29 approaches, we thought it would

be interesting to examine Canadian

home price growth by looking at

four-year intervals.

In a story on YPNextHome.ca, we’ve

done just that – we’ve gone all the way

back to 1984 – and the home price

growth is staggering.

A JUMP IN INVENTORY AND DECLINE

in sales moved Calgary’s real estate

market into a buyers’ market in all

sectors in to start of the New Year.

According to figures released by the

Calgary Real Estate Board (CREB), the

combined single- and multi-family

sales in the city of Calgary in January

were 764, down 12.9 per cent from

January 2015’s 877 and December’s 878

respectively.

Broken out, the detached (single-

family) sales in January were 465, down

12.9 per cent from both January 2015’s

534 and December’s 533; attached

(condo townhouse) sales were 170 in

January, a 10.5-per-cent decline from

January 2015’s 190, and down 12.4 per

cent from December’s 194; and (condo)

apartment sales were 129 in January, a

decrease of 15.7 per cent from January

2015’s 153 and December’s 151.

Meanwhile, inventory grew with

a combined total of 5,022 units in

January, up 4.8 per cent from January

2015’s 4,792, however, a 13.7-per-cent

jump from December’s 4,336, and

the months’ supply rose from 4.94 in

December to 6.57 in January.

“January was a really challenging

month, but not unexpected,” says CREB

President Cliff Stevenson. “The numbers

regarding sales were trending this way

so we saw this coming, and January is

typically not a busy month for sales.”

However, he says, it was somewhat

unexpected to see so many new listings

given the current challenge of selling

a home in today’s market. There was

a significant jump in new listings from

December’s numbers. “I think more

people listed their homes because when

forecasts came out pointing to further

decline this year, homeowners may have

thought ‘why wait for a further slide, why

not try to put it on the market now.’”

The number of new listings added

in the detached market in January

were 1,488, down 19 per cent from

January 2015’s 1,836, but up 46.7 per

cent from December’s 793, pushing its

inventory level to 2,546, which is up 16

per cent from December. The months’

supply rose from 4.01 in December to

5.48 in January.

the attached market in January were

652, down 5.2 per cent from January

2015’s 688, but up 46.5 per cent from

December’s 349. The inventory was

1,223 in January, up 12 per cent from

December, while the months’ supply

jumped from 5.56 in December to 7.19

in January.

In the apartment market, the

number of new listings added in

January were 601, down 19.3 per

cent from January 2015’s 745, but up

43.3 per cent from December’s 341.

Its inventory was 1,253 in January,

up 11.6 per cent from December and

the months’ supply rose from 7.42 in

December to 9.71 in January.

“With excess inventory and low sales

you get a softening of prices,” Stevenson

says. “However, we’re still not seeing

a dramatic swing in the prices, and we

have not given back gains the market

achieved in 2014.”

In January, the detached benchmark

price was $509,300 in January down

2.6 per cent from January 2015’s

$522,900, but up slightly from

December’s $508,700.

The attached homes benchmark

price was $345,600 in January down

0.78 per cent from January 2015’s

$348,300 and a 1.7-per-cent drop

from December’s $351,400.

The benchmark price in the

apartment market in January was

$281,900 down 6.35 per cent from

January 2015’s $301,000 and a

1.3-per-cent decline from December’s

$285,500.

NOW THAT YOU’VE decided to buy

a home, there are numerous steps

in the process you’ll have to follow.

When it comes to getting a mortgage,

it could cost you in the long run if

you make a mistake or two.

To help you save money and

avoid potential problems down the

road, here are some mistakes you

should avoid:

1. Not knowing your credit score/rating

Lenders love borrowers with a good

credit rating. They’re often the ones

who pay their bills on time, don’t use

a large percentage of their available

credit, and have di� erent types of

credit, such as a credit card, car loan,

and line of credit. If you have good

credit, you should be able to qualify

for the best mortgage rates. But if

you have bad credit, expect to get

a mortgage with a higher interest

You can get your credit score from

Equifax or TransUnion.

The 5 biggest mortgage mistakes to avoid2. Not being pre-approved

for a mortgage

If you’ve been looking at properties

for a while, you might suddenly fi nd

the perfect home. But it’s possible

you won’t be able to a� ord the

place. That’s why it’s best to get pre-

approved for a mortgage so you’ll

know how much you can a� ord.

Many lenders will guarantee your

pre-approved rate for a period of

between 60 and 120 days. That’ll give

you time to fi nd a property in your

price range.

3. Not shopping around a mortgage

If you think you’ll get rewarded with

the lowest rate from your fi nancial

institution because you’ve been a

loyal customer for a number of years,

think again. Your institution may not

have the best rate while a rival across

the street might have a lower rate.

You should do some comparison

shopping on a site like RateHub.ca

before getting a mortgage. You can

also hire a mortgage broker who can

do all the legwork at no cost to you.

4. Not making more payments

No one really likes to carry a large

mortgage. Typically, mortgage

payments are made on a monthly

basis but there are ways to pay

it o� faster by using accelerated

biweekly payments. For example, if

you have a $400,000 mortgage with

a 25-year amortization and make

monthly payments, your mortgage

won’t be paid o� until 2041. We

used RateHub’s mortgage payment

calculator and found if you make

accelerated payments, you’d pay o�

your mortgage nearly three years

earlier and save about $15,000 in

interest. Also, most lenders allow you

to make lump-sum payments, which

will let you pay your mortgage down

faster and save you thousands of

dollars in interest.

5. Not preparing for extra costs

Buying a home can end up costing

a lot more than you’d expect. First,

there are closing costs, which

include legal fees, title insurance and

the land transfer tax. You might also

need to reimburse the seller for the

property taxes and utility bills they’ve

already paid. These costs will add

up to from anywhere between 1.5

and four per cent of the property’s

purchase price.

THESE TWO WORDS INSPIRE both

dread and a sense of accomplishment

to those of us that participate in this

endeavor. For me it the sense of

accomplishment is the winner but

for some the dread takes over and

then the sense of guilt when spring

turns to summer and nothing has

happened as far as cleaning goes.

Often these people keep busy doing

other things and justify that they are

just too busy, this is not a judgment it

is an observation.

For those that are too busy there

are companies that will come in

to your home and do your spring

cleaning for you. I think this is a

fabulous idea… if I could stand the

thought of someone I didn’t know in

my house touching my stuff without

having high blood pressure the entire

time they were there I might consider

hiring a crew to do the job. I would

rather do the job myself to justify the

money spent on those new shoes I

bought for spring.

Then there is the problem of

worrying about how dirty, dusty

and untidy the house is and the

cleaning people might think you are

the worst person in the world. How

many people clean up before the

cleaning crew comes? My cousin has

a weekly service comes in, she cleans

and tidies the night before they are

coming to clean and tidy because

she doesn’t want them to think she is

messy… hmmm.

Here is what I do when I have

made up my mind and it is now or

doesn’t happen in my house because

the sofa only fi ts on one wall. You

fi nd the best place for the large

pieces of furniture, then coff ee and

side tables and then you add the

artwork and then the accessories.

Repeat this process in each room…

keep going back to the fi nished

rooms to revel and gloat to keep the

momentum going.

but completely worth the eff ort it

takes. For about two weeks anyone;

A JUMP IN INVENTORY AND DECLINE

in sales moved Calgary’s real estate

market into a buyers’ market in all

sectors in to start of the New Year.

According to figures released by the

Calgary Real Estate Board (CREB), the

combined single- and multi-family

sales in the city of Calgary in January

were 764, down 12.9 per cent from

January 2015’s 877 and December’s 878

respectively.

Broken out, the detached (single-

family) sales in January were 465, down

12.9 per cent from both January 2015’s

534 and December’s 533; attached

(condo townhouse) sales were 170 in

January, a 10.5-per-cent decline from

January 2015’s 190, and down 12.4 per

cent from December’s 194; and (condo)

apartment sales were 129 in January, a

decrease of 15.7 per cent from January

2015’s 153 and December’s 151.

Meanwhile, inventory grew with

a combined total of 5,022 units in

January, up 4.8 per cent from January

2015’s 4,792, however, a 13.7-per-cent

jump from December’s 4,336, and

the months’ supply rose from 4.94 in

December to 6.57 in January.

“January was a really challenging

month, but not unexpected,” says CREB

President Cliff Stevenson. “The numbers

regarding sales were trending this way

so we saw this coming, and January is

typically not a busy month for sales.”

However, he says, it was somewhat

unexpected to see so many new listings

given the current challenge of selling

a home in today’s market. There was

a significant jump in new listings from

December’s numbers. “I think more

people listed their homes because when

forecasts came out pointing to further

decline this year, homeowners may have

thought ‘why wait for a further slide, why

not try to put it on the market now.’”

The number of new listings added

in the detached market in January

were 1,488, down 19 per cent from

January 2015’s 1,836, but up 46.7 per

cent from December’s 793, pushing its

inventory level to 2,546, which is up 16

per cent from December. The months’

supply rose from 4.01 in December to

5.48 in January.

“With that many months’ supply it

moved the detached segment into more

of a buyers’ market, with the exception

the attached market in January were

652, down 5.2 per cent from January

2015’s 688, but up 46.5 per cent from

December’s 349. The inventory was

1,223 in January, up 12 per cent from

December, while the months’ supply

jumped from 5.56 in December to 7.19

in January.

In the apartment market, the

number of new listings added in

January were 601, down 19.3 per

cent from January 2015’s 745, but up

43.3 per cent from December’s 341.

Its inventory was 1,253 in January,

up 11.6 per cent from December and

the months’ supply rose from 7.42 in

December to 9.71 in January.

“With excess inventory and low sales

you get a softening of prices,” Stevenson

says. “However, we’re still not seeing

a dramatic swing in the prices, and we

have not given back gains the market

achieved in 2014.”

In January, the detached benchmark

price was $509,300 in January down

2.6 per cent from January 2015’s

$522,900, but up slightly from

December’s $508,700.

The attached homes benchmark

price was $345,600 in January down

0.78 per cent from January 2015’s

$348,300 and a 1.7-per-cent drop

from December’s $351,400.

The benchmark price in the

apartment market in January was

$281,900 down 6.35 per cent from

January 2015’s $301,000 and a

1.3-per-cent decline from December’s

$285,500.
