1. Start with a clean slate

Before you can worry about where to place furniture and which wall hanging should go where, each room in your home must be spotless. Do a thorough cleaning right down to the nit-picky details like wiping down light switch covers. Deep clean and deodorize carpets and win-dow coverings. 2. Stow away your clutter

It’s harder for buyers to picture themselves in your home when they’re looking at your family photos, collectibles, and knick-knacks. Pack up all your person-al decorations. However, don’t make spaces like mantles and coffee and end tables barren. Leave three items of varying heights on each surface, sug-gests Barb Schwarz of www.StagedHomes.com in Con-cord, Pa. For example, place a lamp, a small plant, and a book on an end table. 3. Scale back on your furniture

When a room is packed with furniture, it looks smaller, which will make buyers think your home is less valuable than it is. Make sure buyers appreciate the size of each room by removing one or two pieces of furniture. If you have an eat-in dining area, using a small table and chair set makes the area seem bigger.

4. Rethink your furniture placement

Highlight the flow of your rooms by arranging the furniture to guide buyers from one room to another. In each room, create a focal point on the farthest wall from the doorway and arrange the other pieces of furniture in a triangle around the focal point, advises Schwarz. In the bedroom, the bed should be the focal point. In the living room, it may be the fireplace, and your couch and sofa can form the triangle in front of it.

5. Add color to brighten your rooms

Brush on a fresh coat of warm, neutral-color paint in each room. Ask your real estate agent for help choosing the right shade. Then accessorize. Adding a vibrant afghan, throw, or accent pillows for the couch will jazz up a muted living room, as will a healthy plant or a bright vase on your

mantle. High-wattage bulbs in your light fixtures will also brighten up rooms and basements.

6. Set the scene

Lay logs in the fireplace, and set your dining room table with dishes and a centerpiece of fresh fruit or flowers. Create other vignettes throughout the home—such as a chess game in progress—to help buyers envision living there. Re-place heavy curtains with sheer ones that let in more light.

Make your bathrooms feel luxurious by adding a new shower curtain, towels, and fancy guest soaps (af-

ter you put all your personal toiletry items are out of sight). Judiciously add subtle potpourri, scented candles, or boil water with a bit of vanilla mixed in. If you have pets, clean bedding frequently and spray an odor remover before each showing.

7. Make the entrance grand

Mow your lawn and trim your hedges, and turn on the sprinklers for 30 minutes before showings to make your lawn sparkle. If flowers or plants don’t surround your home’s entrance, add a pot of bright flowers. Top it all off by buying a new doormat and adding a seasonal wreath to your front door.

1. Have a home inspection

Be proactive by arranging for a pre-sale home inspection. For $250 to $400, an inspector will warn you about troubles that could make potential buyers balk. Make repairs before putting your home on the market. In some states, you may have to disclose what the inspection turns up.

2. Get replacement estimates

If your home inspection uncovers necessary repairs you can’t fund, get estimates for the work. The figures will help buyers determine if they can afford the home and the repairs. Also hunt down warranties, guarantees, and user manuals for your furnace, washer and dryer, dishwasher, and any other items you expect to remain with the house.

3. Make minor repairs

Not every repair costs a bundle. Fix as many small problems—sticky doors, torn screens, cracked caulking, dripping faucets—as you can. These may seem trivial, but they’ll give buyers the impres-sion your house isn’t well maintained.

4. Clear the clutter

Clear your kitchen counters of just about everything. Clean your closets by pack-ing up little-used items like out-of-season clothes and old toys. Install closet organiz-ers to maximize space. Put at least one-third of your furniture in storage, espe-cially large pieces, such as entertainment centers and big televisions. Pack up family photos, knickknacks, and wall hangings to depersonalize your home. Store the items you’ve packed offsite or in boxes neatly arranged in your garage or basement.

5. Do a thorough cleaning

A clean house makes a strong first impression that your home has been well cared for. If you can af-ford it, consider hiring a cleaning service.

If not, wash windows and leave them open to air out your rooms. Clean carpeting and drapes to eliminate cooking odors, smoke, and pet smells. Wash light fixtures and baseboards, mop and wax floors, and give your stove and refrigerator a thor-ough once-over.

Pay attention to details, too. Wash fingerprints from light switch plates, clean inside the cabinets, and polish doorknobs. Don’t forget to clean your ga-rage, too.

An inviting open house can put your home on buyers’ short lists.

Four weeks before the open house

Ask your parents to baby-sit the kids the weekend of the open house. Then book a reservation for your pet with the dog sitter or at the kennel. Having everyone out of the house on the day of will help you keep your home tidy and smelling fresh. Plus, no dogs and no kids equal more time for last-minute prep.

Line up a contractor to take care of maintence is-sues your REALTOR® has asked you to fix, like leaking faucets, sagging gutters, or dings in the walls.

De-clutter every room (even if you already de-cluttered once before). Don’t hide your stuff in the closet—buyers will open doors to size up closet space. Store your off-season clothes, sports equipment, and toys somewhere else.

Book carpet cleaners for a few days before the open house and a house cleaning service for the day before. Otherwise, make sure to leave time to do these things yourself a couple of days before.

Three weeks before the open house

Buy fluffy white towels to create a spa-like feel in the bathrooms.

Buy a front door mat to give a good first impression.

Designate a shoebox for each bathroom to stow away personal items the day of the open house.

Two weeks before the open house

Clean the light fixtures, ceiling fans, light switches, and around door knobs. A spic-and-span house makes buyers feel like they can move right in.

Power-wash the house, deck, sidewalk, and driveway.

One week before the open house

Make sure potential buyers can get up close and per-sonal with your furnace, air-conditioning unit, and appli-ances. They’ll want to read any maintenance and manu-facturer’s stickers to see how old everything is.

Clean the inside of appli-ances and de-clutter kitchen cabinets and drawers and the pantry. Buyers will open cabinet doors and drawers. If yours are stuffed to the gills, buyers will think your kitchen lacks enough storage space.

Put out the new door mat to break it in. It’ll look nice, but not too obviously new for the open house.

Week of the open house

Buy ready-made cookie dough and disposable aluminum cookie sheets so you don’t have to take time

for clean up after baking (you can recycle the pans after use). Nothing says “home” like the smell of freshly baked cookies.

Buy a bag of apples or lemons to display in a pretty bowl.

Let your REALTOR® know if you’re running low on sales brochures explaining the features of your house.

Clean the windows to let in the most light possible.

Mow the lawn two days before the open house. Mow-ing the morning of the open house can peeve house hunters with allergies.

Day before the open house

Make sure your REALTOR® puts up plenty of open-house signs pointing in the right direction and located where drivers will see them. If she can’t get to it on the Friday before a Sunday open house, offer to do it your-self.

Put away yard clutter like hoses, toys, or pet water bowls.

Lay fresh logs in the fireplace.

Day of the open house

Put checkbooks, kids’ piggybanks, jewelry, prescription drugs, bank statements, and other valuables in the trunk of your car, at a neighbor’s house, or in your safe. It’s rare, but thefts do happen at open houses.

Set the dining room table for a special-occasion dinner. In the backyard, uncover the barbeque and set the patio table for a picnic to show buyers how elegantly and sim-ply they can entertain once they move in.

Check any play equipment for spider webs or insect invasions. A kid screaming about spiders won’t endear buyers to your home.

Clean the fingerprints off the storm door. First impres-sions count.

Put up Post-It notes around the house to highlight great features like tilt-in windows or a recently updated appliance.

Remove shampoo, soap, toothbrushes, and other personal items from the bathtub, shower, and sinks in all the bathrooms. Store them in a shoebox under the sink. Removing personal items makes it easier for buyers to see themselves living in your house.

Stow away all kitchen countertop appliances.

One hour before the open house

Bake the ready-to-bake cookies you bought earlier this week. Put them on a nice platter for your open house guests to eat with a note that says: “Help yourself!”

Hang the new towels in the bathrooms.

Put your bowl of apples or lemons on the kitchen table or bar counter.

Pick up and put away any throw rugs, like the bath mats. They’re a trip hazard.

15 minutes before the open house

Open all the curtains and blinds and turn on the lights in the house. Buyers like bright homes.

Light fireplace logs (if it’s winter).

Didn’t get those cookies baked? Brew a pot of coffee to make the house smell inviting.

During the open house

Get out of the house and let your REALTOR® sell it! Potential buyers will be uncomfortable discussing your home if you’re loitering during the open house. Take advantage of your child- and pet-free hours by treating yourself to something you enjoy–a few extra hours at the gym, a trip to the bookstore, or a manicure. As a capstone to a year of accelerating momen-tum in Texas real estate, the fourth quarter of 2012 featured the strongest increases in sales volume and price for single-family homes in Texas seen last year, according to the Texas Association of REAL-TORS®.

Citing results published in the 2012-Q4 edition of the Texas Quarterly Housing Report issued February 1st, the report shows increasing de-mand for Texas homes coupled with decreasing inventory, leading to rising prices and improving confi-dence among homeowners.

Shad Bogany, chairman of the Texas Association of REALTORS®, commented on the results, “Texas REAL-TORS® saw a marked increase in the pace of home sales as 2012 came to a close and homeowners are expressing a lot of enthusiasm about 2013.”

As featured in the report, 56,488 single-family homes were sold in Texas in the fourth quarter of 2012, which is 19.82% more than the same quarter of the prior year. In addition, the median price was $159,200, which is 7.42% more than 2011-Q4. Those are the highest fig-ures for sales volume and price seen in a fourth quarter in Texas since the association began issuing the Texas Quarterly Housing Report in 2009.

“This positive performance is evidence of a true re-bound in Texas real estate that reaches broadly around the state,” said Jim Gaines, Ph.D., economist with the Real Estate Center at Texas A&M University. “We’re moving briskly down the road to recovery, thanks to positive economic activity in Texas and improvements in the attitudes homeowners have about the market. Looking ahead, I expect to see that confidence inspire more buyers and sellers to jump off the fence and into the market this year.”

The fourth quarter of 2012 also marked the sixth quar-ter of decreasing inventory for the Texas real estate market, which is an indicator of the balance between supply and demand for homes. The market featured 4.6 months of inventory in 2012-Q4, which is 1.8 months

less than the same quarter of the prior year. In comparison, the Real Estate Center cites 6.5 months of inventory as a market in which demand is bal-anced with supply.

Gaines explained, “Over the last year-and-a-half, we’ve seen steadily increasing demand for homes, but falling numbers of listings. That has caused the inven-tory of homes to

shrink and prices to begin rising. Those price increases could give sellers confidence, spurring them to consider listing their homes in 2013.”

Chairmn Bogany continued, “These strong results show that we’ve been successful making Texas a great place to own a home. Now, we must help homeowners pro-tect their investments by preparing for the growth of our state. That means securing adequate water supplies, investing in our roads, and adding capacity for energy from diverse sources. Fortunately, Texas REALTORS® are on the case this legislative session, advocating on behalf of private-property owners all over the state.”

The Texas Quarterly Housing Report is issued four times per year by the Texas Association of REAL-TORS® with multiple listing service data compiled and analyzed by the Real Estate Center at Texas A&M University.

Locally in Hood County, pending sales for January 2013 are up 25.5% from January 2012. Likewise, closed sales are up 37.5% with an average sales price increase of 16.3%. Houses sold in January of 2013 received 92.1% of their original asking price, up from 90.0% in 2012. These market indicators all show that 2013 will be a great time to buy or sell a home. When you open your front door, do you step into what looks like a lost-and-found? Here’s how to organize the jumble and avoid a bad trip.

1. Wall color

Conventional wisdom often dictates that the use of white paint creates the illusion of larger space, but unless you have a really tiny vestibule, you can afford to go bold in a room you pass through quickly. So go ahead and wow visitors with a pop of something fearless. Orange? Scarlet? Teal? Washable high-gloss paint makes short work of scuff marks and fingerprints. A gallon should do it. $36

Do keep the ceiling white, though, to head off claustrophobia. 2. Easy-clean flooring

A foyer needs a floor that can handle the wear and tear of comings and goings. Sure, ceramic or marble are nice, but self-adhesive 12-by-12-inch vinyl squares go down easy, can be laid on a diagonal for a diamond pattern, and cost only 69 cents a square foot. Black and white checkerboard is classic and graphic, but you can also create stripes, a contrasting bor-der, and any color combo you like. Just make sure you choose something that works with the colors in the next room.

3. Room divider

Don’t have a dedicated foyer? Create one — or the illusion of one — with a room divider to ensure the foyer and all the stuff that ends up there doesn’t leak into the living area. It could be a bookshelf, a screen, or a couple of IKEA’s new vertical 3-pot plant stands for a welcome-home filled with greenery. $40

4. Boot tray

Providing one or more trays for wet boots and shoes is a game-changer if all you’re used to is a pile in the corner. Go decorative if you like, but a large aluminum baking sheet with a lip, available online for $7, works just as well.

5. Bench

You need something to sit on while taking off those muddy boots. If it’s built-in and hinged for inside storage (think soccer balls, ice skates), so much the better. But a less-expensive op-tion is to gussy up an old blanket chest or old camp trunk with fresh paint. Find one on eBay or in a thrift store or flea market and you’re good to go.

6. Key rack

Make it an ironclad family habit: When you come in, hang keys immediately on a dedicated key rack on the wall just inside the door, like this one. $12. DIYing one with the kids makes it fun.

7. Coat hooks and shelves

Be as generous with coat hooks as wall space allows, but don’t let things get out of hand. Stash anything not currently in sea-son or in use in the nearest closet. If you need more space for hats, bike helmets, and items only the grown-ups need access to, add a shelf. A continuous shelf running around the room just a foot or two short of the ceiling makes use of vertical space and keeps less frequently used items out of the way.

8. Umbrella stand

Another must: a spot for umbrellas in a corner near the door. Buy a pretty one, or repurpose a tall wire wastebasket.

9. Table or console

If you have room, go for a narrow table or console for library books that need returning, outgoing mail, a lamp. Winsome Wood console table, $80.

10. Lockers or cubbies

Really squeezed for space? You can still give each kid his or her own little cubby for books, homework, gym gear. $99

11. Mirror

A wall mirror for last-minute hair check and tie-straightening is vital. Bonus: It reflects additional light into the room.

12. Good lighting

The all-important entry area needs ample illumination. Did you know that outdoor lanterns tend to be much less expensive? Nowhere is it written you can’t use one indoors.
