Description of property• Dating back to 1898, Arrow Lodge is a fine Victorian home
which lies adjacent to the river Arrow in the heart of Alcester
town centre. The property is of mellow red brick construction
under a tiled roof and has been the home of the town’s doctors
since its construction, having had only four owners during that
time. Whilst the property has been updated and is in fabulous
order an array of original features have been restored and
retained, these include Minton tiled flooring, ornate cornicing
and stained glass windows. The property occupies an
impressive plot of about 1.25 acres which includes beautifully
tended mature gardens and a walled kitchen garden
• The handsome front door features lovely detailed brass
furnitures and gives access into an inner vestibule where a
further glazed door opens into the large main reception hallway
from which doors radiate off to the principal reception rooms
and stairs rise to the first floor
• The substantial drawing room benefits from high ceilings and a
dual aspect with bay window overlooking the river. A beautiful
fireplace with carved wooden surround provides a lovely focal
point to the room
• The sitting room offers similar proportions and again benefits
from a bay window and feature fireplace
• The dining room overlooks the rear courtyard and has parquet
flooring and a further feature fireplace
• The kitchen has been recently updated and features bespoke,
cream units topped with granite surfaces and high quality Miele
integrated appliances as well as a gas fired AGA. A door leads
out to the rear courtyard garden whilst an inner door leads
from the kitchen into an adjacent, well appointed pantry which
benefits from a continuation of the cream fitted units as well as
space for an American style fridge freezer

• The study lies to the side of the property with a dual aspect
toward Henley Street and to the rear courtyard. The room
features wood panelling on the walls and built in book shelves
• A guest cloakroom and separate utility room complete the
ground floor whilst a door from the main hallway leads down to
a substantial dry cellar with two compartments
• As the stairs rise to the first floor there is an impressive stained
glass window on the half landing which provides a wealth
of light and colour. The first floor landing provides access to
four double bedrooms including the master. Each of these
bedrooms benefits from grand proportions and high ceilings.
There is a beautifully appointed family bathroom as well as a
separate shower room and separate WC on this floor which all
of the bedrooms make use of
• The staircase continues from the first floor landing to the
second floor where there are two further generous double
bedrooms
Gardens and grounds• To the front and side of the property is a block paved driveway
which provides plenty of space for parking as well as access
to the property’s two garages. The first is a double which is
attached to the house and benefits from power, light and water.
An internal staircase leads to a large room over. This space
along with the garage below offers scope for conversion into
additional accommodation if so desired and subject to the
relevant planning consents. The second garage, a substantial
single, again benefits from power and light as well as a useful
mechanics pit
• The substantial plot is divided into several areas with the
main gardens situated beyond the house and bordering the
raised riverbank. The beautifully tended gardens are laid out
over several levels. They are mainly laid to lawn and feature
a range of mature trees, shrub and flowering borders as well
as manicured hedging. Alongside the formal gardens is an
impressive walled kitchen garden which is a perfect space for
the keen gardener to grow their own produce
ServicesMains water, gas, electricity and drainage are connected to the
property. Gas fired central heating.
Fixtures and fittings All those items regarded as tenant’s fixtures and fittings, with the
exception of the fitted carpets, specified curtains and light fittings
are specifically excluded from the sale. However, certain items may
be available by separate negotiation.
