The market is clearly gaining momentum. Sellers are continually reaching out to us to gauge the value of their current residence. Online sites can only go so far to assess the value of properties based on a few metrics. We take the valuation process much further. Look closely at key data points outside of a few solds in a given area to focus on the demand in a given market, key attributes of your property, condition and most importantly timing within the market in the event you wanted to sell. In the current real estate market, presentation is everything. We look carefully at capital improvement costs; updates ranging from minor repairs, painting, staging to maximize the value of every one of our Seller clients properties.

What would you do with an extra hundred hours a year? With the

average one-way commute in Minnesota stretching to over 22 minutes, it’s clear that a huge portion of our free time is being swallowed by the drive to and from work. If you could cut your commute in half, you would gain one full week per year of free time—free time without potholes, bottlenecks, and road rage. If that prospect seems too good to be true, consider a surprisingly simple solution: Move closer to work.

For the thousands of Minnesotans whose livelihoods lie in the metro area, the dream of living closer to their workplace is morphing into a realistic possibility thanks to the great strides in urban growth over the past few years. Moving towards high density living often means a leap toward convenience, with housing, public transit, and business districts in close proximity to each other. This shift in lifestyle is playing out on a national scale; homebuyers are moving back to urban centers in record numbers.

It’s not difficult to see why. In addition to shorter commute times, homebuyers are citing convenience to leisure activities, quality of neighborhood, and overall affordability of homes as influencing factors when asked why they purchased in a metro area. People of all ages are flocking to homes within 5 miles of a downtown zone, with each of the USA’s 150 largest cities witnessing downtown populations swell by at least 10%.

Zeroing in on Minnesota, that record growth has given a lift to areas like Edina, the lakefront hideaways of Minnetonka, and downtown Minneapolis’ bustling North Loop. Each of these unique locations have seen a surge of vibrancy as homebuyers take a renewed interest in urban areas, bringing new restaurants and shops in the wake of their increased popularity. Those hundreds of hours trimmed from commutes are being

spent enjoying everything the city has to offer, from adventurous culinary bistros to the stunning natural beauty of our parks and lakes. Thanks to an emphasis on preservation, the Minnesotan version of high density lifestyles comes complete with urban green zones.

The North Loop boasts the highest rate of growth in the entire state and buyers eyeing a slice of downtown living are experiencing a huge increase of options in nearly every area. Luxurious condominium developments are springing to life right next to new restaurants offering farm-to-table dishes, all within minutes of the gym, the river, or an array of boutiques and department stores alike. Headed to work? Leave the car parked and take the lightrail, your bike, or walk to your office in any season by using the vast network of skyways.

But if you just can’t bear the thought of giving up your yard, a look at some of the other areas surrounding the Twin Cities opens possibilities to increase convenience when buying your perfect house. If you primarily spend your free time outdoors, the lakes on

Minneapolis’ west edge offer a range of neighborhoods that strike a balance between breathtaking natural scenery and close proximity to downtown’s cultural vibrancy. Cedar Lake, Lake of the Isles, Lake Harriet, and the hub of Lake Calhoun all harbor thriving communities suited to family activities. Take in movies and music at the park before a jog around the waterfront, or spend the day at the museum before a quick shopping excursion just minutes away from home.

Much like the Lakes area, Edina has a reputation for being one of the most affluent portions of Minneapolis. For families primarily concerned with education, Edina High School is ranked as the #1 school in all of Minnesota, with a 98% graduation rate and 85% of graduates pursuing higher education. While in close proximity to downtown (Edina is situated immediately southwest of the downtown zone), the area has its own family-friendly flavor, with not just top-notch education, but parks, golf courses, country clubs, and shopping centers as well. For those looking for a home in an urban center with a slightly slower tempo, Edina is rich with possibility.

You don’t have to settle for what you’re given, either ; many buyers are opting to build new homes in areas like East Edina and Wayzata.

Dream homes are being constructed in historic neighborhoods that still lie very close to the crackling energy of downtown. With building permits in Minneapolis exceeding $2 billion in 2014, there’s been a strong move towards structurally updating zones that are experiencing the most growth.

If you prefer to spend your summer days boating, fishing, and skiing, a home close to Lake Minnetonka has exactly what you’re searching for. Located 12 miles west of downtown Minneapolis, Minnetonka is still quite close to the heart of the metro area, though living right next to one of the largest lakes in Minnesota could convince you otherwise. With a robust boating culture, Lake Minnetonka gives homes in the area direct access to the majesty of our state’s defining natural amenities.

Spotlight on: Linden HillsLinden Hills is the signature neighborhood of Southwest Minneapolis. The neighborhood is named from the linden trees in the area as well as for the rolling terrain. It was developed in the 1880s as a way to lure homebuyers out of downtown and into cozy cottages on the lakes (Calhoun and Harriet). The cottages are now mostly spacious bungalows and Tudors, but the attitude is still the same.

Linden Hills is home to over fifty miles of public pathways which connects creeks, lakes, and parks. The infamous (at least locally) Lake Harriet Bandshell, provides great music in the summertime as you are taking a stroll by the lake.

When we decided we wanted to buy a home, we were very excited and anxious to star t looking. Once we began looking at homes we were shocked by how quickly homes move on and off the market, and how strategic one must be when making an offer. Working with Josh made the process must less stressful. Josh was very flexible and always available to show us the many homes we looked at. During the process of viewing different homes, Josh gave his honest opinion and advice on the home, the neighborhood, and the pros and cons that should be considered regarding each home. When we were ready to make an offer Josh was able to offer us great advice on where to star t. When we finally found the perfect home Josh made sure that we got the best deal and that everything went smoothly until we had the keys! We are so grateful to have been able to work with Josh. We definitely recommend him to anyone interested in a new home, and will use him again if we ever decide to move!
