2016 Lawn Care Service
Lawn forms are due in the office on February 12th. You must fill out a new form each year to be on the lawn list. The payment program goes from March through December.
Members can, of course, pay in full or add this fee to their automated monthly payment in addition to their carrying charges. Copies of the Lawn Letter are available online on our member’s webpage.
The lawn care fees are:
Small Yard - $273.00 or $27.30 per month
Medium Yard—$322.00 or $32.20 per month
Large Yard - $399.00 or $39.90 per month
First payment is due on March 1st.

Please remember that it’s still winter and we need to help our neighbors out if we have a lot more snow and ice. During the cold/icy weather, please make sure you salt your porches and access walks. Area J will plow parking lots, courts, and driveways when there is 2 inches of snow or more. Please yield to all plows and snow removal equip-ment. It may be difficult for the operators of the equipment to see or hear you. Salt will be applied as needed, It will only work if the temperature is 15 degrees or higher.
We will be replacing trees that we lost over the past twelve months. They will be re-placed with Illinois native tree species and non-native hardy varieties. We will look for a wide diversity of trees to assure that Area J upholds the village of Park Forest's name-sake for future generations. If you plan on purchasing a tree for your yard, it must be approved through the office and be suitable for our environment. There has to be an agreement to water your tree following the directions during the dry spell for at least three years.
Please only park in the spot assigned to you. Always think of your neighbors, a little consideration goes a long way.
During windy Thursdays the recycling gets blown around the whole neighborhood, it would help if everyone would keep it in tight containers. Help keep Area J looking spec-tacular.
Our grounds committee will resume again in March, please join us with your ideas. Have a safe winter!

Happy 2016 to all members!
Our Annual Meeting is set for Wednesday, April 27th. Mark your calendars now for an evening of fellowship, refreshments, prizes, and a review of a productive 2015!
Thank you to all the members who remembered the office and maintenance staff during the holiday season. All of your gifts and treats are much appreciated by all of us.
A big thank you goes out to officer Beilke from the P.F. Police Department who came out to give us a neighborhood watch presen-tation here at the office on December 23rd. A few tips to remember are enclosed in this newsletter.
Noise complaints have been on the rise here at the Area J office. These complaints frequently become a he said/she said issue. We all know the rules from our House & Grounds Manual:
SECTION 5. NOISE AND DISTURBANCE
A. No member, including his/her fellow occupants, guests, licensees, agents, employees, contractors, or pets, may annoy, harass, disturb, or to otherwise interfere with the rights, conveniences, peace, quiet, or comforts of any other person lawfully upon Area J property. Prohibited conduct includes, but is not limited to, creating or permitting exces-sive noise and commotion; using or permitting profane, obscene or vulgar language; and engaging in or permitting lewd, boisterous, loud or unseemly behavior.
B. Please be considerate of your neighbors; if you are not listening to your music/t.v., please turn it off. Remember, your taste in music is not necessarily your neighbors taste in music. Therefore, do not operate, or permit the opera-tion of, any device if it will disturb another member at anytime, but especially between the hours of 9 p.m. and 9 a.m. These include the following:
1. Musical instruments
2. Phonographs, stereos, CD players
3. Television sets, DVD players, Blue-Ray players
4. Short-wave sets
5. Two-way radios (including Citizen's Bands, walkie-talkies, etc.)
6. Motors not attached to domestic electrical appliances
7. Lawn mowers, trimmers, blowers
8. Any noise-making device or activity which breaches the peace.
C. A complaining member must first make reasonable efforts to resolve the complaint with an offending member. If those efforts fail, the member may submit the complaint to the office for inquiry and appropriate action. The com-plaint must be in writing and contain sufficient detail to assist in the inquiry.
D. Noise and disturbance complaints registered with the office will result in a warning to the offender. Repeated of-fenses will go to the Hearing Committee for specific action that could result in termination of membership.
Please start by going directly to the source. Knock on your neighbor’s door to explain your concerns. Politely request the noise be reduced. Most neighbors are happy to cooperate. Communication is critical to solving any noise issues right away.
Issues that are not resolved will require you to fill out a detailed complaint form with the office. A letter detailing the infractions will be sent to the member requesting that the member, occupants and guests follow the noise and disturbance rules.
The last resort in the Cooperative’s hands is a Hearing Committee meeting at the office for all parties involved. Here, the affected parties can help develop a resolution and agree on a future course of action. Please remember our quiet hours are 9 p.m. to 9 a.m. Problems can get resolved if we work together.

2015 was a busy and successful year. We sold a total of 27 units. 19 two bed-
room interiors, 2 two bedroom ends, and 6 three bedroom ends. It was a near
record sales year.
Our success was due in part to the work of our marketing committee. They or-
ganized two open houses. The first, held in May, highlighted the unit that Area J
remodeled and added a first floor bathroom. Many of our members took time
to stop by and see what can be done to upgrade and increase the value of their
units. Mrs. Withers provided delicious lemon squares for all visitors. The second
open house was in September. Again, we had a lot of interest in Area J. Visitors
took advantage of the free credit reports that were available on that day to get
pre-approved. Finally, in December, the marketing committee organized an
Area J house walk. Members who had upgraded their units with additional
bathrooms, finished basements, open concept kitchens, and other improve-
ments opened their doors for Area J members to come and see how others had
improved their homes. (See the complete enclosed sales report)
Thanks to all the members for continuing to spread the good word about Area J
and referring applicants to our community.
We will continue to work hard in 2016 to help those who want to sell their units
and to let others know that Area J is a great place to live.

*Get to know your neighbors! Contact the
police immediately of any suspicious activity!
Not the Area J office!
*Notify trusted neighbors of departure and re-
turn dates of your trip. These members can re-
move flyers, if any, from your doors for safe
keeping.
*If you will be out of town, place a “vacation hold” on newspaper subscriptions
and mail.
*Consider installing an alarm. (Village permit required and Area J must have code)
*Sign up for CodeRed alerts on the Village’s website. (The office also has forms
available.)
*Turn your porch light on and leave it on throughout the night.

Remember, there is a $500.00 finders fee if
you refer a friend, co-worker, or family member to Area J,
and they purchase a home here!
Thank you to all the members for your continued patience during our busy year. Our staff
continues to work diligently on work orders and on-going projects.
Completing your work-order request in a timely manner is a priority. To avoid having to re-
schedule, make sure to clear away all personal items around the area in need of repair so that
maintenance has access to the area and adequate space to work.
