sale a partial interest in dryland farmland located in Walla Walla County, near the town
of Dixie. The location is in a primarily agricultural area with some large tract residential
uses. Dryland wheat and pulse crop production are common to the area. Annual
precipitation is 22 to 25 inches, allowing winter wheat, spring wheat, pea/garbanzo
rotations. It is zoned PA-40 – Primary Agriculture 40-acre minimum lot size.
There are two noncontinuous tracts. The North Tract consists of a 25% undivided
interest in 400.00 total acres with 388.80 tillable. The South Tract consists of a 16.667%
undivided interest in 536.03 total acres with 518.77 tillable.

The irregular shaped, interior tract, contains a total of 400.00 acres, of which
388.80-acres are tillable. The tract is located north of US Highway 12 and west of
Pettybone Road, about a mile northwest of the town of Dixie. Primary access is
provided from a dirt farm road, which appears to be a non-deeded access point.
The tract is rolling to steep in topography with elevations ranging from 1,645
feet to 1,960 feet above sea level. The predominant soil type is Athena silt loam, 8
to 30 percent slopes (AtE) with average annual rainfall of 22 to 25 inches. These
soils are common in the area and are suitable for dryland farming.

South Tract
The irregular shaped tract contains a total of 536.03-acres, of which 518.77-
acres are tillable. The tract is located about a half mile southwest of the community
of Dixie and is bisected from east to west by US Highway 12, which provides access
to the tract.
The tract is fairly level to undulating in the area south of Highway 12 and
rolling to steep in the area north of Highway 12. Elevations range from about 1,400
feet, in the southern area to about 1,955 feet in the northern area of the tract. Annual
rainfall in the area is 22 to 25 inches.
The predominant soil type is Athena silt loam, 8 to 30 percent slopes (AtE).
These soils are common in the area and suitable for dryland farming.
Electricity is available to the South Tract from Pacific Power along with
telephone service.
