“Most of our lives were spent in London,” says the owner, “but sixteen years ago we decided to search for a new home in Kent, and we happened upon Sutton House. Externally the house is charming and on entering we were bowled over by the cosy sitting room, the wow factor of the converted barn, the elegance of the dining room and the quiet of the book-lined study. However, above all I think we were struck by the fact that the location is so peaceful and yet very close to everything we need.” “Having fallen in love with Sutton House we were concerned that Bearsted wouldn’t live up to expectations,” continues the owner. “Little did we know we had fallen on our feet. It’s a lovely village where cricket is played on the green in summer and you can enjoy a pint from one of the two adjoining pubs. It’s quintessentially English and a step change from the bustle of the big city life we used to know.”

The cosiest room in the house is said to be the sitting room, where the owners say there’s nothing better on a cold winter’s night than to curl up on the sofa, feel the warmth of the fire radiating from the inglenook and relax beneath the old ceiling beams – on which one can still see the Roman numerals that were scratched on by the original carpenter. The house is situated at the end of a quiet lane overlooking rolling countryside; just five minutes walk from the pretty village green with its shops, pubs, church and monthly farmers’ market. During the summer months the owners say that their favourite spot is on the veranda overlooking the garden. It’s said to be a real suntrap and the perfect spot for a glass (or two) of chilled Prosecco on a hot summer’s day.

“What will we miss about Sutton House? Well, waking up in the morning and having an unhindered view of open countryside is the ideal tonic for getting the day off to a good start,” says the owner. “We’ll also miss having an evening drink on summer evenings under the veranda, but most of all we shall miss the unique heart of the house, the old barn, for all the memories of parties and family get-togethers we have enjoyed there.”
