Situation

Ty Llwyd Farm is an attractive small farm in West Monmouthshire. The farm is just off the Usk road South of the village of Goytre and 5 miles from the pretty town of Usk. More extensive amenities and services can be found in Abergavenny and Pontypool, 8 and 4.5 miles distant respectively.

Ty Llwyd Farm

The period farmhouse is in an attractive positon with views towards the Usk Valley. The house is slightly elevated from the farm buildings which are conveniently arranged close to the homestead.

Ty Llwyd offers the chance to buy an extremely accessible small farm both suitable for livestock grazing or equestrian uses.

The house is well appointed, benefiting from mains gas, full central heating and a very efficient condensity combi-boiler. The accommodation is set over three floors and comprises four double bedrooms, two bathrooms, a large kitchen/diner, utility, laundry and tack rooms, as well as a large lounge. Outside there is plenty of parking and lawned gardens to the front of the property with an attractive patio area.

Farm Buildings

The farm is approached over a private driveway and leads onto a large general purpose building:-

General Purpose Agricultural Building (21.3m x 27.6m) galvanised portal frame, concrete floor, breeze block walls, sheeted cladding on three sides. The building is divided into livestock penning throughout with galvanised gates and panels with watering facilities available and electric. Adjoining the open side of the building is a large concrete apron with galvanised livestock penning and sorting facilities.

Stable Block (22.5m x 6.5m) comprising six individual stables. Concrete block construction with rendered exterior.

Dog Kennels (15m x 6.8m) Steel portal frame concrete building, which includes individual dog breeding and boarding pens with part under floor heating and washing facilities.

Adjacent to the house are two traditional stone and mixed construction single storey ranges, formerly stables and stores. These do have some potential for residential conversion, either as annexe accommodation or holiday lets, subject to necessary planning consent being achieved.

The equestrian use of the holding is further enhanced with the outdoor arena approximately 18.3m x 36m in size.

The Farmland

The land is arranged in three level fenced blocks with water. The immediate block around the farmstead extends to approximately 12.40 acres and is accessed from the farm buildings. Over the canal bridge is a further 21.17 acres of pasture which is divided into three convenient enclosures. The largest single block is to the South of the homestead. This block extends to 40.33 acres. It has good roadside access and is all laid to pasture.
