phase 1 of the project comprises of Advance manufacturing Units for leasing purposes. these will be in the form of 6 Units made up of pre-built industrial units, each unit consist of 4 modules of equal sizes, for more flexibility. there is a choice of two units of differing size, each with the same layout. type A units cover 2,115 m², while type B units cover 2,391 m². A company can invest in a single or multiple units covering up to 9,600 m².

phase 1 also include a dedicated logistics area to serve all the logistics requirements in the Biip. in addition, a Knowledge Base Building will be constructed, an 8-storey building which has a total leasable area of 9,500 m².

All the services your company needs are already in place and ready to go:

• Electricity – Bio will procure the construct sub-stations to service the park. Bio will procure and install meters within the electrical room. Bio will supply electrical power (up to 233 kva) to the electrical room. the occupant will be responsible for all necessary wiring within the premises. if the occupant requires power in addition to 233 kva, the occupant will need to provide a generator and all additional wiring at his own cost.

• Water – Bio will procure and install a water tank on the mezzanine floor of the premises, which will service the premises through gravity. if the occupant requires any additional water supplies they will need to make their own arrangements. Bio is not responsible for the supply of drinking water to the premises.

• Sewage – the Biip will contain its own sewage water treatment plant, Bio will procure and install its connection to the premises.

• Telecoms – Bio will procure and install telecom cables in the electrical room. the occupant will be responsible for all necessary wiring within the premises. if Bio enters into a direct agreement with any provider in respect of the supply of telephone and internet facilities to the park, the occupant may connect to such a network, provided that the occupant will bear the cost.

All units have been designed to the following specifications:

1.1 Bio will provide the premises to “shell and core”.

1.2 the occupant will benefit from office space on the ground and the mezzanine floor, office space is around 7% of the total area of each module.

1.3 the flooring in the premises will have a concrete finish.

1.4 the electrical room will be constructed on the ground floor.

1.5 the premises will include a loading and unloading bay which incorporates a ramp of approximately 15 metres in length, positioned approximately 22 metres from the boundary wall.

1.6 Bio will construct a ground slab with a thickness of 150 millimetres in depth that can carry a maximum load of 5Kn/sqm. if the ground slab needs to be of a greater depth to comply with any government or other regulatory authority standards or based on the occupant’s requirements in respect of the permitted use, the occupant will increase the depth at his own cost. the ground slab can be increased by up to 75mm on its top, together with another layer of BrC mesh and finished with power float and hardener to allow for a maximum load of up to 8 Kn/sqm.

1.7 the car parking spaces will be marked and/or numbered to identify that it belongs to the premises. the car park space will be asphalted.

1.8 Bio will not provide the occupant with any air-conditioning facilities. if Bio enters into a direct agreement with a district air-conditioning provider, in respect of the supply of air-conditioning facilities to the park, the occupant may connect to such a network and will bear the cost.

1.9 the premises will include a provision for installing a dock leveller with a depth of 1 metre. the occupant can either install a dock leveller in this space, or can fill in this space.
