This study was conducted to examine the distribution and overnight ac-commodation prices of accommodation facilities in Antalya, one of the fo-cal points of tourism in Turkey and the features of the hotels that cause the differences between the prices and researching the per-room sales val-ues of 3, 4 and 5 star hotels in the districts with a high tourism potential.

This study covers researching the distribution of accommodation fa-cilities in Muratpaşa, Konyaaltı, Kepez, Döşemealtı, Aksu, Serik, Kemer, Manavgat, Alanya, Kaş, Kumluca, Finike districts of Antalya and the per-room sales values of and annual average overnight accommodation price per person (door price) of 3, 4 and 5 star hotels in Kemer, Manavgat, Al-anya, Serik and Antalya City Center* which are the most tourist attract-ing districts and the general features affecting the values of the hotels.

During preparation of this research report, newspaper advertisements for ho-tels for sale in this region were found for per-room sales values of hotels, the owners of the advertisements were called by phone and a survey was con-ducted on the accommodation prices and other features of the hotels and the agency prices (including profit) of the hotels were obtained from the back offices of the agencies.

The basic economic indicators of a country are also associated with the other sectors in that country. The basic data that we, İstanbul Gayrimenkul Değerleme, have provided below with regard to the Turkish economy are directly related to the tourism po-tential in the country and the offer-demand balance of the hotels. Table 1 contains a summary of these data.

Antalya – Research Area

Table 2 shows the change of GDP of Turkey be-tween 2006 and 2009. According to IMF data, Turkey became the 15th greatest economy of the world in 2008 with a GDP of $740 billion. The GDP of 2009 is $617 billion.

The tourism revenues of Turkey between 2006 and 2009 are provided in Table 3. In 2008, the number of tourists arriving in Turkey was calcu-lated over 26 million and the tourism revenues increased by 18% when compared to the previ-ous year and were calculated about $22 billion with a share of 3% in GDP. In 2009, the num-ber of tourists exceeded 27 million; the share of tourism revenues in GDP rose up to 3, 5% and $21, 5 billion was gained from tourism rev-enues.

In 2009 Turkey ranked 7th in the number of foreign tourists arriving and left Germany and Mexico behind. In rev-enues, it rose one step higher than the previous year and became the 9th. The tourism revenues of Turkey in 2008 was recorded as $21,9 billion. The number of foreign tourists arriving in Turkey in 2009 was 25,5 million.

Antalya, which is located in the Mediterranean region, has a total land of 20.723 km2 and is surrounded by Burdur, Isparta, and Konya in the north, by Kahraman and Mersin in the east and Muğla in the west. Its southern border is the Mediterranean Sea. The distances of the city from neighboring cities are as follows: 323 km to Konya, 489 km to Mersin and 313 km to Muğla. Antalya is located in southeast Turkey and has a forest ratio of 57%, a shoreline of Mediterranean Sea with a length of 630 km and is a very popular tourist destination, with its sun and sea attractions and historic ruins.

Socio-Economic Structure According to the development scale prepared by the State Planning Organization in 2003, Antalya is No. 10 of 81 cities of Turkey in terms of socio-economic development. It has 19 provinces, 70 municipalities and 562 villages. According to the latest information of ADNKS, based on Turkstat, Antalya has a population of around 2 million as of 2009, but this number may go up to 10 million in summer months. Its most crowded province is Muratpaşa, with a population of 396.906. In 2003, the State Planning Organization prepared a study showing the development performance of Antalya and the results are shown in Table 6.

The GDP per person of a country or city is one of the main indicators of the income and ac-cordingly the economic welfare level of the residents. Antalya, listed as the 23th of 81 cit-ies in GDP per person, is listed as the 10th in assessment of the general performance.The breakdown of the employment on the basis of industries in 2000 is shown in Table 8. Around the city, the agriculture industry has a ratio of 49.7% and it is estimated to be at 33.2% for 2025. The ratio for the services industry which also includes tourism was at 45.1% in 2000. For 2025, this ratio is seen at 62.3%. Therefore, it is estimated that servic-es sector will get stronger in all the provinces and will continue to be a leader until 2025.

According to the 2009 data released by the Ministry of Culture and Tourism, the number of foreign tourists coming to Antalya is around 8.200.000 people. In 2009, Antalya came first in the top five cities to which foreign visi-tors to our country went, with a ratio of 31%.

The table 12 shows the numbers of foreign tourists coming to Antalya in the first three months of 2009 and 2010. In the first six months of 2009, the num-ber of tourists to Antalya was 430.307 and went up by 35.82% to 583.443 in the first six months of 2010.

One hundred fifty-six of the 286 blue-flag beaches in Turkey are located within the borders of Antalya. Turkey comes fourth after Spain, Greece and France, in terms of the countries with the highest number of blue-flag beaches in the world.

Yacht tourism: Yacht tourism is very strong in Turkey. Antalya has a total of 5 marinas, 3 of them with blue flags in Merkez, Finike and Kemer; the others are in Alanya and Merkez. These fully equipped marinas contain all the services and materials that yacht owners need.

Antalya has 6 museums and 29 historic ruin sites. The following table shows these museums and ruins.

Works are underway to make Antalya a tourist attraction for 12 months and to this end, there has been a recent emphasis on skiing tourism.Antalya has two skiing resorts approved by the Ministry of Culture and Tour-ism; Saklıkent Skiing Center and Akdağ Winter Sports Center.

Golf tourism: There are 6 golf fields approved by Ministry of Tourism in our country. Four of these are in Antalya, with 3 in Serik and 1 in Aksu. The fields are usually in Belek because it can function 12 months a year and serve golf tourism. Rafting: There are rafting points and routes for professional and amateur raf-ters on Köprüçay creek, Manavgat creek, Dim creek and Alara creek. Scuba diving tourism: There are 14 scuba diving points, most notably Kaş, Kemer and Kalkan. Trekking: Bey Mountains, Akdağ, Susuz Mountains, Alaca Mountain, Tahtalı Mountains, and Geyik Mountains have favorable trekking routes ideal for domestic and foreign tourists. Furthermore, Belek and Side Tireyengöl have horse riding paths. Cave tourism: Antalya has some 500 caves. Only 10 of them are available for visiting by tourists and professional athletes. There are 32 more caves that are expected to be opened to tourists.

Winter tourism

This tourism type is not considered as a main tourism type; rath-er it is developed as a complementary element to other types of tourism. There are some 30 highlands in Antalya with altitudes ranging between 1000 m and 1500 m.

Antalya and especially the section between Patara and Alanya have a significant camping potential. Some of the camping areas concentrate in Lara, east of Antalya. While another group is concentrated in the west side, Kemer coasts are usually sandy and have thick forests. Therefore it is easy to camp almost anywhere in Kemer. Also it is easy to camp in the Manavgat area. There are many camping sites available in Manavgat center and its vicinity.

Since our country is situated at the point where Europe joins Asia, it plays a great role in meetings and conventiones. Turkey offers first-class accommodation and conference facilities, and added advantages of easy connections to big cities around the world, charming city appeal and an amazing nature. Moreover, it offers a very favorable climate and lower costs compared to alternative destinations. Therefore, investments in convention tourism are heavily underway in Turkey. Antalya has a total of 67 hotels intended for convention tourism; 47 in Kemer, 6 in Side, 6 in Manavgat and 8 in Alanya. All these hotels serve with a total of 155 conference halls. The total capacity is around for 26.000 people.

2016 European Football Champion Turkey comes in the top three among candidate nations for the championship. One of the 7 stadi-ums planned to be built in 7 different cities with a budget of 1 billion Euros is located in Antalya. The stadium is planned for the northeast of the city, beside Antalya International Airport. Moreover, the football field that will be built next to the New Antalya Stadium will be used as a training center and the football academy of the Turkish Football Federation. The stadium will be easily accessible from the city center and will be 5 minutes away from the airport with tram cars. Antalya Museum City and Exhibitions Since the tourists of Antalya prefer the ‘all inclusive’ system, Antalya city center is losing its attraction for tourists. Within the scope of this project, many historic buildings in Antalya city center will be renovated and exhibitions will be opened in various parts of the city, which can be visited any time. The project is supported by the Ministry of Tourism and Culture and Antalya is planned to be made a Museum City. Speed Train between Antalya and Alanya The project, which is anticipated to support access to Antalya city center, will be completed in 2014. The route will cover 139 km between Antalya and Alanya and will reduce the travelling time between these two points to 38 minutes.

Antalya is one of the most important centers of domestic tourism and is also an important holiday destination for foreign tour-ists.

Table 14 shows the nationality of foreign tourists, with 28% from Germany and 26% from Russia. Table 15 shows the top 5 destinations chosen by foreign tourists. Among these regions, Alanya, Kemer and Manavgat provinces of Antalya are the top three.

Table 16 shows the reasons for visit of foreign tourists to Antalya. Seventy percent come for holiday and entertainment. The all-inclusive system has a great attraction for Antalya, with a ratio of 22%. Some tourists come to visit their friends or relatives (3. 4%), some for business (1.5%), for health and treatment (1.6), other reasons (1.7%).

Table 17 shows the intention of foreign tourists of re-visiting Antalya in the next 3 years. 54% said that they would come again to Antalya. Only 7% said that they didn’t want to come back. 39% were indecisive.

Table 18 shows the facility type preferred by foreign tourists while Table 19 shows the accommodation type. Hotels come first with a ratio of 73% as the preferred type of accommodation facility. Holiday villages come second with a ratio of 16%.

The accommodation type preferred by the visitors is the all-inclusive system, with a ratio of 82%.

Table 21 shows the passenger movements of Istanbul Ataturk Airport. Between 2001 and 2008, there was a 100% growth in number of passengers and there was a growth of %21 in domestic passenger movements while a growth of %107 in foreign passenger movements.

AirportsAntalya Airport is the only airport in Antalya. Gazipaşa Airport, planned to start operations in 2010, will be the second in the city. Antalya Airport opened in 1998 and is the second biggest airport in Turkey, with passenger traffic of around 20 million people. There are direct flights to 40 countries from Antalya Airport, most nota-bly Russia, Germany and Ukraine.

Gazipaşa Airport is opened in June 2010 is expected to lift some of the burden on Antalya Airport.

The distances of these airports to various settlements in Antalya are shown in Table 20.

Accomodation Establishments

Table 23 shows the number of visitors to Antalya and Tur-key airports in 2008. The number of visitors hits the peak in July and August. The passenger numbers start going up in May and reach the maximum levels in summer months and then go back down after August.

Table 24 shows the distribution of approved tourism cen-ters in Turkey, and Antalya comes first with 25%. Also in terms of the tourism facilities certified by local ad-ministrations, Antalya is again number one, with 14% ac-cording to the Table 25.

When we look at the distribution of the accommodation establishments li-censed by the Ministry of Tourism and their bed capacities provided in Table 27, the rate of increase in the number of beds between 2000 and 2009 is calculated as 156%.

This section will deal with the distribution of 3, 4 and 5 Star Hotels in 5 provinces Manavgat, Alanya, Ke-mer, Serik and Antalya City Center of Antalya, approved by the Ministry of Tourism.

Tables 28 and 29 show that Manavgat, Alanya, Kemer, Serik and Antalya City Center are the five provinces where 3, 4, and 5 star hotels concentrate in Antalya. Alanya is the

leader in terms of facilities in 3 star hotels approved by the Ministry of Tourism.

Alanya is again leader in terms of 4 star hotels, both with the number of establishments and the capacity of beds. However Kemer is the leader in

terms of 5 star hotels at two categories.

According to the information obtained from Antalya City Culture and Tourism Administration, the number of facilities approved by the Ministry of Tourism, is 673 around Antalya and the total number of beds is 294.830 in these facilities.

Table 26 shows the distribution of the tourism facilities approved by the Ministry of Tourism in the provinces of Antalya. The first five cities where the facilities are concentrated the most are Manavgat, Alanya, Kemer, Serik and Antalya Merkez. (Kepez, Muratpaşa, Aksu, Döşemealtı, Konyaaltı). These provinces include 96% of the total number of facilities in Antalya.

This section will deal with the price of daily accommodation per person in 3, 4 and 5 star hotels in 5 provinces of Antalya, ap-proved by the Ministry of Tourism.

Table 30 shows the average daily accommodation prices of 3 Star Hotels in the provinces. Antalya Center is leading, with a 45€ in daily accommodation price per person, while Manavgat offers the cheapest prices, as the province with the least number of 3 star hotels. There is not sufficient data available for Serik so it is left out of evaluation.

Table 31 shows the average daily accommodation prices of 4 Star Hotels in the provinces. Antalya Center is leader with 75 € in 4 star hotels. Kemer comes second with 70 € and Serik with 65 €.

Table 32 shows the average daily accommodation prices of 5 Star Hotels in the provinces. Manavgat is first, with 110 € for 5 star hotels followed by Serik at 120 € and Kemer at 100 €.

This section will deal with the average sales price per room in 3, 4 and 5 star hotels approved by the Ministry of Tourism in Alanya, Manavgat, Kemer, Antalya Merkez ve Serik.

Antalya center has the highest 3 star prices and Serik has the highest prices for 4 and 5 star hotels. The cheapest price is offered by Manavgat for 3 star hotels and by Alanya for 4 and 5 star hotels.

As seen in Table 34, average sales prices of 3 star hotels are close to each other for the 5 cities. Serik leads with 55.000 €. Manavgat and Alanya are the last with an average room sales price of 40.000 €.

Kemer leads with 70.000 € in 4 star hotels followed by Antalya Center with 68.000 € and Serik with 50.000€. Manav-gat comes last with 43.000 €.

When we look at the average sales value per room of 5 star hotels in Antalya, Serik leads with 130.000 € in 5 star hotels in average sales value per room. Alanya comes last with 80.000 €. There is not sufficient data available for Antalya City Center so it is left out of evaluation.

The highest numbers in average sales price per room in 3, 4 and 5 star hotels in cities where accommodation facilities concentrate in Antalya are seen in Serik with 3 and 5 star hotels. Kemer has the highest value of rooms in 4 star hotels.
