Daily Work Responsibilities

Monitor all infrastructure and building expenses and review and approve invoices along with Board review when in excess of a stated amount dependent upon the building.

Hire and oversight of Union Local 32BJ building staff inclusive with superintendents, porters, handymen & doorpersons.

Oversight of all common area construction projects ranging from elevator modernization projects, lobby renovation projects, roof replacement projects, façade restoration projects, roof deck installations, plumbing projects & electrical upgrades with budgets anywhere from $100,000 - $1,000,000 +.

Working with the engineers on the above projects, reviewing contractor bids, negotiation, ongoing inspection during projects through final sign offs at completion.

Negotiate pricing with all the contractors, review all statements/invoices from third-party vendors and utility service providers to ensure all charges are valid against budget; contact the vendor/utility company to resolve any discrepancies or billing issue.

Review of the monthly financial report of each property.

Monitor and handle shareholder/unit owner and tenant complaints on a daily basis to verify they are properly handled.

Routinely review tenant accounts; contact tenants with late or delinquent balances; obtain and record payment details from tenants.

Maintain current knowledge of state regulatory agency statutes as it applies to building policies.

Administrative Oversight of Physical Plant Projects for various other managers.

Frequently step in to take over management when there is an issue with other managers.

Development and Analysis of Purchase & Lease Applications in accordance with the governing documents of all the properties.

Developed the online document library for Maxwell Kates Property Management.
