar.
Jillian: My kitchen. It’s basically all we
need. It’s where everyone gatherers,
everyone eats, its were all the messes are
made and the memories are created.
DD: What makes a space worthy of the name “home”? Todd: The people who live there. The
little shoes scattered on the floor, the
familiar place you sit and drink your coffee,
the table you host family and friends. A
‘home’ is a reflection of you and should
be personalized with elements that reflect
you and your passions.
Jillian: The story of your life being told
through collections of furniture, art,
artefacts, fabrics and lighting. Eclectic
mixes of the things that make you
happy, calm, alive, fresh, mellow and
grateful. Texture, inconsistency and little
signs of love.
DD: Is being a Vancouverite important to your design style? If so, how?
Todd: Yes! I am totally influenced by
my surroundings. I am passionate
about west coast architecture, which is
very dynamic and innovative especially
in the residential market. We don’t have
row upon row of identical houses like
some parts of the country. I like to try
and reflect the dramatic landscape that
we build our houses on. We don’t have
harsh winters allowing us to introduce
tons of glass and incorporating natural
light. Vancouver is known for open
floorplans, exposed timber, wood both
outside and inside, flat or somewhat
flat roofs. I could go on forever, but
growing up here has put this type of
architecture in my DNA.
Jillian: I think Vancouver’s eclectic
personality totally vibes with my overall
love of mixing and matching the old
with the new. B.C. is such a gorgeous
place to live, and I’m constantly
inspired by the natural environment
and incredible, creative people that
call it home.
Love It or List It Vancouver’s hosts,
Jillian Harris and Todd Talbot will both
be appearing at the 2015 Vancouver
Home + Design Show. They will be
presenting onstage together on Friday,
October 23 at 7 p.m., and Todd is
doing a solo presentation on Saturday,
October 24 at 2 p.m.

Neighbourhood Profile
THE FIRST CAPITAL of British Columbia,
New Westminster is situated on the
Burrard Peninsula and comprises the
area from North of the Fraser River
to Tenth Avenue and the width from
Marine Drive to Brunette Avenue.
Known affectionately as “The Royal City”
thanks to Queen Victoria naming it after
Westminster, the part of London that
holds the buildings of Parliament.
New West is made up of a broad
range of micro-neighbourhoods, and
it truly offers something for everyone:
from the heritage homes of Queen’s
Park to the modern condos downtown.
There is a pride of place here, and it’s
often said that people who move here
never want to leave.
Density means accessibility and diversity
New West might be considered the
poster city for the housing diversity
that many Vancouver politicians say the
region needs to adopt to make room for
the ever-growing population. The types
of home on offer here are diverse. Older
apartments are usually the cheapest
option, but new condos are still relatively
affordable in this city. Single-family
homes vary in price, depending on
which area of New West they’re in and
their size, of course. Queen’s Park and
Glenbrooke North can be a bit pricey,
but buying in Queensborough will give
you more bang for your buck.
New Westminster Rich heritage, bright future

This city is home to all types—
singles, couples, empty-nesters—but
young families are a rapidly growing
group, and it’s no wonder why: from
splash pools scattered throughout the
neighbourhood, to the petting zoo at
Queen’s Park, to Motoring Munchkins
at the Arenex, New West has an
abundance of amenities for tots, but
there is plenty of entertainment for
all ages year ‘round in New West, too,
whether it be strolling through streets
in Queen’s Park to gaze at the cherry
blossoms from the end of March, the
Hyack Festival in May, the Queen’s
Park Annual Garage Sale in May or the
Sapperton Day Street Festival in June.
Walkable and transit friendly
New West Mayor, John Coté, who has
lived in the city for most of his adult
life, views it as “extremely walkable
OCTOBER 2 - 16, 2015 | NEW CONDO GUIDE 33
and transit friendly,” crediting recent
changes for the positive to “the growth
of transit-oriented development in the
area.” Since New West is a fairly small
suburb, it is easy to navigate on foot (if
you don’t mind climbing a few hills), and
necessities are close to home in all of its
neighbourhoods.
If you’d like to venture farther afield,
the city is also easily accessible by public
transit, and since it’s adjacent to Surrey,
Burnaby and Coquitlam, commutes to
these cities are fairly swift. A bridge-
free commute downtown makes it a
predictable, if not super fast commute.
Rich history of a former capital
Buildings here reflect the rich history
of the former capital, and areas are
becoming increasingly gentrified. Mayor
Coté, who has lived here most of his
adult life, has seen “a lot of change
in the last 10 years, and significant
revitalization. There has been an influx
of thousands of residents downtown,
and with them has come a new energy
and vibrancy.”
Mayor Coté sees this as just the
beginning of changes to come, noting
that “in the future, there will be a great
connection between downtown and the
waterfront, and a pedestrian bridge will
soon connect Queesborough to those
areas as well.”
Coming Home CaféThis sweet spot has a reputation for great coffee and for feeling like home away from home. Customers fetch their own simple drinks and place settings and servers bring the food and any specialty drinks.
Brick and MortarThis shop is much more than the brick and mortar that hold the store. Hyper-local goods on sale here range from New West made jewellery to art. Great place for a browse.
The Royal City Farmer’s MarketHeld at the Quay during Winter months and in Tipperary Park in the Summer, the Royal City Farmer’s Market, is more than a bunch of fruit and veggie stands, it’s a community gathering place.
Queen’s Park This sprawling park has plenty of activities for the whole family: tennis courts, an arena, the Arenex, a play ground, and both a spray park and a petting zoo from May to September.
The QuayFrom the River Market (which is home to terrific eats, a circus school, and even hosts music and baking lessons for tots) to a walk along the pier, New Westminster Quay has something for everybody.
Pink Ribbon BakeryDelish cupcake concoctions are on sale here on the daily. Need a cake for a special occasion? Sheila can sculpt pretty much anything anybody can dream out of cake, delicious cake.

BURNABY/NEW WESTMINSTER
THINK NEW CONDOS are only for young
fi rst-time homebuyers or investors? Well,
think again. A 2012 Canada Mortgage and
Housing Corp. (CMHC) study revealed
in its 2006 census housing survey that
while 17 per cent of condominium owners
in Canada were under the age of 35, a
whopping 30 per cent were 65 or older.
This news is not really surprising
considering many in this demographic
have downsized from a large home to
take advantage of the maintenance-
free living of condo life. But why wait
until 65? With so many new projects to
choose from, now is a great time for
anyone entering their fi fth decade to
consider purchasing a condo. Whether
you now own a large home or you are
a dedicated renter, here are fi ve reasons
why a new condo could be for you:

Many of the units available in new
builds are small and compact,
between 500 and 600 sq. ft. A
smaller space is a snap to clean.
This doesn’t just mean elevators. It
also means new projects are located
in choice neighbourhoods close
to transportation, shopping and
entertainment. You can have everything
you need, right outside your door.
Nothing says convenience like a
swimming pool, gym, doorman,
security and party room at your
disposal. And depending on your
budget, the sky’s the limit on how
many amenities are in your condo
— all of which are available to you
regardless of the size of your unit.
And that’s a blessing. Who wants a
lawn to take care of or a driveway
to shovel?

Wellbeing of Metro Vancouver’s aging population vital
In about 25 years, a quarter of British
Columbians will be over 65 years old.
Those who don’t want to drive, or can’t,
might consider cities to be the obvious
place to live, since they are more walkable,
o ering easy access to transit, shopping,
health care and greenspace. Making
cities better places to live for an aging
population is a worldwide concern.
Not only does taking care of an aging
population help to foster the fair and equal
treatment of all citizens, but retirees are
also important economic contributors
in our communities, buying goods and
services that help to keep others employed.
Furthermore, the aging population has a
wealth of knowledge and skills that the
younger populations should be tapping
into. Keeping the aging population healthy
also means lower health costs overall.
Up your alley: revisioning Vancouver downtown laneways
Downtown laneways are getting a
makeover. If you’re used to thinking of
laneways as dark, dingy paths that you
The skinny on what’s happening in real estate in the lower mainland
Hot o the web
would rather avoid walking down at night,
then you may want to check in with
what’s happening with laneways today.
The City of Vancouver is encouraging
builders to make downtown laneways
more pedestrian friendly. Case in
point: the new Telus Garden o ce and
residential development, located in the
500-block of West Georgia St., is making
the adjacent laneway a more pleasant
place to be. Once this development is
complete, the laneway will be much more
than a space for delivery trucks; instead,
it will feature retail space and an art
lantern installation. The idea of rethinking
laneways as retail space seems a natural
extension of their being repurposed for
housing throughout the city. Since 2009,
close to 2,000 laneway houses have been
approved, a number which is certain to
increase steadily, as Vancouver searches
for more room in which to house its ever-
growing population.
Urban rooftop gardens: sustainability is looking up
As the interest in living local continues
to rise, urban dwellers are looking for
a new space to grow food. Enter the
rooftop garden. Also known as “green
roofs,” these are located at the top of
a house or a building that is protected
with a waterproof barrier, and they
are cropping up in cities across North
America. Not only does a green roof
have the potential to beautify an often
overlooked space and to produce food
that the inhabitants of the building
can consume, but green roofs can
also minimize the effect of rain runoff,
such as flooding or even water supply
contamination. On top of this, urban
gardens filter out pollution, purifying
the air, and they keep the roof warmer
in the winter and cooler in the
summer, which moderates the amount
of energy necessary to maintain the
temperature indoors.

PITT MEADOWS/MAPLE RIDGE
THE BANK OF CANADA (BOC)
released its regularly scheduled interest
rate update on Sept. 9, announcing
it would not change the overnight
lending rate from 0.50 per cent. With
the economy performing better than
expected and a federal election in full
swing, the BoC opted to leave things as
they are and not make any changes for
the time being.
In the previous interest rate
announcement on July 15, the BoC cut
the overnight lending rate by 25 basis
points. It was the second change in just
six months, echoing a 25 basis point cut
in January. July’s announcement led to
a fl urry of activity, as consumers came
searched for lower mortgage rates.
In this most recent announcement,
however, the BoC had a somewhat
more positive outlook. A statement from
the central bank said “the stimulative
e ects of previous monetary policy
actions are working their way through
the Canadian economy.” The BoC also
cautioned that Canada’s economic
future will be heavily infl uenced by
factors beyond its control. Uncertainty
in China and the growing economic
strength of the United States were two
major pressures cited by the Bank.
Attention is now shifting to the U.S.
Federal Reserve, which could potentially
raise interest rates in that country as
early as this month. Earlier this year, it
seemed to be a foregone conclusion
that the Fed would raise rates in
September, but experts are now saying
it could be later this year before they
pull the trigger. It’s still seen as a matter
of when – not if – rates will go up there,
and when they do, it will be the fi rst
such increase since 2008.
The Bank of Canada has said they
wouldn’t necessarily follow an American
lead, but a U.S. rate hike would have
implications on our economy, and would
likely push the Canadian dollar down
even further relative to the greenback.
By deferring any further changes to the
overnight rate, the BoC has left itself
breathing room to react to an American
rate increase.
For the average Canadian, today’s
announcement is generally good news. If
you have a variable rate mortgage, your
interest rate should stay the same for the
time being. Even though the major banks
didn’t pass along the entire discount
from this year’s rate cuts, don’t expect
them to use today as an opportunity to
step up any competition.
The Bank of Canada’s next opportunity
to change the overnight lending rate is
Oct. 21.

THE MUCH ANTICIPATED Vancouver Home + Design Show
2015 at Vancouver Convention Centre West returns bigger
and better. Every year, the show draws tens of thousands of
visitors. Most attend to gather inspiration and learn about the
newest fall trends in home décor and renovation from interior
design gurus such as co-host of W Network’s Love it or List it
Vancouver Jillian Harris, and hundreds of the industry’s finest
Canadian renovation, decoration and landscaping specialists.
Whether you are revamping your kitchen, downsizing or
switching up your home décor, this year’s show will enthuse
and arouse your inner designer.
“The Vancouver Home + Design Show is gearing up for
another stellar season,” says Tyson Kidd, show director.
“Not to be missed is the return of Game of Homes
Vancouver judge Cheryl Torrenueva, as well as a special

Open House Overhaul.”
One of the biggest trends at this year’s show can be summed
up in one word—texture, texture, texture—whether it be in
your furniture, accessories, landscaping, wall paint or flooring,
texture is by far the biggest craze to hit our shores.
“Add texture to any space and any piece in or around your
home,” says Kidd. “Finding a wallpaper, blanket, area rug or
throw pillow that you can’t stop touching is one of the most
satisfying additions to your space.”
The Vancouver Home + Design Show 2015 runs from
October 22 to the 25 at the Vancouver Convention Centre -

New Home Guide asked three guest speakers to provide us
with what’s trending right now:
TV interior stylist Janette Ewen and designer/fabricator Jef
Hancock, founders of Parker Barrow and cheeky-chic décor
aficionados:
» Fall and spring 2016 is about bringing a few Miami Beach
pops into your décor, whether on a throw, pillows,
accessories or on an accent wall. Liven up your space with
“winks” of teal and blue. “These Miami Beach hues were
inspired by the colours of Morocco and Greece, and work
especially well with mid-century modern décor. We also will
see more concrete grey in homes.”
» Add whimsical/playful accessories to create a cozy feel.
Think everything from floating brightly coloured balls
hanging from the ceiling to an oversized wing sculpture,
to an old rotary phone and large candelabras. Use your
imagination and rethink how an item can be repurposed.
» When adding conversation pieces play with scale. A hot pink
accent wall might seem a bold move, but it works wonders
when paired with warm rose gold metallics and generous-
sized shapes. “The pink rooms, walls and furniture that we
are seeing now are revisiting the Golden Girls era but with
more of a Santa Fe feel to it.”
» Brushed warm metallics, whether they are gold or bronze
fixtures or a copper hood fan, add personality to your home.
» Fabrics and prints. A wallpapered ceiling or bold geometric
accessory can easily take a space from drab to fab.
Example: Lattice wallpapers with large lobster or shark
prints are in vogue. “Actress Elisha Cuthbert (of the series
24 ) recently put our lobster print wallpaper in her PEI
bathroom,” says Ewen.
» Layering shades of white anywhere in your home is still red hot.
OCTOBER 2 - 16, 2015 | NEW CONDO GUIDE 47
» Incorporating a few edgy industrial elements blend history
and hipness even to modern decor. Think Edison-style light
bulbs, industrial lamps, trunks or card catalogues.
» Ornate double doors at the entrance can be “your calling
card to your home.” OR loft or barn-type doors with sliding
mounting tracks give separation to an open concept design.
» Carpets in large geometric patterns.
Christina Dennis, blogger at The DIY Mommy, winner of the
show’s Western Canada’s Next Home Stylist competition:
» Move over stainless steel! Mixed metals, such as warm tones
of chrome, burnished copper and hammered bronze, are the
must-have metals. You can include mixed metals into your
hardware, accessories and light fixtures. “Brass or copper
sinks lend an air of elegance to your kitchen.”
» Black or dark-coloured walls in Marseille hues such as
burgundy or oxblood. “Where we went for light, bright
colours on accent walls in recent years, we are now seeing
deep, rich coloured walls.”
» Pillows in burlap, leather, faux fur or with words and quotes
are easy and inexpensive ways to change your décor for the
new season.
» Rugs are always in style. “I made a faux cowhide rug from
fabric I found online.”
» Mixing up vintage with industrial has been trending for a
couple of years now and it doesn’t seem to be going out of
style anytime soon.
» Old doors can be painted, distressed and made into
tabletops, frames or pieces of artwork.
In the end, it’s all about letting your personality shine.
through:
All the designers agree on one thing: If a trend doesn’t reflect
your personal style or resonate with your lifestyle, don’t follow it.
Your home décor should be an extension of your individuality.

MONIKA AND ROBIN didn’t realize they
were looking for a new home. They’d
recently invested a signifi cant amount of
money into renovating the condominium
they’d lived in for over 15 years, and now
considered it their “dream home.”
Confi rmed condo people, neither
wanted the maintenance hassle of
owning a house… and both loved the
Guildford neighbourhood where they
already lived. Still, every so often they’d
still check out the latest new o erings. “It
was just something fun and di erent to
do on the weekend,” Monika explains.
Then one afternoon, Robin suggested
checking out Chroma, a new development
he’d been keeping a causal eye on for
several months. “I just had a good feeling
about it even though it was only half
fi nished,” he says.
“Roberta, the sales manager showed
us several suites, but each time there
were one or two little things that
didn’t quite work for us,” Monika says.
“Then she took us to see one of the
penthouses. We walked in, looked at
each other and said: uh oh, we’re in
trouble. It was perfect — just what we’d
do if we’d designed it ourselves.”
“I still can’t get over the 13-foot, vaulted
ceilings and the size of the deck,” Robin
continues. “We’ll be able to comfortably
have 15-20 people over for a barbeque in
the summer. We’ve already bought new
patio furniture even though we’ll probably
have to wait till spring to really entertain.”
Monika agrees. “The balcony is
massive and the way it’s designed, it feels
like we’ve actually got three balconies.
We haven’t’ had the space to entertain
before, so we’re really looking forward to
having friends over.”
And there were the serendipitous events
that said the universe was smiling on their
choice. Their favourite couch fi ts perfectly

and there’s plenty of room for the new
furniture they’re going to treat themselves
to. There’s a community garden where
Robin says he’ll be able to grown veggies
and herbs. And the area rug they wanted
but was sold out, showed up as a returned
item for a quarter of the original price. “It
all goes to show that you should never say
never,” Monika says.
With moving day fast approaching,
the couple are bubbling with enthusiasm
despite being surrounded by moving
boxes. “This time in three days, we’ll be
sleeping in our new home at Chroma,”
Robin adds. “I’m a fi rm believer that this
part of Surrey will be one of the best
neighbourhoods. It’s going to be a great
move for us.”
Chroma is located at 104th Avenue and

the area’s most popular community and the only
one with a true heritage component to it,” says
sales manager Nicole Castle, adding it’s also the
recipient of three gold 2015 Georgie Awards. “The
first two phases sold out extremely rapidly and
already have many happy homeowners moved in,
so there’s a genuine neighbourhood ambiance
developing here.”
Now here’s the best part. “Right now we have
a great selection of our newest and most popular
floorplans — over three dozen in total — available
in our fourth and final phase. But not for long — this
really is your last chance to choose your colour
scheme and decide whether you prefer a view of the
historic, 12-acre Bose Forest Park, the community’s
Historic Courtyard, or the spectacular sunsets over
the ALR land to the west. And once these remaining
homes are gone, they’re gone for good.”
Many buyers, she adds, say they appreciate being
able to secure the exact home they want at today’s
interest rates and still have plenty of time to sell their
current home or save more money toward the down
payment before they move in early in the new year.
Celebrate the Harvest and Taste The Ridge Lifestyle
If you love a good party — and let’s face it, who
doesn’t? — be sure to mark Saturday, October
10th on your calendar because that’s the date of
the Annual Harvest at The Ridge. Always a hit with
homeowners and visitors alike, this opportunity to
experience The Ridge lifestyle includes delicious
country treats, games for the entire family, and toe-
tapping, live music from Tidelander.
This year, you’ll also have a chance to win an
autographed copy of Old Landmark: New Life, the
just released story of the historic Bose family farm’s
transformation. Purchase a home during Harvest
Festival weekend, and you could also win a catered
house-warming party in the fully restored Bose
family home.
The Ridge at Bose Farms’ presentation centre
and display homes are open noon to 5 p.m. daily
except Fridays at 16390 – 64th Avenue in Surrey.
Plans include two-bedroom, two and den, as well
as spacious three-bedroom homes. Priced from
$252,900 to $534,900. For more information visit

SURREY/LANGLEY
IS NOT ALWAYS BETTER
BIGGER
By Evelyn Eshun | Photos by Arnal photograpy
LUXURIOUS LIVING is typically defined by
the size of the home. However, without
function and personal style, that big
space is just that, a big space, rather
than a home that provides you with easy
living and style. The answer to crafting
a luxurious and chic home is not size;
it’s about utilizing your square footage
as efficiently as possible. Tricks of the
trade will get you on your way to feeling
comfortable, rather than cramped.
Life as a designer always involves
creating spaces that improve our
clients’ lifestyle, in either renovation or
decoration projects. Carefully listening to
the personal lifestyle needs of each client
is key to creating a successful interior.
Here are some ideas for optimizing your
home’s functionality.
Planning around the daily activities
of your life and including items that
will function for you is the key to
making your space work. If you’re an
avid book reader or collector of items,
you can tuck a TV into a bookshelf
and opt for a large side table or coffee
table with a shelf underneath that can
house magazines and remotes rather
than bringing a media cabinet into the
picture. In the image shown, we created
a den/home office for our condo
client with a custom-designed, built-
in housing a desk, drawers, shelves,

a television and even a hidden closet
behind one of the bookshelves.
Measure, and measure again, before
you go shopping, and don’t give in to
that oversized contemporary sectional
that will overtake the space. The
contemporary styles that are trending
these days are often too low and too
firm. Keep in mind that this piece
should look good, but it needs to be
comfortable. On a sofa with a seat
height less than 19 inches, a tall man
may have difficulty getting up; these are
ergonomic basics that will determine the
comfort level of your sofa.
There is always hidden storage space
that can be found. The bench in the
photo has a six-foot pullout drawer
that was designed to hold our client’s
tablecloths, etc.
The clever use of mirrors and reflective
furnishings will expand the space,
reflect light and add visual interest.
Think beyond the wall when looking for

Tips
Interior designer Evelyn Eshun of Evelyn Eshun Interior Design has been providing innovative, forward thinking and consistently artistic design solutions for her discerning clients for almost two decades. Evelyn is a regular

Invest in the highest quality
upholstered furnishings you can; the
longevity and comfort will bring luxury
to your home
Do not buy a ‘sofa set.’ You’re better
off buying two sofas or two loveseats
rather than a sofa and a loveseat
Keep your dominant surfaces light to
brighten and lighten the mood (sofa,
walls and fl oors)
Floor-to-ceiling shelving adds
storage and visually gives the illusion
of height
Hang your draperies close to the
ceiling; this gives the illusion of a
higher ceiling
Eliminate the feeling of ‘bland’ with
patterned pillows and blankets in
punchy colours
Furnishings with interesting shapes
and fi nishes will double as art and
express your personality
Tips
places to add mirrors. Consider mirrored
furniture, kitchen backsplash, a panelled
wall of mirrors in a tight entry area. Feel
free to place furniture in front of mirrors
and use the walls opposite or adjacent to
windows to bring in light.
Double-duty furnishings that can
store your things will help keep the area
clutter-free, which is probably the fi rst
tip to living well in a small space. After
all, no matter how large a home is and
how many smart storage solutions you
incorporate, there never seems to be
enough space, so honestly evaluate
your belongings and make the decision
to keep only what is meaningful and
functional or you will be overrun with
useless items that are taking up space.
Consider adding fl oor-to-ceiling
panelling to your space and paint it
all the same colour (including the
baseboards). This is a great way to add
architectural detail. One of my design
beliefs is that if a room is beautiful
‘naked,’ meaning without any furnishings
or accessories, you’ve already got a leg
up to a stylish room.
Lastly, consider using a small amount
of large items and pattern — but just a
dash. An oversized colourful canvas and
geometric rug can bring a spot of chic
to any space, but when you have a small
space, it is a bold gesture, which brings
personality and style to a room.
Space-enhancing visual tricks are fun
to use, but it’s the functionality that brings
easy living to your home, which in turn,
will pamper you with luxury and comfort.

RICHMOND/DELTA/LADNER/TSAWWASSEN
CONDO LIVING, for the most part, is
small-space living.
Take the time to really think about
your space, your needs and how you live
so you can make sure that your furniture
and accessories work for you.
Smart planning is the key to small-
space living, and having pieces that are
multi-functional is essential.
Measure, measure, measure. Make
sure your furniture fi ts not only in the
space but through doorways, stairwells,
hallways and in the elevator. Smaller-scale
furniture is a fantastic option for small
spaces and nowadays many stores cater
to condo size living with fabulous style.
Upcycling isn’t just a trend, it’s quite
practical when looking for something
“new.” Look for pieces in vintage and
antique shops, or even your parents’
basement, as the scale of older furniture
is generally smaller and ideal for condo
living. Don’t think of vintage pieces as

MORE ADVICE ONLINEypnexthome.ca/news/advice
a downgrade — older furniture is often
much more solidly constructed and is
made out of quality materials you just
can’t fi nd at a ordable prices today. As a
bonus, your furniture will be unique and
something you won’t see in the condo
above or below you.
If your vintage pieces are looking a bit
outdated, refreshing them with Fusion
Mineral Paint is a great way to alter the
character of your piece. You can make
something old-fashioned look modern
and create a burst of colour to accent
your space, or you can take something
average and add layers of paint,
antiquing and distressing it to make it
look like a rare antique fi nd.
Condo living does not often a ord
the luxury of prepping and painting
your furniture outside. When working in
smaller spaces, you want to minimize
your exposure to harsh chemicals.
Fortunately, Fusion is a zero VOC and
o ers exceptional adhesion requiring
minimal prep, meaning that it is safe to
use inside without dealing with harsh
chemicals or smells.
Choose a paint palette for your space
that includes walls, furniture and fabric. If
you’re trying to unite a bunch of mix and
match pieces, consider a monochromatic
colour scheme. Opt for several shades
of white and cream or even greys for a
subtle, sophisticated and elegant e ect.
Painting can often be intimidating, but
can be as simple as a one-step process
using a paint with a built-in top coat. This
chair was outdated, upholstered and dark
looking. We lightened it up with a coat of
Fusion paint using the colour Champlain,
a perfect o -white with just a hint of
yellow and grey. A neutral fabric to replace
the fl oral pattern gives this outdated
chair a completely new look that is now
repurposed, perfectly modern vintage chic.
Try painting some interesting lamps
you fi nd at a bargain store. The paint will
give something mass-produced a more
unique artisanal quality as lighting in
condos tends to be boring and standard-
issue. Paint is a great way to transform a
condo kitchen — if you’re downsizing, say
from a historic home to a modern ‘box in
the sky’ condo, you may miss some of the
homey touches you’re leaving behind.
Why not paint and glaze the dark
outdated cabinets in your kitchen to
create a farmhouse feel or something
coastal or French country instead?
It will really make the kitchen feel like
the heart of the home and help your
condo stand out from the rest!

Property Profile | ANDERSON SQUARE HOLDINGS LTD
POISED TO OFFER a stellar combination
of connectivity, iconic design and
proximity to a diverse array of urban
amenities, Alfa is now wowing savvy
homebuyers in Richmond.
Alfa’s architecture is immediately
eye-catching — ground level retail, two
levels of parking punctuated by dramatic
vertical accents, plus a resident’s only,
rooftop terrace sure to rival the many
municipal green spaces nearby. All
this, plus easy access to the best of
downtown Richmond’s ever-expanding
urban amenities.
“The quality of this location is
unbeatable,” says sales manager May
Lai. “You’re just a couple of blocks from
transit and shopping without being right
in the middle of the hustle and bustle.
You can be at the airport or on the
freeway south to the border in no time,
and there are schools at all levels nearby.”
Style to Savour
Inside, Alfa is clearly a tribute to
contemporary living.
Every kitchen — from one-bedroom
to family-friendly three-bedroom
homes — includes an integrated wall
oven with microwave above, extra-
deep pot drawers below a four-burner
gas cooktop and slim-profile hood fan.
Centre islands with eating bar become
an ideal spot for casual entertaining
or simply hanging out with the family
during meal prep.
Naturally, ensuites are luxurious
— spa-style retreats featuring hand-
held shower wand in addition to
the ceiling-mount rain showerhead,
floating vanity with under cabinet
lighting and the rich texture of
marble counters.
“Most of our buyers are end-users who
will live here or parents who are helping
their children purchase a first home,”
May says. “It’s going to create a very
vibrant, engaged community.”
Green Living by Design
And here’s a final bonus. In
addition to the sheer good looks
of environmentally friendly green
roofs, Alfa features a state-of-the-
art geothermal heating and cooling
system. Translation: these homes
aren’t just good looking, they’re easy
on the environment and your pocket
book as well.
Alfa will be located at Buswell Street
and Anderson Road. Presentation
centre now open at 6940 No. 3
Road. One- to three-bedroom
homes priced from $339,900. For

THE NEW MIKEY YOUNG At Heart
APP is an educational program that
teaches life-saving skills through
informational videos on how to perform
CPR and use a MIKEY (Automatic
External) defi brillator. These skills can
increase the odds of survival for a
Sudden Cardiac Arrest victim by up to 75
per cent.
The free APP is named for an
initiative of The Mikey Network, a
registered charity established in 2003
by Heathwood Homes and The Heron
Group of Companies. The Network has
placed more than 1,850 automated
external defi brillators called MIKEYs in
public places, and to date, 27 lives have
been saved because a MIKEY was
on hand.
Mikey Young At Heart APP can save lives
The Mikey Network is o ering students
to earn high school volunteer hours;
students can download the app, watch
the videos, learn how to use a MIKEY
defi brillator, then take quizzes that earn
them volunteer hours when completed.
Students can also sign up to be a Mikey
Young At Heart Program Ambassador at
their school.
Sudden Cardiac Arrest can happen
to anyone of any age, anytime,
anywhere, and unless the person is
resuscitated within a few minutes,
there is little chance of survival. Nearly
7,000 incidences occur in Ontario
each year, mostly in public places,
and many to otherwise healthy young
people. The Mikey Network places
MIKEY defi brillators to o er people who
collapse outside of a hospital setting a
second chance at life.
It’s easy to make a life-saving di erence.
All it takes is a little time and attention.
Visit mikeynetwork.com to register,
or download the APP for free to a smart
phone, tablet or computer via the Apple
Store or Google Play.
