Luas – The closest Luas stop is St Stephen’s Green and is approx. 4 minutes walk away. The Luas Green Line connects St. Stephens Green with Sandyford and Cherrywood in South Dublin. The Luas Red Line connects Connolly Station with Tallaght in West Dublin. The Luas Cross City project which connects the Green Line to the Red Line is due to be completed in early 2018.
Rail – Pearse Street Dart Station (20 minutes walk) provides access to the entire Mainline Train Service. The Dart runs along the East Coast of Dublin from Malahide/Howth in the North to Greystones Co. Wicklow in the South.
Bus – The entire Dublin City Bus network is within easy reach with numerous stops located on St. Stephens Green.
Aircoach – Stops at St. Stephens Green. Drive time from City centre to Airport is approximately 20 mins.

SPECIFICATION STRUCTURE
Grid sizes – Typically 7.5 metres. Slab to slab heights – Typically 3.79 metres. Floor to ceiling heights – Typically 2.9 metres.
EXTERNAL & INTERNAL WALLS
Cladding finish – Kingspan Optimo 150mm Panel or equal and approved system.
Partitions - Gyproc or equal and approved partitions comprising 70mm galvanised metal stud sections installed at 450mm centres, 50mm thick insulation with 12.5mm Gyproc boards either side, 2 hour fire rated where required.
Window system – The façade will consist of full height glazing with metal mullions to the front elevation with double glazing with an approved system.
FLOOR FINISHES
Raised access floor – Kingspan TL Series PSA RAF with pedestals or equal and approved system.
Common area floor finish – Porcelain tiles in selected colours and large format sizes with appropriate grout and in accordance with CP202. Selected carpet tiles on stairs with proprietary nosings.
CEILING FINISHES
Selected metal ceiling tile to suit grid on standard Armstrong exposed suspension grid or similar approved. Plasterboard bulkheads (to be designed) to all perimeter window and wall abutments and edge conditions generally.
INTERNAL DOORS
Doors will be single or double leaf veneered solid doors and frames to core areas, fire rated where necessary. Ironmongery will be selected to match existing building ironmongery standards
PASSENGER LIFT
Total of 6 new high speed passenger lifts. Interior finishes – metal of glass faced walls with control console, tiled or vinyl floor finishes to selected colours.
WC Landlord areas – New sanitary ware including wash hand basins, urinals, toilets and accessories. New panel cubicle system to selected colour/finish.
ROOF FINISHES
Green Sedum roof areas. Plant areas for tenant plant.
MECHANICAL SERVICES
Roof top mounted chiller units will provide cooling capacity for FCUs to be installed in the tenant area.
Mechanical ventilation is provided to each floorplate from central air handling units located on the roof.
Toilet core shall have mechanical extract ventilation.
WATER SERVICES
Mains water service provided to each floorplate. Water storage tanks in the basement.
