It hardly seems possible that we are getting ready to leave the Arizona winter and head back north. Didn't we just get here yesterday? Carriage Manor Resort continues to be the quality resort in the East Valley and with all the new residents becoming a part of our population, it appears that we will continue that tradition. As new faces arrive new ideas and suggestions will certainly appear. I hope those of us that are

"long time residents' will be receptive to those ideas and the new population will respect some of our time honored traditions too. If that happens we will really be a resort that other resorts will look up to. Your new Board of Directors are off to a great relationship in striving to make decisions that reflect those new ideas as well as the traditions. As a board we are always open to your suggestions to get better. Comment cards are available at the front counter and each one is read by board members. As you leave please be sure that your contact information is correct at the front office and consider the weed program so you will not receive any unwanted notices this summer. There are those that are here all year that will keep an eye on your property while you are away for a nominal fee. I trust you will have a safe trip to that other home and we will all get together again this fall. Until then Gail and I wish you enough. Bill Whiteman, President.

In April we find the season winding down and many of you heading to your other home for the summer months. As I often say, “It takes a village” The clubs, Activity Committee, Bingo and Staff working together made for a very successful season and I hope you enjoyed it.

Here I go, please be sure to check-out at the Front Desk and leave us your caretaker information upon your departure. The 2016 Carriage Manor Weed Program is still only $100.00 annually, with enrollment forms available at the Administrative Office or website.

The Board of Directors approved hiring an architect to work with Long Range Planning Committee on devel-oping plans for modifications to the Front Entrance, adding a 200 AMP Panel to Physical Properties Shop, replacement of the Trash Compactor, West Gate and HVAC units over the Music and Sewing rooms from HOA funds at their March 2016 meeting.

The BOD also approved a proposal from Associated Architects to develop plans for a structure in the newly named Patriot’s Park funded from the Pickleball Club’s treasury.

We will be posting updates on all of our projects throughout the summer on the website www.carriagemanorrv.com, be sure to check it out.

The recommendations from the Traffic Committee were also approved at the March BOD meeting with the exception of increasing the speed limit to 15, the resort speed limit will stay at 10 MPH.

Hello Lords & Ladies of the Manor!

Spring is in the air everywhere around here! Flowers are in bloom. Birds are twittering

around. Herds of school kids are basking in Spring Break fun. I even went to a Spring Training game (The D-

Backs vs. KC Royals, 3-0) and didn’t roast in the sun!

Class, are you ready for some more Carriage Manor real estate 101?? Let’s begin.

I’m going to change gears a little this time and shift from real estate sales to rentals, especially as it pertains

to responsibilities of owners/landlords. A few important things to keep in mind if you already rent your prop-

erty or if you’re thinking about it are:

Keep it habitable – it’s vitally important that the premises are livable, that things work and are in good

condition, and that the atmosphere of the property is a healthy environment. Change out the air filter

regularly, update the furniture with something more contemporary, replace the linens regularly. The

more you take care of the upkeep of the property, the better your renters will feel about paying more

for a quality place. The rule of thumb to remember here is “If you didn’t own this property, would you

feel comfortable renting it??”

Sales tax – Yes, sales tax (aka Transaction Privilege Tax) applies even to seasonal vacation rentals! As with

any tax, it can get somewhat complicated determining what the tax rate is or what entity to pay to. It

also makes a difference as to the length of time the renter is there for. Anything less than a 29 day

stay may be subject to not only sales tax, but hotel tax (also known as Transient Lodging Tax) with

both the city and state. You will also need to apply for licenses with each tax entity in order to begin

collecting and filing. Please consult your tax professional, City of Mesa, or State of Arizona for further

details.

Respect the Renters Right to Privacy – They’re paying for some peace and quiet so as a Landlord, you

need to allow them the right to enjoy the space. Two days’ notice is required by law to make non-

emergency repairs or show the property to other prospective renters or buyers. The renter, after de-

livering notice, can dictate to you that if they are ok with you or your contractor entering before the

two day timeframe.

Don’t let these scare you away from thinking about renting your property though! As a professional property

PHYSICAL PHACTS It’s that time already??? Dang, where did our winter go? I hope everyone had a great sea-son!!! Please be careful in your journeys this summer. I have a couple of things for you to think about as you are leaving. Have a CARETAKER. Caretakers are a wonderful tool for you to use when you are not here for 6 months. They can keep tabs on the interior and exterior. If you have ANY plants and or trees on your property it is a great idea to have a caretaker to

oversee the watering schedule and to repair any leaks in your irrigation. Make sure that the OFFICE has your CARETAKER and YOUR current contact information. Have a GREAT summer and SEE YOU NEXT SEASON!!! Dave Wright Physical Properties Manager

CHIEF’S CONCERNS Hello everyone! The Security Department has identified a few of the residents that have pur-chased arm bands; we asked if we could photograph them in the early morning hours as they are doing their morning walks. I have attached a photo—we can identify them walking a block away with the bright red color of the LED. I asked the folks where they purchased them— one purchased them at Sports Authority, the other from Walmart, I went online and

Amazon has them on their web site also. The Security Department would like to thank the Traffic Safety Committee for all their support and commitment to the wellbeing and the safety concerns of the resident’s at Carriage Manor Resort, I feel they took the concerns of the residents as the top priority of the committee. I personally thank them very much, it means a lot when folks are here for the winter months and take the time to assist the resort to make things safer and much better. Thank-you all on behalf of the Security Department.

Congratulations to Mike and Patti Beauchamp!! The theme for Carriage Manor Days in March 2017 is “Music Thru The Decades”. You can do the Roaring 20’s, Rat Pack, Elvis, Beatles or anything else that you want. Our entertainment will be: One of These Nights: The Ultimate Tribute to America’s Favorite Band, The Eagles.

or contact a Tennis Club Officer. Once again the Tennis Club was well represented at the Carriage Manor Days Parade displaying many sports teams from North America. Thanks for taking the lead on this, Ken and Ramona Kirsch, it was a great success. The Pa-rade's Grand Marshalls were the Tennis Clubs' very own, Mike and Patti Beauchamp. Congratulations! The Tennis Club Officers for next season include: President - Patti Beauchamp, Vice-President - Ken Kirsch, Past Presi-dent - Chris Wilcox, Secretary - Linda McClure, Treasurer - Karen Hampton. In addition to our Club's officers, the success of our club comes from the dedication of many volunteers, com-mittee heads, coaches, captains, kitchen managers, can crushers, court cleaners, coffee makers, etc. As you can see, the list goes on and on. COMFORT MAKERS

From the beginning of November through the end of March we

meet every Wednesday morning after Coffee Hour from 9:00 to

11:00 am. We make quilts for our local charities and Carriage

Manor Sharing and Caring club. As of March 8,2016 we have

Next years Canada Night Dinner and Dance will be held Feb. 11/17. Province of BC will be the host Province. More on that in the Fall. Today at coffee, it was announced that our Canada Club float won 3rd Place in the Carriage Manor Parade - Catego-ry: Club over 50 members. Thank you to all that helped decorate the carts as well as to the Judges. March 10th meeting will elect their new Executive for 2016/2017 season.
