PLANTING NOTE:Exact location of shrubs & varietes to be shown on final construction documents. PLANTING & IRRIGATION NOTES:

1. All planting areas shall be irrigated with an automatic irrigation system that provides full coverage according to plant type andenvironmental exposure and shall receive uniform water coverage by means of a high efficiency, automatically controlled,electrically actuated, underground piped sprinkler system. For water conservation and to minimize erosion, state of the art lowprecipitation rate sprinkler equipment shall be used.

2. Irrigation to be provided from potable water system. If reclaimed water becomes available, irrigation plans shall reflect areclaimed water irrigation system.

3. Jute netting will be used on 2:1 slopes if landscaping occurs after the date the County determines is not sufficient time for rootestablishment to occur prior to the rainy season.

4. A minimum of 2" layer of mulch shall be applied on all exposed soil surfaces in each landscaped area except in turf areas,creeping or rooting ground covers or direct seeding applications where mulch is contraindicated.Stabilizing mulch shall beapplied on slopes.

5.SEC. 86.703. APPLICABILITY : For multi-family residential use where the landscaped area is 1000 square feet or more,as part of the permitting process, a "water use authorization" will be obtained for the use of irrigation & water feature (spa/swimming pool), a new grading permit and contains an area served by temporary or permanent irrigation.

6. Low volume or subsurface irrigation shall be used for turf areas. No turf shall be allowed on a center island median strip, on aparking lot island or in a public right of way, or on any portion of a site that is inaccessible to or unusable by a person who usesthe site.

7. As part of the landscape documentation, landscaping & irrigation plans will be part of a future submittal to adhere to County ofSan Diego's Water Conservation in Landscaping Ordinance and the Water Efficient Landscape Design Manual with the WaterEfficient Landscape worksheet that calculates the MAWA and the ETWU for the project to comply with section 86.709.

8. All open space parking stalls will receive wheel stops.

9. All shrub and groundcover areas will be watered exclusively by "drip" systems. Calculations will be provided to show completeand total compliance with all "Water Efficiency Ordinance" requirements, be they State, County, or Local Governmental Agencyin origin.
