Leinster Square Ltd will soon be submitting a planning application to Westminster City Council for the transformation of the former Leinster Inn Hotel at 7 - 12 Leinster Square into five townhouses and six apartments.

The previous owners of the building, Shaftesbury Hotels, were proposing to turn the old Hotel - run as a youth hostel - into a boutique hotel. A public exhibition was held but, prior to a planning application being heard by Westminster City Council’s Planning Committee, the building was sold to the current owners, Leinster Square Ltd.

As a practicality Leinster Square Ltd - with Alchemi Group acting as Development Managers - will continue with the hotel application.

However, their intention is to seek permission from Westminster City Council to transform 7 -12 Leinster Square into five townhouses and six apartments.

The plan is to reinstate the lower floors into high quality townhouses and the upper floors into spacious, single level apartments.

The planning application will be submitted prior to Christmas and following consultation with local residents and businesses.

The current building

The six existing buildings of 7 - 12 Leinster Square were originally designed as a unified terrace with a continuous front facade.

Unfortunately, the front of the building is now in a state of considerable disrepair.

Internally, the building is literally falling apart.

The rear has suffered from decades of ill-judged extensions and is an eyesore when viewed from Monmouth Road.

The residential conversion will restore 7 - 12 Leinster Square to its former luster.

Residential proposal

It is proposed to convert 7 - 12 Leinster Square into five townhouses and six apartments.

Ranging from four to five stories, the townhouses will range in size from 2,585 sq ft to 3,437 sq ft.

The six apartments will be on the second to fourth stories, ranging from 1,681 sq ft to 2,307 sq ft

Rear of 7 - 12 Leinster Square to be modernised

The rear of 7 - 12 Leinster Square, facing Monmouth Road, has seen considerable alterations over recent decades.

The residential application will see the removal of the poor quality extensions and repair the original fabric.

The existing lower level extensions will be replaced by harmonious and high quality extensions at the lower levels as well as individual outdoor space for the townhouses.

Experience of residential restoration

Alchemi Group are a local development manager who have been operating in Westminster for over 12 years.

They have considerable experience converting buildings back to their original residential purpose, and always build out the schemes for which they gain planning consent.

Earlier this year they completed on the sale of 23 apartments in Grade II listed mansion block Westminster Palace Gardens.

The suites were purchased as offices and then converted into high end residential apartments, while respecting the listed status of the building and the other 30 residents already in situ.

Other recent developments include Victoria Chambers on Strutton Ground and 21/23 Buckingham Palace Road.
