  • SILVANO BUZZI & ASSOCIATI s.r.l. We are a professional architecture practice with extensive expertise in urban planning, architectural design and infrastructural design. We are working on international and national projects and ventures. Our practice acquired over the time a relevant experience in social housing, industrial planning, investing resources in technological research focused to boost quality of our design and to meet clients and users needs.

SILVANO BUZZI & ASSOCIATI s.r.l. has the capability to develop a wide range of projects from inception to construction details answering to all issues with professionalism and competence.

HISTORY AND LOCATION.SILVANO BUZZI & ASSOCIATI s.r.l. was established in 1978 as an associated practice by Silvano Buzzi and Bernardo Tonni. The original head office was located in the suburban area of Brescia. 1979 SILVANO BUZZI & ASSOCIATI s.r.l. was awarded with its first public costumers.

In 1996 the practice moved to the city centre in Allegri Street in Brescia. The year 1999 represented a structural change from an associate architectural practice to a limited company with an urban planning mission aiming to reach a wider range of clients from local to regional. In 2002 the company moved to the current headquarter located at the former De Angeli Frua cotton mill in Ro Volciano near Sal (Brescia).

In 2003 the two partners were jointed by a third person: Armando Casella. In 2007 the practice became SILVANO BUZZI & ASSOCIATI s.r.l. and in January 2008 Pietro Bianchi was appointed associated director.

  • WORKFORCE AND STRUCTUREPresently the practice is structured as:

Today the office is a reference group for Architecture and Urban Planning projects in Italy. The practice is linked to other companies as: CENTRO GRAFICO Operating in real estate and logistics.SYNTHESYS PROGETTI Operating in infrastructures and roads engineering.

SILVANO BUZZI & ASSOCIATI s.r.l. collaborates also with independent professionals for specialised consultancy in geologic research, structural engineering, mechanical and electrical engineering, survey and maps drawing, water and air treatment engineering.

The practice avails of updated data processing of CAD and GIS planning both on Window and Mackintosh systems, 3D and rendering software; offices-suite for the administration, managing office and various software and can provide for specialised software for consultants.

The size of the current structure has brought to a transformation of prospectives and organizational requirements; thereby the enterprise follows a constant improvement in the internal managing and in products quality. According to these objectives, the managing directors have adopted the System Quality Norm ISO 9001/2000 and the ISO 9001/2008.

  • LOCATIONSILVANO BUZZI & ASSOCIATI s.r.l. is located in a large open space created in the former cotton mill named De Angeli Frua established in Val Sabbia Ro Volciano in 1882 and opportunely refurbished in 2002 by SILVANO BUZZI & ASSOCIATI s.r.l. to become the practice head quarter.

The industrial building ceased the production in 1952 and 50 years later it has become the ideal location for an architecture and planning practice. SILVANO BUZZI & ASSOCIATI s.r.l. aims to share with clients and visitors is the chance to enter in a nineteenth-century mill freed from cotton spinning machines and furbished with modern workplaces.

The strong industrial features of the original building have been preserved along with the perception of the wide open space typical of the textile industry. The construction details, and the materials used to transform the original building are simple and neutral in order to enhance the perception of the original spaces giving also to the new users the ideal space to work; the plasterboard walls and the wooden panels can be clearly distinguished from the original structures.

The office is distributed on three levels of 1500 m2 (1792,5 sq yds) each: at the ground floor the huge hall leads to the marble stair that brings to the first and the second floor.

The ground floor has been maintained as a wide non-structured space which is mainly used for events such as happenings, exhibitions and formal events.

The choice of maintaining the original structure of the ground floor and using it as a multifunctional space for artistic and social interests ensues from the idea that architecture shall mix and come into contact with any of the artistic expression and social events.

On the ground floor we find several pictures showing the evolution from industrial building to architecture practice. The visitors are also accompanied through the main stairs by aerial pictures of territory showing the engagement between SILVANO BUZZI & ASSOCIATI s.r.l. and the urban structure where the practice operates.

  • The first floor houses the urban planning team. The space is lit up by the original industrial wide windows restored by careful cleaning and sandblasting to maintain the original look and feel. A curved plasterboard wall divides the reception space from the working area created around the existing white cast iron columns and a contemporary new wooden structure.

The overall feeling given by the white walls and contemporary furniture that constitute the work station of all staff is bright and sober.

The character of the building is maintained by the minimal design of the air conditioning and heating system that merges with the original structure.

The meeting rooms are located along the perimeter of the working space by timber frame structures and separation with a plasterboard walls on the sides.

The timber frame structures are also used to create service areas (archives, paper storage space etc.) and waiting areas for customers.

In the centre of first floor it is located a steel and timber staircase linking the first floor where the urban planning team works and the second floor where it is located the architecture and design team. The idea leading to the design of the staircase is to maintain the industrial look of the machinery employed when the building was a cotton factory as a symbolic connection between urban planning and architecture.

  • The second floor is organised in a very similar way as the first floor and, as we said earlier, is the area where the architecture, interior design, landscape planning and building site teams work. On the second floor we find the administration staff as well. The space is designed with the same characteristic and look, preserving the existing iron cast columns and contemporary timber frame space dividers.

The main challenge, during the refurbishment of the building, was to keep the original identity of the structure and at the same time to provide a sustainable working area meeting the needs of a professional practice along with the health and safety requirements. The architecture team work is structured into small groups of work made up of a senior who coordinates the development of different projects with junior staff under its supervision. The practice is composed of senior staff sharing their experience and junior enthusiastic professionals. The mix of the two characteristics described above provides our clients - both public and private - with a great mingle of skills that meets their needs.

The planning team operates through a strict interaction and collaborations integrations between planning team, also organised into small design units, and the clients. SILVANO BUZZI & ASSOCIATI s.r.l. has a great experience and professional skills in dealing with masterplanning leasing with Public Authority both for generating of drawings and implementation of objectives and masterplanning reports.

The practice has the capability to deal with all aspects of urban planning and architecture design at large scale master planning to construction detail scale from inception to construction stage, dealing directly with project management and project administration procedures.

  • At present SILVANO BUZZI & ASSOCIATI s.r.l. provides urban planning consultancy to forty Public Authorities, among them Brescia City, Milano City and Province, Verona, Bergamo and Genoa City.A wide society range is dedicated to residential, industrial and infrastructural planning in the different phases of project early stage, definitive and executive stages as well as site built book keeping, and safety. We have handled wit many planning themes like: housing, commercial, industrial, schools, municipally halls, rest house, and fitness centre. In latest years enterprise had approached themes like object dart and sculptor within the infrastructures like pay tools of new BRE-BE-MI and the Valletrompia motorway.

  • IMPLEMENTATIONThe darker colour in the map shows some of the municipalities where the enterprise has performed detailed plans whereas the brighter shade highlights areas where the practice has worked through negotiated planning such as integrated plans, production desks and all acts concerning urban setting or reconnaissance and implementation choices like restoration plans and parcelling out for industrial and housing planning and long-term plans.

Implementation plans Negotiated plans Detailed plans

  • REGIONE LOMBARDIA - OGLIO NORTH REGIONAL PARK The constitution of Oglio North Regional Park has come from the necessity to encourage the passage from a long period marked by a museum system to a new management aiming at the improvement of the territory from the natural and hydro-geological viewpoint and of the historical and cultural elements along with the educational and recreational purposes of the park.In this way the park has become part of a wide ecological net as well as a very useful component that at regional level is going to connect areas and habitats with greater naturalistic value by low-impact ecological and naturalistic passageways.

  • BRESCIA DISTRICT - QUARRY PLANThe mining of sand, stones and limestone represents one of the most important businesses in our territory. These areas need a coordination plan to guarantee the protection of the natural heritage. The work must to be held in check and connected to the analysis of the demand. In addition, it must boost the aggregate production and the location of mining sites has to respect the physical-natural, rural and anthropologic systems of the territory.

  • BRESCIA DISTRICT - TERRITORIAL AND URBAN CITY PLANNING OF BRESCIAThe practice has played an active role in the drafting of the urban planning. The whole district has been object of a detailed analysis of the main characteristics which have led us in the creation of a management tool. It has been possible through the territorial examination ranging from the morphology and the environment to the urban structure and human and economic resources that have been promoted, those that are still on-the-spot and those which could be put in action in the future.

  • STRATEGIC ENVIRONMENTAL VALUATIONThe Strategic Environmental Valuation (known as VAS in Italy) is a consolidated procedure among the European, national and regional rules. VAS processes have to integrate sector and urban planning from an environmental viewpoint. The strength of VAS and the drafting of environmental reports is the technical know-how, the ability to analyse and check the proposals by using GIS advanced tools and the capability to manage complex records whose participants come from different fields and so they use different disciplinary languages. The deep experience has led to various methodologies according to different requirements, ranging from urban general planning of municipalities with more than 10,000 inhabitants to implementation projects of intervention with strong effectiveness and contents similar to the impact valuation.

  • PRELIMINARY PLANNING DOCUMENTThe Territory Plan establishes strategic choices and ordinary management on a meticulous analysis concerning problems and peculiarities of the local administration and the landscape system.

  • The cognitive frame of each urban tool must underline the inalienable characteristics which can direct each municipality to an aware transformation of the territory.

  • PLANNING DOCUMENTThe main local policies of territorial development are described in the Territory Plan. The interaction between local administration, citizens and entrepreneurs progresses during the whole process of urban planning according to modern advertising and transparency principles. It allows to start carefully negotiated plans which make each subject interested to renovation. Private dealer and citizen are at the same level; the former suggests new transformation while the latter benefits from the surplus given by operators.

  • SERVICE PLANThe Service Plan represents the economic drive for the processes of territorial renovation. It investigates the development of public services consisting of buildings or services related to individual requests and linked to the incomes which are accurately checked in order to guarantee the subsistence of community goods and of what is managed by the local administration through private contributes.

  • REGULATION PLAN It deals with the ordinary management of the local administration. By establishing rules for the consolidated urban areas and the unconvertible extra-urban ones, this plan represents the typical zoning in Lombardy, as it is required in the national law.

In this way, it is possible to study in depth the basic theme of the soil occupation through the organisation and the addition of anthropological system in a drawing which takes on-the-spot natural, historical, cultural and social elements into consideration. A special care is reserved to the old town centre. Analytic studies of cartographies and evidences lead to the critical evaluation of the buildings in order to coordinate actions on the historical area to restore, stress and preserve the heritage.

  • LANDSCAPE REPORT According to the decree No. 42 dated on 22th January 2004,the landscape report includes the analyses of the current state of the countryside and of sites. Relevant elements of the landscape are taken into account as well as cultural goods protected by part 2 of the Code. The process also envisages the check of the protection degrees and pictures of the current condition of the area and of the landscape. A printout of the project id drawn up along with a simulation of the state after the renovation, a preview of the effects of the alteration, mitigations adopted and

trade-off measures. The main feature of our practices report is the use of GSI technologies for the access to data and methods used in the planning and in the drafting of reports starting from a viewshed analysis. Another significant quality is the adoption of aerial survey images to insert the adjustments into the landscape.

  • IMPLEMENTATION PLANSThanks to local or regional master plans and the application of rules in favour of implementation, we are able to understand urban policies and methods in a better way and this makes us key figures in the relationship between citizens and local administration. The drafting of the implementation plan is the compulsory step to draw up the strategies of the local administration. The comparison with the municipality becomes the hinge , in particular in plans able to satisfy both the public and the private sphere.

  • ArchitectureRestoration of disused areas

  • Ex Falck area - Library & Service Centre - Vobarno (BS)Area ex Falck - Biblioteca e Centro Servizi

Year: 2004Client: Progetto Vobarno srlPlot Area: 77.954 mGross Floor Area: 57.361 m

  • The project is inclused in a restoration plan of the ex-Falck industrial area comprised in the regional rule 30/94 and in the Resider II programme which is sponsored by the European Community to the amount of 10,500,000. As a consequence of the demolition of 120,000 m2 (143,400 sq yds) of sheds and the renovation of the surrounding land, block No.2 has brought with it the building of a new library and a new service centre. The library must satisfy the needs of the mountain community of Valle Sabbia (where Vobarno lies) and it aims to become an innovative cultural point of reference in an area inhabited by 35,000 people. The service centre should meet the requirements of enterprises belonging to block No.1, in particular by introducing several functions like a canteen housing 200 seats on the ground floor and upstairs numerous offices for the librarys workers and other new spaces. The plan has been worked out according to the idea of preserving the working atmosphere of former times. The keeping and the renovation of the buildings designed for the tappet production have followed this line through a narrow unit one-hundred metres long (328 ft) with redbrick pillars and five-metre (16,4 ft) long windows. The location of the library has a symbolic meaning that is the combination of work and knowledge.

  • The space has reached more than 3,000 m3 (3921 cu yds) through a detached attic provided with columns and iron beams. The service centre is connected to the library through a footbridge made in iron and glass and it approaches the long sleeve in a contemporary way by drawing simple and definite shapes, with structural elements at sight evoking the productive tradition of this valley. Flat elements and iron stairs in the south part recall the prow of a ship and connect the river with the building.

  • Restoration ex Falck-Bossini area - Vobarno (BS)Riqualificazione area ex Falck-Bossini

Year: 2002Client: Progetto Vobarno srlPlot area: 77.954 mGross Floor Area: 45.000 m

  • The main goal of the restoration plan was the urban and functional rearrangement of a wide disused industrial area by realising infrastructures and services. The relevance of the four blocks involved has enabled to invest an amount of about 36,000,000. Block No.1 included the demolition of industrial buildings (240,000 m3/ 313,680 cu yds), the restoration of disused areas, the renovation of 28 units (850 m3/ 1110.95 ccu yds), the realisation of a road network (2 Km/6560 ft) and two bridges on the river Chiese. The plan has coped with and solved every problem related to the restoration plan by transforming environmental constraints concerning the inner city of Vobarno and the river Chiese into inputs. The general design is distinctive of the local factories built at the end of the 19th century and is characterised by series of long and narrow blocks with projecting faades which give regularity to the structure.

  • Students House (ex Guban area) - Timisoara (Romania)Alloggi per studenti (area ex Guban)

    Year: 2008Client: 31 Immobiliare srlPlot area: 2.500 mGross Floor Area: 5.000 m

  • Timisoara is at present a well-known pole in the whole Rumania thanks to excellence and socio-economic development. In the last few years the economic capital of Rumania has improved also through numerous colleges offering a great education. The project has followed this perspective trying to interpret the scenery of growth around the new university area where students houses have the priority. The building was headquarters of the ex Guban polish factory and it is placed in an area where an important urban restoration has taken place following the closedown of many factories. The plan has preserved the main body overlooking one of the main streets. The unit has a stark look and the faade is emphasized by brown-brick pilasters and regular wide windows. The inner part overlooks a spacious court housing two car parks and inside we can also find two new buildings which are perpendicular to the main block and whose architectural style is openly contemporary. Seventy-two flats are joined by a balcony system which enables the access to the units by three common stairs.

  • Restoration of industrial building (ex Ave) - Vestone (BS)Recupero edificio industriale (ex Ave)

Year: 2008Client: Bilden srlPlot area: 3.669 mGross Floor Area: 5.415 m

    *project with arch. Flavio Maggiore

  • The excessive sum required for the demolition of this industrial warehouse has persuaded the customer to carry out a recovery of this building that is seen as one of the most interesting in Val Sabbia. In particular, the project is about a huge block in Vestone near the old town.

The negotiated plan consists in turning the site into a commercial and residential area by restoring the industrial complex. The main intent is to guarantee different destinations of uses; housing estate and businesses will be placed and wide public zones will be realised as well.

The restoration will include and combine different techniques: renovations of pre-existing buildings and removal of all elements added afterwards. In this way, it will be possible to set new residential and economical areas into a building conceived as a workplace. The reshaping in question involves the north part of the town and it is a clear example of how the effects of a single project can positively reflect on its surroundings.

The work concerns the renovation of the ex-Farmers Cooperative in Chiari and it has been conceived in two blocks with two different functions, the tertiary and the residential one. Between the two units there is an open court provided with two lifts serving both buildings.

These choices has led to two types of difference. The first one concerns the shape which is deliberately curved for the service area and straight for the residential one. The use of several materials has made the design policy more explicit. The second difference is related to the modern building tradition which distinguishes between serving spaces (e.g. two lift) and served ones (e.g. offices and lodgings). The combination of internal walls and openings in the faades stresses the massive architecture and the choice of keeping the spirit binding the plot to the rural tradition and the land has been fundamental in the development of the plan.

  • Residential, commercial and service complex (ex Zanoletti) - Brescia (BS)Complessi residenziali, commerciali e direzionali (ex Zanoletti)

    Year: 2007Client: L&P Immobiliare srlPlot area: 4.372 m Gross Floor area: 3.214 m

  • In the recent ten years the city of Brescia has begun a big process of transformation and restoration of the disused industrial areas. Zanoletti area lies in the heart of Chiesanuova and has been identified as strategic point.

The plan is about four buildings for residential, commercial and tertiary purposes made up of three or four ground floors and one basement each.Units are placed orthogonal to Aquila Street. The smallest building is parallel to Fura Street and it is in a rearward position in comparison with the main blocks in order to gain space to the public square near the LAM stop.

The building overlooking the public space is definitely the most interesting one and it houses a caf on the ground floor while the other three stories have an office function. It is composed of a squared base into which we find a cylinder marked by continuous steel and glass fastenings. On the second floor the building shows a squared shape and aluminium fastenings and includes a darkening system composed of sun screen louvers. .All buildings have wide porches on the ground floor at the same level of commercial units, directly linked to public walkways.

  • Restoration ex Consorzio Agrario area - Chiari (BS)Recupero aree ex Consorzio Agrario

Year: 2002Client: Consorzio Bresciano EEP, Costruzioni Edili Tonelli,Leonardo GroupPlot area: 20.440 mGross Floor Area: 17.330 m

    *project with arch. Pierfranco Rossetti

  • The plan concerns a big restoration of the ex-Farmers Cooperative areas in Chiari (Brescia). The relevance of this initiative and the value related to the adjacent fabric of the city are evident because it is in the city centre and near the canal outlining the perimeter of the old town. The restoration has involved the whole plot where new buildings and public spaces have been imagined as an occasion for a new centrality. As a matter of fact, the city centre is connected to the railway station through public zones around which new offices have been placed. The complex houses businesses on the ground floor and flats and premises on the top floors. The choice of the architectural structure has come from the will to call to mind the inner meaning of the demolished buildings that on one hand represent the 19th-century industrial style while on the other hand they were agricultural warehouses built after the Second World war. In particular, the arcades stress the urban importance of the plan and define the pedestrian square as a sheltered space which can be regarded as a place of meetings and socialisation, place of exchanges and business which has restored the historical value of the open-air market and avoided the modern concept of department store.

  • Restoration plan (ex Grignasco area) - Villanuova sul Clisi (BS)Riqualificazione area ex Grignasco

Year: 2008Client: Rialto Immobili srlPlot area: 170.500 m Gross Floor area: 30.000 m

  • The ex-Grignasco industrial area has always been considered as a point of reference by the local community and nowadays it is still imprinted in several generations memory. For the architecture, the environment and the location, the plot is an inalienable chance to boost the image of the Lake Garda.

The plan pursues two objects on one hand the service centre offering recreational activities as well, on the other hand the built-up of a new urban network including other strategic points through nature trails. Indeed, a fascinating idea has come out, that is to make the river Chiese navigable between Gavardo and Villanuova; a system of boats will move visitors from a park and ride near the provincial road Brescia-Sal to the ex-Gargnasco centre by crossing the inner city of Gavardo.

Along the riverbanks some areas could fit for cultural events and performances. The one-hundred-metre (328 ft) high tower standing from a commercial basement is a sort of signal, a beacon of the new urban polarity.

  • The renovation plan of Brescia district has highlighted the demand of building a residential complex provided with public services and businesses linked to green areas overlooking the river Mella. The plan aims to renovate the whole area previously belonging to Cidneo Pottery factories (out of order since 1980) in order to make it a natural link between the quarter and the Park of the river Mella. The residential units are set into four aligned buildings while two towers are placed near the public gardens. The business premises correspond to pavilions of different shapes at the same level and are linked up through a long shelter which guarantees continuity to the whole front. In general, the architectural features of the buildings stress the visual permeability between green spaces and the neighbourhood.Several services have been included as well: the new headquarters of the ward, a public parking and a private one in the middle of the plot area. The buildings are swathed in greenery and their formal and structural features lead to a good impact with the fabric of the city.

Multifunctional complex (ex Pietra area) - Brescia (BS)Complesso integrato polifunzionale (area ex Pietra)

Year: 2007Client: Finsibi SpaPlot area: 80.000 mGross Floor area: 80.000 m

  • Urban renovation and experimentation are the key words of a planning that should change the look of the city of Brescia. The plot previously belonging to the industrial settlement Pietra has become the corner stone of an area subject to deep adjustments like new San Nazzaro quarter, Dalmazia Street, Orzinuovi Street. Consequently, the space is fascinating for the different purposes related to the market and commercial activities set in the quarter. Furthermore, the nearby motorway and belt-way and the future underground have put ex-Pietra area in a strategic position as gate of the city. The plan comprises a commercial deck where buildings with other functions have been placed as independent elements: the skyscraper of the hotel, blocks for commercial activities and a business incubator. In this space we can find a museum overlooking the public gardens. The working tradition has not been forgotten and it has been highlighted by a sort of incubator, namely an experimental building which houses residential units, craft and artistic laboratories. In this multipurpose structure there is the opportunity to create spaces where young entrepreneurs and professionals can grow with the adequate know-how and near the new logistic city set in the north-west side corner, the railway station and the road system. The tower represents the customers romantic view believing that architecture has to be the main character of the splendour of the city.

  • Commercial and service complex (ex Colombo) - Brescia (BS)Complesso commerciale-direzionale (ex Colombo)

Year: 2005Client: Arthea srlPlot area: 14.145 mGross Floor area: 9.900 m

    *project with arch. Flavio Maggiore

  • The local administration of Brescia has explained three strategic goals which are previewed in the urban master plan:1- the creation of a central space representing the functional transformation in North Triumplina Boulevard;2- the renovation of the road network in three directions, Brescia-Valtrompia-Valsabbia;3- spatial and functional relations started by the presence of underground station between Casazza quarter and the new commercial, office and residential pole. The new building is made up of two units. The first one is parallel to a little irrigation ditch (or acequia) and it is four floors upon the ground level; the first two floors house businesses while the other ones have been designed for prestigious apartments and penthouses with a beautiful view over the Maddalena mountain and the city skyline. The second building is a seventeen-story tower intersecting the north corner of the main four-floor block and it has functional and residential functions. The tower overlooks the park and represents a peculiarity because it can be seen as a sort of gate of the city being placed against the ex-P tower.

  • Reclamation of Borgo Cisano - San Felice del Benaco (BS)Recupero di Borgo Cisano

Year: 2000Client: Costruzioni Edili Tonelli SpaPlot area: 29.150 m

  • The plan has satisfied the Comelli Foundations need to reclaim the ancient village of Cisano. The focal point of the project has been Cominelli palace which is the headquarters of the same association and an exhibition centre.Cisano is an old urban site with a relevant value and it is composed of four buildings with enclosed courtyards. A new residential unit has been added near the historical block La Rubaga along with new paving and new urban design. The architectural and environmental features of Cisano have imposed a precise line in the renovation in order to increase the value of local materials and shapes. In each building we have tried to keep the external walls and the eaves to avoid alterations of the altitude profile.

  • New openings have been made according to an adequate lighting scheme in each room. Moreover, the enlargement of all hallways has been a brilliant idea to link the internal courts and create a new network through walkways which join public spaces and residential units. The plan aims at combining the different buildings respecting the architecture of the ancient village. Additions are sober and stress the pre-existing elements. The paving guarantees line and material uniformity and contributes to the uniform image of Cisano. For the same reason the main route has not been distinguished from the internal walkways. In the narrower roads half-metre(1.64 ft) long marble slabs have been used while a two-metre (6.56ft) long strip have made the pedestrian crossing available by disabled people too. The choice of splitting Santabona Road has been fundamental because in this way the traffic develops on the axis tangential the public gardens while in the direction of the church the cobbled paving is reserved for pedestrian.

  • Residential restoration - Brescia (BS)Recupero residenziale

Year: 2008Client: 31 Immobiliare srl Plot area: 1.415 mGross Floor area: 800 m

  • The area in question is in the heart of the historical part of Brescia, behind one of the symbol of the city known as Palazzo della Loggia. The building dates back to the 16th century and is the result of a long and fascinating history and of several arrangements. The project has focused on bringing to light what has been damaged by time. This work has involved the north and the south blocks and the inner courtyard characterised by an open gallery with Tuscan-style columns and vaulted roof. The building on the south side of the court is to be distinguished by large openings decorated with brick and stone details and it is dated around 1880. It was a famous printing house and today it has been turned into a detached house. The north unit belongs to a more ancient background and has vaulted spaces on the ground floor, spacious rooms upstairs and a covered roof-terrace dominating the whole complex. The plan has been successful in creating a comfortable and valuable residence and in emphasizing its peculiarities.

  • Historical building restoration - Castrezzato (BS)Recupero edificio storico

Year: 2007Client: Immobiliare Le Orchidee srlPlot area: 6.075 mGross Floor area: 2.136 m

  • The building can be dated back to the 18th century. It is recorded in the 1809 Napoleonic land register. The remaining building is probably the result of numerous alterations. This way we have restored the existent factory and at the same time rebuilt the demolished units. Our design has not introduced typological variations except for toilets and different systems and it has tended to strengthen walls and floors and replace the roofing.

The essence of this project is the coexistence of modern buildings with old ones. In this case we have operated in a sober way in order to restore the hierarchy between streets and inner courts. By the way, we have highlighted the innovative elements even though the style used is typical of the Lombard tradition (e.g. the arcades). The difference between ancient and modern units has been stressed by different colours, the windows dimension and alignment and also by the slight moving-back of the new buildings in comparison with the main palace.

  • Restoration of residential area - Monte Isola (BS)Recupero di immobili residenziali

Year: 2006Client: Ziliani SpaPlot area: 4.900 mGross Floor Area: 3.020 m

  • The restoration has taken place on the buildings in Sinchignano (Monte Isola) with a predominantly residential function. It is about four units composing a central courtyard with the typical structure of the luxury country-seats of Brescia. The view over the lake is quite picturesque thanks to the greenery of the hills while on the horizon the landscape is bounded by the relief of the opposite shore of Bergamo. The main body presents a porch with four arcades resting on four columns made of sarnico stone and with simple capitals. Proportions are balanced and architecturally correct and give elegance to the whole faade. An open gallery lightens the building marked by light and shade effects deriving from the combination of empty and full parts. The unit B stands out by its arcade which was used as hay depot in the past. The work has been respectful of pre-existent buildings and has strengthened walls and roofing, renewed plasters and restored precious elements. Rebuilt parts have been inserted in the context in a sober way without giving up a clear and modern reading.

  • Restoration of Saint Anne Carmelite Convent - Albino (BG)Recupero ex Convento delle Carmelitane di SantAnna

Year: 2005Client: Societ Edile Industriale srlPlot area: 12.115 mGross Floor Area: 9.691 m

  • The Saint Anne Carmelite Convent was built between the 16th and the 20th century. The regional board of architectural heritage has suggested the leading principles for the renovation as follows:- Conservation of the whole building and of the structures;- Residential or tertiary functions.Intents are ambitious in the formal aspects and in the coexistence of tradition and modernity.

The elements featuring the historical building are evident; the faade of SantAnna Street is plain and austere as if it would portray the inner feeling whereas the cloisters are different in dimension and structure but the clear geometry is determined by entrances and combinations. The preservation of original elements has been the starting point of our project. The new unit has been placed to supplement the old one. This idea perfectly explains the addition of the fourth court and a plain faade characterised by a sequence of empty and full parts.

  • Urban restoration plan - Truccazzano (MI)Piano di recupero urbano

Year: 2004Client: Langolo dellortoPlot area: 61.068 mGross Floor area: 10.000 m

  • It is unusual to work on a huge quantity of buildings and open spaces in order to reshape a whole old town. The intent is to repose deserted buildings and disused spaces in the respect of the existent planning and the current fabric of the city and reorganize the relationship between buildings and open spaces through passages at different levels and the element of the rural court that has come back to mark and give back permeability and usability to the parts. Walkways have been separated from driveways in order to have a controlled traffic deviated on the external roads. Wide public spaces, squares, pedestrian ways and arcades have been comprised in this project along with a tidy urban design.

The plan is also about the realization of two streets crossing the city centre along north-south and east-west accesses in order to meet the needs of the local administration such as the huge demand of parking places. By crossing the new spaces and Roma square, we can reach the new square provided with a public arcade and lodgings for senior citizens. The route is very interesting also thanks to boulevards, benches, fountains and water choreographies. Some commercial activities will be set up at the ground level with maximum respect for the fabric of the city.

  • DAF Center office building - Ro Volciano (BS)Centro DAF edifici commerciali/direzionali

Year: 2007Client: Centro DAF srlPlot area: 12.000 mGross Floor area: 3.318 m

  • DAF Centre is the outcome of the important architectural restoration of De Angeli Frua cotton mill in Roe Volciano.

Three different units have been built preserving shapes and materials and today they have become commercial and residential buildings. They are featured by wide open spaces where vertical and horizontal elements have been placed to ensure special flexibility according to different uses and needs.

The planning attitude has been extremely respectful of the existent plot by preserving faades. The inside white and bright spaces have been integrated with wooden footbridges and stairs. DAF Centre is headquarters of important offices planned and furnished according to the customers requirements.

Following the 2004 earthquake that made the town hall unfit for use, the local administration of Sabbio Chiese has decided to restore the damaged building. First step has been the cleaning-up of the faades on the north and west sides from the additions of the last fifty years. The work together with the complete removal of the roof and the top floor has allowed to respect the structural requirements, strengthen walls and floors and reorganize the internal offices. The most relevant aspect of the plan is certainly the rebuilding of two units housing the technical office and the Council room. The project aims to exalt the pre-existing building, not to overshadow it. The new parts impose themselves in a simple way and this shows the loyalty to and the continuity with the past. The building does not clash with surrounding spaces, on the contrary it gives them more value through a new open court. The weathering-steel roof is a clear reference to the work and cultural tradition of Val Sabbia.

  • Renovation of parish places and youth centre - Ponte San Marco (BS)Ristrutturazione ambienti parrocchiali e oratorio

Year: 2005Client: Parrocchia di Ponte San MarcoPlot area: 7.752 mGross Floor area: 3137 m

  • PLOT1The plan concerns buildings and outdoor spaces of the parish complex and of the youth centre of the Sacred Heart of Jesus in Ponte San Marco (Brescia). The requirements have been multiples: on one hand the work on the church and on the parsonage, on the other hand the rearrangement of the youth centres rooms and the spaces for sport activities. Our approach has tried to reflect the magic of the site where we can find a great spiritual presence moving adults and an educational action devoted to children and adolescents. We have tried to give back formal dignity and symbolic meaning to the church and the areas around, to renovate some units that were the subject of many changes over the centuries without a global idea and today disclose functional and artistic attention. The elaborate plan has dealt with the renovation of the parish house with the addition of rooms in the attic and with the replacement of the old screening room with the new nuns lodgings. Near the parsonage we find the church where faades have been restored by taking away the concrete plaster in order to stop water damages and by reintroducing red bricks and stones on the fronts. The community has also backed the restoration of the belfry and the building of the winter little church in the old warehouse set against the apse. As agreed with the regional board of architectural heritage, the structure is contemporary, simple and clear. The little church is a kind of shrine where the light is managed by adjustable sun screen louvers. Celebrations take place in a cosy atmosphere but the dialogue between redbrick and white walls and windows makes everything fascinating.

  • PLOT2The priority was to place a comfortable setting at religious people and lay educators disposal in order to face the actual challenges in the pastoral and educational fields. Every work has been drawn giving relevance to the simplicity and clarity in order to create a formal identity and unitary structure. The youth-centre functions have been confirmed and boosted. The project has included the renovation of the secretary, the transformation of nuns lodgings into a multimedia library, the complete renovation of the building housing six education rooms and the multi-purpose room now equipped with a stage tower, new dressing rooms and other premises that turn the space into a little theatre. The outside restoration using red bricks at sight, the realization of new shelters and the arrangement of the open spaces provided with new paving assure the total rationalization and the harmony of the whole complex.

  • Olive oil museum - Rodengo Saiano (BS)Museo dellOlio (recupero cascina ex Damiani)

Year: 2003Client: Comune di Rodengo SaianoPlot area: 21.465 mGross Floor area: 645 m

  • The local administrations aim is the restoration of the ex-Damiani farm in order to install the headquarters of the Hill Park and the oil museum. In that building there will be also some ecologist associations, the rural cooperative that is going to manage the olive production and recreational and educational areas for schools. A new unit of 200 m2 (239 sq yds) has been placed next to the farm and it houses a new oil mill along other machineries for the oil production. The one-story building seems to be totally enclosed by the ground, leaving just the main faade visible to reduce the impact on the hill. The current block will be subject to maintenance and restoration; on the ground floor we will find the workshop area and rooms for the oil museum and temporary exhibitions, on the first floor there will be the headquarters of several associations and reading room and on the second floor the keepers room. Another intent of the local administration is the environmental organization along the Gandovere stream through work able to improve the accessibility and usability of the area:- the setting of the current fitness trail;- the arrangement of the park by implanting new olive trees and by creating new pic-nic areas;- the individuation of new paths with educational value linked to local history, flora, fauna and some geological aspects.

  • Piazza Pavoni urban design - Castrezzato (BS)Arredo urbano Piazza Pavoni

    Year: 2000Client: Comune di Castrezzato

  • The urban design and the new paving in Castrezzato intended to upgrade a popular space with great social value, in particular Tozzi Street, Roma Street and the area between the war memorial, the churches and Tower alley. One of the priorities was the renovation of the public area to make it more enjoyable for the community. It has been possible by requalifying the old cinema to use it for the weekly market or other social events. The paving has been accurately planned. The war memorial is the focus and the starting point of a series of rays which outline the flower beds and the paving texture of Zammarchi square. The south side is composed of row of buildings and the civic tower while on the east side stands a arcade with a fountain which recalls the ancient lavatory but at the same time can be seen as a relax area. The new paving design and the green stress the presence of the war memorial as the focal point of the project.

  • Masterplan The Lake - Luxury Experience - Desenzano del Garda (BS)Masterplan The Lake - Luxury Experience

Year: 2010Client: Carpelli Group srlPlot area: 202.970 mGross Floor Area: 80.000 m

  • The plan concerns the creation of an expository, cultural and commercial park which focuses on luxury and grandeur and where we can find tourist facilities (hotel and reception), entertainments and services (forum, conference centre). These elements must be joined by a reservoir set in the middle of the area.

This is a considerable work; the gloss floor area is of 80,000 m2 (95,600 sq yds) in a plot area of 200,000 m2 (239,000 sq yds) equipped with buildings whose functions deeply mark their structures which must be integrated in the urban context and in the landscape as well.

It is fundamental to give the idea that architecture is a positive transformation, a dialogue between building and territory which is necessary for the success of the whole representation, a mixture of artificial naturalness and natural devices setting the project into land in a clear and unique way.

The leading principles of the project are the continuity of the moraine and canal lines through an underground design in which artificial nature and the wood allude to the ancient castle walls enclosing and preserving services and buildings and giving the right value to the place. The buildings overlook a big reservoir which arouses different feelings and offers a wide range of situations like gulfs and surprising views thanks to the variety of materials and functions.

  • New school building / Architecture Competition - Berlingo (BS)Nuovo edificio scolastico / Concorso di progettazione

Year: 2010Client: Comune di Berlingo (BS)Plot area: 5.000 mGross Floor Area: 1.323 m

  • The public competition has required the planning of the secondary school in Berlingo. The plot offered by the local administration is in the ex-Montini quarry and it measures 50,000 m2/59750 sq yds (in a wider area of 200,000 m2/239000 sq yds). It is an uncultivated land surrounded by poplars; this setting and the greenery have inspired the solid architecture involving both inside and outside, nature and building. The unit is the product of digging in two directions. The first one is vertical and it allows the creation of a wide courtyard while the second one is horizontal and houses arcades and spaces connecting the main units.Four sleeves surround the central garden-court and are composed of two buildings comprising all school offices on the east side and the home room on the west side and other two blocks completing the whole structure which consists in a quadrilateral (50x52m/164x170.56 ft). The choice of developing the project around a central open space gives to the school a focal point, a symbolical centre as well around which students life takes place. The formal rationality guarantees the cheapness in the building and in the upkeep. The plan also benefits of the height difference of the quarry in order to establish a definite and peculiar relation with the soil. The result is a building with multiform and flexible characteristics. The space could also house other extensions of the school or other civic activities.

  • New office building - Brescia (BS)Nuovo edificio direzionale

Year: 2010Client: PrivatePlot area: 9.590 mGross Floor Area: 6.500 m

  • The plot area is in Triumplina Street and the urban plan records it in the B3-R2 and D1-L3 zone as a very busy area. It means that the location is strategically relevant because of the high accessibility.

Triumplina Street is the main communication line between Val Trompia and the city of Brescia and as a consequence of the underground the body of consumers and the traffic will largely increase. The office and commercial functions have stabilized from year to year and the future underground will boost the situation.

Nowadays the area is made up of disused sheds and the renovation along with the expansion could create a new pole in the territory of Brescia which will be placed among the pre-existing poles in a harmonious context composed of businesses, offices and good-quality lodgings. The site borders on a park and green spaces on the west and on a private park on the north. A portion of the plot will be turned into a public park. The increase of surface concerns the building of a tower to reduce the soil occupation and benefit from spaces. As in the pictures attached, the building does not clash with the castle and the historical part of the city; on the contrary, it can be seen as a recognizable and prestigious element on a relevant axis which leads the citizens toward the city.

  • Residential building - Castenedolo (BS)Nuovo edificio residenziale

Year: 2010Client: PrivatePlot area: 24.136 mGross Floor Area: 508 m

  • The plan is related to a morainic slope of 24,136 m2 (28842.52 sq yds) to the north-west of Castenedolo.

The renovation consists in demolishing the current units in favour of a new residential building whose bases exploit the conformation of the ground by lying close to the slope. The peculiar location and the plain grassed roof mitigate the visual impact. The two-story building has a contemporary and unique style but it is not out-of-place. The external finishing made up of limes or stones, the boundary stone walls and the terracing make the buildings insertion in the environment easier.

  • Housing building - Brescia (BS)Edificio residenziale

Year: 2010Client: PrivatePlot area: 612 mGross Floor Area: 426 m

  • The new building lies in an area considered as valuable for the easy accessibility to the city and for the location near the future park in Cremona Street, securing a quiet and sunny zone. The three-story complex houses six medium-sized flats (double and triple rooms). In the penthouse flats are also equipped with lofts with verandas which make use of the roofing and create a garden-terrace overlooking the park and the city. The building has been imagined as bright and open to the outside by wide windows which are screened from the sun thanks to balconies arrangement and sliding pierced panels. Materials and finishes are compliant with requirements of healthiness, sustainability and energy conservation. From the formal viewpoint the complex consists in a parallelepiped where dividing walls and slabs link balconies and tinplate panels in a simple and clear geometry giving the idea of a solid and light building.

    TONELLI spa

Year: 2009Client: Tonelli spaPlot area: 13.537 mGross Floor Area: 450 m

  • The plan concerns the new offices belonging to Tonelli Spa in Santellone hamlet (Chiari). The unit has been designed between two existing units used as warehouses for building tools. The area in question is narrow and long and it has influenced the whole project. The two-story building has been placed in the gap among the existent units and it projects outside looking for sunlight, both to the south and to the north. Indeed, a big parallelepiped with a glass front has the double function of wide skylight and cover for the main entrance. Inside, a two-level space set in the middle section of the building houses the stair made of iron and marble which links the floors. This structure gives zenithal light from the roofing skylights to the offices on the ground floor. In general, the lighting is facilitated by bright colours and windows refracting natural light, in sections without openings as well.

  • Bahrain Project 500 - Manama (Bahrain)Bahrain Project 500

Year: 2009Client: Kingdom of BahrainPlot area: 144.000 mGross Floor Area: 93.860 m

*project with ATC Torino, Moro Cantarelli & Partners and arch. Giovanni Pierro

  • The plan is included in the economic and popular building program which the Bahrains government is going to carry out in the next five years to provide young people with an adequate amount of lodgings.

The plot takes up 144,000 m2 (172,080 sq yds) of the peninsula of Muharraq, near the built-up area of Busaiteen. One of the basic principles in the planning is the will to protect the future residence from the highway behind from the visual and acoustic viewpoint. For this purpose we have planned a series of six-metre high (19.68 ft) stone dunes to raise a barrier also for the windstorms. That protection is well-integrated with the landscape and make the quarter unique and recognizable from the outside. The dunes could also be provided with walkways and relax areas.

The fabric of the city includes an arterial street, a real cardo representing the quarters main gate of the city and several perpendicular decumanus which enable the access to the houses. Four of them are twelve-metre wide (39.36ft) while the minor ones are one-way and six-metre wide (19.68ft). The site is made up of 32 blocks (486 detached houses) divided in 4 different residential typologies and of 7 blocks of flats for a total amount of 520 flats.

The project is absolutely flexible and customers have the possibility to choose about the typologies to be used. Another inspiring principle is the recovery of the traditional systems typical of wet and hot climates through a bioclimatic design. The patio house is the most representative for the concepts above. By taking advantage of the principle of convection, we can generate an air flow between downstairs and upstairs depending on the time of the day and the day warmth moves at night making the ground floor cold. The narrow and high inner court acts as a chimney like in traditional Iranian wind catchers.

The planning has been based on the wind direction (mostly from north to south) in order to benefit of the natural ventilation caused by Venturi effect. Indeed, the internal road network follows the same north-south axis in regular and parallel way, leaving the air coming in and cooling the residential space.

  • The public competition has requested to combine quality of life, density, innovation and sustainability in a single plan. We have started by keeping a critical distance from the master plan which was characterized by a unique terraced building. We have decided to look for other references to solve the problem with terraces. The following step has comprised the measurement of the whole plot by series of different units.

This fragmentation has been set on a clear structural scheme, seen that two corners of the same area coincide with two fundamental measures of the parcel (five and six metres/16.4 and 19.68 ft). Starting from this we have defined the other sides by using an L-shape which encloses the central court. So both the commercial axis and the 45 bent at south have been respected. The south side has been arranged by building terraces with plants and arbours which screen from rays.

The real building lies among the terraces with projecting units which create a dynamic effect to the front. The back block has been designed for young families or people belonging to lower income brackets. The L-shaped branch includes a balcony system and the combination of two- story courtyards which have innovated the way of living on the top floors of this high density complex.

  • New residential and commercial pole - Mazzano (BS)Nuovo insediamento residenziale e commerciale

Year: 2008Client: Ferrazzo srlPlot area: 26.665 mGross Floor Area: 117.130 m

    *project with ing. Giovanni Forti

  • The plot has rural look due to the presence of fields bordered by tree-lined roads and irrigation ditches (Mazzanesca acequia, Nosetto canal).

The planning consists in a main road network connecting the town of Molinetto to the industrial pole and some minor roads useful for residential areas. Both networks are at an inferior level in comparison with the land. In this way it is possible to set car parks without encumbering the use of public and private green spaces. In addition, the plan forecasts cycle lane crossing the whole plot which could join the pre-existing bike tracks.

The main purpose is to harmonize the new pole into the green through typical tree-lined roads and artificial hills. A big square for the community and commercial activities lies in the heart of this new built-up area. The square and its buildings have been designed to mark the pole but the adjacent area as well, as a sort of gate to the town of Mazzano.

  • New residential and commercial pole - Sale Marasino (BS)Nuovo insediamento residenziale e commerciale

Year: 2008Client: Imm. Sale Marasino PrimaPlot area: 9.907 mGross Floor Area: 6.300 m

    *project with arch. Gino Bozzetti

  • The plot includes both private and public properties. The objective of our plan is the rearrangement of these spaces to have two contiguous areas, the first one exclusively residential and the second one for commercial units. In addition, public spaces will be placed after a general renovation which could be also at a multi-municipal level (a park and ride for the future underground station). At present the complex where the project will be carried out comprises only one relevant architectonic composition that is a gym designed by architect Acuto and lying next to the plot area.

The plan takes into account the modern context by promoting a dialogue between the gym and the headquarters of the mountain community and by using narrow and stretched windows. The building will be immediately recognizable, following in a certain way Aldo Rossis style. Moreover, it will be raised in front of the Lake Iseo and behind it will enjoy the view of the relief featuring the Sebino.

  • New residential complex - Gavardo (BS)Complesso residenziale

Year: 2008Client: Costruzioni Bertoli SpaPlot area: 4.540 mGross Floor area: 2.170 m

  • The plan involves a level flat to the east of the town of Gavardo where a new residential complex will be raised. The purpose-built apartments have been designed on two levels and they are mostly on one floor.

The arrangement has been accurately planned in order to benefit of the sunlight and the passive nature of the building. Indeed, the main features are related to the low consumption of fossil fuels which is possible by increasing the insulation thickness and by using high-performing fastenings, alternative electrical-heating systems and solar glasshouses.

The technological content is reflected in the arrangement scheme which connects the modern style with the materials. In this way, plaster, wood and stone alternate with wide glazed surfaces, arcades and loggias and this favours the reinterpretation of rural spaces in the light of modernity.

  • Lodgings in Crocetta - Ro Volciano (BS)Residenze loc. Crocetta

Year: 2008Client: Artedil srlPlot area: 10.523,21 mGross Floor area: 3.109 m

  • The area concerned is a predominantly residential zone at the northeastern border of Ro Volciano. The entire structure has a residential purpose and includes aligned, terraced and detached houses on two floors along with a basement housing garages.

The plan implies the building of a housing estate made up of 32 flats divided in 4 blocks whose terraced outline follows the natural line of the ground featuring a gently slope from south to north and from east to west. The flats have been planned considering the requirements of bioclimatic construction industry (positioning, passive utilization of solar power, proportionate thermal insulation, etc.) and including bioclimatic greenhouses to improve energy-performances.Thanks to their low power consumption, those buildings belong to class A.The plot has been completed through private gardens, common walkways and a public garden equipped with children precinct.

  • Riqualification ex Mellini area - Chiari (BS)Riqualificazione comparto ex Mellini

Year: 2008Client: SICE srlPlot area: 19.832 mGross Floor area: 23.300 m

    *project with Studio Associato Balbo

  • At present the plot area (19,382 m2/23161.49 sq yds)houses the primary school M.Mellini, a sports arena and the secondary school Morcelli and it lies to the east of the town centre, between Pedersoli Street, Lancini Street and the urban ring. It is relevant in the balance among the central spaces of Chiari; to the west of the urban ring stand the town hall and the square while on the north-east side we can find the entrance of the new ward and new public gardens.

Today the area is similar to a fence which cannot be crossed but our plan together with the local administration has designed a junction, a trait dunion between the central public functions and the services which are east of the town centre. In addition, the plan has backed the creation of a rambla, a pedestrian way linking the two boulevards of the town.

The design includes seven seven-floor units (three on the north side of the plot and four on the south one) fencing a public square of 3,600 m2(4302 sq yds) where new businesses will be set up at the ground level; on the first and second floor we will find offices while the other floors will be residential.

Moreover, on the north side another seven-floor block will be raised along with a six-floor building on the east border. The plan also aims to rearrange the existent spaces and provide the complex with shelters as entrances to the whole structure and footbridges as routes towards the inner city.

  • Residential area (ex Turla) - Chiari (BS)Residenze comparto ex Turla

Year: 2008Client: Costruzioni Edili Tonelli SpaPlot area: 6.470 mGross Floor area: 4.000 m

  • The plot in question is in a central zone east of the built-up area, close to the perimeter of the inner city. By an accurate observation of the territory, we can notice that Maffoni Street is the last stretch of Milano Street, one of the historic roads in Chiari which links the primary school to the urban ring, the basic element of the structure known as urbis clarense. Therefore the context shows typical buildings like those provided with inner courts.

The real plan focuses on the ex-Turla area by proposing the approach of consistent addition and suggesting the building of two courts, one with urban features and the other one for different functions. Concerning the architecture, we have deepened morphology and tradition without creating a vernacular image; in this way the complex represents our time through iron elements, wooden sun screen luovers and folding darkening systems.

  • Residential and office complex (ex Pedersoli) - Chiari (BS)Complesso residenziale-direzionale (ex Pedersoli)

Year: 2008Client: Costruzioni Edili Tonelli SpaPlot area: 3.493 mGross Floor area: 6.000 m

  • The lot concerned ( 3,493 m2/ 4174.135 sq yds)) is east of the old town of Chiari and houses the nursery school Pedersoli which is surrounded by seven-floor buildings.

The practice has suggested the construction of two units linked up by terraces and lining a L-shape; ground floors and mezzanines have been planned with an executive purpose while the remaining floors with a residential function. The insertion of two high buildings in the skyline is a fundamental element to create a magnet linking the new unit to the old one.

The architectural style is clearly contemporary and based on vertical and horizontal plans and on the balance between full and empty parts realized by wide glazed surfaces. The fronts are supposed to play a relevant role in the climatic comfort if they will be employed in solar glasshouses and in photovoltaic power systems.

  • New residential building - Chiari (BS)Nuovo edificio residenziale

    Year: 2008Client: Tiglio soc. coop.,Sistedim P7 srlPlot area: 2.363,20 mGross Floor area: 1.973 m

  • The building is between the built-up area and the country and it is included in the local administrations plan. The plan has pursued the greater flexibility as possible and has tried to make the coexistence of different places (private, semi-private and public ones) real.

The L-shaped complex is made up of a block of five terraced houses facing north-south and a block of flats equipped with two stair systems. The east and west front of the three-floor unit and the south faade of the two-story one are marked by pillars linking the ground with the eaves. In particular, the ledge supports a grill of little beams used as bower as well.

Climbers will integrate the architecture and improve the cooling of the balconies functioning as darkening systems. The colours of the top floor and the pillars composing the open gallety distinguish these elements from the remaining ones.

  • New residential area - Mazzano (BS)Nuovo insediamento residenziale

Year: 2006Client: Impresa Edile Archi srlPlot area: 20.503 mGross Floor Area: 5.605,42 m

    *project with ing. Giovanni Forti

  • The space arrangement and the inner network of the plot have allowed to work in a continuous and consecutive way.

Thus six two-story buildings will overlook a wide green space provided with recreational tools and an artificial hill has been planned between the new roundabout and the fence to function as mitigation barrier.

The main feature of the units is the two-level open gallery on the long side of the buildings; it clearly brings the Lombard rural tradition to mind and has the task of linking the public spaces with the private ones. Pillars are made up of red bricks at sight and all wooden balconies stand on iron structures.

    A A

    FF A

  • The plan has come from a familys need to renovate the detached house built in Chiari in the 1950s.

The design leitmotif has been the will to differentiate the parts of the building in order to allow an easy individuation of the several functions.

The first-floor frames of the east and west fronts reinterpret shapes and patterns of the pre-existing unit while the parallelepiped on the south side has been added by the replacement of the pitched roof which kept from using the attic. Service rooms, garage, laundry and canteen have been placed on the ground floor while on the first floor we can find the living area and the master bedroom and on the second floor there is the childrens sleeping area and a large terrace from which it is possible to see the belfry of Chiari. The staircase is made up by wooden runs supported by ogival iron brackets which develop around a central self-standing core. All materials are traditional, walls are plastered whereas thermal-break windows are provided with waterproof roller blinds.

  • Social housing plan - San Polo (BS)Piano per lEdilizia Economica Popolare

Year: 1999Client: Sarmar SpaPlot area: 4.300 mGross Floor area: 3.816 m

  • The social housing plan has implied the building of fourty-two lodgings on a rectangular plot which is orthogonal to the road linking San Polo quarter and the residential area designed by the architect Leonardo Benevolo.

The plan concerns two five-story blocks joined by a lower building; the complex overlooks the public gardens and the hill Maddalena.

The stylistic choice has been influenced by the intent of representing the typological simplicity and clarity and the urban nature of the unit. The outcome is a sculptural object achieved by a well-balanced arrangement of elements which are strengthened by squared openings placed according to an orthogonal geometry and clear lines. The austerity is stressed by the windows rearward position which changes the depth of the faades depending on the sunlight.

  • Franciacorta Service Center - Gussago (BS)Centro Servizi Franciacorta

Year: 2006Client: PrivatePlot area: 207.525 mGross Floor area: 100.000 m

  • The purchasers, the local administration of Gussago and the provincial administration have decided to build a service centre which could become the new east gate of the city. It will be a place for exchanges, offices and businesses but also for cultural events and exhibitions, a pole for the economic system of Franciacorta and Sebino.

The design aims at fulfilling the customers needs taking into consideration the road network the nearby Bre.be.mi and the future underground station which will make use of the railway line Brescia-Iseo-Edolo.

The service centre will house wide courtyards linked together and several offices in three towers one-hundred metre high (328 ft) which will be the magnet of the whole centre. The work concerns a plot of 100,000 m2 (119,500 sq yds) and it will have positive effects on the external road system as well, thanks to a link road between the south bypass and the county road crossing the built-up area. The town of Gussago will benefit from this plan because it will cut down the traffic impact on the fabric of the city.

  • New tourist and wellness center - Desenzano del Garda (BS)Nuova costruzione turistico-alberghiera con centro benessere

Year: 2009Client: PrivatePlot area: 25.000 mGross Floor Area: 78.125 m

  • The plot area is near the motorway exit of the stretch Brescia-Padova, between a morainic hill and the A road No.11 and for this location it can be seen as an entrance to Desenzano.

The design has divided the lot into three different sites and the goal is to show the simplicity of neat units which allows an easy integration in the area both for the duration of the work and for landscape alterations but also for the territorial fragmentation.

According to regulations and landscaping, we have designed a complex which will stand out as little as possible.

The first zone (south-west) is made up by horizontal terraces dipping under the level of the country and recalling the morainic slope, the second one (north-east) is underground while the third area (south) is a green space equipped with a double tree-lined road with wooden framework.

The centre will house an hotel along with shops and a motel in the south-west block, a wellness centre provided with sauna, massage parlour, fitness centre, swimming-pools, restaurants, sport and leisure businesses in the north-west unit and in the third area there will be car parks, cultural events and recreational activities.

  • New tourist centre - Manerba del Garda (BS)Nuovo insediamento turistico-ricettivo

Year: 2009Client: San Sivino Resort Village srlPlot area: 10.940 mGross Floor Area: 2.502 m

  • The plan concerns the realisation of two sites linked by a suspension footbridge crossing a little grove.

The first area is accessible from the country road whereas it is possible to reach the second inner zone through the footbridge. Buildings are mainly underground. From the parking tourists can access the reception and the swimming-pool; walkways and driveways connect to underground accommodation facilities. The aboveground part is entirely glazed and provided with wooden frames and sun screen louvers . Seven lodgings develop on the same ground and are on the east side of an enclosed squared court partially covered by a pergola.

The basic ideas are the taking away of volume to build the court and the reconstruction of the original terrace which is evoked also by the roofing. The walkway allows to reach the second level. It is a metal footbridge with wooden flooring which cross the area at altitude without requiring modifications.Roofs are flat and covered with grass. The external green spaces are fenced in by weathering-steel barriers which follow the original morphology. The goal is to avoid landslips and preserve the plot.

  • Commercial and office building - Brescia (BS)Edificio commerciale e direzionale

Year: 2009Client: EUFIN srlPlot area: 5.150 mGross Floor Area: 1.935 m

  • The plot is at the intersection between Zammarchi Street and SantEufemia Boulevard, near the inner city of SantEufemia. In this part of the town we can find very important elements from an historical viewpoint such as the monastic complex of SantEufemia della Fonte which today houses the Mille Miglia museum but also built lands without formal and architectural value and on which crumbling buildings stand.

The relevance of the lot as a communication line is made evident by the nearby Naviglio river that is now underground and laps SantEufemia to go into the eastern provincial zone. The plan consists in the demolition of pre-existing units to create a new arrangement that is a new building on one story which shows an uniform project.

From a formal viewpoint the practice aims to create a unit which can be seen as a reinterpretation of the modern International Style. The central block can be considered as the most relevant part and it has framed windows around which horizontal and vertical walls have been forecast in a play of apparition and filters recalling some experimentations of transalpine architectural schools.

  • Shopping centre - Castelfidardo (AN)Centro Commerciale/Outlet

Year: 2008Client: Centro Riviera del ConeroPlot Area: 110.738 mGross Floor Area: 19.025 m

  • The main element of the design is related to the local context in a natural and artificial sense. By following the local Renaissance tradition, the intention is to favour the view by creating visual channels like open spaces among the buildings and sights at different altitudes from the blocks themselves.

The hand-shaped complex has been planned starting from the fortresses of the Renaissance whose structures brought back natural images like the turtle-shape; according to this idea, the different units correspond to the fingers and are lightly placed in the landscape as if they were caressing the nature.

Redbrick walls and glazed iron roofs have been chosen to stress the rural nature of the territory ( the material tradition of Castelfidardo) and the public spaces related to the modern business (French Halles, city markets, Coven garden in London). A quadrangular square lies in front of one of the building as a starting point for the fingers and it will be distinguished for the paving.

The route in the complex can be longitudinal and snaky because it can follow the axis of small commercial spaces right to the end or it can be changed through passages which follow the original layout of irrigation ditches. The openings concerned highlight the main architectural line the variety is created through trusses which seem to disappear and then rebuild near the passages.

  • BresciaLAT food shop - Chiari (BS)Spaccio commerciale BresciaLAT

    Year: 2009Client: BresciaLAT srlPlot area: 500 m Gross Floor area: 100 m

  • The plan has come from the demand of building a new traditional-food dealer near the farming business which also represents the entrance and the main body.

The leading element is the eighty-meter (262,4 ft) long wall which is symbolically and dimensionally important. It establishes a relation with the territory, the field scheme, the location of old farms and the main road on which it stands out even though it keeps the typical horizontal line of the local plain. The wall also links several elements and functions, the dealer and its services, the entry court which accommodate clients (for outdoor tastings as well), the keepers house and the garden which overlooks the country and links to it through a row of Populus Nigra Italica on the long side.

  • School complexes (via Cologne e via Roccafranca) - Chiari (BS)Poli scolastici (via Cologne e via Roccafranca)

Year: 2008Client: SICE srl, Costruzioni Edili Tonelli Spa Plot area: 66.800 mGross Floor Area: 2.200 m

  • The local administration of Chiari has planned the complete revision of the school system concerning the renovation of nursery, primary and secondary schools and the building of two school complexes on the inner citys borders. The local administration aims at presenting modern school complexes to the population, cosy and accessible places.

The pole in Cologne Street lies in the north edge of the town and it includes walkways to reach the different areas: to the south the primary and the secondary school along with the gym and the canteen while to the north the nursery school.

  • The school complex in Roccafranca Street lies to the south-east of the built-up area, near the secondary school Toscanini. It comprises the new primary school and the canteen, the new nursery school and a sports arena.

The intent of the plan has been to guarantee the utmost autonomy of the single units and to preserve students needs. Indeed, each building has its own entrance and recreational open spaces are marked off and shielded.

School is the place of learning, where people grow from a social and cultural viewpoint. A plan cannot detach from this concept and has to consider the fact that the adequate location of a building will influence those who will inhabit it. So architects are as responsible as teachers for how the building works.

The analysis on the plot has highlighted a great cultural and historical context. As a matter of fact, the design has to take into account two relevant elements: the nearby built-up area of Monasterolo and the slope declining to the lake.

Our practice has tried to make the most of the available space by integrating the unit with the nature. Along with the new school complex we can find a gym to the south and a park lying between them. A pergola starts from the sports ground, runs along the caf and the headquarters of several association and then reaches the school crossing it and coming to the entrance-hall which has been placed to the north. We have favoured smooth shapes arranged in a free way in order to create a balanced alternation between buildings and green spaces.

The planning of open spaces, ground taps and the volumetric scheme have been designed according to the intent of complying with the context. A stone wainscot characterizes the whole project and it goes along the perimeter like a tape, suspended with plastered surfaces and glazes ones which establish the right relation between inside and outside.

    Year: 2005Client: Comune di S.Zeno N.Plot Area: 1.100 mGross Floor Area: 913,50 m

  • The station is inside a protective boundary wall 3.15 metres high (10.332 ft). In this way, the space can house two courtyards; the first one is in front of the building and is exclusively used as pedestrian entrance for customers while the second one is smaller and more sheltered a
