BUSINESS MADE EASY 2016 Issue 2 2016 is anticipated to be a big year for Pacific Guardian Center as this is the year that we prepare to apply for our LEED recertification. Since 2012, PGC has been LEED Silver certified which reflects our adherence to a high level of sustainability requirements in our building operations. This year we have decided to shoot for the even more prestigious Gold Certification, and to that end, we are working very diligently to achieve the goals set by the US Green Building Council. We are very proud of our many “green” and sustainability accom- plishments, and achieving and maintaining LEED Certification reflects one of the core values of PGC’s Ownership and Building Management and our desire to make a global contribution to the conservation of our planet and our local community. Spring is the best time to learn about the many green initiatives going on both at PGC and in the greater Honolulu area. We encourage you to come to our 2016 Earth and Health Fair on April 22nd in the PGC Courtyard and hopefully be inspired to find ways to make a contribution. We were thrilled to be able to host the art shows featuring over 45 local artists here at Pacific Guardian Center!

An art show benefitting the Hawaiian Humane Society and Honolulu Museum of Art was held on February 4, 2016. Robert Kobayashi, who delighted and mystified passers-by for decades with the whimsical displays of his art in the window of Moe’s Meat Market on Elizabeth Street in New York, died on Dec. 14, at his home in Hono-lulu. He was 90. Kobayashi studied under Willson Stamper, and although he went on to study in Paris and at the Brooklyn Museum’s art school, Kobayashi said Stamper remained the best art teacher he ever had, and changed his life. Kobayashi wished to help young aspiring artists as he once was.

Thank you to everyone who participated and gave blood to the Blood Bank of Hawaii! We were able to collect and donate 25 pints!

Meet Tess Hirai, your new Property Manager. Tess has over 10 years of experience in com-mercial property management which includes lease administration, project management, cli-ent and tenant relations, as well as day-to-day operations of retail and office properties. With her background in accounting, she is versed in fiscal management, budgets, variance tracking, and property forecasting. Tess has a proven history in customer satisfaction; her proactive approach to property management allows her to quickly identify issues and address them practically and efficiently for her clients.

Prior to joining PM Realty Group, Tess was a Senior Real Estate Manager for Newmark Grubb CBI and managed the Queen’s Physi-cians Office Building I, II, and III. She has also worked at Colliers International as a Senior Property Manager and managed the HMSA building, a highly secure and owner-occupied facility. Prior to this assignment she man-aged a portfolio of boutique office buildings in Downtown Honolulu, owned by a large private institutional owner. Tess started her career with the Shidler Group as an Accountant and transitioned to commercial property manage-ment as a Property Coordinator for Waterfront Plaza, also known as Restaurant Row, where she assisted with the day to day operations.

Tess enjoys watching action and mystery films and spending time with her family. She has two young girls, ages 9 and 5, who are active in sports such as swimming and ice skating. The Hirai family is an active member of the Hawaii United Okinawa Association (HUOA) under the Kochinda Chojin Kai club, one of the many clubs that organizes and perform volun-teer work in the Okinawan Festival, the largest festival of its kind in Hawaii.

Leadership in Energy and Environmental Design (LEED®) is a third party green building certification program that was created by the United States Green Build-ing Council (USGBC). The program was created to improve upon the design, construction, maintenance and operations of buildings. The building you work in, Pacific Guardian Center, is a LEED Silver Certified Building under the LEED Existing Building: Operations and Maintenance program. Your building is track-ing to achieve Gold through recertification with the USGBC. The point threshold to certify a building is 1-100 points. Base Certification is 40-49 points, Silver is 50-59 points, Gold is 60-79, and Platinum is 80+ points.

LEED buildings are better for the environment and for its occupants. LEED focus-es on tangible outcomes and benchmarks for optimal operations and improve-ments that can be measured; so that buildings continue to save energy, water and money as well as provide a healthy indoor environment.

The Elevator Modification project is now in full-swing, and we’re at about the mid-point of the project, with full completion currently anticipated in June 2017. All three of Pacific Guardian Center’s buildings are being actively modified by our partner, Otis Elevators and I want to give a big mahalo to Otis for hosting the December Coffee Talk in the Dillingham Transportation Build-ing. We had a fantastic turnout and DTB tenants received a lot of valuable infor-mation regarding the project timeline and scope.

As you are aware, all three parking el-evators are now modernized and for the Towers, we have released two newly upgraded elevators in the Makai Tower (4 total now completed), with another elevator currently under modernization. In the Mauka Tower, a second elevator modernization is currently in progress and is estimated to be completed by the second quarter of 2016. Keep an eye out for our weekly PGC Tenant Bulletins which contain project updates, and are updated every Monday and posted in the elevator lobbies in the parking struc-ture and in the ground floor lobbies.

We’re also pleased to announce that several of our major building improve-ment projects are well underway and on schedule, many of which are behind the scenes, but critical to the safety and operation of our property – namely our transformer replacement project, in which we replaced five Mauka Tower floors’ electrical transformers; our chiller optimization project; and our fire panel upgrade project. With over twenty build-ing improvement projects in progress or planned for this year, your building management team is committed to maintaining Pacific Guardian Center as a Class A business center.

Pacific Guardian Center has worked hard to lower the cost of occupancy for its ten-ants and prospective tenants. A significant portion of this savings comes from recent decreases in electricity costs and PGC’s ongoing energy efficiency programs that have resulted in the project earning its sixth Energy Star Award in 2013.
