Th e site is divided into two areas, each with distinctly diff erent at-mospheres: the west side being a plaza with high-rises; the east side featuring low offi ce buildings within a small park. Taking cues from existing commercial facilities along the east – west axis, a belt of three-storey-high retail facilities were in-tegrated to run along the main road. Th is design accommodates an active and vibrant street, while the main plaza off ers a collection of quiet places for resting, such as cafes and outdoor seating. Th e eastern half of the offi ce park provides a calm and pleasant working environment while off ering an accessible exten-sion of the green belt and canal side.

Th e skyline aims to take advantage of the good visibility of the plot from the highway by placing the landmark and the highest build-ings on the west side of the plot.

Th is project aims to reposition and modernize 659 Fengyang Road in Shanghai, an out-of-date 10-storey building erect-ed in the 1990s. Th e design proposal introduces a dynamic style through the integration of the sloping façade, an ele-ment that emphasizes the corner offi ce entrances as well as the showroom shop windows.

At the base are showrooms and serviced offi ces while the upper part accommodates loft -style offi ce spaces. Th e height of the south facade remains the constant in order to reduce its visual impact from Nanjing road. Meanwhile, the facade is raised on the north side in order to integrate the existing staircase and water tank, thus creating a dynamic skyline.

Th is division of the façade creates two diff erent perceptions of the building. A more open close-range facade for the showrooms and the building access on the fi rst fl oors and a remote-eff ect facade design on the top fl oors. With this ap-proach the facade is used as an extra signage element for the building itself while taking into account its inner functions.

Temporary buildings were removed and only the 7 main buildings were renovated to accommodate new functions. Car circulation is organized from the south site entrance only in the southern part of the site. The other open spaces are car-free areas, and the outdoor spaces have been landscaped to enhance the green character of the site. The architectural design focused on giving a modern look and a clean appearance to the buildings to refresh the old industrial look of the existing situation. An early goal for this project was to provide good quality o ce space with a clean and modern design. The result is that the middle part of the long central building acts as a hub as much as a landmark. Its design elements are reused in the composition of the majority of the other facades.

YMSK started to work in Asia as a Hong Kong based architectural fi rm in partner-ship with Yamasaki, a renowned Ameri-can company.

At the beginning of 2010, my partner and I, both YMSK’s co-founders, decided to take a step forward, and became inde-pendent by opening our fi rst studio in mainland China.

Ymsk set up and designed its 50 sqm offi ce in the old French Concession of Shanghai, on the 3rd Floor of a commer-cial building.

Due to the expansion of his business and the increasing number of employes, YMSK then relocated its studio in a tower of Gubei area. Th e 150 sqm has been de-signed in the same spirit than the previous offi ce, and could house 22 employees.

Create a space that displays 300 varieties of beer, provides a taste-testing station and a delivery corner with ample storage in a 25 sqm space – all within a challenging budget. Th is was the task set before YMSK in 2010. Th e concept embraced the power of curves. Slightly bending shelves from ceiling to fl oor displayed a large diversity of beers from all over the world. Facing the entrance, partition walls designed to provide accessible but hidden storage in the back of the shop. All the while, the mirrored walls deepen the space and give perusing customers a unique sensation of being surrounded by beer bottles. Following the client’s color chart, curved wood shelves painted in white juxtapose with warm red walls while a dark grey stone counter and concrete fl ooring make a welcoming entrance.

Located on a lakeshore, Zhujiajiao Sales Centre offers fantastic views of its lovely landscaped surroundings. YMSK’s challenge was to respect its heritage architecture but adapt and harmonize the interior design with the shape of the building in order to maximize views and later provide a residential complex with private management and luxury-level services.

With a focus on simplic-ity and contemporary design, Zhujiajiao Sales Centre will first welcome Residential Owners to encompass the site and buy properties and then be converted into a clubhouse for the whole residential area that surrounds it. So YMSK thoughtfully arranged the spaces to be flexible and generous, in order to serve these later functions.

As to unify the whole project, particular attention was paid to circulation and connections between the diff erent parts of each of the three fl oors. Maximized natural light and expansive views was achieved by creating a double high space lobby allowing more connections between the upper spaces and the entrance. Acrylic polymer curved lines walls and free-shape furniture confer to the centre a comfy and peaceful atmosphere, reinforcing the fl u-idity of the space and thus creating a smooth transition between the interior design and the building’s façades.

Located along the Yangtze River on top of the Hills, this 45,300 sqm site offers a fantastic view of Chongqing Centre Town. YMSK was hired to conceive a Master Plan including 215,600 sqm of Residential towers and 46,000 sqm of Offi ce and Commercial spaces. In order to maximize private spaces, the land was divided into two zones, residential and commercial, which are then connected through terracing. The landscape, as well as the treatment of the different platforms, creates a smooth and harmonious link from the street to the peak of the hill. Whereby the slope of the existing ground becomes an advantage and allows a theatrical expression of the ascent. On top of the hill, clubhouses maximize views and provide residential complex with a pri-vate service management team as well as high-standing sports facilities facing the Yang-tze River.

In the Bund proper, there are few changes to the now-classic buildings except for their rotating cast of tenants—high-end shops, restaurants, and bars. But just behind them, a historic block of buildings is being transformed into the Rock bund Project.

DCA and Arquitectonica have been working on the million-square-foot project since 2006.

DCA is restoring and con-verting 12 colonial buildings dating from 1897 to 1933 into offi ces, hotels, retail, apartments, and a museum; eight have been completed. It is adding 11 stories of new construction to a three-sto-ry building to create Rock bund 6, which will off er retail and offi ce space.

Arquitectonica is construct-ing fi ve new infi ll buildings for the block, which respect the massing, materials, and color of their neighbors. Both Arquitectonica and DCA expect to complete their work in 2016.

Th is public axis was designed to accommodate open-air pedestrian traffi c, and underground commercial facilities, not only during the six months of the Expo period, but also aft er the site reconversion. Th e project aim was to ensure energy saving, safety and traffi c fl uidity, while creating a natural communication between the underground space and the over ground plat-form. Design elements such as green slopes, sky domes and double-high spaces ensure aeration and day lighting to the commercial basement. Th e overhead platform is car free but well connected to its lower fl oors and street level for an optimized and confortable circulation.

Th e proposals for this project site, which covers some 6.8 ha, will need to focus on the connection between the old steel factories, and the urban fabric in the center of Saint-Chamond, i.e. the north-ern part of the study site.
