Berkeley First develops both world-class student accommodation and new homes, and since 1993 has brought over 7,000 new homes to the market with a further 2,000 under construction in London and the South East.
Each development delivers everything students need to enjoy modern living; inspired architecture, stylish specifications and intelligently planned spaces at attainable prices. Locations are chosen to offer easy access to public transport and places of study work and leisure. Developments transform brownfield sites into sustainable projects that serve and enhance the universities’ accommodation offering. In conjunction with accommodation our developments incorporate space for additional amenities such as shops, cafés, gyms and landscaped public areas to create a sense of community and enhance the student experience.

Unlike many other student developers, Berkeley First create developments in partnership with our clients to ensure a bespoke scheme is designed, which meets the specific needs and aspirations of their students.
As the specialist student arm of residential developer, the Berkeley Group, Berkeley First currently have 2,000 beds in construction due for delivery in 2012 and 2013 alongside Imperial College London, The University of the Arts London and The University of Kent. In addition to this, Berkeley First have successfully delivered in excess of 7,000 new homes in London and the South East, alongside some of the UK’s leading and admired universities including The London School of Economics, Kings College London and University College London to name a few.
One of Berkeley First’s key strengths is the ability to be flexible in all elements of the development process. We offer our partners a range of agreement options and financial structures whilst tailoring the scheme design and specification to their exact requirements.
As a member of the Berkeley Group, we are in an enviable position of being able to develop our schemes without the requirement for any third party funding. This enables us to move quickly once a development solution has been agreed. Nominations AgreementIn this arrangement, the university will enter into a Nominations Agreement to underwrite the rents on the following terms: 20 + years A weekly rent and tenancy length to be agreed upon depending on site opportunity
Operator to be agreed upon between Berkeley First and the University
No capital investment required from the university
Once the Nominations Agreement has been signed, Berkeley First will acquire the agreed site and secure planning consent. Following this they will undertake and fully fund the development of the consented scheme whilst working with the university to design a building suited to their needs. During this time, Berkeley First will market the completed accommodation investment to appropriate third parties. The completed building will be handed over to the university and the chosen investor for occupation at the start of the agreed academic year.
Lease AgreementIn this arrangement, the university will enter into an agreement on similar terms as the Nominations Agreement, however they will retain the management and operation of the building themselves. This will be reflected in a lower net rent. 20 + years A weekly rent and tenancy length to be agreed upon depending on site opportunity University to operate the accommodation No capital investment required from the University so it is consistent with the points listed under Nominations Agreement
Once the Agreement for Lease has been signed, Berkeley First will acquire the agreed site and secure planning consent. Turnkey SaleIn this arrangement, a purchase price will be agreed between Berkeley First and the university prior to development. Berkeley First will acquire the agreed site and secure planning consent. Following this Berkeley will undertake and fully fund the development of the consented scheme whilst working with the university to design a building suited to their needs. The building will be handed over on the completion date agreed.
Joint VentureIn this arrangement, under a shared investment, Berkeley First will be responsible for providing the site (this can also be provided by the University if appropriate), securing planning, providing the development expertise and developing the building. The university will be responsible for underwriting the rent of the completed development. Both parties will be responsible for working together to secure bank financing reducing the equity requirements from both parties and both would benefit from a share in any upside received. Berkeley First pride themselves on offering a flexible approach to our university partners and are open to exploring alternative opportunities with you.
