#1. Low RRM: If you are in the hotel industry, I am sure that you have seen the room revenue multiple on properties go up over the past few years. Most properties that we see are selling are anywhere from 3-4.5X RRM. Based on the $1.694MM in room revenue, this property is priced at roughly 3.12 RRM (2.94 times gross sales. Does not include occupancy tax and ticket sales).

#2. Low Cost Per Key: With 145 rooms, this is priced at roughly $36,552. Anyone that has invested in this industry knows that you could not come even close to building a Best Western at that cost per key today.

#3. Auto Transfer Approved: This property has been approved for auto transfer. Buyer will have to pay for transfer fee, but it's still cheaper than getting a new membership agreement. This property has won the Directors Award in 2017 and 2018. #4. Bank Approved Financing: We already have a bank approval for financing. MISSOURI BROKER DISCLOSURE FORM

This disclosure is to enable you, a prospective buyer, seller, tenant or landlord of real estate, to make an informed choice BEFORE working with a real estate licensee.
