Pricing your property is a balancing act. Sellers and Buyers usually have opposite opinions of acceptable pricing. Our CMA will target a price range that is designed to attract as many qualified buyers as possible while being able to support the Sellers best interest during negotiations. Ultimately the final price will be one that both Seller & Buyer agree to as a common acceptable price range.
The Pricing Pyramid
How you price your house will directly impact how many buyers, showings, and offers you attract, and ultimately how easily it sells. At the center of the pyramid is fair market value where a reasonable percentage of buyers will view & purchase. When you under price, you attract a greater percentage and when you over price you attract a lower percentage.
Optimum Time On Market
Experience shows the first few weeks on the market is when your house gets maximum showing activity and buyer interest. Pricing it properly the first time on the market will result in the best chances of obtaining the highest offer. Beyond five weeks your house will increasingly be viewed as a “stale” listing … i.e. as a commodity with a history of being rejected by buyers.
Consequences of Overpricing
The strategy of overpricing your property, knowing you can reduce it later, makes sense at first glance. However it seldom works for these reasons:
Your high price actually sells other listings Fewer buyers respond to ads, fewer agents show it Offers at inflated prices leads to mortgage appraisal
rejection Reducing the price after it becomes stale will not
generate as much interest as when priced properly from the beginning
If we receive little or no showings then a price correction is to be expected.
