In 2009 ½” anchors were required approximately every foot because installing an anchor every 6’ for lateral support is woefully inadequate and has led to failure. These alternatives were created to alleviate placing an inordinate amount of anchors. The 2015 code—because of industry backlash—has reverted back to the 4’ spacing standard. The BCCC considers this inadequate and these alternative lateral bracing methods are required by ordinance.

R404 Retaining Walls in Excess of 48” Retaining walls that are not laterally supported at the top and that retain in excess of 48” of unbalance fill, or retaining walls exceeding 24” in height that resist lateral loads in addition to soil, shall be designed in accordance with accepted engineering practice. Exception: Walls integral to the house foundation meeting the parameters of Alternative 4.

or a story must be engineered based on wall height now checks:

1. Table R602.3(5) Limits laterally unsupported wall height to 10 feet. 2. Section R602.10 (Wall bracing), and if necessary 3 . Section 602.3.1, Exception 2

602.3.1-Stud size, height and spacing Exception 2 Section R602.3.1 Amend as follows: Where snow loads are less than or equal to 25 pounds per square foot, and the ultimate design wind speed is less than or equal to 130 mph, 2-inch by 6-inch studs supporting a roof load with not more than 6 feet of tributary length shall have a maximum height of 18 feet where spaced at 16 inches on center, or 20 feet where spaced at 12 inches on center. Studs shall be a minimum No. 2 grade lumber. Alternatively 2-inch by 6-inch No. 2 grade studs supporting a roof and floor load with not more than 10 foot of tributary length shall have a maximum stud height of 14 feet.

Slab Insulation Methods

Slab Insulation Protection If a monolithic slab and foundation is being used, the required insulation would obviously need to be installed on the exterior and then either extended to the required depth OR turned out to the exterior and be protected either by some type of pavement or a minimum of 10 inches of soil.

Slab Insulation Protection Protection of exposed foundation insulation. Insulation applied to the exterior of the slab on grade floors shall have a rigid, opaque and weather resistant covering to prevent the degradation of the insulation’s thermal performance. The protective covering shall extend not less than 6 inches below grade.

N1102.1.5—Total UA Alternative—Thermal Envelope

If the total building thermal envelope UA (sum of U-factor times assembly area) is less than or equal to the total UA resulting from using the U-factors in Table 1102.1.4 (multiplied by the same assembly area as in the proposed building), the building shall be considered in compliance with Table N1102.1.2.

Total UA alternative-Cont. The UA calculation shall be done using a method consistent with the ASHRAE Handbook of Fundamentals and shall include the thermal bridging effects of framing materials. The SHGC requirements shall be met in addition to UA compliance. (REScheck may be used w/Certified home energy rater) This allows significant design flexibility.

Appendix U-Solar Ready Requirements Applies to new detached one and two family dwellings and townhouses with not less than 600 square foot of roof area oriented between 110 degrees and 270 degrees of true north. U103.3 Solar Ready Zone Area. The total solar ready zone area shall

be not less than 300 square feet. Townhouses less than 2,000 square feet the zone may be reduced to 150 square feet. The zone shall be composed of areas not less than 5 feet in width and not less than 80 square feet.

U103.4 Solar ready zones shall be free from obstructions—including but not limited to vents, chimneys, roof mounted equipment, dormers.

U103.5 Roof load requirements are met when built to IRC for our

zone.

Solar Ready Requirements-Cont. U103.6 Construction documents shall indicate pathways for routing

of conduit to the electrical service panel.

U103.7 The main electrical service panel shall have reserved space to allow installation of a dual pole circuit breaker-shall be labeled---“For Future Solar Electric”--- The reserved space shall be positioned at the opposite end from the input feeder location or main circuit location.

U103.8 A permanent certificate indicating the solar ready zone and other requirements shall be posted.

IMPORTANT DISTINCTION Residential Building. For this code , includes detached

one- and two-family dwellings and multiple single family dwellings (townhouses) as well as group R-2, R-3 and R-4 buildings three stories or less in height above grade plane.

This means buildings meeting this definition will be required to meet the same residential energy efficiency requirements as dictated in the IRC. This will include duct and air leakage rate testing. The residential energy codes requirement diagram may be used for compliance. Solar ready provisions must be met.

Pressure Test Gauges must 100 psi max at the highest end of the scale.

Most codes related to trades remain the same—The new codes simply reformat and clarify existing codes.

Several fairly significant electrical code provisions/amendments. 210.8 Ground-Fault Circuit-Interrupter Protection for Personnel. Deletions. The following requirements for GFCI-protection have been deleted by ordinance from the 2014 NEC: Kitchen dishwashers in dwelling units Kitchen appliances, such as garbage disposals or

refrigerators, located within 6-feet of dwelling unit sinks.

Dwelling unit laundry areas, e.g. clothes washers.

210.17 Electrical Vehicle Branch Circuit. Outlets installed for the sole purpose of charging electric vehicles shall be supplied by a separate, individual branch circuit, having no other outlets.

210.52 (G)(1) Receptacles in Garages. In each attached garage, and in each detached garage with electric power, at least one receptacle shall be installed for each car space.

230.28 Overhead Service Conductors. Service Masts Used as

Supports. (B) Attachment. Service-drop or overhead service conductors shall not be attached to a service mast between a weather-head and a coupling, where the coupling is located above the last point of securement to the building, or is located above the building.

Very Significant Change NEC 250.104(B) Bonding of Metal Piping Systems and

Exposed Structural Metal. Corrugated Stainless Steel Tubing (CSST, or Wardflex/Gastite), gas piping systems shall be bonded to the electrical service grounding electrode system. The bonding jumper shall connect to a metallic pipe or fitting between the point of delivery and the first downstream CSST fitting. The bonding jumper shall not be smaller than 6 AWG copper wire or equivalent, and shall not be more than 75 feet in length. Gas piping systems that contain one or more segments of CSST shall be bonded in accordance with this section.

Buildings. New requirement for a ‘Kill-Switch’ for PV systems on building roofs, so that PV source circuits will be de-energized from all sources within 10 seconds of when the utility supply is interrupted, or when the PV disconnecting means is opened.

This incorporates a significant improvement in

safety for roof top PV systems based on the safety concerns of the first and second responders of the emergency and fire service communities.
