Protecting Hardwood Floors

Roughly half of all homes have hardwood floor-ing, and industry professionals suspect more andmore homeowners are looking to hardwood floor-ing for their homes.

When surveyed, 90 percent of real estate agentshave said that hardwood flooring is a desirable fea-ture in a home. Those agents also say property withhardwood flooring sells faster than one with car-peting or another flooring option.

With hardwood flooring so prevalent in homes,protecting those beautiful wood floors is a majorpriority for homeowners. Caring for hardwoodfloors only takes some common sense precautionsand minimal maintenance. Today's hardwoodfloors are often produced with durable sealantsthat protect the wood underneath or are com-prised of composite or reclaimed wood products.But that doesn't mean precautions should be takento further protect against potential damage to theflooring.

• Place area rugs or mats at the doorways enter-ing the home. This way sand, dirt and other debriscan be wiped off at the entryway and not carriedonto the wood flooring where it can cause abra-

sions over time.•Pay careful attention to which types of shoes

are worn on the floors. High heels or cleats candamage the wood. Removing shoes prior to walk-ing on the floor is a safer bet.

•Choose the right type of cleaner for the floor.Do not assume just because a particular cleaner isadequate for wood cabinetry or furniture that it isalso fine for wood flooring. Check the label.

•Use area rugs and carpet runners on areas ofthe floor that tend to be high-traffic areas. This willprevent these areas from being worn downunevenly from other areas of the floor.

•Do not allow water or other liquids to stand onthe floor for a long duration. This can cause degra-dation of the wood and staining.

•Use felt or plastic protectors on the "feet" ofdining room chairs or other furniture to preventagainst scuffing or scratches.

Wood flooring can be an expensive addition toany home, but one that is sought after for its aes-thetic appeal. To ensure a floor remains in goodcondition over the long haul, take action to protecthardwood floors as soon as possible. SH112404

Things to Consider Before Moving

Moving has been ranked among someof the most stressful events in a person'slife.Despite the high levels of anxiety it cancreate, about 15 percent of Americansmove each year. Younger people, aged 18to 34, tend to do the most moving and gothe longest distances, according to statis-tics.

If you're considering moving this year, itpays to do your research and be aware of afew tips before beginning the process.

•Narrow down your target area. Chooseyour desired area before you begin lookingfor houses. Things to consider in the areaare the school system if you have children,proximity to transportation or employ-ment, recreational activities, distance fromfriends and family, and municipal taxes.You also want to consider safety, whetherthere is a lot of industry in the area, con-gestion, and any other factors that areimportant to you.

•Get a pre-approval from a lender. Apre-approval will give you an estimate ofwhat you can afford in a home and what abank will lend you for a mortgage. Thiscan help you narrow down your search fora home and figure out a buying budget.

•Figure out your price range. Once youhave your pre-approval you can set yourprice range. It pays to be conservativewhen setting this range to ensure you'llhave enough money after mortgage pay-ments and utilities for the other necessi-ties. Remember, the current market isfavoring buyers, so buyers can probablynegotiate the asking price down by a fewthousand dollars. Therefore, if you'reinterested in a home for $300,000, set yourlimit at $325,000 when looking at proper-ties.

•Decide on a house style. Some buyersprefer townhouses or condos because oftheir all-inclusive nature. Others want

semi- detached or completely detachedhomes. You may prefer the all-on-one-level nature of a ranch-style house or thecozy dormers of a cape. See what housesyou're attracted to and select those stylesas your preferences.

•Consult with a real estate agent. Youcan certainly do your home searching byyourself. However, real estate agents haveaccess to up-to-the-minute listings ofproperties from all different real estateagencies. Although they will receive acommission when you buy the house, it ispaid by the seller, so using an agent is awise investment. The same can be said ifyou need to sell your house in order to buya new one. An agent can market yourhouse more effectively than if you do it byyourself. It could be well worth the com-mission you pay for the exposure yourhome will receive.

•Visit potential properties. You can savetime by having an agent place you on an e-mail list that will automatically send youlistings in your price range and area. Thisway you can narrow down propertiesbased on features and even do drive-byvisits before viewing the property if itseems promising. If you like a particularhouse, make an appointment with youragent to visit it. Don't wait until the week-end. Weekends are busy days for houseappointments and your agent may be ableto spend more time with you on a week-day. Plus, you can beat the crowds to viewthe property.

•Don't get discouraged. Buying and sell-ing homes is a process.You may fall in lovewith a house only to lose the house to ahigher bidder. Or you may find that thehouses you desire are just above your pricelevel. With time you will get a home thathas much of what you want, even if it takesmonths to get there. TF105345
