• To make something happen later than expected,or to be performed later than planned.

• A situation where the contractor and the project owner jointly or severally contribute to the non-completion of the project within the agreed contract period.

Delay Definition

Types Of Delay :

1. Critical & non Critical Delay:

• Critical delays� : Prevent the contractor from finishing the work on the scheduled completion date

• � Non critical delays: affect the progress of the work.

2. Excusable Or Non Excusable Delay:

Excusable Delays:� Unpredicted

1. �General labor strikes,Fires,Floods , Owner-directed changes.

2. �Errors & omissions in the plans and specifications.

3. �Differing site conditions or concealed conditions.

4. �Usually sever weathers.

5. �Intervention by outside agencies.

2. Excusable Or Non Excusable Delay:Non excusable : �

1. �Late performance of subcontractors.2. �Untimely performance by suppliers.3. �Faulty workmanship by the contractor and subcontractors.4. �A project specific labor strike.

3. Compensable or Noncompensable Delay:

A compensable delay:� • Time extension • Additional compensation. • Only excusable delays can be compensable.

� A noncompensable delay: • Neither additional compensation nor a time extension.

Note: �Compensable depends primarily on the terms of the contract.

But in most cases:Does not receive any additional money but time extension.

4.Concurrent or Non Concurrent Delay:

• Two or more delays that occur or overlap within the same period,

• One an employer risk event, the other a contractor risk event

• The effects of which are felt at the same time.

Methodology Likert five-point scale ranging from 1 (Very Low) to 5 (Very High).

five point scale starting from (1 =Very Low), (2= Low). (3= High), (4= Medium) and (5 =Very High). The Relative Importance Indices (RII) is computed as follows;

Where,

W is the weighting given to each factor by the respondents starting from 1 to 5

A is the highest weight in the scale which is 5,

N is the total number of respondents (which is 47 people).

Impacts of Delay 1. Cost overrun.2. Overtime .3. Disputes.4. Lawsuits.5. Abandonement.

ConclusionDelays are inevitable( unavoidable);

But can be minimized by:● �Detailed Site Investigations.● �Careful monitoring and regular meetings.● �Effective site management.● Collaborative working and effective coordination.● �Careful scheduling.● �Full commitment to the project by all parties.
