Smaller households, smaller homes
Happy Holidays!
Canadian households are shrinking
according to Statistics Canada data.
Seven decades ago, the average
household consisted of 4.3 people; by
2011, the average size had dropped
to 2.5 people per household, albeit,
there’s plenty more of us to house.
While the majority of Canadian
homes over the last century were built
to support larger families comprised of
two parents with children, nowadays
one or two people make up the
majority of households, which is why
apartment and condominium living
— in urban areas in particular — have
become increasingly popular.
The impact of smaller families on
the Canadian housing market has been
signifi cant, spurring a dramatic change
in the types of homes and apartments
being constructed.
The introduction of urban
townhomes, bachelor apartments,
studio lofts and condominiums of
all shapes and sizes is e� ectively
servicing smaller families and
singles who need homes and nearby
amenities. While larger homes are
still a need for some, the next time
you see another crane in the air
keep this new demographic dynamic
in mind.

Across the street, the Elevate duplexes
are wowing a diverse array of buyers

IT’S BEEN A HOT, hot year for the Metro Vancouver real estate
market. As 2015 draws to a close, sales volume and prices
are both up compared to 2014, bidding wars and launch day
line-ups are reappearing with escalating frequency, and many
developers are scrambling to keep up with demand.
“By the end of the year, overall sales will likely be more than
15,000 and could very well exceed 16,000 — which will be a
new benchmark,” says Scott Brown, president of Fifth Avenue
Real Estate Marketing Ltd.
“The market is finally moving past the hangover from the
2008/09 economic downturn and getting back to solid
fundamentals,” says Diane Delves, president and CEO of
Quantum Properties. “People are seeing real estate as a
solid investment again, projects that have been shelved —
sometimes for years — are underway, and there’s a lot of
optimism going forward.”
Tracie McTavish, president of Rennie Marketing Systems,
agrees, noting that signs of this positive change actually began
appearing toward the end of 2014. “Typically we shut down our
presentation centres over the holidays, but last December there
was so much demand we kept them open over Christmas and
the New Year. We ended up selling 49 homes during a period
when we normally go dark.”
Spotlight on LifestyleLike many other industry watchers, McTavish says he’s seen
the trend for homebuyers to consider the complete package
of product and lifestyle — rather than focusing exclusively on
location — steadily gaining traction during 2015. “Geographic
distinctions are being rubbed out. Today’s buyers are far more
likely to say ‘I want a two-bedroom at a certain price, where
can I buy one?’ rather than saying they want a home in a
particular neighbourhood.”
Greg Zayadi, vice president of sales and marketing at Anthem
Properties, agrees. “When they find the right product at the
right price, people will move, even if it means commuting.”

However, he stresses it’s a mistake to assume the
‘right’ product — the type of home everyone aspires
to — is automatically a single-family, detached
house with a white picket fence.
“Increasingly, buyers are making a choice to
purchase townhomes and condos… even if they
have a million dollars in the bank. Many consumers
don’t want the big house — younger buyers often
don’t even want a car. And that’s perfectly fine,
because a well-designed 600 or 700 or 800 square
feet can be extremely comfortable, give them all the
space they need, and be close to the urban centres
where they want to live. Think about it, do they have
this discussion about single-family living in Europe
or New York?”
Remembering 2015And for all you folks who love detail, here are some
of the specifics.
According to research from Urban Analytics, at
the end of the third quarter (Q3) overall sales were
up 20 per cent over 2014 with a large number taking
place in sub-markets. Not surprisingly, one negative
result of this increased activity is that available
supply of all product types is down — at the end
of Q3 only 721 townhome units were available for
purchase which translates to 2.64 months of supply.
The condo sector fared a bit better with a 4.1 month
supply of concrete condo and 4.6 months of wood
frame supply available.
Speaking to a sell-out audience at the Urban
Development Institute, Urban Analytic’s managing
principal Michael Ferreira offered some additional
insights and highlights of townhouse hot spots
from 2015.
In North Vancouver, a market that’s seen virtually
no townhouse development for many years, two
recently released projects — Maplewood Place
and Seymour Village — chalked up 30 sales in two
weeks, and 28 in the first week respectively, leaving
no doubt there is still plenty of pent-up demand for
townhome product.
Hits in the Tri-Cities market included Fremont
Village by MOSAIC Homes (116 units in the past year
and more than 300 units since launching in spring
2013) and Intracorp’s Black+Whites that wowed
buyers with its 1930s New York style and colourful
front doors.
Ferreira gave top marks to Village Green as this
year’s best selling Maple Ridge project, citing its
two-storey design as the primary differentiator.
And in Langley, Exchange’s sharp pricing and
rooftop decks, details that proved particularly
attractive to entry-level and restart buyers, resulted
in 98 sales in just six months.

Neighbourhood Focus | FLEETWOOD
A THOUSAND PEOPLE move to Surrey
every month, and many of them
fi nd a home in the neighbourhood
of Fleetwood. The area’s northern
boundary follows 96 Avenue from 148
Street to 164 Street. Its eastern boundary
is a stepped edge following 164 Street
south from 96 Street to 90 Avenue and
then cutting east along a greenbelt
joining with 88 Avenue; the boundary
then continues east on 88 Avenue until
168 Street, then follows 168 south to 80
Avenue where it turns east and continues
to 172 Street and fi nally continues south
along 172 until 76 Avenue. On the south
side, the boundary follows 76 Avenue
from 172 Street to 152, then heads
north up to 80 Avenue, then west along
80 Avenue to 144 Street. The western
edge is bounded by 144 Street from 80
Avenue 92 Avenue where it turns east till
148 Street, then continues north along
148 to 96 Avenue.

being revitalized with newer larger
houses replacing the housing stock built
largely in the ’60s and ’70s. Families can

Fleetwood and its many amenities are
a draw for residents from all parts of
Surrey. Surrey schools have a good
reputation, and the city has also invested
heavily in preserving green spaces either
as natural greenbelts or as parks.
Dollars & Sense The Fleetwood area isn’t a high-end
neighbourhood; rather, its shops and
services cater to middle-class families
with middle-income budgets. But that
doesn’t mean there aren’t good grocery
stores, like Fresh St. Market, located
at Fleetwood Park Village, with its deli
counter and specialty foods, as well as
retail chain stores as well as mom-and-
pop shops.
Planes, Trains & AutomobilesFleetwood residents will fi nd tra� c
somewhat of a hassle, especially if their
daily commute is heading downtown.
But the neighbourhood is fairly close to
both Highway One and the new South
Perimeter Road. The Fraser Highway
bisects Fleetwood, taking residents east
to Langley or west to central Surrey.
Bus service isn’t optimal, but the City
of Surrey’s long-term plan is to have
light rapid transit connecting Fleetwood
westward to the SkyTrain grid in central
Surrey and eastward to Langley City.
The Good, the Bad & the Rest It’s taking a while for Fleetwood to
modernize and some neighbourhoods
still have rundown homes and vestiges of
neglect. But as the City of Surrey pushes
forward with its planning, focusing on
development and density in town sites
like Fleetwood, the area is slowly getting
a more 21st century feel to it.

centre area and townhomes and condos
have been built close to the commercial
hub at Fleetwood Park Village.
The Vibe Fleetwood residents love their quiet
neighbourhood—far from the crime that

While the area is primarily residential, there
are services and amenities so Fleetwood
residents can spend their leisure hours
close to home. City sta� take pride in
the area’s many parks and their beautiful
gardens are a testament to their hard work.
Meet the Neighbours Surrey is a multicultural city and
Fleetwood is also a destination point
for many new Canadians. About 20 per
cent of the residents of Surrey speak
Punjabi as their fi rst language, but also
immigrants from the Philippines, China
and other parts of the world are making
Fleetwood their home. According
to 2010 Statistics Canada numbers,
incomes in Fleetwood, at about $50,000
per annum, are slightly below average
incomes in Surrey.

AS DALE AND EDWIN were signing the
sale contract for their two-bedroom and
den townhome at Brooklyn Village, they
looked out the presentation centre’s
window and could see the foundations
of their new home being poured. It
would be another four months before
they could move in, but after searching
for over a year, they had no hesitation
about the wait.
“We saw a lot of places, and we just
kept coming back to this one,” Dale
says. “It’s a quiet location, the price was
what we were looking for, and we really
liked the openness of the layout. Plus
we’ve got two large bedrooms, a
garage for Edwin’s car, and a den on
the lower level.”
Dale gives a good natured shrug as
he confesses that initially he felt a bit
hesitant about having the kitchen in the
middle of the main fl oor. Now, though,
he’s a convert. “It works really well when
it’s just the two of us, and it’s great for
entertaining.”
Sealing the deal was being able to
purchase a sunny, end unit. “We didn’t
actually realize how dark our condo
was until we moved here. Now we have
windows on three sides, so it’s always
bright inside.”
Buying during preconstruction, the
couple were also able to choose their
colour scheme and add a few tweaks
to the fi nishing details. “Anne, the sales
manger, was so accommodating,”
Dale says. “Mostly it was small things.
For instance, the center island had an
electrical outlet on one end, but we
wanted one on both ends. She made
it happen.”

On July 1st, one of the hottest days of the summer, the
moving van arrived at the front door and Dale and Edwin fi nally
arrived at their new home. In September, they truly put their
kitchen to a test of functionality when they hosted a catered
party for 40 friends and family. It was a gala celebration with
some happy extras.
“I have a clergy friend who did a house blessing for us,” Dale
says, then smiles. “Edwin and I have been together for 20 years,
so at the end we got married too. It was a wonderful day.”
