General Notes
1. All existing structures on the subject property are to be removed, except where noted.
2. Any work done within the New Jersey Department of Transportation ("NJDOT") Right-of-Way shall be done in accordance with NJDOT construction and permit requirements. This includes, but is
not limited to, utility connections and curb/sidewalk/roadway restoration. Any work performed in this area is subject to NJDOT review and approval.
3. All proposed traffic signs and markings shall conform to the Manual on Uniform Traffic Control Devices.
4. The applicant is responsible to obtain all outside agency approvals for the proposed development, including, but not limited to, New Jersey Department of Transportation, New Jersey Department
of Environmental Protection, Essex County Planning Board, Hudson-Essex-Passaic County Soil Conservation District, Utility Authorities/Companies, and Municipal Police and Fire Departments. it
is the applicant's responsibility to determine which outside agency approvals are required.
5. The contractor is responsible for all requirements outlined in the New Jersey State Uniform Construction and International Building Code, latest edition, as well as in local codes and ordinances.
6. All structural, electrical, and mechanical work shall comply with the governing codes as administered by the local building officials and shall be considered as part of the construction documents.
7. Any changes to, or deviation from these drawings shall not be made without written consent from the Engineer.
8. The contractor shall check and verify all dimensions, notes and conditions at the site before any construction work is started. the contractor shall notify the Engineer of any discrepancies or
conflicts between these drawings and field conditions. The discovery of discrepancies after the beginning of work will be evidence of faulty work and shall be the full responsibility of the Contractor
to correct.
9. These drawings are the property of the Engineer and shall not be used without his written consent. Drawings shall not be used for issuing of a building permit unless signed and sealed by the
Engineer.
10. All construction work shall be performed in compliance with applicable safety codes, including, but not limited to those promulgated by the United States Department of Labor's Occupational Safety
and Health Administration and the New Jersey Department of Labor.
11. Contractor is required to construct handicapped ramps and sidewalks to comply with current Americans with Disabilities Act standards.
12. Debris shall not be buried on site and shall be disposed of in a manner which complies with applicable regulations.
13. Existing utility valves, utility poles, traffic signal equipment, fire hydrants, traffic signage/striping and other similar elements which are located in the public right-of-way shall be left undisturbed.
14. Any deviations from the plans shall be at the contractor's own risk.
15. The contractor is responsible for maintenance and protection of traffic during any construction which extends into the public right-of-way and shall coordinate with municipal/county/state police as
necessary.
16. The contractor shall obtain all necessary approvals and documentation for the import/export of soil and construction materials and provides copies of same to the property owner.
17. The finished grade at the limit of construction shall meet the existing grade at that location.
18. All existing utility connections are to be removed and capped in accordance with applicable standards.
19. The contractor shall verify the location and size of existing utility services during construction.
20. A percolation/permeability test shall be performed in the vicinity of the proposed stormwater infiltration structure to verify the functionality of the proposed system. The Municipal Inspector shall be
notified 48 hours in advance of this testing so that they may be present.
21. The applicant shall obtain the necessary easement or other agreement to facilitate any construction which encroaches onto adjoining properties or rights-of-way.
22. All walls to remain are to be inspected by a Structural Engineer, prior to the start of demolition/construction on the site.
23. Structural calculations for all walls over four feet in height are to be provided to the Board Engineer for review and approval prior to construction.

LANDSCAPE SPECIFICATIONS AND PLANTING NOTES
1. The landscape contractor will verify with the landscape architect that he is working from the most
current plan and or the latest revision thereof, prior to ordering plants and beginning work.
2. Protect all existing vegetation to remain from damage during construction.
3. Use extreme caution to protect utilities.
4. All plant material shall be nursery grown unless otherwise noted.
5. The contractor shall familiarize himself with the location of mechanical equipment and utilities
existing or proposed in the area to be planted and where necessary relocate plants at the
direction of the architect.
6. Quantities given in the plant list are for reference only. The contractor shall be responsible for
furnishing all materials required to complete the plans.
7. The contractor shall verify all grades, dimensions and existing conditions and report any
discrepancies to the architect.
8. Locations of new plants shall be staked by the contractor and approved by the architect prior to

Construction Sequence

SOIL EROSION AND SEDIMENT CONTROL NOTES
1. All soil erosion and sediment control practices on this plan will be constructedin accordance with the “New Jersey Standards for Soil Erosion and SedimentControl” 7th Edition last revised July 2017, effective December 2017. Thesemeasures will be installed prior to any major soil disturbance or in their proper sequenceand maintained until permanent protection is established.2. Soil to be exposed or stockpiled for a period of greater than 14 days, and notunder active construction, may be required to be temporarily mulched, and seeded orotherwise provided with vegetative cover as per Appendix A3. This temporary covershall be maintained until such time whereby permanent restabilization is established.3. Seeding Dates: The following seeding dates are recommended to best establishpermanent vegetative cover within most locations in theHEPSCD: Spring - 3/1-5/15 and Fall – 8/15 – 10/14. Sediment fences are to be properly trenched and maintained until permanentvegetative cover is established5. All storm drainage inlets shall be protected by one of the practices accepted inthe Standards, and protection shall remain until permanent stabilization has beenestablished. Storm drainage outlet points shall be protected as required before theybecome functional.6. Mulch materials shall be un-rotted small grain straw applied at the rate of 70 to90 pounds per 1,000 square feet and anchored with a mulch anchoring tool, liquidmulch binders, or netting tie down. Other suitable materials may be used if approved bythe Soil Conservation District.7. All erosion control devices shall be periodically inspected, maintained andcorrected by the contractor. Any damage incurred by erosion shall be rectifiedimmediately.8. The Hudson-Essex-Passaic Soil Conservation District will be notified in writingat least 48 hours prior to any soil disturbing activities. Fax - (862) 333-4507 ORemail – [email protected]. The applicant must obtain a District issued Report-of-Compliance prior toapplying for the Certificate of Occupancy or Temporary Certificate of Occupancyfrom the respective municipality, NJ - DCA or any other controlling agency.Contact the District at 862-333-4505 to request a Final Inspection, giving advancednotice upon completion of the restabilization measures. A performance deposit may beposted with the District when winter weather or snow cover prohibits the properapplication of seed, mulch, fertilizer or hydro-seed.10. Paved roadways must be kept clean at all times. Do not utilize a fire or gardenhose to clean roads unless the runoff is directed to a properly designed and functioningsediment basin. Water pumped out of the excavated areas contains sediments that mustbe removed prior to discharging to receiving bodies of water using removable pumpingstations, sump pits, portable sedimentation tanks and/or silt control bags.11. All surfaces having lawn or landscaping as final cover are to be providedtopsoil prior to re-seeding, sodding or planting. A depth of 5.0 inches, firmed in place, isrequired, as per the Standards for Topsoiling and Land Grading, effective December2017.12. All plan revisions must be submitted to the District for proper review andapproval.13. A crushed stone wheel cleaning tracking-pad is to be installed at all site exitsusing 2 ½ -1” crushed angular stone (ASTM 2 or 3) to a minimum length of 50 feet andminimum depth of 6”. All driveways must be provided with crushed stone until pavingis complete.14. Steep slopes incurring disturbance may require additional stabilizationmeasures. These “special” measures shall be designed by the applicant’s engineer andbe approved by the Soil Conservation District.15. The Hudson-Essex-Passaic Soil Conservation District shall be notified, inwriting, for the sale of any portion of the project or for the sale of individuallots. New owners’ information shall be provided. Additional measures deemednecessary by District officials shall be implemented as conditions warrant.
