Battersea Exchange is designed to bring life and

vitality back to a part of London that had lost a little

sparkle. But it will do so by integrating the existing

fabric of the area with imposing new architecture,

keeping reference to the fascinating industrial history

of Battersea. Original brick railway arches will house

shops and cafés, spilling out onto sociable new

pedestrianised areas.

Residences are laid out in a new neighbourhood,

in which everything has been meticulously planned

to serve its new, and existing, community. Regenerated

Battersea has always played a vital role in the life

of London. Before the Industrial Revolution, it was

a centre of agriculture, with low-lying riverside soil

that supplied the whole city with ‘Battersea bundles’

of asparagus. Nearby Lavender Hill was so named for

its purple fields, surrounded by London’s most fertile

farmland. In the 1850s, rapid industrial development

transformed the area. Now the demands of modern

living drive Battersea, and a new chapter unfolds for

SW8. It is already flourishing with new opportunity

and purpose.

Existing rail links from Queenstown Road, Clapham

Junction and Battersea Park connect you directly

to Waterloo and Victoria. The extension of the

Northern Line in 2020 to Battersea Power Station

will bring the nearest tube station even closer.

This means that from its parkside location,

Battersea Exchange provides access to the city,

West End and King’s Cross in a few minutes.

From Battersea Exchange, all of the most exciting and

important parts of London are close at hand. You can

take a walk in the park at 9am, and be in Victoria for a

meeting five minutes later.

London is the most exciting city in Europe. It’s home

to innovative cuisine and cutting-edge culture, and an

intriguing blend of old and new architecture. While it’s

known as a thriving world-class business hub, it also

has more green spaces than any other city in Europe.

Battersea, in south west London, could well be the

perfect spot. It’s a river’s crossing away from civilised

Chelsea, a riverside walk away from Richmond and a

ten-minute train ride into town. It’s near to, and part of,

the action – but it’s also tranquil enough to call home.

Battersea Park, bordered on one side by a picturesque

stretch of the Thames, is a dreamy place to get

away from London without actually leaving London.

Originally designed in 1858 to provide a rural idyll

for city dwellers, it’s 200 acres span great picnicking

fields, tennis courts, a brilliantly-designed adventure

playground and even a zoo. Much of the park’s wildlife

is to be found outside the zoo – cormorants and

herons are often spotted wading in the ponds. They

help make up a tranquil backdrop for the joggers,

dog-walkers and picnickers taking advantage of this

expansive green space. On a sunny day, a lakeside

table at the excellent Pear Tree Café will feel a long

way away from the city. Conveniently, it isn’t.

As far back as 1741, maps pictured Battersea Square

as the heart of Battersea village. But where life once

centred around a busy water pump, there is now a

neat row of restaurants and cafés that give the place

a really sociable, lively atmosphere. Thanks to a

council preservation scheme, the little dining quarter

of Battersea has remained as villagey as ever, with a

pedestrianised space for people to spill out onto the

cobbles. You’ll find Sunday mornings were made to

be spent al fresco on Battersea Square, with its many

breakfasting options – from the low key Queenswood

restaurant to the Gordon Ramsey local London

House. It’s a little less formal than the chef’s other

outposts, making this leisurely corner of Battersea

the perfect setting.

Northcote Road is Battersea’s main shopping street,

and it balances the offering of much-loved names

like Franco Manca (Napoli-style pizzas people queue

for) with idiosyncratic independents. That means

your stroll down to Battersea Rise might see you

browse in Whistles or Space NK, but you could also

choose an independent butcher, an antiques dealer

or a traditional candle-maker. Family friendly shops

and stylish coffee-houses like Brew Café mean it’s

a natural draw for families and freelancers, but the

evening tells a different story. From live music at

buzzy pub Northcote Records, to dinners at the four

excellent gastro-pubs, the night life here is varied and

civilised. It’s a natural stopping off point for after-work

drinks if you’re coming home on the Northern Line.

It’s hard to find a prettier view in London than that

of, and from, the Albert Bridge. At night, it twinkles

over the Thames with a unique charm. This Victorian

suspension bridge, decked out in pastel pink, green

and blue to help it stand out in the fog, runs between

Battersea Park and Chelsea. The crossing is a

popular thoroughfare for the dog-walkers of Chelsea

to Battersea Park, and provides a quick route for

Battersea dwellers heading over to Chelsea. From

the Albert Bridge it’s just a few minutes walk to the

Saatchi Gallery, and all the legendary boutiques of

the King’s Road.

Even window shoppers should head to Shop at

Bluebird. It’s probably London’s most photogenic

boutique, with labels beautifully merchandised in a

vast art deco garage building. The adjoining courtyard

restaurant is a people watcher’s paradise – the crowd

might have changed since the Beatles did their

shopping on this street, but the general appetite

for enjoyment hasn’t.

For higher education, Battersea is within easy

reach of world-class institutions such as University

College London, Imperial College and King’s College.

Top business schools are also close to hand, including

the London School of Economics and London

Business School.

Many of the world’s most highly regarded art

colleges are also nearby, the Royal College of Art,

Chelsea College of Art and Design and the new

Central Saint Martins campus at King’s Cross

can be reached in just 34 minutes.

For younger pupils, the rejuvenated St Mary’s

Primary School sits within the Battersea Exchange

site. Meanwhile, Newton Prep school – just four

minutes’ walk from Battersea Exchange – offers

superb independent, mixed education in nursery,

lower and upper school.

And there are excellent options for secondary schools

too: Westminster School, The London Oratory School,

St Paul’s School For Girls and Greycoat School are all

within easy travelling distance.
