year.

fewer listings – resulting in a super
high U/C %.

Sales for January were up 6% over
last year.
My View of the Market Our buyer demand and contracts written are greater
than past years. Our flow of new listings has been lower than past years. The two factors above cause an imbalance in the
market which causes: Multiple offers (my buyers competed with 16 other offers
on a condo yesterday). The available inventory and new listings are being
snapped up. Currently 50% of the active listings are under contract.
Upward price pressure. In order to win a multiple offer situation you need to go high.
